I lived at 433 Midvale for 1 year, and I absolutely loved the complex and its proximity to campus. The living room and kitchen were very spacious and comfortable for 5 people. Maintenance issues were resolved within 1-2 business days, and the staff were all extremely helpful and nice! I enjoyed the convenience of having a parking garage under the complex as street parking can be stressful. I truly enjoyed living here and would highly recommend for proximity, apartment size, and helpful staff! read more

Unfortunately I wish I had trusted the other reviews and the rating on google because our unit had bed bugs multiple times and the landlord cost shifted the payment onto the tenants with their bed bug addendum and charged the tenants $2000 per treatment even though they were likely pre-existing since we found them early into our lease. I suffer from anaphylaxis and communicated this to them but they pretty much just ignored me since there isn't really anyone holding them accountable on their side of the lease agreement and they pointed to the lease agreement that I signed before moving in to keep me stuck from ending my lease prematurely because of the conditions of the unit. I was forced to relocate as a result of the infestations since it was a life-threatening situation for me that could've got me hospitalized and I had to go through the trouble of court for a year for the landlord's negligence for violating many of my tenant rights and the tenant rights of my roommates. I ended up spending more money and time on the lease from not doing my due diligence on the building's problems. Make sure to read the other reviews because I wish I relied on them before making my decision to sign here. I moved out of here a year ago but the extent to which this place scams college students has me still trying to warn people away from here. Do not consider living here, under ANY circumstances. They will charge you extremely expensive rent for "furnished" apartments, that you sleep within touching distance of a roommate and with zero room to store even carry on luggage. The administration is so unhelpful when you have serious issues. We lived on the first floor where we had an issue with somebody repeatedly filming me and my roommates through our living room window. The managers were uncooperative with the police or with our requests to try to put a stop to this person from filming us. They refused to allow us to move out or move us to a different unit in the building, despite having several open units. You may think that it's a worthwhile expense to pay 433's rent premium so that you can avoid buying furniture, but I can assure you it is well worth it to be in a different building and spend the money to buy furniture even if it is only for a year. I very much regret not doing this. The amenities of this building are nonexistent. There is no gym or sitting area despite paying some of the highest rent in Westwood. You have to pay for the building's washing machines and dryers and they were constantly broken and smelled horrible. The building administration tries to charge you at any point possible to increase their margins. They tried to charge me an $300 for "additional bathroom cleaning" and I was able to prove this charge was bogus through a video I documented upon moving out. ALSO, my mom was visiting me with her service animal she got after my sister passed, and the building managers confronted me, her and my brother multiple times, threatening to watch the CCTV footage and fine my apartment for having a dog. It was only after my brother told them my mom's daughter passed that they finally backed off. Moving into this building was a huge mistake, and cost me thousands of dollars I would have been much happier spending elsewhere. Do yourself a favor and move into a different building that doesn't charge you extreme prices for cramped, dark living spaces and nonexistent amenities. read more

This is my second year living at Midvale and it's a great apartment complex! The maintenance team does a phenomenal and efficient job at helping with anything needing fixing in my apartment, anything from leaks to broken blinds. Apartment is very spacious and great that it comes with a bathroom and balcony for each room. I lived here my senior year at UCLA. It's amazing how I was only responsible for my own rent when I shared an apartment with 6 other roommates. The walking distance to both campus and the hill is very convenient and all my friends live around this area so it was fun to have that too. Also, when I had to find a place on my own, it was convenient to find a place that matched me up with individuals who are like-minded due to specific habits and lifestyle. This place can be grand at a first glance, but there are parties held every once in awhile so it can get loud (especially with the frats nearby) and the rent is a little pricey but it does come with convenience. This is an ideal place if you're looking for a place for yourself and it is very close to campus and the hill. I've never heard of an apartment building charging rent by the bed - they definitely pinch every penny they can from young students who don't know any better. They also charge a ton for parking and then make very little effort to keep the building secure and the garage closed - many people's cars were broken into multiple times. That being said, I'd say living here is worth it purely because of the maintenance man, Carlos. Carlos was so friendly and responsive - he'd always ask us if we needed anything fixed, and would always do it in a timely manner - we never had a problem with things being broken for too long. Not to mention he's the most helpful and kindest person ever. He'd always go out of his way to help us with things maintenance and non-maintenance related (he even helped me strap my surfboard onto my roof one time!). I have been a resident of 433 midvale for about five months now, and it has by far been my WORST apartment experience. I am genuinely surprised by positive reviews because they do not fall in line with my experience. I have lived in some terrible apartments in my life, but 433 takes the cake. I am afraid to admit that I prefer my old apartment in Stockton, CA that was repeatedly broken into and deeply infested with cockroaches and human pee. I'm not joking. The problem with 433 midvale is that it presents itself incredibly well on paper, but what they present is far from the truth. They say it is an apartment complex with caring management and clean, modern living. However, it is clear that the goal of 433 is to milk you for every dime you have, whilst simultaneously screwing you out of your happiness and sense of self. To get started, upon moving into 433, the apartment floor was CAKED with dirt to an incredibly disgusting degree. I walked around the room barefoot for 10 minutes and found my feet were so dirty that scrubbing them in the shower didn't even clean them fully. They claim they deep clean the apartments before move-in, but that is not at all true from my experience. On top of this, a significant amount of things in the apartment were broken and upon submitting work orders for them, none were fulfilled and management "lost" the work order sheet that I had filled out. For the past five months since I moved in, the stovetop output a thick black smoke every time it is turned on, and management won't fix it because they say its my fault even though it has been that way from the start. If you go with random roommates, they will be incredibly dirty apartment itself looks really good in the photos and even sometimes in person, but it turns out it is completely unlivable. There is nothing convenient about the heavy and uncomfortable furniture, the broken kitchen, and the ugly and unusable desks that are BOLTED to the wall so you can't even move them out of your way. The only redeemable quality about this place is the maintenance man, Carlos. He never fails to make me smile. That guy is awesome and incredibly diligent. Management is very nice up until you actually start your lease. They never respond to any of my calls, voicemails, or emails, and when you do get through to somebody they aren't particularly helpful. Thank god I've never had a serious problem, because I can't imagine having to deal with their poor communication then. Maintenance is the only saving grace, since they are quick and friendly. Having a furnished apartment is nice, but there literally aren't any amenities (no gym, no lounges, no pool, parking isn't included). Do not book!!! I lived there for 4 months, many questions I asked were unfortunately answered wrong and unreliable. After I informed them with several emails that they should pay me back my money for the deposit etc., I unfortunately did not get any more answers. Neither over the phone nor through numerous emails I could reach them and get an answer. Until today I have not received a dollar of my several hundred dollars back. Unfortunately, I have also noticed this on the spot from several of them. Besides, we all paid different rents (from the same rooms), for no reason. Jefferson Court is a large apartment complex with a twist. Rather than purchase an apartment in its entirety, you instead pay to rent by the bed in a shared room. Sounds good, right? Well let me break down what I've liked about living here for the past year and what has caused me to rate it so low as to help you avoid it. Positives +JCourt is very close to campus, literally a block away. It's also close to Sunset Rec and Westwood. I think it's even closer to campus than Hedrick. +It is very secure. There is a gate you have to buzz into, and a security guard most nights. The gate and apartments operate on key cards, similar to the dorms. +The apartments are large, averaging around 1500 sq ft. +The apartments are fully furnished, and have AC and heat. There is also free "high speed" internet. +No roommates aren't a problem since the contracts are by bed. They find people to live with you, removing the hassle of trying to convince your closest friends that you should all share a fridge together. Okay, now the bad stuff. Negatives -It's too mutha'uckin' expensive. This place, despite the bonuses, is horrendously overpriced, which has made subletting next to impossible. For the amount of money I pay each month ($877 in a three bedroom), I could be dwelling in my own private bedroom rather than sharing it with someone. -The parking costs too much. $125 for a tandem spot. Its underground sure, but way overpriced. -Stuff generally doesn't work. The security gate tends to malfunction often, requiring the management to leave it open. There goes the supposed safety I am paying for. -Management seems to change hands every couple months. It's evened out lately, but for awhile there was no consistency. Its any wonder rent checks weren't lost. -No cell phone reception. No one knows why, but you can't signals indoors. It is utterly irritating. -Random can be terrible. This goes without saying and most of us who have lived in a dorm can cosign such a statement. I cannot wait to be out of here. Seriously, there are cheaper places out there. Do you like management that does not do anything? THEN YOU'VE COME TO THE RIGHT PLACE! I was subletting from somebody for the summer as I had an internship in Hollywood. All of the utilities sounded nice, the original lease holder and I had cut a deal that sounded reasonable. The first day I move in, they made me sign a lot of paperwork that they never mentioned needed to be filled out to me or the person I was leasing from. Thus, I had to wait several hours to get this paperwork faxed to the places it needed to. Frustrating and stupid. My biggest grievance is how LITTLE they will actually do if you raise a complaint. Within several weeks of moving in to my apartment, I started to get small clustered bites: bed bugs. I went down to ask them to spray and check for bed bugs. For two weeks, I heard nothing as the problem got worse and worse. I returned to them to which they said they had sent somebody and they had found nothing so they did not do anything about them. At this point, I had already discovered that several apartments had had a bed bug infestation just a month or so before I moved in. Clearly these people had no idea what they were doing. I ended up having to take care of it myself and they would not reimburse me for my costs. The amount of sleep they caused me and the pure sanitation nightmare that is Jefferson Court on Midvale is horrible. I 100% recommend finding any other place. read more

Just a quick review. I agree with Diana and Tory. I do disagree with Tory's statement about security. The front gate was propped open some of the time, and the rest of the time visitors were just jumping the front gate because the buzzer was often broken. The breakdown ~ $1000 Rent +125 Parking + ~$25 Utilities Thats about $1150 per month to share a bedroom in a 2-bedroom apt (4 people total). Since living there, I have lived in an apartment just south of Santa Monica Blvd for ~$900 total and now live in culver city for about ~$910 total. The only reason you would want to live in Jefferson Court is because you want to live close to campus and don't care how much money you waste/spend. Be smart, shop around. The management treats its tenants like crap as soon as you sign the contract. Be sure to READ the contract fully. Email responses take forever and sometimes never get a reply. If you have a problem with anything your screwed. Lastly, I am looking at Tory's photo and I would like to comment on two things. People like to park their scooters in front of the front gate and it can sometimes be hard to enter the building. I'm not sure what their policy is on parking numerous vehicles so that they block the entrance because they never got back to me about that. The apartment NEVER looks like that. The lights are often burnt out and finding your wait to an upstairs apartment is annoying. read more

Don't get me wrong this apartment is nice but for how much we have to pay, we get plastic furniture, moldy ceilings, and water leaks which is fixed with a quick yearly paint job. Management is completely rude and explicitly tries to make you feel stupid by talking to you in a very negative tone (even with the new change in management). They seem nice when you first meet them but just wait till you live there for a couple of months. There are a lot of strings attached they don't mention, and by strings I mean more expenses. I definitely understand that this isn't a cheap area to live in, but it would have been nice if they just tell you all the facts straight up. The only real good thing about this place is their handyman, Carlos (this rating doesn't reflect him, he's an angel). The only reason this place is receiving a star is because of Carlos. This place was honestly the worst year of my life! I'm not even sure where to begin. Firstly, the management is TERRIBLE!! Don't be fooled, Yolanda will come off as a nice lady, but when it comes close to you moving out, they literally will try to mess you over. If you were late 1 day on paying rent they will charge you ridiculous amounts of money. They will say that touch up paint costs $500. It is seriously absurd! Be careful, DON'T BE TRICKED BY THE NO DEPOSIT! They ask for no deposit because they plan on sending the apartment to collections when you move out. They will threaten to sue you. Additionally, there was an ARMED ROBBERY IN THE BUILDING. Check university police records, there has been over 5 fights where the police had to come break them up, there have been robberies as I've mentioned, this year at least 5 cars have been broken into. I moved in there because I came from Austria and it seemed to be very uncomplicated and already furnished. Move-In went fine but that's about it. -The kitchen and my room were both dirty when I moved in because they said they would clean it when the majority of students will move in. Still had to pay full price. -Apartments are unfriendly with only a few windows and little natural light. Didn't bother me first but I noticed it when I moved into my new apartment. -Office always seems to be willing to help but I never really had the impression that they actually made an effort. For example when I moved out they wanted me to find a replacement. I found him and we went to the office. They told us what we would have to sign once we would change spaces and what dates he could move in. Two days before I moved out we came to sign the papers, then they suddenly said they couldn't let him move in because he couldn't provide enough information about his financial situation. That was two days before he was supposed to move in and they didn't say anything about that in the first meeting. -I had to wait almost 2 months until my check with my deposit arrived. Overall a good short term solution, but everyone I talked to told me that they either wanted to move out before there lease ends or after one year. 3 of the 6 people in my apartment moved out before their lease ended. read more

Great place to live depending on the unit you get. Its a little pricy but worth it especially for the included amenities like furniture, appliances, which are modern and up-to-date. I'm living in a triple with all twin beds and the room is about the size of a double. It is a bit disappointing knowing I am paying the same price for my friend's room, which is also a triple but has three full beds and a balcony.
