A home refinance is a complicated journey with definite demands on your time during the period of a month or two - you're basically going through the process of buying your house all over again at a new rate. There's a lot to sustain you through the journey, namely, the excitement of reducing your monthly mortgage payment by locking in a new lower interest rate. And, in truth, you need a high level of excitement to motivate you as you now begin to jump through many hoops en route to the finish line. There's the gathering of massive amounts of personal documentation to support the new loan, the making of your credit information available to the bank, the poring over reams of disclosure statements, the seemingly endless signing of final papers with a notary, maybe even an appraisal of your home. Just when you think it surely has to be over, there's something else to do that will take a couple hours of your evening after a hard day at work. And so that's where you need a mortgage broker to guide you through the process calmly and competently and give you the confidence that, yes, everything is going to work out. I can't say enough about how admirably Lee and the others at the Adeline Mortgage Team demonstrated these qualities throughout my journey. They kept their eye on the calendar so that we didn't lose the phenomenal interest rate. They kept the paperwork flowing back and forth, always aware of where we needed to be in the process to stay on track. When something in a disclosure or document worried me that I wasn't actually going to get the great terms that I'd been promised, Lee was always there the next morning with an email or phone call to explain the numbers and assure me that all was well. It really was such a positive experience to work with Adeline Mortgage Team. They're so efficient, organized, positive, and friendly - true guides through the refinance saga. You really do get the sense that they are a true team! I feel like refinancing my house and knocking almost $500 off of my monthly mortgage payment was a big accomplishment in 2021, and I'm glad I used this team to do it. read more

I had one of the worst experiences here working with a lender. I will not name her due to respect, but she was not very good in communicating or double checking every one works. The underwriter is horrible as well they made me write statements for the wrong amount about me paying my taxes. First of if you do not know what the closing cost will be then just telling me, I had other lender give me a list of what the fees will cost and this lady just said it could be 40k in closing cost. Now this is during the first conversation I had with them. My heart dropped already because 40k is a lot and that will cut into my home renovations. She kept emailing me about getting these files in right away or this will delay the process within barely the first 10 minutes. I had uploaded all docs within a few hours. At this point buying a new home is already stressful having her push me and talking about delays is putting more stress. She kept asking for more docs over and over. I would have hoped she had given me the list in the first place instead of asking me for the extra docs almost everyday. When I wired the money to my escrow she emails me back with why are you wiring money from an account we have not validated, this bank she was talking about was the bank of the escrow company not mine. Again not reading and putting more pressure on me. After a long 30 day process everything was completed and I get a call from her boss asking me about my experience which was horrible. She told me shes part time and she had over 11 loans to work on, this is not an excuse for bad service if she is over loaded then tell me and I would went with someone else. Fast forward to today. I now get another email from her about a document that I had already provided I'm sure shes lost from the 100s of documents she made me send and it would be easier for her to make me resend it then to look through everything. TIP: Make sure to get someone experienced, Ask them about the process. luckily my closing escrow was 30 days. If this was 17 days I would have been F'd. read more

Had terms agreed in writing with Lee Chieng. Uploaded all personal financial data within 24 hours. A ton of them, including W2 and tax returns. Lee Chieng emailed back: "sorry, we cannot offer you the deal we agreed. But you have choices! a) pay off $70K more of your loan, b) give us $1000 more for closing cost and a 0.125% higher interest." If you were me, which choice do you make? The third one: walk away and never trust them. I told Lee that I have multiple properties and I disclosed the exact number. And when I questioned why they walked away from their offer after I uploaded all financial data, her response was: "we have a pricing engine. We go by what the computer says". Then what do you do besides the computer, Lee?? My guess is that the market rate has changed in just a couple of days and they are walking away from the deal. This experience really leaves a bad taste in the mouth. Stay away from Adeline and the team. No apologies, no concession, nothing! read more

I would like to start by saying how amazing this mortgage team operates and works really hard with excellent customer service. A special shout out to Lee, she helped me through a lot of hurdles to get my second mortgage. I'm a returning customer. The Adaline mortgage team helped me buy my first home in 2017 they helped me with refinance in 2019 and they just help me close on my second home in 2020. I would recommend them 1000% to anybody who is a first time home buyer or just looking to save on interest rates. After underwriters pushed back and did not want to approve me Lee fought tooth and nail to finalize and get me and my family our dream home. Thank you so much. Until next time. read more

I was referred to Adeline by a friend who does mortgages for a bank. She's that good. I needed a "hard money" loan. I needed to pay off a balloon mortgage that had come due on my home that was in the middle of a remodel. Adeline used her connections to find a lender at a good rate. She then walked me through the steps to get the balloon mortgage paid off. A couple of other mortgage folks I talked to "thought I wasn't worth the effort and the risk". Adeline thought I was! read more

Lee is the best! She explained all steps in the process very clearly and helped us understand what we were doing as first time home buyers. The closing process went very smooth and was done very efficiently, closing on time in a tight deadline. read more

Great job helping us with our home purchase! Loved the video calls to walk us through all the documents and taking the time to review line by line to make sure all my questions were answered! read more

Adeline and her team have helped me with three or four mortgage refinancing and at least one new mortgage over the course of almost ten years, primary residence and investment property. In every case their service has been exceptionally good and the interest rates have been the lowest I could find for my needs. I highly recommend Adeline's mortgage and refi services. read more

Adeline Mortgage team has been a blessing in our home purchasing process. Buying a sizable home, in Fremont, with a 10% Downpayment and in COVID-19 market wasn't easy. But Lee Chieng has been excellent thru out the process starting from pre-approvals to finding the best rate and to giving discounts. However what sets her apart is her communication, responsiveness and availability. She was always a phone call away when we needed her. She and her group were lightning fast in closing the escrow. I would highly recommend anyone to work with them and see the difference. read more

Amazing team that assisted me with a complex refinancing of my primary residence. Lee and Julia walked me through each step of the process, navigated around a few challenges, and closed out with funding ahead of schedule. I'm so glad I found the Adeline team, and highly recommend this group. read more

Could not have asked for a better experience working with the Adeline team in our home buying process. They were incredibly responsive, and bent over backwards to make sure we had a seamless experience and understood all the steps. Truly it felt like having a partner cheering us on and providing assistance the entire time. EXCELLENT! read more

What an AMAZING LOAN BROKER. Loan agent, Loan Officer.... well you get the point! I have worked with Adeline on four loans now. She knows her stuff and also has provided some great advice on longer term planning. I will share a little story about my last loan, I needed a line of credit to qualify for particular reasons, less than 15 days before we have to close, and you get the picture.... she makes the intro to a great credit union, sets up all the meetings, facilities and follows up on everything, and sure enough we close on the property. And yes I said "we" closed on the property because she is always a big part of it. Thank you Adeline, the best loan officer, with the best loan support team in the bay area! read more

If I can give Adeline Mortgage Team 6 stars, I surely will. They are the experts in the mortgage business helping me get the best deal in multiple refinancing deals. It was a stress-free and pleasant experience. I highly recommend Adeline Mortgage Team. read more

Adeline and her team were very helpful in my recent home purchasing. Without them, I would not be able to complete the transaction on time and on budget. I highly recommend them to anyone for loan related services. Initially, I was working with another loan broker, who provided the pre-approval letter for me. I was pre-approved for 300K but after two weeks into the loan process, he came back and said the bank can only loan 160K and I have to figure out the rest if I want to complete the transaction. How am I going to come up with that much more fund to make up the difference? I only had about 2 weeks left until the scheduled date to close escrow. Luckily, I found Adeline through Yelp based on all the positive reviews. At first, I was skeptical about her ability to get the amount of loan, not to mention she only had 2 weeks to get the loan ready for closing. At the end, having her as my loan agent proved to be my best decision. It took her less than a week to get my loan approved and two weeks later I am a home owner. Day 1(Thursday): I contacted Adeline and provided all the necessary documents for her to evaluate. After few phone conversations, she found the bank and locked the rate for me. Then she provided all the loan documents for me to sign. I was really impressed by her professionalism and work ethic. By the time I got all the documents, it was already pass midnight. Day 2(Friday): I sent them all the signed documents. They went through all the documents and kept me updated every step of the way. Day3 (Monday): Loan application was submitted to bank for underwriting. Day4(Tuesday): Bank approved and just needed to provide few more documents before bank fund the escrow account. As a first time home buyer, having an experienced loan agent to work with you can really reduce the stress level of the whole buying process. When working with Adeline, you get the feeling that she cares about you and she works hard to meet the goal. I was really happy with her service and I will surely contact her for future loan services. Thank you, Adeline. read more

I do believe most mortgage companies work with similar lenders and get similar rates-- the difference is the people you work with. I found Adeline Mortgage Team here on yelp and thanks to yelps' recommendation, unlike my previous horrible mortgage experience, this time it had been smooth and at ease. Particularly, I need to give thanks to Lee who is proactive, detailed and diligent. I knew I was in good hands with her. read more

I recently closed a transaction with Adeline Johnson. After having less than spectacular results with a few other lending sources, I turned to Adeline based on the wonderful reviews of her on Yelp. I am glad I did. I took the aggressive step of writing an offer which was not contingent on either an appraisal or a loan, although I needed both. This step allowed my preemptive offer to be accepted and Adeline and her team member Lee were true to their word and obtained a timely loan approval. In fact, they were ready to close about a week earlier than stated in my contract with the seller. I cannot say enough good things about Adeline and Lee - always supportive, always available and the loan was approved and funded early! read more

We are first time home buyers and didnt have a clue as to what is needed to buy a house. even though the buyer would be the one paying the down payment money but there is a whole bunch of approvals, documentation, preparations that still needs to be done professionally and could confuse the buyers alot. Adeline and her team went above and beyond in evaluating our standings and how make it work for us. whether it was long telephone calls or 1:1 meetings, she was always available for us regardless. She even help us negotiate the requirements from underwriters and funding banks based on her evaluation of our buying power and was successful in getting us the loan on time to close the deal. I highly recommend her for her services. Her great personality won our trust right away and she proved that right too. Thanks read more

Have worked twice with her and both times for refinancing. Process always smooth and her team gets us the best rate. Recommend her 100%.

Adeline, Lee and her team helped us get pre-approved and close our mortgage of our first home. Other real estate agents and mortgage brokers turned us down due to having too short of a credit history. Adeline on the other hand was willing to work us and felt like she sincerely cared to help people out. Big thanks to you Adeline! read more

Adeline and her team were so helpful in getting our loan approved and completed by the close of escrow. Had the BEST experience with Adeline and her entire team. We moved very quickly on a house offer/loan and they accommodated the timing excellently. They were always available to talk about any part of the process, they worked closely with us to get everything we needed to get the right loan for us, and even after the process were incredibly warm and celebratory when we got the loan and the house. Our first home buying experience was made so special and so successful by this team of incredible people who were with us throughout it. It really felt like we were all a solid team working on this. I would VERY HIGHLY recommend Adeline and her team to ANYONE. read more

Called and left a message. Never got a call back. Not professional. Bad impression.

Adeline and her team are the best!!! We worked with multiple mortgage brokers over the last few years before buying our home in June and Adeline and her team blew the competition out of the water. We used our VA loan and in the Bay Area the market is super competitive. Each offer we put in (and only 4!) they contacted the listing agent to verify that the loan would be approved and we would be able to close on time. By our 4th offer we were picked to be the happy homeowners of a 3 bedroom home in the heart of Silicon Valley. :) we are thrilled!!! We will definitely be using Adeline and her team for all of our future property purchases. I highly recommend them! read more

I went through a refinance a couple years ago and it was a total pain, right at the end when I was about to sign I realized my payments would have gone up and I would've added to the end of my loan. that was after MONTHS of paperwork. Adeline was amazing - it took a month and she walked me through everything, when I couldn't find tax paperwork she talked to the bank and they waived it. in the end I'm saving over $300 a month and the entire thing was quick and super easy, not to mention the entire staff was welcoming and super friendly every time I spoke with them. Adeline always responded to me almost immediately to every question I had. thank you so much!!!!!! read more

I noticed how good Adeline is by working with two loan agents simultaneously. One agent was Adeline and the other was my old agent who helped me with a couple of re-fi's in the past. I chose two agents to mitigate the risk of low appraisal. Appraisals from both agents came in lower than the purchase price, and I initially chose to go with the other loan agent because her appraisal was slightly better. However, I was going nowhere with the other loan. The lender came back with ridiculous conditions after conditions and we couldn't close. I had to go back to Adeline and re-open her loan. She got back to it quickly and allowed me to close quickly in a matter of few days. I attribute her success to 1) Excellent communication - she lets me and my real estate agent in the loop constantly. I can't say the same thing about my other agent. She is prompt with estimates on cost, monthly payments and closing costs. She has been very prompt in returning my e-mails and phone calls. 2) Good preparation - she anticipates responses from the lender and prepares for them ahead of time. This saves time and avoids surprises. 3) Customer care - I bought and sold 5 homes in the past (plus numerous re-fi's) but she is the only loan agent who actually showed up at the title company to help with loan doc signing. I have never seen this much care and dedication to customer service. I will definitely seek Adeline's help for my future loan needs. read more

In summary, I highly recommend Adeline to my family and friends. She has done beyond an outstanding job in refinancing my "upside down" home. I greatly appreciate her help. What an awesome feeling to have this season. Thank you, Adeline! Initially, I doubted whether a home refinance was possible this year. My sister and I were co-owners of the home since the "housing bubble", and unfortunately, our home does not qualify for the HARP programs. For years, our situation was a financial and mental burden which we tried not to think about too much. We hoped to get out of our co-ownership situation one day, and refinance was the only way to go without penalty. Thankfully, a friend suggested that I try Adeline. Adeline and her staff exceeded my expectations right from the start, especially when locking my interest rate before it increased the following business day. Adeline was very responsive via email and phone. While working with her throughout the refinance process, I found that she is very competent, informative, professional, personable and trustworthy. She kept me up to date on my application status periodically and kept me on my toes to get all the required paperwork completed on time. Adeline actually made the refinance happen within a couple of months! Now, my sister and I are able to move on after all these years. I get to keep the home and pay a much lower monthly interest rate than before, while my sister is free to purchase her very own home without being burdened by my home. A job well done, Adeline and team! read more

I cannot thank Adeline and Lee enough for their help with our loan process. We were working with another loan officer at a different company and they could not make it happen for us. Just when we gave up hope, Lee explored every option out there and was able to get a loan! The loan process is quite stressful but working with Lee put us at ease. We are so happy we were referred to Adeline's company and will definitely use them again. read more

My experience with this company was very bad. After seeing all the good reviews I contacted them for a refinance. They provided me with a quote which I agreed to and asked them to lock the rate. They said I have to upload all the documents and after that they would lock the rate. I uploaded the docs. However they took 10 days to review my docs and were very slow. I had to send several reminders to get any response. When they finally came back their prices had changed. When I asked them about the change they said because prices went up. Either they are playing bait and switch or they are so incompetent that they can not quickly do their job. I regret my decision for selecting them for my refinancing needs because I lost so much time and have to start over with some other agency. It was a huge mistake and I would not recommend this firm if you have critical financing needs and want to move fast. read more

No need to break the trend of 5 star ratings because Adeline and Shila are amazing to work with! Originally I considered going through my bank but after hearing all the negative reviews about how long their underwriters take I decided to look for a mortgage broker instead. After checking on Yelp I decided on Adeline and it was one of the smartest decisions I've ever made. First they are always quick to follow up any questions you have through phone or e-mail and Adeline is great at breaking down the whole process in simple terms. She also got me a bank that offered me a mortgage rate lower than what my own bank was going to offer me. I get off work late and Adeline always did her best to accommodate my schedule. I started looking for my first home in January and now thanks to Adeline I will receive the keys to my new home in less than two months. read more

I was a little weary of refinancing, because it seemed like a big hassle. The savings would be in the 10s of thousands but between work and children, it felt like we have no time or energy to refinance. Then one of my coworkers told me about Adeline and just couldn't stop talking about her and how much she helped her with her complex loan when it seemed impossible to refinance. She told me how simple it was and my loan was a lot "simpler" than hers so it would be even easier for me because I had 20% equity. My coworker really made it sound like refinancing would be super easy with Adeline. I was a little bit skeptical because that sounded too easy! Anyways my coworker gave me Adeline's contact information and I thought why not? I'll just send a quick e-mail to Adeline about how to start to process. One of my best decisions this year definitely! One of my biggest worries was gathering documents for the refinanced because when we bought our house we had to provide endless documents but Adeline really made it very straight forward and gave us a list of only about a dozen documents to provide. If you are worried and have any questions, Adeline quickly responded and very professionally! Believe me... I asked a lot of questions! It always felt she kept us in the loop and even though I knew nothing about refinancing, I never felt lost with Adeline. It was also a pretty quick process; I have a timeline breakdown below. If you think refinancing is hard... think again! Adeline made it so smooth and easy that I would definitely use her again and highly recommend her to any of my friends and family! Timeline breakdown 4/29/13 - contacted Adeline - 3pm 4/29/13 - Adeline replied back with quotes - 4:30pm 4/30/13 - lots of back and forth with questions from me - Adeline replied quickly and professionally 5/1/13 - sent Adeline an e-mail with the go ahead to moving forward with getting our refinancing 5/1/13 - Adeline locked in a rate for us and put together paper work that she sent to us - 9pm (she also gave us a list of all the paper work we needed to gather) 5/2/13 - We look over paper work and have some more questions for Adeline which she replies fast and professionally. 5/3/13 - faxed documents she sent us and the documents needed for the refinance 5/9/13 - needed refaxed of one document 5/10/13 - we refaxed document / the appraiser called to schedule appraisal walkthrough 5/13/13 - appraisal walkthrough 5/15/13 - appraisal results 5/21/13 - asked to sign closing documents 5/24/13 - actually signed closing documents *long holiday weekend* 5/28/13 - where told we were in escrow 5/31/13 - closed escrow. 7/1/13 - start payment of new loan. Adeline is professional, prompt and gets the work done. I'm not sure if she ever sleeps. We needed some important paperwork from her at 11:30pm one night and she emailed us over 30 pages within the next 20 mins! She was aware of interest rates increasing if we were to close on the date scheduled. She pushed everyone concerned (sellers, title co & us buyers) to close early so that we get a better rate. Adeline and her team are awesome!!! While we were searching for our new home, our realtor (Daunielle Doughty at Intero) recommended Adeline to handle the financing process. We called Adeline Saturday evening and she was willing to meet with us the next day - what service! During our visit, it became apparent to us that Adeline was a seasoned pro and had an answer for every question/concern we had. After our very short appointment, Adeline called us the next day with a lender that met our needs. We were able to make an offer which was accepted that evening!! As things progressed (submitting/signing paperwork, etc.) we were on schedule to meet the closing timeline set by our realtor. Then we hit a snag with the Title company (referred by the selling realtor). Our contact at the title company made a colossal mistake that put a big monkey wrench into our otherwise smooth as sailing home buying process. The awesome team of Adeline and our realtor, took to action like superheroes and came up with a solution that worked in our best interest, without jeopardizing the terms of our loan with the bank. After moving title companies, Adeline and her team worked diligently with them to get all the necessary paperwork completed. After the major snafu by the original title company, we only closed 6 days later than originally anticipated. We couldn't have asked for a better team to work with! She has gone above and beyond to make purchasing our first home as painless/seamless as possible. We will be contacting Adeline soon to re-finance our home loan.
