Im special needs with ada accommodations and they stole my entire security deposit of 1790$ wont respond to communication and didnt send any sort of bill what they took it for. The place is disgusting they dont maintain they dont solve problems there no parking regulations even though youre guaranteed a parking spot in your lease unless you pay for a garage expect to have to illegally park in the neighboring townhomes. propertys disgusting in animal apartments they wait 4-5 years+ to change carpet(proof in their BBB responses) Maintnance only bandaids problems my bathroom was covered in mold because my tiles fell off and were SILICONE CAULKED back on the wall. You can hear everyone and everything so dont expect to sleep or watch tv ever due to lack of updating you can literally feel the broken floor boards through the carpet there was dog food across the floor when we moved in so they dont even get cleaned. I witnessed one of the women who works here be very dismissive and not helpful at all to a gentleman who had a hard time understanding her from not a language barrier but him having a heavier accent and asking her questions. I have been living in Cleveland for 10 years this is by far the worst experience I've ever had. May I received my electricity bill $392 of course this considered very very high, so I called electricity company and they assured me that there is nothing wrong from their end. I called the leasing office and I spoke to the manager her name is Marizela Williamson about something wrong with the AC thermostat or unit, so what she did she send a maintenance guy to clean the filter in the apartment. Couple days goes by and I still having the same issue the apartment does not get cold and the AC is trying to do its job so it works 24 seven, so I called Marizela the manager and she sent the maintenance guy again to the clean the filter outside of the apartment. Couple days goes by and I still have the same issue, so I called for the 3rd time and she sent the maintenance guy to clean the filter in and outside the apartment just to avoid replacing the AC unit. And just because they were delaying their process so they can avoid replacing the AC unit as I said to save money, I received my second bill $314 so of course I'm pessed off from the whole situation and how unprofessional they were I decided to email the director Nick Virovec. Nick Responded the next day telling me that the bill is very high and he's going to credit me for my bill toward my account and SAID " In speaking with the HVAC technician, the unit was ordered today and will arrive in about a week.  As soon as it arrives, he will be out to install the new unit for you." The AC unit was replaced in a month instead of a week as he said I never received another electricity bill with $266 so I assumed that they gonna cover half since they were an accurate with their time as he said it's gonna take only a week to fix. I paid my rent and I found out that I have a balance with $133 which is half the electricity bill I had the last time. I reach out to the manager Marizela and she told me that Nick said he's only gonna cover half of the $133 which is $66.5. My respond to her was don't fool me you guys gave me your word you told me it's gonna be a week and it took a month, her response was then we're not paying anything because we are not obligated to do it. Of course Nick the director manipulated his words and told me we're not obligated as well after I already paid the bill. These people are not honest and they don't have any ethical standards. So Good luck if you choose to live there and you have a any issues. They will try to save as much money as they can to not support you. If they have to replace anything they will delay as much as they can to save money and this manager Marizela some how don't reach out to Nick the director because I had to reach out to him myself. read more

Lived in Hampton House for a number of years, maintenance is poor, cleanliness is poor, loud tenants, pot smoke in halls and garage, non-residents being let in to steal packages, elevator inoperable several times a year, driveway to garage often used as a parking lot and sometimes access is blocked, and you'll be hit with every possible irrelevant fee the management company can think of. Its a shame because the layout of the building and some of the units is really nice and location is great, but the management company is horrible and this leads to problems in other areas across the board. This far outweighs the few positives. read more

The garages have never been power washed in 4 years! Large Mice issue due to holes created when digging flower beds too near the Bldg- took 1 month to get rid of! Carpet in halls filthy. Gutters fell apart after a storm and remained that way for over a month. Finally removed but not replaced in over a month. The management office is terrible, deceptive, lazy, evasive and unconcerned with the upkeep in the Bldg. Halls reek of marijuana. On site property manager that is also a tenant with high expectations for cleanliness is sorely needed. No modern updates to any suites unless you move out. read more

Moved my son in and the process was smooth, they took care of every detail. The building (north park) is in an excellent and safe location, and they maintain in sparkling clean! When we called with a concern (smelly carpet) they found out where the smell was coming from (an apartment) and took care of it. I highly recommend AZ management property. read more

Dirty common areas in my bldg; no attention to cleaning much. I think AZ makes the same person who has to prep and clean the un-rented apts also clean the common areas and with constant apt turnover, there apparently never seems to be time to do much cleaning in common areas. It seems to me that onsite mgmt is pushed into only being concerned with keeping apts rented, not condition of the bldg. The onsite maintenance guys do their best, but it seems like they aren't given much to work with...Shame, it's a neat vintage bldg but not in good shape, IMO. read more

AWEFUL!!! I looked at 2 apartments and put a $300 deposit on one of them. My credit is not great but i had a cosigner. I asked twice, if i needed the cosigner, would they have to be on the lease. Both times I was told no. 2 weeks b4 my lease ended on my apartment in michigan, and i had to move, i was informed that the apartment i had put the $300 deposit on was given to another applicant and that i needed a cosinger LISTED on the lease as a tenant. I asked to have my deposit returned to me. They sent me the money order, that was made payable to AZ Management, which i could not cash or deposit into my bank account. I called them and asked them if i could send them back the money order and have a check mailed to me ... yes, no problem ... I sent my new address, in the same envelope, with the money order. They sent it to the wrong address and i never got it. I called and asked them to issue another check and to send it to the correct address. It took 6 WEEKS!! I kept calling and getting the run around. I finally got the check today. I am a disabled retired Veteran on a fixed income. It made it difficult for me to pay my bills and buy enough food for the month. They are the most unprofessional, incompetent management company i have ever dealt with. Crystal is a liar and doesn't know what she's doing and the "owner" Ronnie is arrogant and extremely rude. Hate that I wasted 2 years with this unprofessional and money hungry company. After failing to correct a massive water leak issue in my unit and after giving my move out notice I still got left with an invoice and got threatened by Ronnie it would get sent to collections. I am writing in order to report a bed bug infestation in an apartment building in Woodmere, Ohio. The address is 3441 West Brainard Road Woodmere, Ohio 44122. The entire building is affected, and the property management company (AZ Management) is billing the tenants themselves for the repeated treatment via Terminix that has not remedied the problem. Many if not all the tenants in the building are low income. AZ Management is not allowing the tenants to move to another building unless they pay hundreds of dollars for the cost of the treatment that has not worked. None of them can pay the bill that the landlord is forcing them to pay. As a result, the landlord is not allowing anyone to move to another building and the tenants are continuing to be bitten and traumatized by the bed bugs. read more

If I could give negative stars I would. I have been living in one of their properties for a few months now and I have never been treated so poorly by any business in all my life. The first issue we had with them happened before we even signed the lease (I wish I never gave them the benefit of the doubt) when they surprised us with a mandatory "pre-leasing fee" that was never mentioned when we toured the apartment or paid the $40 non-refundable application fee and the partial deposit. At this point we were still willing to move forward hoping this was the last of our difficulties. But it only got worse. On our move in day we met with a women who was 30 minutes late to let us in, gave us the wrong keys, didn't know the answer to any of our questions and didn't bring the contracts we needed to secure our parking space (that we had already paid for). She then assigned us a parking spot that had already been paid for by another tenant. When she finally gave us a parking spot that was free, the contract was delivered with the wrong parking spot and the wrong name. We promptly notified the property manager who didn't get back to us regarding this issue for another month and it had the wrong name and spot ONCE AGAIN. This issue still has not been resolved. When we received a notice that our parking garage needed "emergency" repairs a couple days after city inspectors came by the complex (mind you, I had complained about the same issue a month prior), we were told to call the office to find out where we would be allowed to park. After getting instructions, I asked for written confirmation of the arrangement as it involved possibly having my car ticketed or towed. Our property manager balked at this request, but after I pressed I received it a day later. Because of the hesitance, I called the city to confirm the arrangement which included overnight street parking (which normally would result in a ticket) and they confirmed the arrangement verbally but did not have my license plate or car down as one of the vehicles given the privilege to park. This was peculiar to me as I had already given it to AZ Management over the phone and they assured me it was confirmed with the city. Also, our oven and stove didn't work from the day we moved in. It took a full week for them to fix the oven, only after we had to call the emergency number (several times over several hours because usually nobody answers it) because our apartment filled up with leaking gas. We also had a broken blind from the first week we moved in that took 7 weeks to replace. Today I came home to a car parked in our parking spot (who has done this several times before). The number they provided us to call is an answering service who can't do anything about it. There is no way to get in touch with the property manager after hours. There have been even more issues but it would take too long to write about it. If we weren't locked in to our lease I would move out in a second. I am appalled by their lack of basic customer service and inability to manage their properties effectively. Whatever you do DO NOT LEASE AN APARTMENT WITH AZ MANAGEMENT. read more

I wont write a lot as I am still renting here but Renters beware. This place recently bought my apt building and I have been less than satisfied. The will nickel and dime you for everything. Everything is ala carte. I am paying for all my utilities expect trash removal. They are making changes to the property without even thinking about the effects it will have on the current residents. They make threats such as if you don't report a leak timely you will be charged. they you report a leak and they never come around to fix it. The response to work requests are lousy. They take several days and weeks to respond. During that time they wont to enter your apartment whenever they feel like it. Totally unimpressed and will leave as soon as I can. Be prepared to pay unnecessary fees and ridiculous rent increases (if you're not Jewish). I implore you to ask anyone at one of their properties to explain the "pre leasing" fee. It's hysterical. Working there is even worse. The main business model used by ownership towards employees and residents is intimidation which is hilarious if you meet the guy. Showed interest for an apartment for rent and was contacted by a nice enough guy, scheduled a showing, he was late to the showing and also double booked us so another group showed up at the same time. He had them wait outside in the heat while we went in. Didn't say anything to us as we were in the apartment. Didn't ask us any questions or if we had any questions. Then asked us at the end if we wanted the application. Didn't explain what the application was or what they were looking for. We did eventually fill out the application, then was contacted by one of the administrative assistants who was very rude and told me all the ways the application was wrong and felt like I was a real bother to her, even though me and my boyfriend both paid 40 dollars EACH to apply through their organization. She was being very condescending about how my annual salary did not match up with my YTD on my pay stub because I was furloughed for 2 months due to COVID. She then texted me telling me that she "wanted the process to be done but one of my previous landlords did not contact her back". I told her I would reach out to them and she never replied to me. Two weeks later she finally told us we did not get the apartment but we could look at other ones they had for rent but by then we had already found something else as it was such a long time frame. I've heard a lot about this Company from a couple of friends who live in their older buildings. In my opinion, don't consider these people. Their attitudes seem to be that they do as little as possible with the buildings, especially the older ones, because, if they upgrade and repair too much, the buildings are no longer grandfathered from having to be upgraded and then the city will require them to replace all types of things, so their attitude, again, in my opinion, is that they feel are better off going cheaper and leaving it alone. I have friends who live in some of the "vintage" buildings this company owns. I suggest you stay away. In my opinion, they are all about money and not property quality of maintenance. It seems, and my friends have overheard from some staff talking on their breaks, that they refrain from doing upgrades to avoid having to bring older buildings up to current codes. If a "vintage" building gets certain upgrades, the grandfathered status (exempt) for meeting current building codes, for example: handicap access, are no longer in force and then they would have to update many more things. So, they just don't do anything unless they can fix it without updating. If they do anything, it seems that it is only based on things that will save them money, not improve or actually address long term problems with the buildings. Saving money is cool, but not at the expense of the condition of the buildings. People who have left the Company seem to have done so because they just keep adding buildings to their property list and don't add staff, so buildings get less and less attention because the same staff get continually stretched over more and more properties to maintain. read more
