This was one of the main reasons I chose them, the majority of the other contractors didn't understand or know the rules or regulations regarding ADU builds in San Jose. David and Shai were very experienced and knowledgeable on the details so it gave me confidence that they could do the job well. I ultimately chose them to the build also because of the value they were offering for the build. I knew I wanted to build as modern as possible but with a reasonable price that wasn't way high. I had many nice finishing's in mind that I knew might cost more but wanted to differentiate mine from all the other run of the mill ADU builds out there. Nadia, the architect gave me a simple and modern design and was always quick to help make any changes along the way before getting the plans approved. Delphine did as much as she could to advise me on the interior finishing but left most main design decisions up to me as I have a particular taste. I would also like to mention Shai for working hard to make sure he could answer all my questions and concerns along the way, he works very hard and is a busy person handling multiple projects. I'm a believer that building faster isn't necessarily better, as I was particular on details along the way to make sure certain things turned out the way I intended. Navid's goal, it appears, is not only to get the job done as quickly as he can, but also to make sure to and get it done right. He has an knack for balancing perfectionism and speed. On so many occasions, Navid would be the one to notice details (like the vent on the ceiling needs be moved away from the wall to accommodate the new molding, pipes were not coming from where we expected) and make every effort to move quickly on the inevitable, unexpected discoveries that added scope to the project. He was so collaborative about what he was seeing and thinking, working to be conservative on cost and making sure that any issues were addressed well and to completion. Navid's care to get the job done right really shines through. He often let us know what needed to be fixed or done better before we even said anything. He really notices details and takes care of them as quickly as possible. When they finished the job, he had his crew power wash the ground in the front and backyard to make sure everything looked as clean as it did before the projects began! We hired Diamond Group Builders through Realm for a home extension project involving custom Western…read moreRed Cedar siding and interior wood architectural details intended to match the existing design of the home. Shortly after completion, the exterior cedar siding began showing premature cupping, cracking, and tannin bleed. During the project, a water-based stain product originally intended for interior use was used as part of the finish matching process for the exterior cedar siding. We later became concerned that the finish system and wood preparation were not appropriate for long-term exterior exposure. We also raised concerns that the siding boards were not fully sealed or protected on all sides and cut ends prior to installation, which industry guidance commonly recommends to help prevent moisture imbalance in cedar siding. When we brought these issues forward, the contractor characterized the problem as primarily a finish issue and proposed sanding and re-staining the exposed face of the boards only. We did not believe this addressed the underlying cause of the wood movement and deterioration. In addition, the custom interior wood railing/slat installation required multiple rework attempts after components became loose and detached. Additional fasteners were later added into the wood members after the original installation approach did not hold properly, which raised concerns for us regarding workmanship and long-term durability. Because we were unable to reach a meaningful resolution, we filed a complaint with the California Contractors State License Board (CSLB). We recommend that homeowners carefully document all material specifications, finish systems, installation methods, and responsibility for wood protection in writing before starting a project.
