The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

I had some fasia rotting behind the gutters and was worried about potential additional costs. When I asked for an estimate for fasia repair (typically $ per foot) the conversation went silent. I had several other estimates that included this, so wanted to compare with A&J, but got no responses after multiple attempts. Not sure if the low estimate was given on purpose to get started and then inflate prices for actual repairs, or if it was just a language barrier. But needless to say we did not move forward and did not receive sought after services.

Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. Bill White Roofing was honest, straightforward, and saved me from unnecessary work and costs. It's so refreshing to deal with people who truly care about doing the right thing. I will absolutely be referring them to all of my neighbors and will continue to call them for any roofing needs in the future.

He came out the same day I called, got up on the roof, and showed me the old membrane along the parapet walls was peeling off, letting water in behind it. That explained the leak. Hugh was honest and easy to deal with, and answered all my questions over text. Once he saw how bad the roof was, he prioritized fitting me in earlier than usual. The job was done just 5 days after the inspection, even with a skylight that had to be special ordered. Jorge and his crew did the work. They showed up at 8:30am and worked until 7:20pm to finish in one day. Jorge was friendly and happy to answer questions, and even after such a long day they took time to inspect everything and cleaned up after themselves. They replaced the roofing, installed the new skylight, replaced the rear gutter, and removed the old barbed wire. Price was fair for the amount of work and how fast they got it done. Two weeks and some rain later, no leaks. Everything looks good, and it's a relief knowing my parents don't have to worry every time it rains. Thanks Hugh, Jorge, and the crew!
