Sadly, it appears we are headed to (binding) arbitration with American Home Shield (AHS), which refuses to accept responsibility for its repeated failure(s) - on three (3) separate occasions and contrary to its ("AHS Home Protection Plan") -- to dispatch ("competent") plumbers to "diagnose and repair" what was causing the "gurgling sound" and "sewer smell" coming from our kitchen sink. Potential Customers of Mr. Daniel Lopez, and his company, Drip Fix Plumbing: As people expect from all military veterans, Mr. Lopez, a former U.S. Marine -- after normal business hours, and on an "emergency basis " (on Saturday, March 28, 2026) -- "distinguished" himself, "above and beyond the call of duty," as a true "Master Plumber." Where none of the previous (incompetent) plumbers, dispatched by AHS, were able to figure out what was causing the problems with our kitchen sink, Mr. Lopez -- entirely by himself -- worked tirelessly into the evening, "trouble-shooting" everything, until he discovered that the "gurgling sound," "sewer smell," and flooding of our unit were all caused by an Air Admittance Valve (AAV) which finally failed on Saturday, March 28, 2026; causing substantial flood damage to our condo unit's flooring. Hector came out the same day and inspected all 3 toilets at my home. He advised that he could fix the issue by replacing the parts inside the running toilet, but that all the toilets are 10 years old and show signs of corrosion in the tanks. I asked him to replace the parts in all 3 toilets, which he did. I was very pleased with his response time, efficiency, and professionalism. When my washing machine caused my basement floor drain to back up, I hired Hector to clear the line. When he was done, he said he could not properly replace the wastewater pipe cleanout cap he removed to access the line. A previous repair person had attempted to seal the 3-inch screw-on cap with silicone. Hector said it might leak, but pointed out that even if it did, it was just a few feet from the floor drain. The cap did indeed leak, the very next day.   When I complained via text that sewer water was leaking, he immediately called. He said it was the fault of the previous repair person who used the wrong cap. This was a fact he failed to mention before. When I asked, he said he would email a photo of the correct cap, which he did. He said would only fix the leak for a fee.   Now, after flushing the toilet, I must pour a solution of water and disinfectant to chase the sewer water away. I have a different company coming to properly install the new cap. I have taped the cap on temporarily as you see in the photo. It still leaks. So, to recap: My wastewater pipe cap was not leaking. Hector removed the cap to perform work. He was unable to replace the cap properly. Raw waste (sewer) water is now leaking in my basement. He says it's not his fault.   Hector may be prompt and pleasant, but don't expect him to go the extra mile--not even for a sanitary issue like this one.

He also came today to replace some old, rusted piping that needed to be replaced. He was also so careful to not ruin our sink, but he did have to saw off the old drain just to get it off. In the end, Manuel did great work and super affordable. He was half the price as the more popular, well known plumbers. We will keep using him for our plumbing issues.

My wife is in Hospice care and I am 73 years old. I accepted the estimate thinking that it must be a complicated job. I also didn't want to have a parade of plumbers inspecting the problem to get multiple quotes. I also feared the pipes could burst soon, so I felt a sense of urgency. But I accepted the estimate. One hour and 15 minutes into the job, the plumber told me the job was done. I was surprised and angry. I asked him if they always charge $600 PER HOUR ( I included some travel time in the calculation).. He told me he doesn't set the prices. I called the company told them my thoughts on pricing and asked for the owner to call me as I didn't want to blindside him with a bad review. He/ she never called back. After another plumbing company first sent an ill-prepared technician and THEN no-showed for another appointment, I reached out to Brad from Excalibur based on his Yelp reviews. He came right out, assessed the problem and provided a quote. While he wasn't able to come out to do the work on the originally-proposed day, he came the following Saturday morning and had us back in business by the afternoon. In addition to the nasty nature of the problem, we don't wear shoes in the house; with both concerns in mind, Brad was very professional and fastidious in his approach to keeping the house clean and tidy.
