If you are not in college... go somewhere else. 1) The staff is extremely helpful and kind. Dave - the property manager - is extremely informative, easy going, and easy to talk to. I had a roommate issue early on and he was able to find me a new apartment (all to myself for the last 10 months of my lease) with no hassle to me at all. in fact, he ended up saving me money and a lot of drama. Dave is awesome. 2) The amenities are amazing: Tanning, gym, fire pits, hot tub, Grills, monthly meals, paid utilities/electric/trash etc. The only bad thing about this is that once you leave, reality hits and this is NOT real life. (Most residents have a hard time swallowing that pill.) 3) Maintenance is always respectful of privacy and 8N often gives a heads up when they may be arriving. They are pretty quick and painless when they come in so most of the time you won't even notice. Any report is handled within 24hrs. I miss my apartment every day. You are right in the Haymarket, walking distance from everything, and shuttles will help get you through those cold months. Keep in mind. Luxury housing is unrealistic but definitely worth a try. 8N is great while you are still in college.

With the amount of money they falsely charged me to move out, it would've been so much cheaper to live somewhere else. Going back to January, I woke up the day after my birthday party to my whole apartment flooding. Water was coming out of the lights, smoke alarm, ceiling. There was about an inch of water across my whole floor, and I had to throw a lot away. They did absolutely nothing about this. Now, they charged me $645 in move out charges. They claimed they had to reinstall all new carpeting because of a spot on the carpet. When I asked for proof of the replacement or any sort of receipt or document, they refused to send me anything after about 10 emails back and forth. Not only is it the most trashy apartment out of all of the options, it will also end up being the most expensive. The showers are smaller than the suites and the hot water runs out very quickly. The hallways look unfinished and they don't host many resident events compared to other places. Our washing machine was broken the whole time we were there and no one did anything after I filed so many fix it tickets I literally to hand wash stuff towards the end. If you have a choice, take my advice and choose somewhere else. I would recommend LivRed across the street.

We went to the room that he is staying in, and he showed me all 4 rooms that make up one apartment. Rooms, kitchen, and private bathrooms were all nice! We went out and barbecued at the grill area. It is a rooftop area on the third floor. Beautiful views of south areas of Lincoln from the pool/jacuzzi areas!!! I so enjoyed the jacuzzi!!! They also have ample outside seating areas and tables where we hung out more, as well as a fireplace to sit around. I love everything about this place. All looks so nice and brand new. Just off of this first visit, I would highly recommend to visit here if you can. Also, if you could live here, it would be awesome!!!

It wasn't cheap, but it was cheaper than UNL's on-campus housing. That said, the rising rent, unreliable wifi, thin walls, and especially the move-out process often made it a frustrating living experience. If I had to do it over, I'd prioritize finding a regular apartment, condo, or house instead. (And I would never again ignore Yelp reviews.) Detailed review below The Cons 1. Rising Costs - Rent started at $625/month in 2023, then jumped to $639, and finally $675 in 2026. I believe it now starts at $700 for a D4 unit with no balcony. Utilities were: - $5/month for valet trash (no trash chute; you leave provided trash cans and corrugated cardboard in the hallway to be picked up in the evening). - $60/year to use their utility billing system. - Other utilities were included unless you were a heavy user; then you would be charged extra (maybe $10-15). - Admin move-in fees (around $150) added to the upfront cost. 2. Parking - Their garage parking was ~$55/month, but spots were only available on floors 4-6. Citylight church owns the other floors, and parking on those isn't allowed. - Parking spots are assigned. - I opted to park in a university garage instead. It was about the same price at the time and more flexible for commuting to East Campus. 3. Wifi Issues The Pavlov wifi was unreliable, especially during finals and dead week. Outages could last days, and the process for adding devices to the wifi was clunky. It's not a typical provider like Allo or Spectrum, so the set-up process was a hassle whenever you needed to add a new device, and you can only have up to 10 devices. 4. Thin Walls & Noise - Sirens from the fire station were loud at first, but I got used to it. - Neighbor noise was a constant issue, especially from units above. 5. Move-Out This was my biggest frustration. The process was unprofessional and stressful: - When I challenged charges for wear and tear, they cited an invoice from their painting contractor as proof. However, their vendor's costs are not my responsibility. As a tenant, I was only accountable for damages beyond normal wear and tear, and those should be determined by the lease agreement, not their internal expenses. In the end, I paid the final charges on my bill as there was no longer any reason to engage with their willful ignorance. I am still deeply disappointed in the result and their behavior. - Emails were impersonal and unprofessional. No names were listed in the signature, so I never knew who I was communicating with, and the tone was dismissive. - I've attached a screenshot of one of their emails as an example of their unprofessionalism. In it, they dismissed the credibility of their own Resident Handbook, which is part of the signed lease. They also tried to use a previously sent email as a defense, even though it was sent after I had already turned in my keys, as I had moved out early. - There were inconsistencies in the charges. The numbers on the bill they emailed me didn't match their claims in other communications. - Some charges were dropped, but it took two days of emailing and 8 total emails, just to get them to adhere to their own lease and drop charges on documented damage from previous tenants. Tip: If this apartment complex is your only option, document everything during move-in/out and dispute improper charges immediately. They will have you take photos when you move in and upload them to their resident portal. Word of advice: keep them until you move out so you have them as proof. The Pros 1. Location & Convenience - It's walking distance to UNL's City campus, making it ideal for students who want to avoid on-campus housing. - The front desk staff were always friendly and approachable. It's usually other students working there as a part-time job. There were even occasional free food/drink events in the leasing office, which was a nice perk. 2. Amenities - The workout room was decent for a small space. The weight room was functional, though crowded, and the cardio machines were outdated and often broken despite repeated complaints. - Valet trash service was included for $5/month (no trash chute--you leave bags in the hallway). 3. Furnished Units The pre-furnished option was a plus for my situation and for other out-of-town students.

Worst of all, they exhibit a well-documented pattern of severe overcharging for move-out fees. The state of my apartment upon move-in was poor. I documented damage to much of the room. Upon move-out, they hallucinated damage and charged me for it. My attempts to dispute the charges have been met with hostile language and the same photos that lack evidence of the damages they accuse me of. Everyone I know who has rented from Academy has the same story of hallucinated damages and hostile management. I've even heard from former employees that they don't even repair or replace the damage they cite you for! The lucky ones get charged $200 for paint and cleaning. I got way worse.

Maintenance was always prompt with our requests and our problems were fixed quickly. It's kind of a loud area, lots of sirens many of the days. Having Farine + Four below us was always a wonderful treat when we wanted some coffee or a snack. The gym is very simple and small. Usually if there's more than 3 people in there at once, it feels crowded. Our apartment is very modern, very new and has wonderful amenities. The balcony we had was no wider than 1 foot, so we only had space to put plants. But other balconies were larger and could fit chairs. Bathroom storage is wonderful. Lots of drawers. Kitchen storage is really good. Plenty of space to hold all pots, pans, plates, cups and bowls. Overall, very nice and accommodating!

I repeatedly told them I was using a blow dryer and blender and begged them to come out and see how thin the walls were and see if anything could be done to fix the problem and they refused saying apartment management was a work from home job. Turns out they forgot to drywall over the top 4 feet of brickwork in the apt to the left. I was told it didn't matter if I was making normal noise and it was during the day. So I became terrified to sew which I do for a living, to have people over to socialize or do anything in my apartment lest my neighbors complain. Meanwhile when I complained my new upstairs neighbor was loud and my apartment causing leaks into my apartment every 7-10 days for months (eventually flooding my workspace) they took her side saying it was a construction issue and their hands were tied bc they can't control repair timelines. This was even after the plumber said she had to be putting 20 gallons of water on the floor and she admitted to spilling a large amount of water. The neighbor who was falsely accusing me of using industrial equipment moved. They sold the building. I've stayed in my apartment and have had no problems with neighbors or management since.
