It was always understood that dealing with ACCU was akin to a forced rendition or 'pain-for-compliance' programs run by Central Intelligence or other black budget operation. Certainly they treated our building like it was a black budget operation given how poorly the books were maintained. That is, until, we were assigned Brittney as our property manager. From a value-for-money perspective, Brittney is the *absolute best* ACCU can offer, because you have - at minimum - seven different personalities all trying their very hardest to serve the needs of the company (ACCU), knowing your time and money are absolutely being held hostage. Admittedly, many of our residents would say, "Come on...Seven, really? Really? Like the Snow White characters?" Absolutely. 100%. She is like her own embodied department over there. On any given day you will likely interact with Traumadumpy, but also encounter (or not) Ghosty, Narcissmatic, Gaslighty, ExcuseMe? Problematic, and everyone's all-time favorite, ThermonuclearMeltdownBrittney (TMB). Initially we thought TMB only worked on weekends, but were so pleased to have TMB randomly show up on a call at 9am on a Wednesday. In tears, completely losing her mind. While benignly discussing interior lighting. Whether you're in crisis mode or not, nothing improves an HOA meeting more than when the one person - *who is paid to be there and to hold it all together* - is unapologetically losing their g-d mind in front of everyone involved. It's absolutely jarring for anyone who isn't similarly spinning off the planet. And lets be honest: Nothing artificially sets that attention to detail expectation and says "I'm on it!" more than having ACCU dispatch a plumber for a no-hot water call when it's -12F outside - And then receiving the *very* angry returned call from (one of the) Brittney ('s) that the plumber "didn't have time to wait around and check for YOUR hot water before they left." Seriously Race, check yourself. Like everyone else in town, we fired them. Old man Phifer built such a great business, only to have his kid burn it to the ground with employees like TMB. ACCU - Absolute Clusterufck. Completely Unreliable. read more

The worst management company in Metro Denver. I'm am being billed twice each month and whenever I call the main number, I get the same recording, "You have reached ACCU. There's no one available to answer your call. Leave a message..." For two years, I'd been living with dead and dying shrubs. Nothing is being done. Lots of lip service. No action. What could improve?? Proper billing system, effective management, accountability, parking enforcement, towing enforcement, etc. A great improvement would be a dollar for a dollar's worth of service. read more

I received an email today from the property manager at Accu for my community. She states, a number she had said in last night's recorded Zoom meeting was an exaggeration. Who would" lie", excuse me, exaggerate a number when the whole meeting was being recorded and then to admit to me in a written email that it was "exaggerated". Unbelievable! If you have to deal with this company, please make sure to document every single email! If you read the reviews on the BBB, you will see how this company tells "exaggerations". read more

Terrible company. Our roofs have been damaged for 17 months from a hail storm and they have not done one shred of work. Our roofs are leaking and causing damage to the inside of our units which falls on the owner to fix. So I got to drop about $2,500 to fix water damage from a leak caused by not doing any work for SEVENTEEN MONTHS AND COUNTING. Gee I wonder why my roof is leaking!?! So I promptly fix things with no issue but a giant company need almost 2 years to fix a roof?? Avoid at all costs!!! read more

Horribly disorganized. I've messaged them several times to fix incorrect billing issues and they will say it's corrected but then will still automatically take random amounts from my account and charge late fees. Considering turning of auto payment just so they no longer have access to my bank accounts. Property managers are often rude, especially to women and I felt they were trying to take advantage of me thinking I wouldn't know enough about plumbing to push back on their incorrect assumptions about a situation in a building. Have owned multiple properties over 25 years and have never had such a negative experience. Zero stars deserved. read more

If I could give this company a 0 I would. I have worked with many property management companies over the years, and most are mediocre. The bar is low. However this management company is by far the WORST of the worst. They're dismissive, unresponsive, disrespectful, rude and incompetent. They are unable and/or unwilling to complete even the most basic service requests. Do NOT use this company if you care about your property, the buildings and your residents! read more

This company is beyond horrible and completely unprofessional!!! I live in an apartment this company "manages" in Cap Hill. Back in March, 1 out of the 2 dryers in our whole building (that we also have to pay for) was so crappy and poorly maintained that the sharp metal edges of the drum were all completely exposed. You can't tell just by looking at it, so I paid to have my clothes dried, only to come back to every piece of clothing ripped apart or have massive holes in them. Every piece. My clothes that I worked tirelessly for, my t-shirts from artists and places that are dead or no longer there, every pair of leggings I owned, were all shredded due to the horrible washer/dryer setup that we are provided. I sustained close to $400 in damages, at the LEAST. So I filed a claim. How was I supposed to know that my clothes were going to be ripped apart? Not only did they string me along for FOUR months just to tell me they WILL NOT make this situation right, but they said the damage was MY RESPONSIBILITY! If the answer was going to be "no we will not help you" then why did I have to wait four freaking months to just be told no?!?!!!? & If it really is my responsibility that the dryer we were provided by them was broken (lol), then they need to clearly have that stated somewhere in the laundry room, but they don't so I will be taking this much further. I can't think of a more unprofessional, uncaring, and piece of shit response. And honestly, I'm so upset id love to find the employee(s) that made this decision, whoever the "board" is (LMAO) and cut their clothes up too. I'm not sure what my next step is, but I WILL be seeking justice. They must think they're so important being on an HOA board, making peoples lives more miserable by the day :) What a joke. read more

We are just bought a property whose HOA uses ACCU. We are extremely frustrated with ACCU's service. They got our mailing address wrong in their database so never sent an invoice for our $47 quarterly dues. They had failed to send us a Welcome Packet so we had no way of knowing what the dues were or when they were due. Once we figured out the situation they charged us a $47 late fee on those $47 quarterly dues! And, they said they couldn't reverse the fee despite the error being theirs. So, I sent the next quarterly dues weeks early. Then they charged a $25 "In house processing fee" on that $47 dues payment. That ridiculously high "processing fee" was not mentioned anywhere. Wow. These guys are crooks! If you aren't already stuck with them, steer clear! read more

ACCU manages our HOA. Issue after issue since we moved into the community. We love our house but the company makes everything to make us regret our move. We were ready to go to court last year for them falsifying documents before we purchased our house, now we got a notice with our neighbors property. Even after letting them know that they made a mistake they didn't apologize but keep harassing us saying that they will take it to the board. Take what? A violation thats not ours. Very incompetent staff! read more

Worst mgmt company EVER!! My HOA has trying to divorce this criminal organization for over a month now, but they just keep producing billing requiring compensation. Idiots all around. They manage the property I live in. Our complex is undergoing major construction defects made by the builder, Century Communities. I was told yesterday that I couldn't park in my garage since the driveways are all being ripped up. I asked the crew working on the driveways where I should park, I was told on the north side of Warren Ave. This morning, I found my car had been moved to the south side of Warren Ave without any one from ACCUinc nor the remediation team advising me - I NEVER park on half the curb, but that us how I found it. In general, they have TERRIBLE customer service and a severe lack of communication and HORRENDOUS problems with simple maintenance. I have been waiting to hear something back from them for an hour and a half. They should have their license evoked. If I could rate them with a negative 'star', I would. HORRID - homeowners managed by them should be warned what a poor excuse they are as a property management company. read more

This company is criminal. They are blatantly stealing money from homeowners, and refusing to pay the bills required by their contract. I have been requesting tax and income information, which they are required by Colorado law to provide, and they are refusing to provide any documentation for a 300% surprise increase of homeowner dues with 29 days notice. I am still unable to get any phone call or email returned, and they have still not provided any documentation to show why they failed to pay bills, and are adding surprise increases. When I finally was able to speak with someone at the company, "melissa" screamed at me and hung up. This is the most unprofessional company I have ever dealt with at all. Avoid them at all costs. read more

Horrible company! The only thing they seem to be good at is collecting payments so they can take their share. We have a foot of snow, with a thick layer of ice since they kept ignoring the service requests to get it shoveled all week, covering our sidewalk to our townhouse. All they do is mark a service request as closed without anything actually being completed. ACCU Inc. is negligent for their complete lack of competent management. If your HOA is considering ACCU Inc., speak up and tell them to find another management company! I know I will, as will a majority of my neighbors! read more

I have had my property to over 20 years now, and ACCU is out fifth property management company. I have had nothing but problems trying to get late fees removed that are not correct, and trying to correct double payments taken. When you call they have a person who will apologize for the frustration, but then tell you that they cannot do anything, and that they cannot put you with someone to talk to. They will then create a request and they tell you that they will send an email with the result of your request. I have another late fee plus an additional fee, even though I paid the dues the day before the deadline which they told me was acceptable last time, and was given a fee because they processed the payment after the deadline. When I asked about this, they responded that that was when it was processed. Previously I had paid eight days in advance and still had a late fee because of when they processed it. I am hoping the board will bring back our former HOA. Working with this company is just too hard. I can understand a fee for a late payment, but three fees the first time and two the second time, with payments made on time on my end..... read more

If I could give negative stars I would. I moved into a condo last year that I absolutely adore and now the community is being faced with being declared obsolete because of extensive repairs. Why the heck were the buildings not kept up??? Did ACCU squander HOA fees? They clearly weren't doing ANY building maintenance because now the residents of Arvada Gardens can either declare the community obsolete which means we lose our homes or figure out how to pay $12 million in repairs. Yes you read that right. $12 million. ACCU is absolutely terrible. I am so, so angry with them for possibly forcing people out of their homes. read more

I dont like to leave a bad review on a small business but ACCU is hands down the worst. Absolutely awful experience in every single way possible. DO NOT USE THEM. We had a leaking pipe in our unit, they sent someone to fix it--ripped our walls AND floors apart to find the leak. The leak was in the wall and refused to fix my floor that THEY RIPPED APART. WHAT!?! Rates increased every single year for ZERO reason or improvement, landscaping happened only until someone complain that the grass was knee high. Absolutely terrible property management company. The owners and receptionist have always been kind to me on the phone, but that is the best I can say. The designated property manager for our condominiums allegedly visits the property every week but has failed to address any of the photographed issues or the fact that certain residents are "allowed" to park in fire lanes. She is also incredibly rude on the phone. I have never been treated this poorly by a business representative. Rates increase every year while quality of the property continues to decline. We have decided to move on from ACCU as a management company. A decision that we took too long to make as a building. We gave our 60 day notice and it will unfortunately be a difficult 60 days, with so many unfinished and poorly managed projects. We have been sitting with a leak in our basement for 4 weeks, since my husband found it. And 4 weeks later as an final act of defiant ineptitude, ACCU sent plumbers to our building 4 days ahead of schedule. So our residents did not anticipate being without water for a prolonged period of time. The plumbers showed up at 10am and turned off the building water at 11am and we have been without water for the last 12 hours. Not an email or note. Not a communication on what other damage these plumbers have found in their 12 hour work day. We are still without water as I am posting at 11:27pm. Update we are still without hot water the next morning at 9:54am. This is truly unprofessional and barbaric. read more

This review is technically a ZERO-star review. Option not available, unfortunately. Have lived for 7 years in a condominium managed by ACCU Inc. I have experienced my fair share of their shortcomings and failings. The latest one that has been bugging me is that I have sent multiple support requests regarding simple things like getting hallway fluorescent lights replaced. For example, I sent an email to support@accuinc.com last August but we still have a dark hallway. I sent a follow up in September, yet still, we have a dark hallway. It's Thanksgiving next week, no action has been taken. Personally, I have been ambivalent toward their horrible customer service but today is a good day for everyone to know how bad they really are. Our hot water went out and I'm betting $20 it doesn't get fixed until the end of the business day tomorrow if we are lucky. Find a better company to contract with. They're just too corporate and impersonal they give off an indifferent yet greedy vibe. I don't write reviews, but ACCU, Inc. made me do it. They're that bad. read more

The term 'Property Management' does not apply to this company. Property Neglect would be more appropriate. While most of us would agree HOA's are usually only good at taking money and nothing more, I have never seen one of this caliber, or lack thereof. The property never has a landscaping presence to speak of. The last snow we received, which was over 8", apparently did not merit any plowing of the lot or shoveling of sidewalks. The commercial hot tub on site is required to have water balanced each day, in the morning, as well as an accurate log kept. This does not happen, either, which is a violation of NSPF regulations. Why a corporate company an hour and a half away has accounts in Summit County is beyond me. Money, money, money. We literally are moving out because the residents underneath us smoke so much, it is like living in a bar or casino. When brought to the attention of the HOA, he simply asked how smoke would affect the value of the property in the event of selling it? Are you kidding me? Any other issues that arise are disregarded and always met with the same rhetoric: 'Why don't you handle it or call the police'. Neither does any good and it is not the place of residents to do the job of the HOA and/or landlords. It is simply the truthful commentary of the housing market in Summit County, as well as another black-eye for HOA's everywhere. Whatever you do, stay clear of Accu Inc. and do not think about putting your money in any rental in 'Retreat on the Blue' in Silverthorne, Colorado. read more

if I could post no stars or negative stars this would be the company I would write about. in the four and half years of living with accu as the management company that oversees our homeowners association it has been event after event. First getting hold of accu to repair something involves going to the portal and then writing it out into a box and then hoping they receive it. instead of having the availability to just call it in. Next, my wife and I planted a garden in front of our home, the company they contract with decided that they would go in and chop and pull out of some the plants without telling us. we found out about it when we were taking a walk the next night. They replaced them with plants we have no idea what they were or how to care for them. Next , feeling belittled the homeowner as just a number instead of being a person. Next, the person who represents our association seems to change every few months. Lastly, communication is something they need to learn. read more

If there was a Zero star option, I would have picked it. For an organization that exists solely to provide services to people living within the communities it serves, they have absolutely no interest and or investment in customer relations or well being. Do yourselves a huge favor, if you're looking for a REPUTABLE or customer facing organization to manage your properties through a covenant or HOA, LOOK ELSEWHERE. You've been warned. Say for example, say you had a gas line spewing natural gas outside of your home in which your pets, possessions, and family was in, you might expect your property manager (whom the contractor that hit the gas line had to call because they did not have your personal contact information) to call, email, or text you and everyone that might be home in the area about the potentially life threatening turn of events only feet from your back door, they could care less. From the lips of one of their property managers, "it is not feasible for me to contact everyone about possible emergencies, that isn't my job..." well I feel differently, I feel that not only should they have a system to notify residents of emergent situations happening in their neighborhoods, they should at least PRETEND to care. After emailing the CEO, I received an email, from him, defending the property manager and point blank telling me that my concerns were "unfounded". Ridiculous. Also, they are among the most expensive property management companies I've ever encountered and our grounds look awful. Calling them is a nightmare. If you call you'll hear from one of their receptionists... but don't expect a call back from a manager. IF you actually reach a "manager", expect them to vehemently defend themselves at every turn and attempt to make YOU feel like the one that messed up. Expect to leave a LOT of voice mails and give them at least 72 hours to respond to emails as three hours, " ...is very unreasonable to demand a response back by now." Is what you'll hear. Extremely unprofessional, NOT concerned with customer service, and will gladly accept your fees but do the bare minimum to keep your community looking nice, will not have your back against issues with the vendors THEY hire, and will speak rudely and disrespectfully on the phone. It is my sincere hope that someone reads this and decides to go elsewhere for their property management needs. Their CEO also could care less for safety concerns or IF they notify their tenants. One thing matters to this organization, YOUR MONEY. PERIOD. Please avoid at all possible costs. There are better out there, call around. I would suggest speaking to someone on the phone anywhere and if possible, speak to existing customers! I wish our HOA board had.... appalling. Avoid avoid avoid. read more

I am a homeowner with the problems of someone who lives in a low rent apartment complex. A package mailbox at my complex broke with my package stuck inside. ACCU is the property manager. They were completely unresponsive to my initial requests to have it fixed (and the mailman also had someone else make contact with them). After pestering them, they responded that they "submitted a work order", but refused to provide updates. My package has now been stuck inside for almost 3 weeks. I did not have the item in time for an event I have been preparing for over the past several months. Additionally, at some point, they sent us a notice claiming that they'd send someone by to fix apparent window damage that they claim occurred several months ago in a hailstorm and we'd be required to pay a few thousand dollars. They refused to provide any evidence of this damage and it was not obvious to us where the damage existed. Despite providing no evidence, they "required" us to fix the mysterious damage. ACCU embodies pretty much everything people typical fear about having an HOA (and I guess, associated property management). I will avoid HOAs in the future. Another option is for me to get involved in our community leadership and perhaps we can vote on having a different company manage the community? Overall, my neighbors are respectful and the community is quiet -- without ACCU, I'd be extremely happy with where I live. read more

Slow to respond, consistently do poor or shoddy repairs and reply in curt or generally rude emails. ACCU is the WORST property mgmt company I've had to deal with and that's saying a lot, because HOA/property mgmt companies are parasites. I currently pay 135/mo for landscape maintenance of the front yards and snow removal in the winter. Four shrubs died in my front yard in 2017 and I simply made a request that they be replaced. First year I dealt with email exchanges with an ACCU rep on how the landscapers failed to do "follow through". Then the landscapers finally got around to just hacking off the dead shrubs leaving dead stumps in the ground... Another year passes more excuses then finally yesterday (07/30/19) the landscapers dug up the stumps and simply put landscaping rock in it's place. In short no shrubs. Unbelievable. So here's the deal. Run from this company. We owned a rental condominium in one of their managed properties. When a pipe burst within the wall, which was covered under the covenants as it was joint property of all the tenants, they agreed that it was their responsibility to fix. In order to keep our tenant in livable conditions, we paid for the repairs ourselves with promise of reimbursement. Over a year later, we are still waiting on payment. We have contacted them multiple times with all the documentation yet they still refuse to resolve the situation or, even worse, respond to our claim. We have since sold the property and will be filing legal action to obtain compensation. They don't care, and simply hope you go away.
