My mom (his legal wife), my brother and I arrived from out of town to clear his estate, knowing that every day his property sat in there, we would be charged rent. My mom and brother were allowed to enter the property for a short period right when they arrived and had arranged to sign a written affidavit affirming our identities the following day to gain complete access and begin arranging for his things to be cleared. On our way to the office, we were told we would not be allowed to enter the property again until they consulted with a lawyer. After many days of being denied access to my father's estate, and refused communication from this company, we were forced to seek legal council and obtain a court order to enter. This company had zero clue on how to handle a situation such as this, and their complete incompetence left us feeling like criminals in a time where grief and sorrow were already all-consuming. As travelers from out of town, we were required to come out of pocket for an entire extra week of unplanned expenses due to their ineptitude and seemingly crippling inaction. Don't waste your time with them. Their heartless actions, lack of communication, and ignorance is unacceptable. Unfortunately writing a bad review is about as much recourse as I am able to do. I highly recommend not giving your business to this company. As a landlord of multiple properties, I would be appalled if my property managers treated a grieving family like this.

They lied to us repeatedly and then trashed our house that had just been redone. The next one was a business property rental. They would honor the terms of their lease agreement signed and vetted by Landmark. They ruined our floor by leaving water running and didn't tell us it was happening until it was too late to dry it out. They cut the door jam of our property to get a refrigerator in. Their lease said they were responsible but nothing came of it so now we're left with a ruined floor, replacing the door jam to our building and taking out the Jerry rigged electrical along with a complete paint job. And currently we're cleaning out a house that Landmark also vetted the tenants for us. We drove by the property and noticed a dog and contacted Landmark. They did follow up with the tenants, and yes they did have a dog but nothing was done by them about it. They kept the dog in the garage and now we're starting to clean it up. We're hoping muriatic acid will get the stench out but we're not sure. The house is also trashed. We're going to need at least 1 dumpster to get rid all the garbage they've left behind. These are the 3 worst tenants we've ever had and all were vetted for us by Landmark. Additionally we've paid them a monthly management fee to "manage" our property? Just shameful. One star is the least that can be given. This management company has cost us thousands of dollars.

My original lease was with a different company and then the landlord decided to change management company to this one. With no notice no informing I just got a letter in my inbox saying blue Sage is taking over the property management and that's it. They said they were not changing the lease until my lease expired. However, in my lease, I was allowed to have a roommate with them, If the person passing the security financial part of the application. They informed me that the landlord would not rent to another person onto the lease so only I could be on the lease. And the property manager, and during this conversation with them, they informed me over the phone that if I'm unhappy, I can move out and they will wave the penalties for me breaking my lease, such as full monthly payment $2,000 until new renter is found during my lease AND after my lease expiration. Which was never mentioned to me, and was not on my previous lease, which means when the property management changed. They change that within my lease. Without informing me extremely illegal and shady. I'd send a follow up email from our phone call meetings for written confirmation and clarification on the stuff we talked about I would get no response or I'd get a response. Please call us at your earliest convenience. During this time, I was looking for a new place. I found a place that was ready for me to move in that day and it was right before a family medical event. So I had three days to pack and move prior to the first of the month And this event. I had everything packed and moved out on the 31st of that month. I was not in the property on the first of the following month at all. I just got a letter in the mail informing me that they are going to charge me half months rent because they only just found someone to rent out the other portion of that month and they're gonna keep my full cleaning and security deposit because "excessive repainting and removal of bedframe" which was told to me verbally to leave the bedframe. So on top of them keeping $2400 of my security deposit and cleaning deposit they want me to pay an additional fee for the extra stuff they have to do. So anyone who is renting with this company be very, very cautious that if they say something, they're completely lying to you. You must have it in writing or they're just gonna be like oh tough luck you know words don't count. And they have said that to me after paperwork was signed. And they've also refused to talk to my cosigner, which is my mother and I have the property manager saying and an email as well from the property manager. "I don't talk to Mother's." so be cautious if you have your children renting with them and a cosigner to this place because they are not gonna respect you at all.

They also hired a carpet cleaner, the same one they REQUIRED me to use earlier in the year. He allegedly said there was dog urine on the carpet and it required 2 ozone treatments. My dogs NEVER urinated in the house. My housekeeper will also testify to that. STAY CLEAR OF ANY PROPERTY THEY RENT! They are jerks when you ask them questions, they accuse you of things that are not your issues, and they keep your money. Additional issue the FHA had to step in on: I have 2 emotional support dogs. When I was renting, they had a form which was ILLEGAL, for my doctor to sign saying she would testify in court if it became necessary, that my dogs were emotional support animals! I was told by the FHA that they had issues in the past with Landmark and they had just re-educated them but would go in and re-educate them again. These people think they're above reproach. I explained I HAVE to be present during the repair because I have an elderly cat that will get lost if he gets out. Because they're removing the windows at ground level this is a likely scenario.
