My husband and I lived at Monaco for a little over a year. We would have resigned our lease, but we are moving out of state. I give Monaco a 5/5 for location and amenities -- beautiful, clean property. The carpets in the hallways were always clean and smelled fresh. (No fault to the apartment for rude residents letting their pets urinate in the elevators and not cleaning it up!) The units are beautiful but definitely Uptown-priced. You can get the same thing, if not nicer, in Oak Lawn for less money. However, living in Uptown is really awesome. You can walk to so many restaurants, bars, and shopping. The fact that there is only one entrance (off Carlisle Street) can be annoying but it is more desirable as it's more quiet and less chance of vagrants coming by. The Luxer Package lockers are super convenient for non-office hours package pickup. If you're an Amazon Prime member -- don't even try for delivery after hours. They almost always never deliver your packages after hours. There is always enough parking, however, I noticed they seemed to have a lot of Reserved spots unoccupied. I'm rating Monaco a 4/5 -- for the fire alarms and the elevators. Because, at one point last year, the fire alarms would go off sometimes multiple times in one week, but for a period of a few months they would go off ALL THE TIME, even in the middle of the night. It would literally jolt me awake. They seemed to have fixed that problem, though. Also, there are only two elevators, one of them being a freight elevator. Many, many times the elevators (sometimes both) have been broken and broken for hours or even days. When you live on one of the top floors like we did, with arms full of heavy groceries, this is not desirable. Hopefully, this problem has been fixed. Otherwise, we loved living at Monaco. We had a Katy Trail pool view and it was really great. I recommend living here if you enjoy Uptown living, but are looking for something more quiet and upscale than other apartments in Uptown. read more

I have lived here for over 3 years, but will be leaving when my current lease expires. My first review when I moved in was 5 stars and for the first 2.5 years, I've loved the management. The location is fantastic, with a rear entrance opening to the Katy Trail and I walk everywhere. So much within a 10 minute walk. Lately, the tenor of the building has changed. New management is disengaged, unavailable and doesn't seem to understand concerns of residents. Elevators are constantly down. The current "remodel" of the leasing elevator lasted for more than 4 weeks. The same daily update of "we have no updates" or "we are waiting on parts" desn't help. The units are in need of updates and aren't worth the current rent. Parking is a pain, about a 10 step process for guests and boot happy in the resident area. The justification is safety and access for residents, but that doesn't resonate with me. I'd leave a one star review, were it not for Mario and his assistant maintenance manager. I've never had a more helpful, responsive maintenance manager in any building I've lived in. Mario jumps on every ticket I've submitted. He is currently the redeeming character of the property. Bottom line, I've found newer/more updated units in the same area for about the same rent. Sorry to have to write a 2-star review after having had a great early experience. Would not recommend the property at this point. Update the apartments, FIX the elevators rather than just repair when they break, and get back to the resident-centered management. read more

I have lived in this building for 4 years. Don't let the location fool you. This building is full of perpetual problems and is very poorly built. Elevator has been down for weeks. Key fob system down for weeks. Water heater out every month or two. Management company has so much turnover so they are never helpful. Only positive are the two maintenance guys who have been at the property for awhile. Units are out dated original to 2012 and the rent only ever going up. Luckily there are many better options within 1 mile. read more

I have lived at Monaco for about 6 months now and I have to say the apt building is relatively quiet and the maintenance staff is great. BUT if you are looking to move here be aware the elevators are consistently down. Thankfully i live on a lower floor which is not a huge deal to go up/down the stairs but with groceries it is a pain. I think the elevators have been more not working than working since moving in. I also saw this broken window pane near the parking garage entrance, I hope it was not someone trying to break in, but who really knows. Anyway.. hope this review helps prospective folks trying to move in. Whatever you do.. do not rent a top floor! Since you'll be carrying groceries 5 or 6 flights of stairs consistently. read more

I lived at Monaco on the Trail for three years before feeling forced to leave due to safety concerns. The complex used to be a great place to live and peaked with Brooklyn as property manager. However, once Ruben became manager, things quickly went downhill. He works the least out of anyone and shows no compassion for residents. When I expressed my safety concerns (car break-ins, broken elevators, fires, strange non-resident men following women into their apartments etc.) he gaslit me and told me my concerns weren't real. Leticia, his supervisor is the exact same way. They don't listen to the residents and all of the residents I know are either moved out or desperately trying to leave. Also, if you have a disability please know that the elevators are regularly offline. I once had to be carried up four flights of stairs to my apartment after being discharged from the hospital from heart surgery because both elevators were broken at the same time. For the price, you are better off somewhere where resident safety is prioritized. I will say however, Mario (the maintenance man) made my experience manageable. He is the most caring/hardworking person and Monaco can benefit from having more people like him. read more

this is the WORST apartment I have ever live at. I'm so glad I'm leaving next week. here's the Reasons why: 1) the Elevator seem to be broken every 3 weeks or every months. especially if you live on the 6th floors and your car is in G3...(good luck with walking down with building temperature 100 degree). 2) Fire alarm goes off like NOTHING. It was a sunday afternoon and the fire alarm went off for about 45 minutes because the firefighter couldn't open the door so they had to get another firefight. THEN THE NEXT DAY on Monday, the fire alarm went off from 12:00AM-1:30pm. while everyone have work the next day. 3) the Garage door seem to always have issues. I have to drive super close to the gate and press my fob for about 3 minutes to finally open the gate. 4) I got locked out at door run park (behind the apt) more than 3 times so I have to walk around the apartment to get out. 5) I walked up to 3rd floors in the heat because the elevator was "broken" as well. and I GOT LOCKED OUT from the door because they set up this fob sensor thing outside of the door when the shit dont even work. so I had to called my bf and make him come get me. otherwise I would have to go back down and figure something else since is on weekend and the office is closed. by the way, all my neighborhood are complaining about robbery, to be honest. this hasn't happen to me but I wouldn't want to live in "uptown" , the rent are quite expensive and you have to pay for all these fees and all they say is "sorry". well shit can I say sorry if I pay my rent 1 day late? anyway, if you want to live in uptown. THINK ABOUT your wallet and if you're patience with the broken elevator and gates all the time. then go for it :) read more

I've lived here for a year and the biggest perk is the direct Katy Trail Access. There is a lack of community events here compared to neighboring apartments. The maintenance team here is great at responding to work orders and has never taken more than 24 hours to resolve any issue. The Leasing and Freight elevator is constantly down every few weeks taking turns; moving in/out can be a disaster if this happens or if you live on a upper floor. Based on past reviews, this has been an issue for years. If noise is an issue, I would advise not leasing a unit facing Carlisle Street. The windows are thin with bare minimal insulation. You'll constantly hear cars speeding and honking at ride shares abruptly stopping for the apartment across and wrong-way drivers not knowing where they are going since it's a one-way street. I've noticed broken windows in the stairwell door, car break-ins and a 3-car accident in the parking garage that management never notified residents about. They say there's a nightly patrol officer, but I've never seen them once while living here. read more

I moved in to Monaco last May, and I have absolutely loved living here. The price I pay is incredibly reasonable compared to other complexes in the area. The property has their own private entrance to the Katy Trail, and is in walking distance to cool places on McKinney and the Ice House. The management, M'Lise specifically, somehow knows be my name and is an angel! She is timely in all of her responses and you can tell she really cares about her residents. Maintenance has always responded incredibly fast and they are extremely friendly. My only "complaints" are that the walls are a little thin, like any complex, and the elevator stops working frequently. It's usually fixed in a day, but still can be inconvenient. Unfortunately a 1 bedroom here is a bit out of my price range, or I would 100% stay. I've loved living here and highly recommend it to anyone searching! read more

You often hear the adage that management makes a difference and, in this case, that couldn't ring more true. The team at Monaco on the Katy Trail are simply fantastic! They're responsive and go above and beyond their role. I was relocating to Dallas and looking for an apartment in the Uptown area and, while most leasing agents were nice, no one was as helpful as Laura and Greg. They were able to take me on several tours, which included units being "turned" (not just the model) to get a true feel for the residence, and even sent me a couple of pictures when I had questions about the potential view. They also don't use the same "rent calculation computers" the rest of the industry do, which meant no games and open conversations about rent. Though I was ultimately unable to make the move down (and hence, have not commented as a resident), I still wanted to share this feedback - I'm sad I won't be calling this spot home, especially given the level of service and support they provided! read more

Robberies occur regularly here. The perpetrators constantly get away with it because of inadequate video recording equipment on site. Both apartment suites and vehicles in the garage are consistently targeted. Security seems weak when compared with other apartment complexes nearby. Rent at your own risk. Management continues to claim that you are entirely responsible for your own safety and security (consider that philosophy by Management when you rent here). read more

I've lived here for 8 months, and I continue to be so glad I chose Monaco. I'm very detail oriented, and I knew what I wanted, so I visited THIRTY-SEVEN apartments before I chose Monaco. I haven't regretted the decision once. One of my Top 5 "must haves" was a great staff -- I know they can make or break your living experience. I LOVED the staff ZRS had positioned at Monaco when I started, so I was disappointed when they were all transferred over the course of the following six months. HOWEVER, much to my delight, the staff that replaced them is even better. Lawrence and James are on top of every detail. They're always warm and engaging, and they run the front office like a well oiled machine. Professional-meets-personal at its best. The location is great -- walking distance to Whole Foods and a variety of restaurants on McKinney, but far enough off the beaten path that noise isn't an issue. Plus, the Katy Trail is right out the back door, literally. The pool is relatively quiet, even during the summer months -- which is RARE for Uptown. Issues are handled quickly, and the place is always clean AND even smells good (guests frequently comment on that, so I've taken note). Grateful I chose Monaco! I have lived in the uptown area for years and have great experience with other apartments in the area. When we first moved into this place, we were excited given the great location and amenities. Unfortunately the move in experience was awful and the service from the apt complex was to say minimal at best. They had informed us the prior night that we would have the freight elevator(which was several feet from out actually apt) available and blocked off for us for certain time frame. We already had movers hired and confirmed with them the time frame. In addition we had asked for time off from work to move in. An hour before our movers arrived, we went by the place to drop off small items and lo and behold the freight elevator was broken and no one had informed us. Our movers were paid on a rate of 15min after first two hours we naturally we were upset that now we had to move in using the main elevators with all the other residents and wait for the elevators and on top Of that the elevators were about 5-7x the distance we had originally anticipated. The apt complex manager/staff could have cared less. Fine. Elevators break but we would have never been informed or notified if we had not come beforehand. That following week around 10pm on a Saturday night I was parked in the gated apt complex garage by the elevator with my hazards on trying to move a large desk that was purchased that same evening. I would like to point out that I had a resident sticker on my car with my hazards on parked by the elevator. Unfortunately I had no help and thus it took about 20-30 min to lug this furniture into elevator and then out and down hallway into the apt (I had to make several Stops) regardless I got back down to the garage and my car had been towed. As a resident in this gated parking garage a towing truck contracted by the apt complex had entered the gate with a code on a late Saturday evening and towed my car within this time frame. The apt complex staff once again took no action. read more

Moved in to live in Uptown. Great complex! The management staff are awesome, and ZRS is hands down the best apartment management company I've ever used. Everything is always in good order, and of something isn't more than ample communication is always in order. There is a roaming maintenance and cleaning staff that are here daily constantly repairing or cleaning even the most minor of items so that nothing is ever out of order. Direct Katy Trail access, walk to bars, restaurants, and Whole Foods. I have zero complaints! read more

We arranged for delivery of a new bed and sofa for move-in day from the store The Dump (never again!). Unfortunately, the store "dropped the ball" and did not have the delivery scheduled. The store finally agreed to deliver the furniture that day, though after regular office hours when the freight elevator would be closed, and therefore, there would not be a bed for the first night. Wendy from the Monaco came to our rescue. She stayed well after her scheduled hours and the office had closed. She waited with us for the truck to arrive, unlocked the gate, and allowed the furniture to be delivered on the freight elevator. Wendy really went above and beyond, and was so pleasant and kind, even though she was staying late on a Saturday night. Wendy's service and commitment were so reassuring that the Monaco was the right place to choose because she was looking out for her tenants. We want to commend her for her exemplary service. Wendy is a gem, and a great reflection of the Monaco. read more

Good place, rent is excessive due to the Katy Trail location. You must like dogs. Lots of the tenants let their dogs run wild and occasionally you will get a friendly maul from a huge dog in the elevator. Never ran into any unfriendly dogs here, but it's a bummer when you get paw prints on your dress clothes! read more
