The reason I would only give one star for the inspection itself is that multiple issues throughout my home were either not included in the inspection report or were not tested. I moved into a new construction home, and within the first week, my water heater began tripping the breaker. The builder ultimately had to replace the entire electrical outlet. The doorbell does not work at all, the exterior hose bib leaks, and one of the showers was leaking even with the water turned off. These are just a few of the issues I discovered immediately after moving in that I would have expected to see addressed in a thorough inspection. I specifically chose a smaller inspection company because I felt that more time and attention would be put into inspecting my home compared to some of the larger, more established companies. Unfortunately, that was not my experience. Now that I have closed on the home, I have to go through the builder's warranty process to address issues that I believe should have been identified during the inspection. I have seen inspection reports for homes in much worse condition that were extremely detailed and documented virtually everything by other companies. If you are considering a home inspector, I would recommend doing your research and choosing a company with a strong track record for thoroughness and attention to detail. In hindsight, I wish I had gone with one of the larger, more established inspection companies or done a little more research. One final concern: I would also be interested to see how long these reviews have been accumulating, as L3 Inspections currently has only 15 reviews and every one is five stars. I hope this review remains posted so prospective customers can make an informed decision based on both positive and negative experiences. In response to the owners inaccurate claims: the home was completed and that is why I gave an additional star because we rescheduled on a short notice which we paid a REinspection/Dry run fee. The home was complete except for the epoxy in the garage and a fridge being installed. The things I listed in my original review could have and should have been inspected. In fact, on the report you stated the exterior faucet fixtures as "satisfactory conduction" when in fact one fixture does not work. I am severely disappointed in the inspectors ability and the response from Darrel. To think I paid him $625 for a subpar inspection and his failure to take accountability and claiming the house was incomplete when it was. If the house was incomplete why would you have inspected it then and then say it was a good build over text???

Turns out all nine panes of glass were missing seals that should have been fitted during the initial installation. The fix required taking the doors apart and reassembly. No problem, draft issue was resolved. One of the doors was re-installed out of alignment, leaving a noticeable cracking sound when opening. We have asked for service to come make an adjustment. Total silence on their end, that includes texts and calls to our sales rep and two maintenance advisors. At ~$6,000 per door, I suppose this is a normal first world problem. Fine with updating the review when the company resolves the issue. Until then, caveat emptor.

We paid 50% deposit in October ($$$), and the doors were to be ready in December. When they finally came the end of January, Jenny (their accountant) came to our house and insisted that I give her a check for the remaining 50% (before the panels were even off the truck). I said I didn't feel comfortable because I had been taken advantage of before and she assured me the doors were correct and matched CAD drawing. I of course paid. Surprise surprise the doors did not match CAD! Further, they tried to retrofit the two incorrect panels over next few weeks wasting time, resources and money (you wouldn't believe it!). Once they completed the unsuccessful door install, the only person who could open and close the door successfully was my husband. Only access to our backyard and outside. Cantera finally agreed to replace two of the panels and offered a refund of some sort via text (which we've never seen). The new doors came 3 months later (end of April) and finally worked. Now they refuse to acknowledge the compensation they owe us. My contractor had to make 17 more visits and calls trying to hold them accountable. It's been so maddening, and I would never recommend them. Find someone else in Dallas. They're either overcommitted or understaffed. Painful!
