If you are considering a residential rental at 77Central on Mercer Island, first consider this short list of questions;
* Are you ok with misrepresentations of value and service as the normal business practice and don't mind things not working well, often or continually?
* Are you ok with less than responsive security measures installed, or repaired?
* Are you easily duped into paying more for utilities and don't really care that there is little or no support or relief available if needed?
* Do you suffer from post-Covid loss of smell therefore can't detect the stench of rotting garbage? How about your family, pets, or guests?
* And finally, if you don't mind sweltering in the mid-90s temps in your $2500-4000+ "premium" apartment- while there are no updates to a loss of the AC other than, "they have been called."
Then by all means give them a call...otherwise read on.
77Central is advertised as a Premium Location for apartment living on Mercer Island. According to long time residents that was certainly true, but not so much today. Today's reality is that Cushman Wakefield Property Management is responsible for the rental, support and upkeep of this building and they are failing both residents and TIAA Nuveen, the building owners in a distressing manner.
For at least the past 7 days, residents in certain zones of both Building A & B have been without AC. Temperatures have been consistently above 90 degrees during this time. Those affected only know that they "have a call" into the service organization, no info is ever offered proactively. Trevor (outgoing maintenance) said he approved Saturday overtime rates if they would get out to troubleshoot. I am not sure Trevor can approve anything since we have been waiting for replacement frig water filters for some time now. We have not seen anyone as Sunday afternoon. This is a repeat of what many experienced last year at this time during the 90+ heat wave.
The long litany of excuses and buck passing are worn out and the management have lost all credibility.
One universal issue among many residents are the dehydrated and dying trees in the court yard. There is a well-designed irrigation system installed; albeit, poorly maintained and nonfunctional. Management's reasoning for the dying off; "A leak in the irrigation system causes a leak in someone's 2d level apartment prevents them from turning on the irrigation system and has so for the past at least 2 months"...Really? That is some strange plumbing. Now they have a newer fabricated story; claiming there is no real need to water the plants because all plants and trees are to be removed due to end of life of the planter liners therefore, the whole ecosystem must be rebuilt from the ground up. They always fail to mention what year this might occur in. So, they must destroy all the vegetation in order to save it, seems to be the twisted logic around here.
Due to their high employee turnover the stories keep changing and nothing is really ever fixed. Surely, even CW management and employees can understand that seasons change, the weather is also changing for the warmer, and the need for upkeep is constant and important to the bottom line, not to mention the satisfaction of residents (they think of us as merely tenants.)
Finally, the important question to ask is - Why does it take so very long to remedy critical systems problems like the hot tub, which has been down for a year or more. Saturday, we got an emergency alert that there was a plumbing problem that affected one of the commercial rental units. And the plumber was on the way, as in right now so all water will be turned off right away from 1230-3PM except that at 429PM we get a second notice that the water will now be turned off at 9AM Monday for 1-3 hours to affect the repair. Somehow CW manages to give high priority to commercial clients, and slamming residents with unplanned immediate shutdowns and jerk us around with after the fact notices.
Commercial renters are important as anchor businesses and bring a lot of traffic to the location. Commercial property management is a core competency for CW, as opposed to residential property management (Sadly, this is us.) Based upon our collective experience living at 77Central, no one would characterize anyone at CW as having any competence with residential property management, or communication or care for that matter.
Many long time residents, up to nine years have expressed concern about the slide in quality of service and upkeep and in spite of the increasingly negative experiences with Cushman Wakefield, still believe that the apartments we rent are nice and well made, notwithstanding occasional leaks and the like. Mercer Island is a great place to live for all people and thankfully for you prospective renter, there are other nice and nicely managed and maintained rental properties on the Island from which to find your next home, think carefully and read the whole contract! read more
