Steve found 40 separate items that needed attention, four of which were in violation of city code. Steve's phone conversation right after the inspection was comprehensive and clearly communicated. He answered every question my wife and I asked. The final voluminous written report was complete with pictures and explanations of every issue, big and small. We are again looking for another property to purchase and will ask for Steve to do our inspection once again.

One major issue is that our hot water heater was installed completely wrong, leading to what will be thousands in repairs/replacement. This would have been very easy for them to see. We paid them nearly $1k expecting they would find issues like this that were easy to spot since it's on the exterior of our home. They also failed to find that our laundry room has no hot water. I'm very disappointed that we spent all that money thinking we had an experienced inspector who would find all such problems, only to discover we will spend thousands correcting it when it could have been the seller's responsibility.

When we called, Rich answered the phone right away and was incredibly helpful. He quickly scheduled an appointment for us, and a plumber arrived at 8:30 the next morning to replace the damaged water softener. We were very impressed with how efficient, friendly, and professional they were. The plumber was patient and took the time to explain why the pipe had burst and gave us very helpful recommendations to prevent similar problems in the future. Their follow-up service was also outstanding. A few days later, Sunday night, we were surprised to discover that we had no hot water. We texted Rich to ask what might have happened, and he responded very quickly. He explained that when the water softener pipe burst, the large amount of water spraying out may have extinguished the pilot light on the nearby water heater. He then patiently walked us through the steps to check it. Sure enough, the pilot light was out, exactly as he had explained. He also guided us step by step on how to relight it, and we were able to get our hot water back. We are extremely happy with the service we received from American Plumbing & Rooter.
