If you…read morelive in the Edinboro/Erie/surrounding area or are looking to visit this area, I highly recommend you book a stay here for your own retreat or trip instead of a night in another chain hotel! We were looking for a 'staycation' that felt like a getaway, and that's exactly what we got! For all we knew, it felt like we had traveled hundreds of miles to a vacation destination tucked away on our own exclusive resort! Their team was great and access to the room was totally contactless. They are pet-friendly and have a # of different style cabins with varying degrees of luxury & with our cabin rental, we received free kayak/canoe rentals and also received a discount to rent a pontoon boat, which we did and would do again! P.S. you do NOT need a license to drive the boat and all life jackets (except infant) are provided! You can bring food and alc/non-alc beverages on board for everyone to enjoy, except the driver, who can still enjoy a nice mocktail. The cabins were squeaky clean and have everything you need and more, most importantly: wi-fi, TV(s), heat, and A/C! Some cabins have their own deck, picnic table, and grill, but there are MULTIPLE community fire-pits and grills scattered elsewhere throughout. Even though we did not stay in a cabin right on the water, the second row was elevated high enough to still have a lake view! BIG BONUS POINTS if you have kids, as they have a HUGE lake-side sandbox like I've never seen before and an awesome playground! Hungry? Thirsty? No problem - take a few steps and you're at the connected Sunset Grill restaurant, which has a gorgeous view and observatory, live music on some nights, and my most-favorite feature, little dining cubbies for larger groups with your OWN, personal, controllable heat lamp and fan - absolutely brilliant. (No reservations unfortunately, but they were very accommodating as we tried to seat our larger group) We will definitely be going back! We love this place! I read other reviews where they complained of the closeness of the cabins, and yes, they are very close together, but look at the map of the property layout and you'll see Cabin #21 & 22 are at the far end, offering the most privacy (these are the ones we always request.) You can see from the map if your cabin is waterfront or not, and how close the next cabin is. They did their best to insert privacy walls and landscaping trees to help with that issue. But if you are coming with a large group and want all your cabins together, the closeness is a plus, not a negative. The cabins are great! They provide towels and bedding for the main bed and bunks, but I'd recommend bringing extra blankets and your own pillows. The kitchen utensils were lacking in our cabin; we did not have a toaster, so I "toasted" the bread in a frying pan. We also didn't have a pizza cutter (I just used the butcher knife) and the bowl to mix avocados was massive with a flat bottom..LOL. I made it all work, but had I been staying longer, I probably would have asked if they had these items or went to the dollar store and bought stuff. (Or brought it from home had I realized.) SO, if you plan on cooking/preparing anything specific, maybe pack necessary kitchen items so you can accomplish your task. Also, bring your own plastic cups for kiddos, or for yourself, a plastic/insulated beverage container for walking around or boating. They only have glass (and very fragile wine glasses!) The property is lovely with concrete walking paths everywhere, 3 extra restrooms on the property, and Sunset Grille (great food and live music on the weekends). There is a kid's playground area, small sandy area, sitting spaces, fire pits, grills and picnic tables dotted all over the property. They offer non-motorized boats to all guests and we definitely take advantage of that! The kayaking is so fun! The lake is very nice once you get further from the front of the resort where it's more lillypads, algae blooms and "seaweed"... it's natural though, nothing to be grossed out about. Also, it is right off a main road, but if you pay attention to what's in front of you, not what's behind you.... you'll be happy :)

Holes in couch cushions, chunks of wall missing, hairdryer is hanging by a thread in the bathroom. Beat up furniture. The toilet ran forever. I had to take the back off the tank to hold the float up until it filled and stopped running. Not to mention that there were a lot of youth hockey team/families in the hotel. Kids playing knee hockey in the hallway and running up and down the hallway until 1am!! So much for the quiet time from 11pm to 8am! It's unfortunate that this is the ONLY place to stay for a hotel in Edinboro but I've decided it's worth the drive to Erie or South to have better accommodations. This is probably why they don't make any updates/clean because they are the only place in town and people don't have a choice.

The shower had mold around the caulking. This week I was booked through my employer again to stay due to pricing in Erie area being higher. The bed and pillow are comfortable, however the elevator was working but not properly, and this shower had mold around the caulking but also what appears to be black mold on the ceiling. Could be a very nice hotel if it was cleaner. The lobby itself is very nice minus a broken boarded window in the front. Staff is very friendly and overall it isn't a bad place. Please just clean the mold and recaulk, would make a huge difference. Also the elevator being sketchy isn't practical when people are traveling with work equipment. I would stay again, but I would feel more relaxed with a clean bathroom.

When I arrived, there was no one at the front desk, even though it was during their posted check-in hours and I had to wait 20 minutes before someone finally showed up. Then I was told they had no rooms available for me. They were able to pull up the confirmation email they had sent me, yet still insisted they had no room to honor the reservation. I was shocked and frustrated, especially since this was a major family event. To make things worse, the staff was completely unhelpful and unprofessional. Instead of trying to fix the situation, they told me to "find somewhere else to go or someone I could stay with." Because of this mess, I missed my brother's wedding rehearsal trying to find alternative accommodations. They failed to deliver on a confirmed booking and showed zero accountability. I would never recommend this hotel to anyone--especially if you're planning something important. They clearly don't care about their guests or honoring confirmed bookings.

It was the opening day of the season so we thought it might actually be the best experience. You know....rooms all freshly cleaned and checked and ready for the season. Nope. It started with check-in when credit cards could not be processed because the phone line was not working. The woman needed to write down all my credit card details so she could "keep trying." That's a little unnerving but we understood. Things happen. Then we go to our caboose (1001) and it has not been aired out - stale and beastly hot. Since no windows open, we left the door open and blasted the A/C. Then we looked at the room. Think Red Roof Inn with no remodeling since maybe 1980. Bad. But - OK - make the best of it. At least it was clean(ish). Bzzzz....bzzzzz....now what? Three wasps. Great. The desk clerk came with a swatter and a can of wasp spray. She got 1 and left the tools for us. Are we done? Nope. Next, we discovered that there was no water pressure at the bathroom sink or shower. Only a weak trickle/drip. Maintenance came pretty quickly but, after several back-and-forth trips, determined the problem could not be fixed for our stay. We had now been unpacked for a couple hours and were just about to leave for the evening. But first, we had to drag everything to a new room, 2 doors down. I guess this was actually a good thing since the 2nd caboose (1003) was marginally less shabby than the first. Marginally. After all of the issues we had, you would think we would be offered some token of compensation, some amount deducted from our bill. Nope. Not a word and, frankly, I didn't ask. We had been understanding and even cheerful throughout all the problems yet the business did not see fit to do the right thing. The biggest shame of it is that my husband, a train enthusiast, has wanted to stay at the Caboose Motel for a long time. We just never got there until we made a special point to go. Now we know and we don't need to do that ever again.

We were arriving after 9:00pm when desk was closing so they made arrangements for us to get our key which was perfect. I was impressed with how normal it looks inside and plenty of room. I know my kids would have loved this when they were little. It was a fun and unique place to stay.

The man who let us in acted as though we were inconveniencing him. I was told to make my own breakfast the next morning. Then on most of the other days (I was there several days for business), there was someone there to cook breakfast but she rudely told me that they had noticed I was in too much of a rush to eat breakfast a couple of mornings so they had decided that I wasn't "a breakfast person" and so I wasn't "on her list" and she had nothing for me. Last morning, there were a number of guests having breakfast and it looked as though there was enough food. I ask for some and was grudgingly given the tiniest slice of quiche I have ever seen. (There was more left over.) It was cold as a tomb in my room. There was a little rickety table, but it wouldn't hold my computer and papers, so I ended up working on the bed. Probably all for the best. i needed to stay in bed to keep warm. I've stayed in some pretty dodgy places, much less beautiful than this one, but never have I encountered such coldness and rudeness.

Popcorn after 3pm, cookie and iced cream at 7pm, all day coffee, a surprisingly really decent breakfast (hot and cold), a large and clean pool and jacuzzi area and a normal sized hotel gym that's clean. Some work being done currently (room and decor updates) but it's still quiet and all of the rooms seem newly updated and very clean, new, the beds and pillows are great, tons of cleaning staff employed here, honestly this hotel sets the bar high and I am thoroughly glad I stayed here

Every night at 9pm there's a free ice cream social in the breakfast area. The room was spotless and I love the bath and body works shower toiletries. The TV is a flat screen and it's a nice size. The front desk and the housekeeping staff are very friendly and will always smile and say hello or have a nice day as you pass by, a nice touch. The bed is just as comfortable as I remember and I found myself checking the tags on the bedding and pillows so I can buy them- they are very soft and cozy. I would absolutely recommend this hotel if you are in the area, and it is not too far from Conneaut lake area if that's your thing too. There's a decent selection of chain restaurants a few stores/shops to browse.

Hotel was clean and well kept. Water pressure in the shower was strong and hot water available within seconds. Amenities included an above average fitness center with dumbbells up to 50 lbs, multiple treadmills, two elliptical machines, a peloton bike, and a cable pulley tower. There was also an indoor pool and a complimentary breakfast buffet with hot and cold food options, plus light roast and dark roast coffee. If you're in a rush the staff made to-go bags for any guests to take that included a bagel with jam and peanut butter, apple, and bottled water. To my pleasant surprise they also had a nightly social 6-8 pm in the lobby with complimentary adult beverages on ice. The selection was Coors Light, Michelob Ultra, Yuengling, and multiple flavors of seltzers. I've seen this done at other higher end Hilton properties like Embassy Suites but first time seeing it at a Hampton Inn! Would definitely stay here again!

The hot tub was hot- not lukewarm. Ample parking. I enjoyed staying here.
