He handled it all extremely well. He was professional, knowledgeable, patient, and always willing to listen to both of us. Jose kept us informed, answered our questions, and helped guide us through each step of the sale. We especially appreciated his ability to communicate with both owners and make sure we were comfortable with the decisions being made. Selling property can definitely have its stressful moments, but his patience, professionalism, and sense of calm made a big difference for us. We truly appreciate all of his hard work and would happily recommend Jose Hernandez Jr. to anyone looking for a realtor. Thank you for sticking with both of us and getting the job done!

This is my 7 or 8th time dealing with a title company for personal transactions and maybe 50-60th time when counting work related dealings so I'm somewhat aware of what they can do and how they do things. Probably the worst experience so far. I'd highly suggest going to one of their other offices or another company completely.

I AM OFFICIALLY A HOME OWNER!! Woohoo!!…read more If you own a house, than you already know how stressful the process is. BUT Tong made the process so much easier, always answering my questions and researched my concerns. Thank you Tong for your knowledge, your patience and your advice. I am super appreciative of how Tong educated me on the housing market. He was never a pushy sales agent, he showed me houses and the one thing he said, "don't look for a deal, buy a house you love" and that's what I did with Tong's help! Not only does Tong know so much about the housing market, he is personable and honest. I couldn't be more happier with my "home, sweet home" Thank you Tong and Lyon Real Estate!

My uncle Rod Bouvia, an agent of Lyon, is the reason we went here. It was a huge mistake. Our first…read moreconsideration he wanted us to complete an offer on a home we liked, because of the school district for our kid. When we found out the home was incorrectly listed online and not part of the desired district he wanted us to continue on in the hope we get in from the wait list, 3 years from now. The next home was listed at 40k above our acceptable limit. When we submitted our offer at a lower amount the seller counter was only 5k less than asking. Rod's response was to consider moving fwd but never helped us to make a counter despite knowing our max limit. Our final choice was met with all kinds of issues. The highlights involved going AWOL on our communications for 2 weeks after our offer was accepted. Not to mention we did our own counter negotiation because he suggested we dont do a home inspection and accept as-is. When the inspection time came he failed to get the inspector access and rescheduled it for 4 days later without telling us, just a few days before our acceptance deadline. By the time we recieved our inspection results we had less than 24 hours to review and accept the home, Fyi, we were out of state on vacation. Due to the lack of communication we never received enough time to follow through with additional inspections, nor advised we could request extensions. Needless to say the concerns in the inspection turned out to be large issues, like plumbing. I believe we uncovered several thousand dollars worth of issues after the fact that should have been negotiated, should we had a proper agent. To sum up, Rod's concern was his own money, as all he ever did was want us to close. He couldnt even use his own office software properly causing DOZENS of revisions. He even backed out of the deal we made, before seeing any houses, to return some of his closing funds. He lied about not agreeing to it and he was shown several emails indicating he greed. His response was to lie about a made up phone call saying my wife decided to give back the funds just days before our closing. Rod also reached out to our lendor during the closing process and made a lengthy defamatory statement about my wife. Luckily it was shared with us. It's as if Rod was trying to sabotage our loan because we didnt use his guy, who was much higher in points. Rod's boss, Gary Bradley, response was a course of several weeks worth of meetings with Rod pleading to return the money he agreed to. His boss also acknowledged several grave errors and issues with performance. However, since the closing occurred and he received his share, Lyon claims they could no longer enforce anything, other than ask he return the agreed funds. Gary has given me the impression only suing Lyon will get me what we deserve back.

The house showed beautifully with the economical stager that she uses, and the photos and videos were top-notch. We had two hard moments when the sale almost fell through, but LuAnn stayed calm and kept me informed the whole time. She helped me show off the remodel we did on the house, and she was honest with me about the market even when it was tough news. In the end, we got the house sold for market value. I would recommend LuAnn because she doesn't ever give up and the team is very efficient!

Highly recommend LuAnn for any real estate transaction in the Davis or greater Sacramento area…read more My family and I interviewed about seven agents we found through Yelp, and LuAnn stood out immediately due to her experience, track record, and the quality of her marketing and sales materials. She was knowledgeable, organized, and refreshingly not pushy -- a stark contrast to some of the other agents we spoke with. It ultimately came down to her and another agent I'd become friendly with, and LuAnn's professionalism and candor made the decision clear. We hired her to sell an inherited home in Davis that had significant sentimental value and decades of accumulated belongings. She was patient and supportive as we spent nearly three months cleaning, sorting, and conducting an estate sale. Throughout the process, she and her team -- including Anna Huang from eXp -- added tremendous value. Anna helped design and renovate the home, addressed City of Davis inspection requirements, and guided us through every repair and inspection issue that surfaced. The staging was excellent, and the video and social media marketing were outstanding, making the home shine online and attracting strong buyer interest right away. If you have any questions about LuAnn's marketing strategy and execution -- including how she helped turn a $700,000 home into a $900,000 sale -- ask her about our White Horse Davis property. LuAnn also provided a comprehensive list of inspectors, helped us resolve buyer‑side concerns, and kept the entire process on track. Most impressively, she secured a buyer and got the home into escrow within about a week of listing, even though other homes in the White Horse neighborhood had been sitting on the market for months. We achieved the pricing we wanted, felt supported the entire way, and genuinely appreciated her professionalism. I would absolutely use LuAnn again for any future real estate needs in Sacramento, Davis, or even Irvine.

Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.
