Pros: Always felt safe, there are great amenities like a pool / community center / dog waste disposal stations, ample parking, leasing personnel were pleasant, rent was reasonable (and never increased in ~ two years), and moving in/out was a breeze. I also was in a recently-renovated unit and almost everything worked very well. Repairs were often being done to old building entrances, curbing, pavement, apartment front doors, etc. Great to see new management stepping up and tackling deferred maintenance. Note: I never encountered a "gangstalker culture" here which another reviewer mentioned; mostly just a number of foreigners, but everybody I encountered was right neighborly. Her circumstance is not the norm by any means. At any rate, I'd much rather live here than downtown Wilmington...
Now, the not-so-good stuff. When I signed my lease, I requested an electrical outlet be installed the bathroom (there was no outlet in the bathroom despite the fact it was recently renovated - I suspect all renovated units are the same way - so bring an extension cord). It was never installed despite following up with the office several times and being promised it would be done. More troubling was the maintenance I requested for a leak. A solid 6 months went by before anybody did anything about a water spot on my living room ceiling that grew bigger and bigger after every storm - though it was a great conversation starter, so maybe I should be thanking them. I repeatedly asked the front office to fix the roof via calls, emails, talking in person to various people, etc. Finally, during a particularly bad storm, the ceiling basically fell in and water started gushing out. Called maintenance and they magically manifested (after 6 months of fail) to help. But at least another month - maybe two - went by before anyone actually fixed the roof, and the ceiling took several visits from maintenance to patch back up; each visit was spaced about 3-4 weeks apart. When I moved out, I noticed the patched-up area had begun to look a bit wet again. Hmm...
Other problems:
- Walls and floor/ceilings are notably thin. I was blessed with great neighbors who didn't make much noise, but you could hear everything - people in the hallway, people talking downstairs in another apartment, Game of Thrones episodes where you could actually make out the words, etc.
- Heat did not work well in the winter. My second bedroom would NEVER warm up. And portable heaters aren't permitted.
- Bathroom sink faucet had low water pressure, and it took about 5 minutes for the bathroom sink water to heat up. Literally.
- Mold in the bathroom became a problem later during my stay. There's no fan in there so I had to clean its walls and the ceiling a few times. Maintenance did nothing to help out despite contacting them once a few months before leaving.
- Bathroom tub coating peeled badly over my last year. The bathroom had been renovated and a white water-resistant coating had been painted over the old tile - not the highest quality stuff. I found scraps of paint/coating on my feet after stepping out of there daily.
- A cable snapped in the gym's cable machine and it legit took the office several months to get somebody out to replace it. The second cable on the machine snapped soon after. I noticed my gains fall off considerably during this time. Not bro, Greenville Place - very not bro ;-)
- The snow removal landscaping crew hired by the front office was annoying - they would come out very early in the morning when it snowed / prior to it snowing to lay salt down and/or plow. And they had ear-piercingly loud back-up alarms on their trucks. You'd have no problem awakening all the trust fund babies and decrepit textile kingpins in the nearby Greenville chateaus with that noise. Since the walls and windows are so thin, I'm sure I wasn't the only one the crew woke up multiple times. Plus they slung abrasive salt at everybody's cars in the parking lot. Basically a lesser version of hail, with no insurance to cover it.
- You'll probably hear squirrels scurrying around in the attic area building nests. You gotta admit - for a bunch of squatters, they're actually pretty cute.
- The carpet was poorly installed - nail heads were sticking up around the perimeter of each room and people would accidentally step on them all too often. If you're a fan of foot acupuncture, this is your kinda place. I was on the second floor, so this may not be an issue in a first-floor place.
A lot of the issues I described occurred when the last few groups of leasing office personnel were in control (or can be sourced to them), but the front office was full of new people when I left - so hopefully they're turning over a new leaf!
