He also let me walk the home with him and pointed out stuff along the way. So I learned a lot! We used this service on a 1975 built home in Poway, we got the home inspection, pool, and solar inspection. It was a competitive price with other places I called. Jason really knows his stuff. He gave us a very detailed report (next day) with recommendations for further trades to call during our inspection period such as sewer and mold. I'm a Realtor too so will be saving his info to add to my referral list for clients! I recommend this service he did a great job for me!

    I've never encountered a more unprofessional home inspector. From the moment he arrived--late, with…read moreno explanation--it was downhill from there. He treated the home like a construction zone. Cabinets, drawers, and closets were left wide open, the heating and cooling system was turned off without permission, and items were moved and left out of place. It looked like a tornado had swept through. After a three-hour inspection, he left the property in disarray with zero regard for cleanliness or respect. On top of that, he was rude, dismissive, and carried himself with a complete lack of professionalism. His report was full of vague, unverified claims and speculation. In several places, he stated that certain elements were "not up to code"--but failed to cite any specific code or regulation. This kind of language is not only misleading, it's irresponsible and unhelpful. If you're going to make a claim that something violates building code, it's basic professionalism to include the actual reference. If you're looking for a home inspector who is respectful, thorough, and fact-based, do not use this one. This was a disruptive, disappointing experience from start to finish.

My realtor came across The Real Estate Inspection Company through a referral in our search for a company to handle a home inspection of an investment property we were interested in acquiring. I was completely unaware of any such businesses in San Diego since we currently didn't have any properties in the market. Sadly, the ones I've used and familiar with in Los Angeles County did service outside of their region. Of course, it was always nerve-racking to deal with an unfamiliar vendor especially when there was a lot at stake. Was this inspection company the real deal with this particular estate!? QUICK BIO Since 2004, The Real Estate Inspection Company has offered comprehensive home and commercial property inspection services in addition to sewer scope inspections and environmental testing. They currently serviced San Diego, Orange County, and Riverside Counties, respectively. They used the latest technology and best technical equipment such as thermal imaging, aerial drones, cameras, and more. Each qualified technician has been trained and certified, treated their clients in an approachable personable professional manner, and took the time to educate them about the findings from the inspection. PURCHASE(S) Multi-Family Inspection ($2,035.00): With three distinct structures and five separate units on the lot, this seemed fair. I wasn't aware whether or not there was a detailed rate card or if the price was negotiable since I didn't book the service. A highly detailed and thorough digital report (a printed hard copy version was also available for an additional charge) was available less than 24 hours that highlighted various levels of defects easily color-coded by categories (i.e. "Action Item Repair" in red, "Recommendations'Safety" in orange, and "Maintenance Items" in blue) that helped prioritize needed attention. Credit Card Fee 3.75% ($76.31): I understood the reasons for this fee (it was just business), so at least I got points! Multi-Family Sewer Line Inspection + Multi-Unit Additional Sewer Line Inspection ($389.00 + $129.00): After the initial home inspection, some potential plumbing issues came up that warranted a further inspection. As of this review, the formal report was pending. Credit Card Fee 3.75% ($19.43): Again, convenience with a cost and more points! SERVICE From scheduling the appointments, payments, and communication leading up to each inspection, everything was extremely smooth. During the first inspection, we were introduced to Anna Carlson (Certified Home Inspector) and Aaron Tonnesen (Sr. Inspector). Because of the size of the property, thank goodness they sent two technicians! So not to impede their assignment, we stayed out of the way until they finished, at which they then provided us (myself, my agent, and the seller's agent) with a quick recap of their findings before they sent out the formal report. Both were true professionals, friendly as could be, and downright nice people! I was unable to meet Matt Alduenda (Certified Sewer Scope Inspector), who did the second inspection, but I hoped and suspected that things went just as well. Everything was outstanding from start to finish - thank you! PARKING (N/A) Since their business was all about coming to your location, out of courtesy you tried to have a convenient spot for them to park their vehicle. ATTIRE Totally casual, so I would normally be in a t-shirt, boardshorts, and flip-flops. OVERALL I was impressed with my first time hiring The Real Estate Inspection Company and would definitely keep them in mind if we decide to look for more investment properties in their coverage area. Their rates were on-par with other vendors I've used, the comprehensive report was like a doctor's report of the entire property, the technicians were amazing, and the communication was incredible. Now, it was a matter of how much the seller was willing to work with us based on the reports, whether repairs would be done, credits would be applied to the purchase price, or the deal falls through. And, whenever possible I liked to support small family-owned businesses (they seemed "small" enough). I found complete value based on the prices, service, and experience noted above (TOTAL paid experience was around $2,520.00 BEFORE any discounts and/or tip).     Brian P came to do an inspection I paid for at a house we were buying. We had actually had things…read moretimed where our structural guy came out first and found some rather concerning details about the house's foundation. We asked Brian to look into it further. He initially brushed the concern off. Apparently a series of cracks and a gradient in a 5 year old house isn't concerning. (He would eventually make some general comment about the sloping second floor in his report, I'm sure to CYA.). What really made Brian unprofessional was his sharing of the summary and conclusions with the listing agent! Excuse me, I am the one paying, not the listing agent. Never in my 7 years of real estate experience have I seen someone I hire give information out for free...to a separate party no less! Needless to say, this was the one and only time I used this unprofessional company for home inspections. If you're in the OC area, check out Eagle Eye Inspections. They are much more professional AND thorough (drone footage at no additional cost, for example). And most importantly, Jeff at Eagle Eye will value YOUR money and YOUR privacy. As homebuyers, we are not running a charity for listing agents, am I right? Edit: You feign gratitude, yet your response reeks of snarky sarcasm and misinformation. I am disappointed; I gave Real Estate Inspection Company feedback in the hopes it would improve its employee training, and yet you prove my point that your company is inferior in quality to competitors like Eagle Eye Inspection. Very well, here is my update to the review: First, what are you talking about the seller is entitled to the report? The inspection company has no legal grounds to share anything from the report with the seller, since the buyer paid for it. Now we know your company improperly trains all its inspectors, since you do not understand California law around inspection reports. Second, your formal response to my feedback reflects the overall attitude from the inspector as well: dismissive, arrogant, reckless. It is becoming more apparent that simple SEO and branding are your business model, not listening to the voice of the customer--everyday Americans trying to get by. Finally, I sincerely hope you address this matter and improve employee training. Yes, you have thousands of reviews, but how many of those will be earned going forward as your quality continues to decline?
