When the firemen came to our home, there was damage to our walls, baseboards, and floors on two levels. Having had to deal with nearly a dozen different contractors for all the necessary various repairs, we know to be wary - they aren't all as honest or reliable as they may appear. After finding Loayes Painting and Contracting so highly reviewed on Angie's List, we decided to give them a call for an estimate. The man, Edwin, who came over to give the estimate was quick but thorough. He said he could have a team come out just two days later to do the work, and that it would be done in a day. My husband and I - who have heard time estimates before which always actually take two or three times longer - weren't sure if they could really do it all in one go. But we hired them! Long story short - two men from Loayes came over at 8 this morning and left at 6:30 tonight - with everything not just done, but BEAUTIFULLY and METICULOUSLY crafted. The drywall repair is excellent - you could never tell there were huge, gaping holes just yesterday! The new woodwork, insulation, and painting that they did was also pristine. We were so, so pleased with the professionalism and the product that I decided I just had to hop onto Yelp ASAP and give these guys a shout-out. Contractors can be an absolute pain, but this company was a PLEASURE to work with. And, while insurance is covering all of our costs so that is not a major concern of ours, I believe they are reasonable. We will definitely use them in the future if we need additional work for any of their areas of expertise.

Work took multiple days and communication about when & what work would be performed was clear. There was some delay due to late delivery of new window but that seemed out of their control. All work was done very neatly and cleanly. Price was quite reasonable. Highly recommended.

All of the work had to either be re-done (most) or finished. Rolando came to the house gave us a reasonable quote for the work after doing a full review of the job. I was a bit cautious because of our previous experience, and Rolando was completely understanding and answered all of my questions politely. He was a good communicator and made sure to follow-up with me whenever necessary. Their work was spot-on. The job included a lot of plumbing, electrical, tile, drywall, trim carpentry, and other types of work. Every aspect of the job was precise and well done. I was amazed by the attention to detail and the skill that Rolando and his workers applied to the job, especially the tile work and woodwork (trim carpentry). All around amazing! Most refreshing was that the only reason the price changed at all was because of a few additions/changes we decided to make after we agreed on the original price while the work was being performed. The change orders were reasonable and we never felt like we were being taken advantage of. For this reason alone I would use Ostun again in a heartbeat. Rolando and his team are talented, kind, and fair. Highly recommended!

While awaiting closing on our new house we worked with Melissa and the team at SR to determine that…read morethe changes we wanted to make (close up an open living room with French doors to create a study and take down a pony wall separating the kitchen and family rooms) were possible and they could meet us at the house right after closing to give us a proper estimate. They committed to starting the project right away so that the work would be done before we moved in several days later. As promised, once closing day came an estimator for SR was at the house within an hour of me receiving the keys and was able to take specific measurements and pictures. A couple of hours later we had a detailed quote and agreed to move forward. They said they would be there 7am the next morning. Little did I know they would show up with a small Army to make good on their promise to have the work done before we moved in. The team moved quickly and efficiently. I exchanged numbers with the foreman so that they could easily text any questions. The team was very professional - worked diligently and most importantly they took the time to explain what they were doing and gave me options and recommendations for solutions to challenges that arose. The team consisted of many specialized skills that were brought in when needed. They did an excellent job coordinating who was needed when and made sure no time was wasted. Trim specialists were brought in to tie into the existing trim in the former living room and a hardwood flooring specialist was brought in to tie into the existing floors for where the pony wall once stood. It seemed like everyone on the team enjoyed working there and with each other and they all had direct access to the owner Sam to keep him up to speed and make sure I was happy with the work. I appreciated being able to check in with Sam a couple of times and he went out of his way to make sure I was happy with the solutions his team came up with. At the end of the day the team worked long days to create a much more usable house for us and meet their promise of finishing their work by the time we moved in. Their work has transformed the house for us and had made it so much more usable. As we settle in (and save up some more $$) we can't wait to have Sam and his team at SR transform other parts of the house for us!!

We have hired SR to do many things in our house - flooring, bathroom remodeling, garage dry wall…read morerepairs, etc . Their initial quote is always competitive, however, as the work makes progress, you will find many things that were not included in the original estimate. Therefore, if you're not knowledgeable enough, your final quote might end up being much higher than the initial estimate. For example: we paid almost 10K+ to remodel one room and they left one wall unfinished because they said it was not included (we thought it was). So make sure you have all the nitty gritty details written down in your estimate to avoid confusion later. Also, their work hasn't stood the test of time. We noticed many things have started to fall apart not too long after the work was completed - example : our LVP is peeling off in low traffic areas, leakage under the shower door and under sink, multiple door hinges have already broken, the floor has uneven spots despite paying extra to flatten it, etc. The work looks nice in the beginning but after a while you'll start noticing where they made compromises to make it "affordable". In terms of communication, they are pretty responsive. We haven't had major issues with Alexa, Sam, Camilo, Dan other than occasional misalignment between everyone.
