They have managed the property now going on years and if an issue comes up I get answers pretty fast. The owners portal allows me to track any repairs and I like that they use some of the people that I have used in the past. They won't fix anything if it isn't actively causing property damage- I've had SEVERAL maintenance tickets open for well over a year each that I've had to call multiple times to pester them about that still haven't been fixed. Even things that HAVE been fixed tend to get band-aid solutions until they give out entirely (an example, the water heater had been on its last legs for a while, and got several short-term "fixes", and didn't get proper attention until it was so broken it had to be fully replaced.) While the front desk staff seem to be trying their best to be helpful, it seems like there's a really high turnover in their maintenance staff (and honestly, some of their maintenance people don't seem to be properly trained to do the things they're asking of them), which doesn't help, and frankly, it seems like this whole business is more interested in acting as a layer of insulation around the property owners to keep them from having to answer to their tenants than in providing any kind of reasonable space for people to live. TLDR, LPMG is here to make money for the landlords they work with, at basically any expense to the renters.
