However, if Apartments.com does not…read moreconnect to your bank, it is over a $30 "convenience fee" to be able to pay your rent online. When asked for an alternative that does not add such high additional fees on top of rent the only alternative was to take off of work, drive to their office and hand deliver a money order which also costs money (money order fees, gas, time lost at the job that pays the rent). Many people do not have checkbooks anymore because banks charge for them and checks are inconvenient to use. The mail is unreliable. I pointed out multiple times that there are plenty of other payment platforms that would not charge such exorbitant fees but apparently they don't mind passing this on to their tenants.

From the owner: You deserve a property management partner that you can mutually work with and combine complimentary…read moreservices. We help execute your investment strategy and deliver unbeatable peace of mind. Far too long, property management has been something to endure, not enjoy. We’re taking a fundamentally different approach by questioning the norms of the industry and creating truly great outcomes for everyone involved. So property investors can thrive. So tenants can love where they live. An example of challenging industry norms is how we amortize our lease-up/renewal fee over the lease term. We understand that investors have bills to pay and going a month without some cash flow hurts. So, we spread the lease-up/renewal fee over the course of the lease term for your convenience. We’re doing this (and more) by combining the sophistication of technology with the personal touch of a local management company. That means caring for properties like they’re our own. Operating with transparency. And developing solutions that dramatically reduce stress and improve performance. We are industry veterans; real estate pros with property management experience and track records of driving change through innovation. Together, we’re here to set a new standard and make people happy in ways they never expected. In everything we do, we want to change property investing and management for the greater. We look forward to helping you execute your investment strategy!

Since they are in college, the parents are guarantors on the lease. 1. Within a few months the Formica counter top began to peel and they opened a ticket immediately. Still not fixed as of today. 2. In July, the girls were notified of an outstanding payment and assessed late fees. Several phone calls and one letter later and no one has reached out to tell them what this is for. Only that someone would get back to them as they are having "system issues". 3. At some point over the summer, maintenance crews entered the apartment to install new windows and moved all of the furniture in 5 rooms to the middle of each room. Nothing was put back. Girls came back to a mess. We were told this was a one-off, but every unit in the building had the same issue! 4. Also returned this weekend to the clothes washer not working. Put in ticket and someone was supposed to come today to fix it, but no showed. Tenants were without a working machine for two weeks! 5. They rarely answer the phone and when that does happen, its always "someone will get back to you". Only... they don't. 6. This week a new maintenance charge appeared on the account and again, the appropriate parties do not answer the phone. I could go on and on, but you get the picture.

The previous tenant left the place in a complete mess and skipped the planned exit walkthrough. The team documented every aspect of what damages they did to the property from pictures of what they left behind, to missing shower head and missing doorknobs! They made sure everything you can possibly think of was taken care of, from clean up, to paint, to sourcing the people to get all the work done in a timely manner while simultaneously having shopped around for the best pricing! They did a complete analysis of the market to out my listing at a competitive rate in the dead of winter and got me a tenant within a month of the last one leaving! And to top it off, they had very competitive pricing. They are great with tenants and are communicative with me to be aware as to what is going on with my tenants. Worth every single penny for the peace of mind I have in not having to worry about how or who will take care of my tenants and properties across the country!

I stuck with this property management company for five years, paying them every month. The one time…read moreI actually needed them, they completely abandoned me. My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

The other tenant's dog even charged and barked at me on numerous occasions (see video) 6. Louise Beck did nothing to mitigate this and in fact basically sided with the tenant who is not even under their management 7. Instead of doing the right thing and having the other tenant cease her business on property ( as instructed by the landlord, but never enforced), I was eventually unable to renew my lease 8. Louise Beck knowingly allowed a scenario in which despite sharing a building, they had no "jurisdiction" to control the environment of half of the property leading to real consequences to me, the tenant who they were supposed to be supporting 9. As I was moving out, their behavior became increasing hostile and dismissive 10. There was no value in the services the Louise Beck offered; I highly recommend finding another property that is managed by competent staff 11.
