If you are looking at this Yelp page to consider renting in, next to, or within a multi unit Realty World building, you have a high chance of landing next to or within a party house. This company for years has been what I would make the argument to be the root cause / operator of numerous "party houses" in primarily professional adult and property owner, non student focused residential neighborhoods. Seemingly no oversight as to the reality of the actions at NUMEROUS Realty World Properties, or providing resolution to numerous complaints over the years to remediate the problems for totally reasonable complaints pertaining to code violations and illegal activity happening at their properties. Their properties on the 4000 Block of Baltimore Avenue have been a massive quality of life impact for years on residents, and at this point the root cause and responsibility of the situation one could easily construe to be Realty World Properties. Their properties for years have been locations for a large number of occurrences of code violations and illegal activity, all facts. - Far exceeding building zoning occupancy limits & fire code stipulations pertaining to occupancy in houses for large parties and events - open container law violations - extremely high probability of under age drinking in clear public view - noise violations (before and after 9pm per the city code) - fireworks activity - large music systems on the front porches of their properties. - and more. With these points above happening routinely over a period of years, one could easily make the argument that Realty World is absolutely a "nuisance / problem Landlord". They make far above market rates in residential neighborhoods by renting to large groups of college kids, who routinely throw massive parties, multiple nights a week for years. Realty World clearly does not instruct their tenants about neighborhood disturbances, and as a large property management company to many neighbors seems to clearly only cares about making as much money as possible. Northing wrong with renting to college kids, but there are many solutions to the complaints given to Realty World Properties over the years with no resolution or seemingly care to do anything about it from this management company. At the same time many of their properties are eyesores, and they seemingly also skimp on at least exterior maintenance (and if so likely interior) to "MAXIMIZE ROI" even further. Their management operations and impact to the surrounding neighborhoods is truly sad and shameful

No lead testing, old apartments that haven't been updated or cared for in decades, and overall bad management. I had to fight with them in small claims court to get my whole security deposit back - they know it's a huge pain to do that and will not give you any justification for deducting money from the deposit, even though they're legally required to. The office staff didn't dispatch anyone for a MOLD PROBLEM for months after I notified them, and I even followed up multiple times. Their answer was "it's busy here with the new tenants coming, you'll have to wait." UNSAFE CONDITIONS and terrible management.

We're first-time home buyers, so it was helpful that Corwin was incredibly detailed and walked us through every step of the inspection. He explained the items that he would be marking as marginal and shared what he thought the estimated cost of repair would be. We also asked him at the last minute to scope the old sewer line and he was able to fulfill that request with no problem. The inspection report has tons of pictures and notes, and left me feeling prepared to negotiate with the sellers. This is small, but I also loved that Corwin brought an extra pair of shoes to wear in the house so he didn't get the floors dirty after inspecting outside the house. Very considerate! Would definitely hire him again.

Please take my warning and please find another company to do your inspection and save yourself the headache of incompetience and $$$$$ of issues you will have with your home after you move in. I hired Core Inspections back in January for a home inspection for a home I was buying as my first home. I was confident because the reviews were high, but I can tell once working with them that this company is full of it. During my inspection I was supposed to get a sewer scope done. A seperate person was supposed to come out the same day I was present for my inspection to do the sewer scope and they were extrememly late, they came after the general inspector and I left so they were not instructed on where to do the sewer inspection. After, Core Inspections told me I couldn't get the sewer scope done well into my inspection period because they said there was no access, when my realor and the general inspector from core inspections said there was an access point. Problem #1. Problem #2: My incompetient inspector missed so many obvious issues during my inspection. The fridge wasn't cooling and it was missed. A drain pipe was rusted and unusable and spray painted silver, and once I moved in and used the dishwasher, the basement sounded like a waterfall because the drain pipe was completely shot, large hole and clearly covered to show there was an issue. Problem #3: My inspector did a general inspection on the roof, and since it was snowing heavy, he VERBALLY told be someone would come out and finish the roof inspection when snow cleared, when I follow up now, the company is telling me that isn't protocol??? Now, I am out of a full roof inspection when I wasn't even the one who mentioned someone coming back to finish, the inspector did. Problem #4: My inspector missed that the bathroom in the home I purchased has mold/water damage behind it, so when I got a grouting/caulking company to come restore my 1950's bathroom, I was told the bathroom needed to be completely gutted because trying to restore the caulking would result in the tiles falling off due to water damage. I've reached out to the company to discuss the things missed and I received no resolution and a passive agressive, rude, and dismissive "higher up" person telling me there is nothing that can be done. And telling me that their inspector telling me that someone coming back out to finish the roof inspection was not in protocol so the promise of a more detailed roof inspection should have never be told to me. Also, all these things happened after while being on site, I asked the inspector to throughly explain the inspection results to me, and when I was asking my questions, he cut me off and told me "Stop worrying, this house is solid, I don't see any issues". I, as a first time home buyer was trusting in Core Inspections to give me a quality inspection on my home and once I moved it I got hit with issue after issue costing me thousands, only for when I follow up to be left with no solution and funky attitude from supervisors/higher ups. You also have to sign up for a 30 day warranty on appliances and if you don't sign up on their email, they will claim no responsibility if appliances break on you in the first 30 days of you moving in, even though I had no idea I was offered this. Basically, if they inspect your house, you move in and you run into immediate issues, Core Inspections is going to give you attitude and no compensation. Their inspection was $1k as well. If you are still not swayed by my review, and you decide to pick Core Inspections for your home purchase, and you get assigned Patrick for your inspection, just know you are going into your new house with a bunch of issues. I hope this review helps people who work hard for their money, try to make big financial decisions like purchase a home, NOT to get burned by a poor home inspection.

This review reflects my experience and is shared in good faith to help future tenants. HVAC Renovation & Noise A major HVAC project began several months after I moved in. While technically noted in lease documents, it wasn't discussed during the tour. The work involved frequent in-unit visits and loud construction lasting about two months. I wouldn't have agreed to this lease had I known the scope. After persistence, the property manager relayed my request for rent relief to the owner, who ultimately approved two months' rent reduction. I appreciated the outcome, but it took multiple follow-ups. Plumbing & Maintenance Maintenance staff were responsive and kind. However, I dealt with recurring plumbing issues in the sink and shower. The default fix was plunging, which didn't help long-term. I asked for a plumber to snake the pipes, but that step was never taken. The sink had high water pressure and backed up frequently, likely due to poor drainage design. Pest Concerns Despite keeping the apartment clean, I encountered an ongoing roach problem. Most were found dead, indicating partial effectiveness of building-wide extermination. A building engineer found a leak behind the shower (fixed) and recommended replacing the kitchen cabinetry to seal pest entry points. Allan Domb's team brought in a second contractor who disagreed, and the cabinetry was not replaced. The owner expressed frustration over recent repair costs. While management encouraged continued reporting, I experienced a family emergency and was away from the unit much of the final nine months. On return visits, I continued to find dead roaches, and I no longer had the bandwidth to escalate further. The Unit The hardwood floors were charming but warped in the summer. Fans are available upon request. The fridge lacked a shelf above the crisper and often froze food on the top shelf despite adjustments. There's no dishwasher, but rent reflected that. The best features were the natural light and beautiful sunset views. Building & Staff Hopkinson House is well-located, secure, and home to mostly quiet residents. The rooftop pool and proximity to Center City are major pluses. The concierge and maintenance staff were truly exceptional--professional, kind, and warm. I felt genuinely cared for during my time there. Final Thoughts Allan Domb Properties has a mixed reputation based on tenant conversations. Some shared frustrations with responsiveness and Mr. Domb's ownership footprint in the building. I can't independently verify those claims but include them for context. A staff member also spoke highly of Mr. Domb's generosity, so the picture is nuanced. This review isn't meant to discourage anyone from renting at Hopkinson House. The location and community have a lot to offer. But renters deserve transparency. I hope this helps others make a well-informed decision based on real experience, not just marketing.

    I am currently in the process of signing a lease through and with ADRE…read more So far they have been helpful and prompt in showing me around units and detailing me different rental options. What was unexpected was in the lease agreement I'll be paying rent and requesting maintenance from ADRE instead of via the landlord. That said, so far everything has gone smoothly from their end. Hope my stay during the entire duration is as pleasant as it has been so far. I'll update this review if things change after I've signed the lease. EDIT: The owner approved all my information however rejected the lease provided to me by ADRE. I don't know why I'm not talking with the landlord at this stage instead of a two-day turnover for discussion via the intermediary. Hopefully it works out but so far updating this rating to 3-star for now. CONCLUSION EDIT2: Given my previous lease failure with ADRE I looked at another studio with them however I decided to move forward with another apartment complex where I worked directly with management to sign an immediate lease. ADRE was slow to give me my check deposit (6 days) and would have been longer if I wasn't sending email reminders and escalation, but ultimately nothing bad happened and it all worked out.

I am currently a tenant to a…read morelandlord that is using Prosperity Management, and as much as I like to see my landlord get ripped off because they are a slumlord I can't help but notice that Prosperity just skims money off the top that I give them and then they pay my landlord out. They regularly try to sneak charges in on my account hoping that I won't notice and will just blindly pay. I have to pay a service fee to process the payment every month (not even sure what needs to be processed?) and it doesn't matter when I actually pay it they automatically give me a late fee. Last winter my heat went out during a cold snap and one of the property managers insisted I pay the full month rent even though the building went without heat for almost 3 weeks. I know my rights as a tenant and payed an amount that was pro-rated, but they are like the slumlords who scam the slumlords. KUDOS! Know your rights as a tenant and definitely know that Prosperity is truly a trash company and will more than likely end up getting subpoenaed by a grand jury for fraud at some point. Don't get mixed up with scum like them!
