I lived at the Academy Lincoln for 3 years (Jul 2023 - Jul 2026) in a D4 unit (no balcony). It served my needs at the time, mostly because of its location and that it was pre-furnished. It wasn't cheap, but it was cheaper than UNL's on-campus housing. That said, the rising rent, unreliable wifi, thin walls, and especially the move-out process often made it a frustrating living experience. If I had to do it over, I'd prioritize finding a regular apartment, condo, or house instead. (And I would never again ignore Yelp reviews.) Detailed review below The Cons 1. Rising Costs - Rent started at $625/month in 2023, then jumped to $639, and finally $675 in 2026. I believe it now starts at $700 for a D4 unit with no balcony. Utilities were: - $5/month for valet trash (no trash chute; you leave provided trash cans and corrugated cardboard in the hallway to be picked up in the evening). - $60/year to use their utility billing system. - Other utilities were included unless you were a heavy user; then you would be charged extra (maybe $10-15). - Admin move-in fees (around $150) added to the upfront cost. 2. Parking - Their garage parking was ~$55/month, but spots were only available on floors 4-6. Citylight church owns the other floors, and parking on those isn't allowed. - Parking spots are assigned. - I opted to park in a university garage instead. It was about the same price at the time and more flexible for commuting to East Campus. 3. Wifi Issues The Pavlov wifi was unreliable, especially during finals and dead week. Outages could last days, and the process for adding devices to the wifi was clunky. It's not a typical provider like Allo or Spectrum, so the set-up process was a hassle whenever you needed to add a new device, and you can only have up to 10 devices. 4. Thin Walls & Noise - Sirens from the fire station were loud at first, but I got used to it. - Neighbor noise was a constant issue, especially from units above. 5. Move-Out This was my biggest frustration. The process was unprofessional and stressful: - When I challenged charges for wear and tear, they cited an invoice from their painting contractor as proof. However, their vendor's costs are not my responsibility. As a tenant, I was only accountable for damages beyond normal wear and tear, and those should be determined by the lease agreement, not their internal expenses. In the end, I paid the final charges on my bill as there was no longer any reason to engage with their willful ignorance. I am still deeply disappointed in the result and their behavior. - Emails were impersonal and unprofessional. No names were listed in the signature, so I never knew who I was communicating with, and the tone was dismissive. - I've attached a screenshot of one of their emails as an example of their unprofessionalism. In it, they dismissed the credibility of their own Resident Handbook, which is part of the signed lease. They also tried to use a previously sent email as a defense, even though it was sent after I had already turned in my keys, as I had moved out early. - There were inconsistencies in the charges. The numbers on the bill they emailed me didn't match their claims in other communications. - Some charges were dropped, but it took two days of emailing and 8 total emails, just to get them to adhere to their own lease and drop charges on documented damage from previous tenants. Tip: If this apartment complex is your only option, document everything during move-in/out and dispute improper charges immediately. They will have you take photos when you move in and upload them to their resident portal. Word of advice: keep them until you move out so you have them as proof. The Pros 1. Location & Convenience - It's walking distance to UNL's City campus, making it ideal for students who want to avoid on-campus housing. - The front desk staff were always friendly and approachable. It's usually other students working there as a part-time job. There were even occasional free food/drink events in the leasing office, which was a nice perk. 2. Amenities - The workout room was decent for a small space. The weight room was functional, though crowded, and the cardio machines were outdated and often broken despite repeated complaints. - Valet trash service was included for $5/month (no trash chute--you leave bags in the hallway). 3. I would strongly recommend that future residents document absolutely everything when moving into Academy Lincoln, especially if you are moving into an already-occupied unit. My experience throughout the year was disappointing for several reasons. Several amenities and services that were part of the appeal of living here were frequently unreliable. The hot tub was broken for a significant portion of the year, the internet would randomly go out, we spent much of the year waiting for a working ice maker in our fridge, and the AC would periodically quit working. For what residents pay to live here, I expected the advertised amenities and basic apartment features to be considerably more reliable. Trash service was another frustration. Trash removal was advertised to us as a daily pickup service, but in practice the pickup timing was inconsistent with when we would leave trash out. There were times when trash would not be collected, but if it remained outside past the permitted hours, we could then receive a notice telling us that trash could not be left outside during those hours. As a resident already paying for trash removal, I don't think it should be my responsibility to continually check whether the trash was actually picked up and bring it back inside if it wasn't. If a service is advertised as daily trash pickup, residents should be able to reasonably expect their trash to be removed without having to monitor whether the service actually occurred just to avoid receiving a notice. My biggest frustration, however, came at move-out. I was assessed for painting and replacement of a coffee table and entertainment center. I moved into an apartment that was already occupied, meaning the common-area furniture had already been in use before I arrived. At move-out, photographs were used to support charging me for replacement of the entertainment center and coffee table. My issue is that a photograph taken at move-out doesn't establish what condition shared furniture was in when I moved in, how long a particular condition had existed, or who was responsible for it. I was also charged $100+ for painting based on marks and scuffs that I believed were normal wear and tear. Academy's own move-out statement says its inspection assesses damage "in excess of normal wear and tear," yet I did not feel the conditions I was charged for justified the painting charges assessed to me. Ultimately, my dispute of the painting and furniture charges was unsuccessful. My takeaway for future residents is to photograph everything at move-in. Apparently, this needs to include every wall, every existing mark, and every surface of every piece of shared furniture, even if you're moving into an already-occupied apartment where that furniture has already been used by other residents. Realistically, when I moved into an occupied apartment, I did not expect that I needed to photograph every square inch of every wall and inspect and photograph every surface of furniture that was already sitting in a shared living space. Based on my move-out experience, I would strongly recommend that future residents do exactly that. Between the unreliable hot tub, random internet outages, extended wait for a working ice maker, intermittent AC issues, frustrating trash pickup system, and my experience with the move-out process, I would not choose to live at Academy Lincoln again. read more

Academy Lincoln relies entirely on their proximity to campus and availability to attract tenants. The internet provider they use has constant outages, the walls are paper-thin, and the AC goes out occasionally. Worst of all, they exhibit a well-documented pattern of severe overcharging for move-out fees. The state of my apartment upon move-in was poor. I documented damage to much of the room. Upon move-out, they hallucinated damage and charged me for it. My attempts to dispute the charges have been met with hostile language and the same photos that lack evidence of the damages they accuse me of. Everyone I know who has rented from Academy has the same story of hallucinated damages and hostile management. I've even heard from former employees that they don't even repair or replace the damage they cite you for! The lucky ones get charged $200 for paint and cleaning. I got way worse. read more

Close to campus which is nice, but the internet goes out quite often. When it does, it will be hours/days of completely no internet. All buildings are right next to the fire station, so you will have to tune out ambulances at all hours of the day and night. There are no trash rooms on the floors. Instead you have to leave your trash outside your unit SPECIFICALLY from 5pm-7pm. This stinks up the hallways and is not practical for busy students. If you want to take out the trash outside those hours, you get to make the wondrous journey to the trash compactor in building 1's courtyard. You can then practice your hooping skills with your trash bags because the gate to said compactor is almost always locked. The maintenance people are nice and fix problems well. But the cherry on top, and why I am writing this review, is the ridiculous move-out charges. When you pay your security deposit, know that you will not be getting that money back, no matter how pristine your unit is at move out. On top of that, I got charged around $300, with the bulk of the cost coming from repainting. It is not legal in Nebraska to charge tenants for normal wear and tear of paint, but what do I know. My roommates got charged even more for bogus cleaning fees ($500 for one of them!) I'll attach a picture where it looks like the inspector stamped their foot on a table and charged for it. The only nice thing about this apartment complex is the proximity to campus and the 24/7 gym. Aside from that they have constant Wi-Fi problems, the walls are very thin and it can get loud at night making it hard to get sleep, and they upcharge you like crazy when you move out. Every single person I've met that has lived at this place has complained about the same stuff. I wish I looked at the reviews before I signed my lease. I just recently moved out and was charged hundreds of dollars for nit picky stuff. And some of it was completely out of my control. For example, I was charged cleaning fees for multiple parts of the kitchen. This was all cleaned when I moved out but since I had roommates still living there throughout the summer, it got dirtied after I already left. I think it's unfair that I'm being charged for stuff that happened after I had already left. Additionally, for any of the fees that required fixing or repairs, I asked my roommate what he got charged who moved out a little after me. He got charged $0. So how is someone who lived in the same room as me, not having to pay any of the fees I had to pay in the shared spaces. They are very unfair and unrealistic with the pricing and how they charge. I also had some bad experiences with the front desk workers. One of them even left me a voicemail telling me that my voicemail is very unprofessional and needs to be changed. If you HATE money, this is the perfect place for you. Upon arrival, our AC and Ethernet didn't work in the middle of summer. Eventually, we were forced to shut it off in Winter, and well into the next Spring/Summer. This happened while they let us know we would have to pay for any possible damages. Want to throw your trash out? Make sure to do it from 5 PM- 7 PM under their specific rules, or you'll be fined. Want consistent internet? It WILL go out AT LEAST once a week. I wouldn't even be writing this review if they didn't charge me double for utilities and an extra $300 the last month. Their reasoning: replacing a perfectly good chair, nightstand, and THREE separate cleaning charges. Why did they charge just one day after we lost access to the apartment? I think you know the answer. It makes no sense that this place is right next to the 5050s, which charged me $150 less a month on average with no move-out fees. Not a horrible apartment to live in because the actual apartment is relatively nice. HOWEVER, the management staff is horrendous. They are incredibly rude and do not care about any concerns. The desk girls are super nice, but the management does not train them properly. If you have any questions about leasing, do not ask them because they will tell you incorrect information. AKA, when I was subletting my apartment, they said once I sign the document, the lease is no longer in my name, then I was required to pay the entirety of the next months rent. These apartments are in a very convenient location and overall very nice from an outside perspective. If the management wasn't so horrible, I would be rating this 5 stars. I understand shutting off the A/C in the winter, but it is ridiculous how on warmer days it gets to about 80 degrees in the apartment and theres nothing that can be done besides leaving. Another main reason I give a low rating is because the wifi goes out multiple times a week. It has been a reoccurring event for months and nothing has been changed. It's not even worth using the study rooms here because I have been down there twice now where the wifi goes out as I'm trying to work (once I lost over 30 minutes of work). I literally made an account just to leave this review. I would say the location is the only good part--but it's right next to the busiest fire station in Lincoln, so I can't even say that. Expect sirens all day and night through walls that feel like literal tissue paper. Everything else about this place is a nightmare, and I would rather live anywhere else. Honestly, the way they handle fees and move-out charges is probably borderline illegal. The construction is laughably cheap--you can hear everything through the walls: conversations, TVs, footsteps, and more. Parking is a disaster. They only have enough spots for maybe 1/6 of the residents, so expect to pay for campus parking. I got multiple tickets issued just a minute or two after my meter ran out--or even four minutes before they're supposed to stop ticketing. I'm pretty sure the entirety of Park&Go lives on the first floor judging by how aggressively and quickly they ticket these apartments. Amenities are mostly a joke. The hot tub is lukewarm, with literal pieces of concrete falling in. The gym? For most of the year, only one or two treadmills worked. Elevators broke at least once a month, repairs were slow, and internet was out for 24 hours at least once a month--hope you don't have online classes. Valet trash? The hallways smell like garbage 24/7. Management is often rude and unhelpful. They gave me a used key that broke in the door. When I went to get a replacement, I was charged $50 for another used key, with no choice but to pay immediately because I was locked out. I later found the exact key brand new on Amazon for $15. Move-out charges were outrageous. In their email, they wrote: "Your drawers were not wiped down. The pictures show dust, hair balls, and some crumbs that were left in there." Yes, a single hair and a speck of dust cost me $40. These fees are excessive and feel like they operate in a gray legal area. You also cannot run your A/C for a reasonable amount of time without threats of additional fees if management finds out. The walls look like a five-year-old painted them--drips all over the floors. Everything feels cheap, and they charge unnecessary fees while requiring multiple subscriptions just to pay them. In short: great location if you like being near campus and sirens. Seriously predatory move out charges- my roommates and I were charged $162.50 to replace the Sofa and $80.00 to replace the Side chair. (pictures they sent us are attached) Not to mention individual charges for things like paint which should be considered normal wear and tear. They made over $970.00 off our move out fees. My daughter moved out and left the place spotless, yet was charged a cleaning fee for her bathroom, which she spent more than an hour scrubbing to perfection. They also charged her for a crack in her bedroom ceiling that was there when she moved in, which they probably won't fix because it's a money maker, as they probably charge everyone for it. I asked how my daughter could have caused a ceiling crack, and they had no answer, but insisted we pay. We refused. Whatever you do, do NOT move here. They advertise as luxury style apartments, but they are built very cheaply, and the hot tub was always broken, and the elevators were out of order quite often. The people at the desk seem nice and they are but they are students themselves and it's the corporate people working to extract the most amount of money out of the students possible which is really screwed up. They will say that they can be contacted to do a walk through when you move out. I made a special trip to Lincoln from out of town for this walk through and they sent student staff up and they said that everything looks good. Later they do another walk through and find small watermarks and will charge you to replace whole pieces of furniture totaling $100s of dollars on move out. Then upon moving out Academy Lincoln made up charges billing us for stuff we did not damage. Their business model seems to be to squeeze the kids for their hard earned money and then threaten them with a collection agency and poor credit if you don't pay them for their trumped up damage. But let me tell you what, Academy was so bad that I took the time out of my day to write this review to prevent future UNL college students to be scammed out of their hard earned money. They will literally fine you for the most dumbest things and I'm talking a ridiculous high fine for the pettiest of things. Whether that be charging you 25$ for not closing your lid on your trash can in the hall way or LITERALLY charging you for them to clean the apartment when you move out. My room was cleaned very well on move out and I was charged over 100$ for cleaning fees. I was fined hundreds of dollars upon moving out it hurts my brain to even just think about. Now let's talk about the quality of their rooms. The walls are so thin it sounds like you are on the side of the street next to the brass rail in a cardboard box. Their security team is so bad it feels like it's being run by a bunch of monkeys. The only good thing about this place is the location. But to be clear I would rather live on the hard cement next to the Nebraska union with only a blanket and a jug of water. I kept that apartment spotless while living there so for anyone who didn't have OCD I can't imagine what you will be charged. They are untrustworthy with cheaply built apartments. When I lived there I could hear the conversations of people at the pool and what my roommate was watching three rooms down. The elevator in the parking garage shakes, there are pigeons everywhere and it take 5+ minutes to get out of it. I have been a resident for the past year and unfortunately made the mistake of renewing my lease for the next year as well. While the location is decent, the cost is absolutely outrageous in comparison to what is delivered. When I moved in, the place was still grimy from previous residents to include mold in my shower. The provided furniture is falling apart. The elevator in the building and the parking garage are constantly broken. Our air conditioning unit breaks frequently and takes days to get repaired; it has reached 80 degrees in here in the middle of the summer. We had friends move out who were charged in total almost $1000 in damage fees to their room and when asked, management couldn't give a clear answer as to why/what was damaged. If you choose to live here, document damages on move-in THOROUGHLY. I wish we would have known. If you plan to use a bike as your method of transportation it WILL absolutely be stolen almost immediately and their "secured storage" is the equivalent to a kiddy gate. They are constantly running giveaways and deals- maybe cut that crap and offer actually reasonable rent?! The management sucks, they are unresponsive and don't seem to really care about the residents, or their maintenance staff for that marrer. Just piss poor quality. read more

If I could give this complex a negative score I would. It is a complete scam that constantly nickels and dimes poor college students to death. The General Manager is never available and students are left to run the complex. The elevator was broken in the parking garage for over 3 weeks in the dead of winter. The walls are paper thin which I'm sure was planned so they could issue charges for noise complaints. My son moved in early so his apartment was never painted but then they wanted to charge $220 after move out to touch up paint, cleaning and trash to be hauled away. They continue to harass students with e-mails threatening to turn them over to collection. I believe the UNL students should ban together and hire an attorney because over $100,000 charges were handed out to students after move out day this summer. If I could give this place a 1/4 star, I would. they were the most unorganized, run down, piece of crap establishment I've ever had the displeasure of staying at. It's truly upsetting to see that they would rather have their sign changed from "Aspen" to "Academy" rather than attending the elevators in the garage, not to mention that they made the residents park on the top floors--imagine having to climb 5 flights of stairs at 8:30am 3-4 times a week just to get to my car because I had to drive all the way to East Campus. My pipes froze completely two winters ago and took DAYS for them to unfreeze--no toilet water, no sink water, literally slept in LAYERS because it took forever for my apartment to reheat and ended up getting a cold. Who puts the pipelining on the OUTSIDE of the building?! In NEBRASKA?! That is unacceptable. No recycling service. The people who stay there act like they've never been raised to clean up after themselves. Don't bring a pet there either, they make you pay a non-refundable $125 (didn't even tell me why) and then a ~possibly refundable~ $250 on top of that. That's only if you leave your apartment spotless when you move out. Which, if you have a dog, is a JOKE. Out of the nearly $500 I had to pay, I received $80 back. I payed almost half my rent to have a dog stay at my apartment only to receive a 1/4 of it back? The only thing they have to offer is the audacity. I regret even renewing my lease.
