Robert & Christy walked us through what we needed to do to prepare our rental, advised us on pricing, advertised and screened applicants for us, negotiated the rental contract and then managed the property once tenants were 'in'. They were professional, thorough and made the entire process EASY! There have been little to no issues in the 6 months I've lived here. When a minor issue comes up, Jessica Lombardo is immediately responsive and so friendly. They send a repair man over same day and take care of everything. The landscapers come bi-weekly and are friendly and efficient. I am so grateful for Blue Horizon, Rob, Jessica, and the landscapers and repair men. They even left me a care package upon move-in with popcorn, games, and a $15 gift card to a nearby restaurant! They also have 3D tours of their properties that include dimensions, which helps the moving and nesting process immensely. Highly recommend as they are the BEST!

We were without water for 2 days with no notice or updates from the property manager. Another time, our electricity got cut one random workday and when I returned home from work and realized, I called the property manager. It was still before 5pm so I called and called and no one answered. I called the electricity company and they said theres no power outage. They said the property manager scheduled to end electricity service that day even though electricity is included in the utilities the property manager covers. Property manager "emergency line" never picks up or calls back. When I confronted Sandpiper about it they offered no explanation for why they shut off our prepaid electricity service. I had to set up electricity myself even though it was supposed to be included in rent that we already paid for that month. Then I complained and they just said "its back on now." We couldn't get out of our Sandpiper rental fast enough. The properties are very poorly maintained. Windows had no screens, appliances looked 50 years old at least, laundry machine would tear up your clothes.
