I just recently bought my first house with Jessica Schulz at #1 Properties. Jessica was extremely helpful and professional throughout the entire process. She was available and responsive at anytime of day and she worked around my schedule to show me several different properties before I found one that I really liked. I really appreciated that she gave me her professional opinion, but also respected my opinion and gave me time to think about things before making a final decision. Although the process of buying a house (especially your first one) can be overwhelming and stressful, Jessica did her best to counteract that and make it fun and exciting. # 1 Properties shows little to no respect for buyers, seems to solely represent the seller, and hires dishonest agents. We have used agents from their office over the last few years, and have decided never to use that company again after the awful experiences we endured! The agents will either use high pressure sales tactics to get you to sign a "buyer's agreement" and pay a buyer's fee, not want to show you a house after a few showings if you do not buy right away (unless you sign a buyer's agreement), not return calls after promising they will get right back to you and simply disappear, and will outright lie to sell a property. We backed out of buying one house once we found out the basement was not permitted and the agent lied and told us he went to the County and the representative told him basements do not need to be permitted. The County in Cheyenne does require permitting and confirmed that to me three times over the phone. Homeowner's insurance can deny coverage on a claim if it resulted from an non-permitted basement, such as a fire from a wire not being up to code. Buying a home without proper permits is highly risky. # 1 Properties agents also refuse to make minor changes or additions to their purchase agreement. At two different times (with 2 different agents) when we were in the middle of writing up an offer, the agents did a turn-about on us, and instead of making the necessary changes on the contract via an addendum, as they first had promised to do, they switched on us and told us to hire a lawyer to write up the language because they were not "lawyers." For example, the purchase contract has a few contradictory sections, such as who would hold the deposit check. We did not feel comfortable having #1 Properties hold our check, and wanted it held by a neutral Title company. The contract is tricky and stated that either #1 Properties "OR" the Title Company can hold our check. We found that unacceptable, because many real estate agencies can hold onto an earnest check for long periods of time if the offer falls through. We asked the agent to fix it so our deposit can "only" be held by Title. He agreed to make it right, and also to make some minor changes regarding the inspection and who paid for the repairs. The next day, much to our surprise, we received an email from the agent stating he could not make those changes because he was not a "lawyer" and that all he knows how to do is "fill in the blanks" on the contract. He told us we needed to hire a lawyer to write up the language for their contract. We felt manipulated and no longer trusted this agent. He was suggesting we spend hundreds of dollars to hire a lawyer to write up minor changes, changes that most every experienced agent in America knows how to do! We realized the agent had to be following the rules put out by the owners of #1 Properties because this was the second time this happened. A few months earlier, when negotiating another house (the one with the non-permitted basement), that agent had emailed a similar directive to us. First he had made the suggestion to add an addendum asking the seller to legally permit the basement by closing, but switched his tune the next day and told us he spoke to his broker, and now refused to add that addendum (the very one he himself had suggested writing in). He insisted that we hire an attorney to write up the additions we wanted because he was "not a lawyer." # 1 Properties will not accommodate buyers and are very controlling on what they will and will not allow their agents to do for buyers. We passed on both those houses due to the unwillingness of # 1 Properties to make sure we, as buyers, felt comfortable and confident to proceed with our offer. Their agents we tried to do business with were dishonest and manipulative, and we could not trust their services. We have bought and sold numerous properties in different states and never had an agent refuse to make changes or add an addendum to our offer on a contract! This company has a monopoly on most of the real estate in Cheyenne, so I am guessing this is why they get away with undermining buyer's rights and refusing to accommodate their concerns. They seem to forget without buyers, they have no sellers! read more
