I lived there for three years. Despite the beauty and nuances of living in a historic building, the owner does not care about tenants. For one year I reported a leak from the ceiling in my bedroom. This month after snow, the ceiling started to peel and water dripped into my bedroom. The fire alarms go off regularly and, now if there was an actual fire alarm, tenants ignore it. Yet, the rent continues to go up. I had to move all my things, bed and clothes, into the small living room, for two weeks. I had to leave cold air running to keep the air fresh and prevent mold; I paid that electricity bill. I asked for a prorated refund. They offered a $50 gift card only to charge me more for the last utility bill before lease end. The managers onsite were great and do try to help. The owners just want to make money off of you, and would have charged me a fee for termination for this issue and yet wouldn't do anything else in turn. read more

This is a beautiful building.... with MANY MANY problems: 1. PARKING IS DIFFICULT: There's a waitlist for indoor garage spaces, so if you have a vehicle and you can't get an indoor spot right away...you have to walk a block along the DART tracks and then take an isolated elevator five floors up to a relatively deserted garage. I highly encourage anyone considering leasing to do this, as it's A LOT farther than it sounds (and not very safe feeling, especially at night) 2. INDOOR GARAGE FLOODING: For years, the indoor garage flooded so badly when it rained... we had to wear rubber boots to get to our vehicles. Not to mention, the amount of water that poured into both elevator shafts for hours at a time. I have no idea what the mold count is down there now OR what all that water pouring into elevator shafts can do, but it concerned me. 2. IT'S NOT QUIET: Loud weddings, parties and music on the roof, strangers trafficking through the hallways (3rd and 5th floor). One time the event company constructed a makeshift BAR in the hallway directly across from my door where guests could ring a bell to be served champagne... Great for the wedding guests, not so great for those of us who lived on that floor. Also a Fire hazard. 4. LEAKY CEILINGS: When the roof leaked in my storage unit and destroyed a number of items I had kept there, including a handmade, family heirloom rug with irreparable mold and water damage, I appealed to management to help pay for damage and was then informed, "That is what your renters insurance deductible is for." 5. EXTRA FEES TO USE COMMON SPACES: When new owners took over two years ago, they enacted a policy where if you have more than 4 people in one of the common spaces/lounges, you would be charged a fee. This pretty much deterred many of us from gathering as we used to for coffee and or rooftop drinks/BBQ. Common areas are also off-limits practically all day/evening when the Event company is touring the space (which is OFTEN) NONE of these fees were mentioned in the lease I signed. 6. PANDERING FOR 5 STAR REVIEWS: If you have so much as a lightbulb changed, whoever completes the job will leave a little bag of candy with a note asking for positive google reviews. 7. RENT HIKES. After receiving a notice that my rent would be jacked up 25% from what it was the year prior, I started looking at other historic buildings in the neighborhood. Much to my surprise, I found there were A LOT of gorgeous options downtown for LESS money and LESS drama so I put a deposit down on one I really liked. A few weeks later, after many of us decided NOT to renew our leases due to the aforementioned rent increases, management came back with more reasonable rates. For me, it was too little/too late. Here's the upside, the community is lovely. I've made many lifelong friends from this building... a number of which, sadly, have left already or are leaving. read more

Alexis and Ross are the best - Alexis does an amazing job managing the property and has made great improvements - the front of the building is amazing with the black carpet. We had our wedding reception here in mid-September and all I can say is WOW (is there an option for 6 stars?)!! First of all, the venue is definitely unique to Dallas in that it is has a blend of historic charm and modern amenities. My wife and I visited many different venues and while Dallas has a lot of interesting venue choices it was difficult to find not only a venue that we already hadn't been to for a wedding but also a venue that blew us away. Needless to say, once we visited the Venue with Kristin (our main contact for the Venue) we were instantly blown away by the history of the building (Bonnie and Clyde were tried and sentenced there), the restoration of the building (recently renovated in early 2012) and the flexibility in case of rain (they have 3 floors that are available to use for an event - including the roof top patio). The venue does have a preferred list of vendors as do most venues (I think the original poster has never done any research on wedding venues as every venue has their own preferred list) and we were glad to see that Food Glorious Food was on their list as we had heard great things about them from other married couples. There is however, NO minimum amount we needed to spend at this venue which was great and to top it off, we were allowed to buy our own alcohol for the event with the stipulation that you have TABC certified bartenders serving. For those of you that have had an open bar before you know how expensive it can be and this was a huge saving to us as it actually ended up being cheaper per person to drink at the venue then it was at our wedding rehearsal dinner which was at a restaurant. Another big reason that we selected this venue was the addition of a roof top patio that was amazing to say the least. We weren't originally going to have any part of our reception on the roof, but once we had the opportunity to see it completed we knew we had to include it (there are not many places in Dallas where you can have a party on a roof top in the middle of downtown). Well leading up to the day, there was a significant chance of rain and one thing I really appreciated was that Kristin was in constant communication with us and luckily our prayers were answered as we had a beautiful sunny day on our wedding day. We did have to go between floors as the other poster mentioned but considering the view from the rooftop it was a no-brainer. Yes, the elevators are not made for 20 people but there are stairs and come on...a little exercise never hurt anyone :) We were originally worried about the flow of the wedding since it required some movement, but Kristin and her co-worker Sarah kept everyone moving in the right direction and everyone was where they needed to be. Parking, well simple, if you show up to the venue you can clearly see the valet setup in front of the building which is CLEARLY marked with a black awning and a sign that reads "The Venue at 400 North Ervay". If anything I think that the responsibility lies with the wedding couple who should explain the options to self-park or valet to their guests. We had over 150+ guests and never did it feel cramped or tight or did we feel that we were running into everyone. We had a 9 piece band, photo booth and a bar on the roof and never were people crowding each other (unless they wanted to!). In the courthouse we were able to include 15 round tables that accommodated 10 people and a head table and their was room for even more. Overall, amazing...I was taken a back at how everything went and how beautiful everything (especially my bride) was at the Venue. I really love my space. It's a beautiful historic building at the heart of Downtown Dallas. Close to 3 parks, so perfect for my dog. The staff is really amazing. The Manager takes the time to get things done quickly. They come up with monthly activities that help us all get to know one another. The maintenance staff is awesome. Ross goes over and above to get things done in a timely manner. That crew works hard and I appreciate that. He even helped me with curtains and put up a chandelier! He didn't have to do that at all. I am happy there is a courtesy officer on site as well. Although this is a nice area, it's reassuring to have someone there for minor incedents I appreciate living in a space that I feel like they care for us individually and as a group. Another plus for me is it's a small community. It gives me a chance to really get familiar with the people around me. Thank you Shannon Amber and Ross for looking out for us. read more

In the past,​ I had some issues that really annoyed me with 400 North Ervay (hence, 4 stars vs. five) but I will say that Shannon and Ross have been the best thing to happen to the property since Brooke. Shannon really listens to what residents have to say and she goes ABOVE and BEYOND to help and/or make a situation right. She also values residents' input and takes it into consideration when making decisions. She and Ross bring such ​positive energy to the building. I also love how she plans regular events giving the residents an opportunity to meet other residents. I recently moved within the building and she made what is normally a nightmare very VERY smooth for me. As far as the building​ itself, LOVE IT! It would be difficult to find a building with such character, history, ​and detail. I've been in the building for over four years. One of my best decisions. read more

I've thoroughly enjoyed my time at 400 N Ervay (close to 2 years at this point). Shannon and Ross in the office really care about the property and the residents, and they work to crest a sense of community for us. Service requests are attended to quickly - but those are rare. The apartments have beautiful finishes, and each floor plan is unique so there is lots of room to be creative with your space. The building is close to several parks, a diverse selection of restaurants, and a few convenience stores. read more

I moved here in the summer of 2019. After looking at LTV tower, The butler building, the interurban building, Dallas light and power building, 1407 Lofts, the Case building, nothing really compares apple to apples to the Old Post Office building. If you appreciate true luxury, quality, and exclusivity then this is the place for you. It truly feels special coming home. Pros: personally I love details like crown molding, high base boards, original hardwood floors, paneled doors, custom cabinets, built in bookcases, wine coolers, high ceilings, floor to ceiling windows that open (rare downtown). But if your a basic betty or have minimal appreciation for these details you may not understand why these units are so much nicer than the others in the area. The apartments are so nice you really don't have to decorate much. Its a very secure building (probably because its a federal building) so there is ZERO rift raft. Its virtually impossible to just accidentally walk up to someones apartment. Before you get to a door, you have been on camera 2-4 times in great detail. With less than 75 units you know when someone isn't a resident or guest of a resident. Fort Knox had less security. Wide hallways! If you've toured dallas light and power or interurban you'll know exactly what I'm talking about. They gym was just updated with state of the art equipment. If you can ride the Train to work this location is fantastic. Walk out the front door and BAM there it is. A short walk to Main street, Elm street, and commerce street (lots of restaurants and convince stores in a short distance) Cons and observations: It ain't cheap BUT it is special. Out of the comps I listed, this was the most expensive for a smallest space. It's worth it to me, but more value (space + cost) cautious renters may shy away for this reason alone. No pool. Personally I don't care about this but if a pool is a deal breaker for you, this building was not built with the intention of residences so it is not possible. But the roof top is a BEAUTIFUL. Get a 20 dollar membership at the YMCA on Akard. It is also a wedding venue, so during the summer and fall the amenity areas are booked for large parties on the weekend. But its never so loud or unreasonable that I'd want to leave. It's funny to hear people react to how cool the building is "PEOPLE ACTUALLY LIVE HERE" is the most frequent comment. No door man, which isn't a bad thing as it raises the price. But there are areas where your guest can wait for you if they beat you home like the super comfy couches in the hall ways, roof top, or courthouses, or theater room. The construction on ervay. This is more of a city problem than a property problem but the city of dallas is practically useless when it comes to finishing projects in a timely manner. A result of this is limited parking for guest. Its best to have your guest arrive after 6pm during the week or use the public garage. Weekend is much easier. But this will be the case of any building downtown. Noise: because you can open the windows and they are original you can hear the hustle and bustle of downtown. You get used to it, but if a ambulance or fire truck is nearby you will hear it. Manager and Team: I haven't moved out yet so I can't speak to what the future holds. However I can say that Shannon (current PM) is VERY fair and communicates well. She leaves little (none) to be surprised which I appreciate. Ross: The Maintenance supervisor is great. I don't think I had a service request go longer than 1.5 days. Except the time I didn't understand my ice maker (user error). It's just him for the entire building and he's always on top of it. Amber: the face and heart of the property is super kind and welcoming, with always something insightful to say. Summary: If your looking for a one of a kind (not a cookie cutter) apartment with breathtaking features strongly consider 400 N Ervay. There is no building that is "PERFECT" but given the rich history of this place it goes nearly unmatched. The management team is A+ (if you tear up your apartment you will have to pay for it which should be a given). Many residents renew many times or only leave for life changing events like buying a house or moving for a job. read more

Still a 1 star. They robbed me when I moved out. Shannon Munstedt lied to me point blank. I just paid almost 1000 to repair hardwood floors after I lived in this place for 4 years. Get ready. I've lived at the Ervay since August and could not be more impressed with the overall care and maintenance of this funky older building. Management, including maintenance, is awesome. Having resided in 400 North Ervay for more than two years, I feel I have a very good understanding of the pros and weaknesses of living in this community. I was unaware of several important factors which people may want to consider before signing a lease: First, there is no parking on Ervay due to City construction which started in 2018 and as of 2/2020, has expanded from Ervay/Bryan to Ervay/Elm. That construction has narrowed the road to one lane. This is important for any prospective resident to understand because the entrance to the parking garage is located on Ervay, which is a one-way street. During rush hour, getting into the garage is very difficult and time consuming. Second, the building has had serious drainage issues from the parking garage such that after a hard rain, the sewer frequently becomes clogged, and raw sewage floods into the garage and even the garage elevators that lead to the residences. Last spring and summer, the garage stank for many months and the garage floor is still unclean and has a lingering odor of sewage. Third, over the last 2 and one-half years, there has been turnover in the management office to the point where I cannot keep track of the different people who sit at the desk. The front desk is frequently left empty such that if a resident requires assistance, it is consistently difficult to find assistance. Fourth, "The Venue" rents out the 3rd Floor Court room and the Roof for weddings and other events. I have been instructed to leave the tenant common area while watching the baseball playoffs, the World Series, and other events that I wanted to enjoy. Fifth, the wedding parties on the roof frequently include either a live band or a DJ who plays very loud music until 11 PM. I have been informed that i am to contact the Courtesy Police Officer who lives on the premises when this occurs, but I do not have the phone number to contact this person, and I do not reasonably believe that the Courtesy Officer will actually do anything. If I should ever be given the phone number of the Courtesy Officer, and if I have a positive experience when I report loud music playing until 11 PM, I will update this review. Sixth, the building faces Bryan Street, which is where the light rail zooms buy. The building is situated adjacent to St. Paul train station. The Train operators frequently blow their horns at all hours of the night, probably because the large contingent of homeless population stays at St. Paul Station and they frequently wander onto the train tracks. The trains have no way to get the homeless people off the tracks other than to blow their horn in a loud intimidating way in an effort to persuade the homeless population to leave the train tracks. This will wake you up if your apartment should face the St. Paul side of the building or near thereto. Seventh, the homeless population has not been shy about approaching my children, my guests, and me, for money, and even begging for access to the warm confines of the building when it is very cold. When they are told no, they sometimes become hostile. Approximately one year ago, a homeless man assaulted me in the morning at approximately 8:30 AM when I was leaving the apartment and walking to my law office. I reported it to a nearby policeman a block away who immediately went after the person. I've seen the same homeless person several times since that event and do my best to steer clear. Eighth, my girlfriend had her car broken into on a Friday evening or early Saturday morning, and her laptop for work was stolen. The police did nothing. I bought her a new laptop and we simply do not have her park along the Ervay side of the building unless it is for a very brief time. There are many great new apartments available in or near downtown. I cannot recommend signing a lease at 400 North Ervay at this time. I have had three hip surgeries and have not been in a position to manage a move but soon I suspect I will be healthy enough to move out when my lease next expires. While I have some issues with 400 North Ervay that prevent me from giving it the highest rating, I did want to take a moment to say how much Shannon, our manager, has added to the apartments since she arrived. Shannon has been unfailingly helpful and willing to listen to even the most inane questions and complaints from me. She has sponsored events for the tenants and encouraged the tenants to bring ideas for other events to her. Posts tend to focus on the negative, and certainly I have had less than positive things to say about this apartment over the five years or so i have lived here, but fairness requires that positives be acknowledged. I leased on the spot and now have lived here over 3 months and love it. I have had a few minor maintenance issues and Ross who is so professional fixed them right away!!! There is not another apartment community like it in downtown. From the finish outs of the apartment homes to the historical nature of the building, 400 Ervay is an incredible place to call home. While it may not be a high rise, the roof top area is submerged among the sky scrapers of Dallas, creating an ambiance that no one else has. read more

My husband and I had our wedding ceremony and reception at the Venue on June 23. We could not have chosen a more unique and special place for the most important day of our lives. Like lots of engaged couples, we looked at several places hoping to be able to have the ceremony and reception all in one place. I originally saw the Venue with my mom (trying not to drag my fiance' to every place) while the entire building was still under complete renovation in July 2011. Upon meeting Kristin, the Venue event planner, and seeing the spaces, I knew we had found our place. I talked with my fiance' and made another appointment to show him the following week. At the second showing, we got the ball rolling and officially booked the Venue. Throughout the next 11 months, the staff and preferred vendors we worked with went above and beyond. They answered any questions, calmed any nerves and made sure our vision for our wedding day was being met. Being the first couple to have a ceremony in the Grande Hall (post office), there were a lot of logistics to work out, but everything went off without a hitch. The day of our wedding was so smooth. Kristin and her partner worked so hard making sure we were happy and had everything we needed. We were so pleased with everything and everyone at The Venue. I would highly recommend to anyone looking to book here. You won't be disappointed! read more

I have lived at 400 North Ervay for over 5 years, and have seen the property management change 3 times and the ownership changed once. Overall these changes have not affected the high level of service and attention given to this property. Of late, Jordan has been very helpful to me on several occasions. When I have had questions, Jordan has always been able to answer my questions with honesty and reliability. It's very nice to live in a community where the leasing staff is always friendly and don't seem like you are bothering them with whatever issue you may have. I can't say enough about how wonderful The Venue at 400 North Ervay is for a wedding reception! We worked with Sarah and Kristin and they went above and beyond the call of duty to make sure everything went smoothly. Their professionalism and attention to detail is spectacular. Their attitudes are sweet and accommodating. Because of this, we were able to relax and enjoy the entire wedding day. They worked as coordinators for all the vendors and we even had the florist and caterers comment on how helpful and gracious they were to work with. It is a gorgeous venue and because of the historical aspects of the building, our guests were intrigued by all of it! Our plans were to have the dinner in the Courtroom and move upstairs to the rooftop for the dance, but it began raining early afternoon and we had to change plans. Kristin and Sarah calmly and efficiently made the necessary changes and everything was PERFECT! Beautiful setting, fantastic staff, and we could not have been more pleased! read more

My fiancé and I had a horrible experience with The Venue. My future in-laws spoke with Sarah at The Venue about booking it for a rehearsal dinner. They live outside of Dallas and wanted to put a hold on it. With in two weeks we viewed The Venue and agreed it would be a nice place for our rehearsal dinner. Sarah said that she would draw up the paper work and confirmed, again, that we had a hold on the requested date and time. Shortly after we left, we received an e-mail with the proposal; however, she said that the room was currently being held for another couple and would get back to us. This is just an unbelievably unprofessional and unacceptable way to conduct business! Especially since she denied to my fiancé that we ever had a hold on the room (we had the proof) and she never owned up to her mistake. She flat out lied and told us that she never had put a hold on the space for us! I completely understand that people are human and make mistakes, but it was the lack of professionalism in which she handled that mistake that really upsets me. Not to mention the fact that no one ever answered the phones. Not only was the communication bad, it wasn't even honest! read more
