Since they say they don't set pins I am not sure if they even visited the site or if they just used aerial which is not reliable. What it boils down to is the surveyor does not want to take responsibility for their work and you wind up with something that cannot be relied upon for most purposes. It is of very limited value to most consumers , you might as well get a real survey . Real estate brokers use ILC's for their limited purposes but it is not a general purpose survey. They were not responsive to my email and phone call. My professional advice is if you are going to pay, might as well go elsewhere and pay for a real survey even if it costs a little more. In my 40 year career I have never seen anything like this.

He explained the full process of what to expect from beginning to end, as well as which survey would be needed for court. I was not aware but the survey is filed with the city and it is valid for life. You can have improvement surveys completed, but the LSP will definitively mark the property boundaries and a formal marker is placed. He was very clear about their calendar availability and upfront about their cost. They were my top choice, but due to timing, we went with a different company because they could start sooner. Due to the nature of the dispute, police involvement and a new fence pending - time was the #1 factor for our decision
