While I understand Kansas may not legally require disclosure of this type of event, this is something that would have materially affected my decision to rent the property had I known beforehand. Living here since becoming aware of this has caused significant discomfort and distress, especially given how recent and severe the event was. I feel this should have been disclosed as a matter of good faith and fair dealing. When reaching out to discuss either (1) an agreed early termination of the lease without penalty, or (2) a reasonable rent concession in light of this newly discovered horror I was told by one of their leasing staff Laura that they will neither release me from the lease or provide any concessions. Laura claimed the event was "highly publicized" and everyone in her office just "assumed everyone knew". Awful business without a shred of human decency. Stay FAR AWAY!!

They are very unethical in operating. I questioned these items and amount. When doing so I was then told 4 different amounts on my statement from "clerical error". I was sent photos of a few items that i doubt were even the same rental. I have never had a single issue in previous rentals and with rental agencies. I don't ever leave reviews but Prieb has been the most unethical, irresponsible, and unprofessional company. If you are reading this stay far away and advise other people as well.

Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. It is a total 180 with Ryan! He gets the job done!

Handing your money and your living situation over to this company is the worst decision you could possibly make. Shelley, the "property manager" doesn't just lack the basic skills required to manage a property; she treats the very concept of doing her job as a personal insult. Getting her to handle even the simplest, most routine task is excruciating. Ask a direct question, and she will either stonewall you completely or fire back a condescending, deeply unhelpful response that has absolutely nothing to do with what you asked. Her entire professional strategy is weaponized incompetence. Read the Google reviews, they speak for themselves. Their accounting operates on pure fiction. The second they took over management, they tried to extort me for nearly $600 in fabricated "late fees" and "missed pet rent" from half a year *before* they even managed the building. I handed them undeniable proof; bank statements and a zero-balance ledger. Shelley was too stubborn and profoundly unqualified to understand it. I literally had to force the *previous* management company to call Swift and read the ledger to them out loud like they were toddlers. Worse, they operate with a blatant, arrogant disregard for federal housing law. I have a legally documented ESA. (One that was thoroughly vetted using the their third party vendor PetScreening.) Instead of drafting a compliant waiver, which still has not occurred, Shelley tried to force me to sign a legally incoherent, contradictory "Pet Addendum" that was so botched it essentially hallucinated a second animal living with me. They do not know the difference between an ESA/Pet/Service Animal, which are all VERY DIFFERENT things! When I called out these glaring legal errors early in the morning, she intentionally ignored me until the *exact final day* I had to give notice to vacate. She deliberately held my housing hostage, running out the clock to coerce my signature on illegal, broken paperwork just so I wouldn't be forced to move in 30 days. It is absolute, predatory, SLUMLORD behavior. Also for fun, you're completely in charge of any pests, even ones that tenants cannot evaluate or remedy like termites. (the fuck?) And if you don't/can't fix it yourself? They'll hire their own exterminator to come out and charge you for it and if you don't pay? Eviction. Better hope your neighbors never get bugs or mice that make their way into your unit or you're screwed. (Send them a 14-30 notice to cure) And if you have an actual emergency? You are entirely on your own. When my AC completely died, Shelley's brilliant management strategy was to just pretend it wasn't happening. I had to bypass her entirely and CC the owner of the company, Travis, just to get someone to show up. If it were left to Shelley, me and my cat would have just been left to roast. They are maliciously negligent, they refuse to do their jobs, and they use the clock to bully tenants into signing garbage contracts. Protect your peace, protect your rights, and rent literally anywhere else. SEE BELOW - The redacted pet addendum for my ESA. They tried to force me into filling in the "Pet 1"section but I refused and just put ESA under every category. Also their disgusting pest addendum, I guess they forgot about the landlords duty and implied warranty of habitability.

Of great concern to remote landlords is financial integrity, and in this area, Travis Swift and his company excel. They have a comprehensive cloud-based accounting system which we reconcile regularly for banking and tax purposes. We have never encountered a situation or question which was not ultimately due to some error or misunderstanding on our side. Their recordkeeping is detailed, meticulous, and impeccable over the three-plus years they have managed our properties. Shelley Taylor is a property manager extraordinaire with decades of property management experience, and the wisdom that accompanies a long career. Shelley is our and the tenants' primary contact for screening, leasing, and maintenance activities. We have learned from our relationship to always listen carefully to Shelley's counsel. Her vast experience in the local leasing market shows clearly from her marketing savvy, knowledge of Kansas Landlord/Tenant Law, local building/safety codes, tenant screening, leasing/mgmt particulars, etc. Swift maintains a vast directory/contact list of local building and maintenance professionals. Scheduling is convenient to tenants with an online reporting system, and dispatch is always commensurate to the urgency of the situation. We have found the work to always be done competently and fairly priced to local prevailing costs.     I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.
