Not only that, but how much those things would cost and the name of a person to call to fix them! Very efficient! Steve brought a drone with him that he used to take pictures of our roof/chimney. He was able to show us the different parts of our roof, how they work, and what they should look like. This is a valuable tool to have as your roof is one of the most important parts of your new home. As a realtor, I am always looking to expand my list of "preferred" vendors - home inspectors, contractors, etc., and I will be adding Steve from 360 Home Inspections to my list. He is newer to the industry but his knowledge of homes is not! He was very thorough and not only pointed out the bad, but shared the good with me as well, which is much appreciated! He brought a drone to take aerial shots of the roof, chimney, gutters and property - I've never had a home inspector do that! He wears a Carbon Monoxide detector on his belt and doesn't charge for it like other home inspection companies do. When checking the boiler, he turned the heat all the way up, which is normal, but he went around the house with an infrared laser thermometer (not common) and sure enough, a few rooms weren't working. Glad he figured that out before winter arrived! He is passionate about his job and wants to educate his consumer. He explained things to me in a way that could be understood, which is so important because buyers, homeowners, etc., need to comprehend what he's talking about! His reports were easy to navigate and I like how he includes articles, DIY tips, and a range of prices for the items that need to be addressed. We used 360 Inspections when we purchased a home in Philadelphia in January 2020. Thomas was our assigned inspector and was great to work with. When scheduling, he was readily available and quickly responsive. When we arrived for the inspection, Thomas was already set-up and prepared before our scheduled time. He used a drone to thoroughly inspect the exterior & roof of our home. Inside, we started from the basement and worked our way up. He was very detailed and made sure to pause frequently to ask if we had any questions or wanted more information on the items he pointed out. He was also able to provide on-the-job estimates/types of contractors for the fixes. The inspection lasted about 90-minutes to 2 hours, and again, can't emphasize how thorough Thomas was as well as making sure we understood all the items he was highlighting. Following the inspection, we received a very detailed report that evening with photos or each area he inspected, the recommended fix, the estimated cost, and the importance of making the fix/what else it may impact. I can't imagine a better inspection. Seriously. Six stars. As a first time home buyer finding a great inspector was very important to me, and Tom at 360 was just that. To preface a little, I've done some construction, I saw lots of properties, and received great guidance from friends in contracting. I thought I had done a good job when I initially viewed the property, but Tom saw things that I had definitely missed. I had a million questions, and Tom was super patient and great at explaining every aspect of what he saw and what he was looking for. He calmed me regarding any reservations I had about certain issues, and was happy to give me all the time I needed. Tom's report was super thorough, extremely well documented, and the seller had no issues with any of the findings. Everything was turned over at a rapid pace and nothing was held up in the process. Everyone says they do not write reviews, but I genuinely do not write reviews. I had an inspection done with Wood Destroying Organisms and a Sewer Scope. As a first time home buyer, I feel very insecure in my knowledge and had little expectations. Tom and the team at 360 Inspections has set an incredibly high bar! Their professionalism is unmatched, they have state-of-art technology, are very knowledgeable, and reliable! When I got quotes from other companies, some would honestly say they may/may not be able to conduct some of the additional services. It was no issue for 360! The level of detail provided in their easy to read report goes beyond what you will get some place else, after seeing a few examples from other's inspections. He answered every single question I threw at him, and as a first-time homebuyer he alleviated any worries that I had with the home. My realtor had recommended Steve for the home inspection, and since this was my first home purchase I was super nervous at what they would find and what everything would mean moving forward.
