If you're considering 58 Foundations, do yourself a favor and stop right now. I cannot, in good conscience, recommend this company to anyone--let alone friends or family. Their complete disregard for accountability is nothing short of infuriating. At first, things appeared to go smoothly. The workers were professional, and the workmanship seemed decent. But the illusion of competence quickly disintegrated when it came time for the building inspection. The city inspector requires a letter from the project engineer verifying that the work is safe, sound, and compliant with code. 58 Foundations flat-out refuses to provide this basic validation of their work. Why won't they stand behind their project? Are they hiding shoddy, substandard work? As a homeowner, I'm now saddled with the mess of an open permit and no resolution in sight. This is unacceptable. If a company won't back their work with a simple letter, what does that say about their integrity--or lack thereof? Didn't expect this kind of run around from a well established professional firm, save yourself the frustration and inevitable regret. Choose a company that honors their commitments and respects their customers. Once upon a time, 58 Foundations may have been reputable, but their crumbling standards are now painfully obvious. Although '58 Foundations is inept, apathetic, unreliable and unresponsive - at least they're unaccountable and lack any concern for customer care or quality work. Our experience WAS PAINFUL THROUGHOUT, first, with BDry Waterproofing's problem-plagued February, 2019 basement waterproofing system installation, then with the same clueless, inept, apathetic, unresponsive bunglers in that Washington, DC office (Woodbridge, VA; since moved to Woodford, VA, south of Fredericksburg) after they rebranded as '58 Foundations. It was frustrating, time-consuming and ending up costing MUCH MORE than the "total" $9,818 in the signed Contract - specifically, to correct MULTIPLE technical problems they caused, through no fault of ours. Problems started at installation: * The crew put the water release value (which pops-up to discharge water from the house) where it would flood the Magnolia tree down our gently sloping front lawn - despite the Contract clearly and specifically requiring that system installation NOT damage the tree. * The same losers also put THE POP-UP WATER DISCHARGE VALVE ITSELF FULLY 5" ABOVE GROUND, rather than correctly installing it flush with the lawn - a blunder SO OBVIOUS, the crew HAD TO KNOW. They just didn't care and left anyway, even after we pointed it out. * The crew also managed to SMASH A BASEMENT WINDOW FIVE FEET high on the cold February day - to earn the "INEPT HOME CONTRACTOR WE'D NEVER, EVER RECOMMEND 'STUPIDITY TRIFECTA AWARD'". This Award is now known as the "'58 Foundations' Participation Trophy". The crew chief called my wife to the basement to show her the damage. She said to just have it fixed before we freeze. Nope, said the crew chief, that's YOUR job. '58 FOUNDATIONS CAN GO TO HELL Mistakes happen, sure. But accountable, customer-centered contractors quickly act to make things right. '58 Foundations is NOT that company. We then paid them above the "total" $9,818 Contract cost to move the water line to save the Mag tree. But they botched that, too, causing ANOTHER part of our property to flood, causing a LARGE SWATCH OF MARSHLAND, plus a STANDING POND we called "Lake '58". Both quickly expanded onto our next-door neighbor's property. They weren't happy. Neither were we, having paid significantly above "total" Contract cost . . . for MORE BOTCHED WORK. People walking along our property at the street weren't happy either, after stepping into the deep, unexpected marshland. * And, not only was the whole area flooded, water was shooting up 5" OUT OF THE GROUND. The '58 tech who came out in April, 2022 concluded that their crew had caused the flooding (no kidding ??) by botching moving the water line - which we paid to have done - such as by INEXPLICABLY BURYING THE WATER DISCHARGE PIPE for reasons known but to them. The tech said . . . he'll go back to the office . . . and get a proposal to us . . . to fix the latest technical problem. Huh? What about the "'58 Warranty"?? Or "Money Back Guarantee: If We Can't Fix It, We'll Return Your Money"?? * That's just marketing nonsense, the tech said. We just want another big payday, or you can just keep the flooding, algae and mosquito breeding ground we gave you. Hey, look, there's another shoe someone left in the mud. No. The tech did promise to share his assessment back at the office - and our insisting that '58 Foundations remedy their latest technical blunder AT THEIR COST - also true. The tech added that someone from '58 Foundations will get back to us, "When pigs fly out of my (tush)". * He didn't say anything about pigs. He did promise a response "very shortly". Several months and no response later, we reached out to an engineering contractor ourselves. They professionally solved the problem: no more marshland, flooding or Lake '58. The whole area was dry again a few weeks later! * We never did hear anything back from '58 Foundations. EVER. At least they're consistent. Let them tell a judge, under oath, why they shouldn't return what we paid above "total" $9,818 system cost - specifically, to correct THEIR multiple screw-ups, including to fix the basement window, through no fault of ours. Our mistake was retaining CLOWN CAR, Inc., and it was a major mistake. We even reached out to the company owner/president in Knoxville, TN who denied any refund under their Warranty or Guarantee, stating - and this is also true - "Your system works, it discharges water from the basement". Trial will happen later in 2023 in the same Fairfax County courthouse which hosted the recent Johnny Depp - Amber Heard trial. That's appropriate. '58 Foundations is reminiscent of what Amber put in Johnny's bed. read more

Sean, Eric, the crew that completed the work and Isiah who had to come back out figure why there was water coming in the basement (no fault of theirs) and why the battery kept beeping. I just had the first yearly maintenance and I didn't even have to call and schedule it. They called me!!! The tech that came out to do the maintenance was GREAT! I would highly suggest looking elsewhere to find a solution for your home issues. Not only did this company install the piers, humidifier, and encapsulation, they have been back multiple times for service calls. Each visit they said everything looks good under the floor. These pictures were taken by a home inspector recently. Tilted piers does not "look good" to me. The last time they came they changed the filter on the humidifier. I guess I can tell that was done by the discarded one they left under the floor. They could not explain why the humidity reading under the floor did not match the one on the control in the house. They were supposed to call the company and get back with me. I haven't heard a word. As you can see, the ductwork is on the ground and there is moisture on top of the vapor barrier in areas not even close to plumbing or anything else that could cause moisture. Now my floors are sagging causing damage to my home and I have to pay to have all of this work done again. Please take the time to read the better business bureau complaints about this company as well. I'm not an expert in home construction and stability so I hire people that are supposed to be and assume they are going to be honest and trustworthy. Unfortunately, that was not the case here. They showed me brochures of what looked to be a great solution with piers going to bedrock into the ground but they gave me what you see in the pictures on this review. Did fine work BUT the final bill was more than $1000 over the initial (verbal) estimate. Even though it only showed one single amount with no details, I paid it as soon as the job was done (yes, that was foolish of me). A day or two later I thought to ask for a detailed breakdown of new equipment installed and labor. They have totally stonewalled that request 3 times now, which convinces me I grossly overpaid. If you do business with them, get a detailed written estimate up front. Do not pay them a penny until they deliver a bill with all equipment and labor charges fully broken out! This review is strictly for the finance dept - the guys that did the work in Knoxville were great. We agreed to do the work under certain terms. Unfortunately, our job ended up being much larger than originally thought - and once the work was done - those terms were no longer on the table. I don't know where the ball was dropped - but the finance dept (not local) needs some customer service training and the ability to make things right. If you don't already have your finances in order for a big "surprise" job like foundation work, make sure every "t" is crossed and "i" is dotted before they touch your property and that everything is in writing. read more

You say 58 proof and I say 100% proof liar! Their moto is 58 is on the way. This business never left the gate and lied! Now allow me to show you the100% proof. I contacted the business to get a foundation inspection. Lisa Arnold confirmed the appointment for March 18, 2024 @16:00 p.m. Kent Tysinger were to be the foundation specialist. On the day of the scheduled inspection he called me around 12:00 p.m. asking if I can move the appointment to 13:30 p.m. It had been agreed that the appointment was scheduled for 16:00 p.m. I had explained to the business during the scheduling phase that I do not conduct ANY business with unstable business transactions. Tysinger was told I could not change the time. He stated something had come up and he had been by the residents at 13:30 p.m. but was unable to make contact with me. The house surveillance cameras show otherwise. I received a later phone call from Tysinger saying he was running late for the 16:00 p.m. appointment. A prospective customer or any customer will accept that. But when you receive a phone call five minutes before the appointment time and say you are an hour out from your residents is totally inconsiderate, disrespectful, and totally unprofessional. That is exactly what the crook done. I called the business and informed them about the issue and later found out that Tysinger had written a foundation report but had never been physically to the residents. If this is the caliber type of people, the business hires you can expect to be ripped off and lied too. A professional business builds on customer concerns and their flawed weaknesses. This one did not! After they was called out for the liar actions I requested a second appointment that never occurred. Again, you say 58 proof and I say 100 proof liar. Anyone can pay their yearly advertising fee to the BBB and ask family to give them a halo rating for the public. Just because you have a BBB stamp does not mean you are honest. In fact, people hide behind black robes, tin stars, behind the bench, white collar, etc... daily for self-gain. read more

This company is the same company that owned BDry. They did a horrible job on my crawlspace 15yrs ago. The structural jacks that they put it was not done right, they are rusted and not even mounted correctly . I paid a lot of money for floor jacks, crawlspace encapsulation, ventilation system and fan(which they never installed but was paid for and a sump pump. Also sistered wood to give better support (that was a joke)I did not know that job they did was so poorly until another company had come back out and show me what wasn't done right. They send out professional sales people who know nothing about fixing foundations and doing support beams. Even after reaching out to them, of course they want to recharge me. The people they sent out were nice but not really structural engineers. Don't Trust this Company, have DCRA inspect and work you have done from other Company. I am still suffering from that mistake with BDry who is now 58 Foundations. This company will never succeed robbing customers. read more

I hired 58 Foundations to install helical piers for my foundation. Their price was very competitive and they did a great job - pretty quick and very nice crew of guys. But they did do some damage to our stone patio in the process, which was careless, but they went above and beyond to make that right, trying to fix the damage and also taking money off the bill. And they came back after all was settled to make sure their repairs were as good as possible. I was unhappy about the problem, but things happen, and these folks could not have been more responsible and responsive to deal with the issue. They are an excellent company to deal with. read more

Avoid! Avoid! Avoid! Contacted 58 Foundations due to having water occasionally sitting in my crawlspace and musty smell coming into the house. Lon Brakowitz came out and gave me a quote for an encapsulation, dehumidifier, and drainage tile at 18k. And also, a quote for just encapsulation and dehumidifier for 8K. I went with the 8k package after being told multiple times that it would keep the water below the encapsulation and stop the smell. A month later all the tape joints blew apart and water began sitting on top causing mold to start. Contacted the company and asked for a refund as they advertise based on being sold a product that clearly didn't do what I was sold on. It really felt like the sales person was just trying to get a commission off of the sale. I had multiple service techs come back out with no solution. I contacted one of their managers and I was basically told to F off because they had offered the whole package and I went with the other option. Their solution was for me to remove the bottom layer and dispose of it at my expense and install drain tile. Then they would come back and reinstall the bottom layer. I installed the drain tile and scheduled them to come out and reinstall the bottom layer. The installer said there was confusion and wasn't prepared for the job so they had to reschedule. I asked for some sort of compensation for everything I have gone through and was offered a year of free service work that was a $200 value. Why would I want that when they can't even manage to get their service work right the first time? Initial install date was 10/19/22 and as of today 8/12/23 I still don't have a complete product that I paid 8k for. I am now rescheduled for the end of August possibly September to get the bottom layer reinstalled. Also, want to mention the dehumidifier was supposed to be hung. Instead was set on milk crates from the back of the techs van. This has been the worst experience I have ever had with any company! read more

(6/4) Nathan came out to survey my basement & the exterior of my house assess my basement leak. I pointed out a few holes in the exterior right above where the water was coming through in my basement. He briefly looked at the holes then spent the remainder of the time inspecting my sump pump & French drain & showing my lengthy videos of how foundations work. He said I would need to upgrade the sump pump & French drain soon. I appreciated the information but then reiterated my concern for the leak in the back alcove. He ultimately gave me two separate quotes: one to roughcast & encapsulate the back alcove & another for the sump pump & French Drain. I signed the contract for the water proofing of the back alcove & paid the required deposit. The 58 Foundations team returned to my house towards the end of June to perform the work. What was supposed to take two days took four days. When they had finished, it didn't look like the pictures Nathan had shown me during the initial assessment. I asked where the white sheet for the encapsulation was; they said it was under the concrete pouring. I'm not the expert, so I accepted this explanation & paid the remainder of my balance. (7/10) My basement was still leaking after a heavy rain (the same amount as before). I reached out to Nathan to let him know, he said he'd have the service team reach out. 10 days later Isaiah was sent to, once again, survey my property. He had no prior knowledge of the holes in the exterior that I had told Nathan about on the first visit. When he surveyed the work performed, he said he'd never seen it done that way before & thought they'd done it wrong. He called Nathan while I was sitting next to him & asked about the missing encapsulation. Nathan told him that it had been removed from my contract...after I paid in full. Isaiah then reached out to his PM Arley who gave a different explanation. Isaiah left, but Nathan called me later to tell me that the encapsulation should have been done & that another team would be out to finish it. Arley later called me & said the encapsulation couldn't be performed. As a mea culpa, they'd remove the deck above the leak area to find any holes & seal them & do a flood test to find any other entry points for water at no cost to me. I didn't hear from anyone until 7/30 when I followed up via email. I continued to follow up until & 8/16 when they finally scheduled the work that Arley had promised. (8/24) Arley called me to say she was sick, & couldn't come to perform the water test that morning, but their regional manager, Rocky, would be there along with the techs to complete the work. Only Rocky arrived that afternoon. He didn't perform the water test & had no idea about the exterior holes. Rocky reassessed (for the 3rd time) my foundation & the work that the initial team performed. He said they could add the 20 Mil sheet, they'd just have to adhere it to the joists. I asked about the deck & flood test that Arley said were necessary. He said it would be done. I spent another week trying to get a response from someone at 58 foundations. (8/31) Two techs arrived & asked ME what the scope was. I gave them the original proposal and pointed out the exterior holes. They didn't remove the deck to identify all the holes, they only sealed the visible one. They didn't perform the flood test. They added the 20 Mil sheet, but didn't adhere it to the joists, so it sits below the ceiling. (9/23) My basement is still leaking. I sent pictures of the leak & asked them to honor their money back guarantee. Nathan replied that my French drain and sump pump were the issue (a different narrative than the one he gave me in June). They've refused to give me my money back insisting that they need to find the entry point of the water (should have been done the first visit) & said the initial scope was not the correct fix. This was 10/4. I've sent them two separate follow up emails since then, no response. They finally returned to my house 10/20 to perform the flood test, and told me that they'd found the leak, and that I wasn't quoted an incorrect scope but an incomplete scope. They offered to finish it for free because of the "headache," but still would not honor their money back guarantee. read more

Do not recommend. I had a new sump pump installed, as well as a crawlspace drainage system. At least..that was the plan. I was told that on the day of the project, I would receive a phone number to call in case anything went wrong that day. I did not receive this number the day of. The crew that completed the project were loud, singing and screaming while I was trying to work from home that day. Their website says they will install a completely closed sump pump lid, and even has a picture of it. I had them install a brand new sump pump, the pit for it, and I thought I was getting a completely closed lid. Imagine my surprise when a different company went down into my crawlspace and discovered that my old lid was still installed. My salesman had Arley from corporate call me, who told me they had to order the lid and would contact me to schedule installation. Still haven't heard back from them weeks later. I was also told beforehand that, if the crew saw anything concerning, they would stop working and notify me. I found out afterwards that I have a mold problem they did not tell me about. At the end of the project, I did not receive a walk through of the work that had been done. I need more work done on my crawlspace, and I've since contacted a different company and put a deposit down with them. I'm done. read more
