I have lived in this community through several different owners, and I can honestly say the current ownership has been the most responsive and attentive. Maintenance issues are addressed within a reasonable timeframe, and communication has always been professional and consistent. I find some of the negative reviews surprising, as it's important to understand that this is a mobile home community. If you own your home, you have certain responsibilities to maintain your property and follow community guidelines. The management does their part to keep the community well maintained and safe. The homes that have been vacant for as long as I can remember have been painted, cleaned up and rehabbed which is so nice to see after all these years. This has been an affordable and safe place for me to raise my children. Communication is handled through the portal since they manage multiple locations, but I have always received timely responses. During difficult financial times, they worked with me on payment arrangements so I didn't lose my home and even provided a list of resources that could offer assistance. I see the negative reviews but that has not been my experience. Ive had my home for over 10 years. Once 3 Hill Mgmt took over I was skeptical but I quickly noticed improvements to the park. Neighbors homes finally got power washed and pot holes got filled. I even was caught inbetween jobs and they worked out a payment plan to keep me in my home. Forever grateful!! read more

I've rented one of the properties managed by 3Hillmgmt for almost two years now, and my experience has been very positive. During that time, I've only needed to submit one maintenance request--for a running toilet. They were extremely responsive and had a plumber out within 24 hours to resolve the issue. I moved into my current mobile home in 2020, and within a couple months, my rent was increased, then a month or so after, the MHP was sold and 3HillMgmt assumed the property, and my rent was increased once again, and EVERY year since...my rent is now MORE than double from when I first moved in. In PA, mobile home residents are "protected" by the state attorney general, under HB 2212, which outlines the responsibilities of the property owner and residents within the park(s). To this current date, the MHP has failed in ALL aspects to adhere to the residents "RIGHTS". NOTHING has been followed according the PA LAW. Also, a supposed lease is issued to all residents (at the time of lease or purchase, which 3HillMgmt violates in a continuous blatant slap into the faces of residents). Restrictions of type of pets permitted is disregarded, maintenance to roadways is hazardous in the winter months, failure to monitor poor upkeep of property by residents slacks unless a resident complains too many times for something to be done, stray animals roam and reproduce at an alarming rate within the park (mgmt states it's not their responsibility to capture any such animals), restrictions on vehicle maintenance on any property is supposedly prohibited (LMFAO), people drive at an alarming speed on the park roads (yes, there are speed "bumps"...they do not deter anyone), but then again, there are NO POSTED SPEED LIMIT SIGNS ANYWHERE, so, until a child or family pet is murdered, nothing will be done. I am not happy living where I am living, and feel I made a terrible decision moving into this MHP. read more

We moved into one of their parks only to discover: * Live electrical wires dangling over our home for weeks. We were told to "just wait it out" -- while the power company threatened shutoff due to the hazard. * No water for days, repeatedly, with vague excuses or silence. We were expected to just open our faucets and "wait for it to work itself out." Spoiler: it didn't. * Attempts to charge other tenants for infrastructure failures located outside the home -- including busted lines, faulty meters, and collapsed systems they are legally responsible for. * Zero communication, even after escalating through multiple channels and warning them that we were contacting local authorities and housing advocates. * They've also tried to bully residents into performing their own lot maintenance: "You want that pothole fixed? Grab a shovel." This is more than neglect -- it borders on constructive eviction. If you have medical needs, disabilities, or even a shred of dignity, be warned: you are not safe here. There's a long history of this behavior, not just with us -- ask around. Or better yet, read the other reviews they can't scrub. Bottom line: 3 Hill Management is a masterclass in how not to run a property. Slumlord behavior? Check. Public safety violations? Check. Ghosting tenants after damage? Absolutely. This has been the absolute worst nightmare I have gotten into. The person that sold us the trailer was practically family to my boyfriend if that tells you anything. We were told the place was liveable only needed a few minor repairs. That was a complete lie. Once we fixed one thing it led to another and another and now we are $4,500 in and that is after purchasing and paying the security deposit. We also have yet to put an entire new roof on. The people all they try to do is suck more and more money out of you. I have never seen anyone come "read" my meter and every month my water bill goes up and up. We pay a lot of money for lot rent the park has huge pot holes that will destroy your car and they do nothing to make it look nice. We have no actual parking spot it's all grass so we park in mud it's simply disgusting. I wish we would have never made this decision. Every person I have talked to through text messages by the way are rude and try to force you to do what they want. If you are a push over and care in the least about your home and living environment do NOT move into any of their parks please. Horrible management company. Makes every excuse to not complete even the most basic maintenance requests. No consistency with regard to "rules" in their leases. For example, one neighbor can leave their garbage cans out by the curb for days, while the next door neighbor gets reprimanded for the same offense. Overpriced sites and properties. Most of the properties are run down and in disrepair. This is supposed to be private property but the outside traffic is very high. My boyfriend and I were looking at this trailer they were leasing to own. We scheduled a walk through and noticed that it needed a little bit of work before it was livable. There were water spots on the ceiling, mushy floor spots, mold in the washing machine room, water damage in certain areas, the place reeked of cat urine, and the roof was in need of repair. 3 HILL MANAGEMENT bought our mobile home park (built in 1970), previously owned by a nice man, and run by a real estate company that was a dream to deal with. The rent nearly tripled in less than 4 years. Everything has to be done through their website portal. No human contact, cannot reach a single person by phone, only text or e-mail. Their favorite form of harassing their tenants is to try to make them pay for the repairs to the infrastructure of this 55 year old mobile park. Water pipes burst on my lot in January 2024 (the warmest January on record, but also the rainiest). The break was on their side of the meter, but they tried to bill me for the water lost, an arbitrary amount of nearly $600.00, with no invoice, bill or verification of how they calculated the amount of the loss. Within 10 days a late fee was charged for rent, because they used my rent to pay this bill, and 10 days later I received an eviction notice. They said, without looking, that I had no heat tape or insulation on my water pipes and that caused the lines to break. ( I bought the home with insualation and heat tape. They never looked) Then they changed their minds and said it was because I didn't insulate my pit. (The pit is intentionally buried under the frost line, specifically to prevent freezing), so the pit does not need insulated. After 3 months of harassment by a member of the management team, Chris (no last name) I hired a lawyer, and filed a complaint with the Office of Inspector General. 3 Hill had a meeting with upper management and the fee's were dropped. (amazing!!!) They are now in the process of doing the same thing to my neighbor, a lady with 3 kids, and a disabled husband, charging her over $2,000.00 for a replaced meter and broken pipes (on 3 Hill's side of the meter), as well as lost water. Two other tenants in this mobile park are dealing with similar issues. Chris, the enforcer will send out threatening emails or texts, asking what the tenants intentions are, stating if payment isn't made in full, tenant will forfeit their home and all property on and within....Yet, they never file for arbitration in front of a judge....(becasue they know they will lose, and also have to pay court costs on top of it.) They also tried to slip it in the lease that we had to fill the pot holes in front of our lot, and cut down the trees if they were dead or overgrown. That lasted until their insurance company threatened to drop them unless they took care of the dead, dying or overgrown trees. Right now the pot holes in this park rival those at the Mills Mall. You would think people educated in the management of real estate would understand the responsibility for maintenance of infrastructure falls on the land owner. I don't think they are really very business savy. We can't even get a new light bulb in the alcove where the mailboxes are. read more

Rented apartment for over 4 years... reported problems any time something came up, always on time with rent. This company doesn't respond timely with questions. They don't fix anything over a certain amount of money it seems. Moved out with 30 days notice. Cleaned apartment day of moving out, they charged me 200 for cleaning and 100 to remove a couple curtains and an over toilet cabinet and a paper towel holder. Porches are rotting and falling part, they responded insurance doesn't allow us to use porches but couldn't show proof. Charged for damage done by previous tenants. They had no idea the units were furnished with stove and fridge. Charged for previous free trash and storage unit. Would give a -5 star review if I could! All they want is money read more

This place will bleed you dry. Selling trailers that have "been inspected" but have no pipes or duct work underneath, just to withhold the title until you fix it, then midway into fixing it up, they evict you because you haven't painted. The place is a literal dumpster, and the rent is far too expensive for the absolute ZERO amenities you get. It's been a year and I still haven't gotten my title despite paying CASH- FULL PRICE for my trailer. I fix something, then they make excuses to why I still need to do stuff so they don't have to give me my title. We live in this trailer park for 1 year and 3 months and the the sold the trailer park to 3 hill and it went down hill.
