I'm a property owner and recently chose Ziprent as my property management company. Overall, I've been very satisfied with their tenant placement service and the excellent level of communication I've experienced with their team. However, one area I think Ziprent could improve on is accommodating owners with keyless entry doors. Since my front door uses a code instead of a physical key, I had to be present for every showing, walkthrough, and related appointment. As a property owner paying for professional management, this isn't an ideal experience. I would have appreciated a solution or recommendation from Ziprent to address this issue so I didn't have to manage it myself. With three kids, two rentals, and a recent move into a new home, it would have been a huge relief to have a more hands-off experience. While this was an inconvenience, I'm still very happy with Ziprent's service overall and hope that by the time my tenants' lease is up, they'll have a better process in place for handling keyless entry doors. read more

One of the best property management firm we have worked with by far!!! (1000 times better!!!) As most landlords can attest, it can usually be a nightmare working with Property management firms. We've worked with at least 5 property management firms and issues we have faced includes having to deal with entitled, rude, unresponsive, and incompetent Property Managers. They are often pretty expensive as well!! The worst we have to deal with was Uplift Property Management/ Jenson Properties for our home in San Diego. (Please see my other reviews on Uplift Property Management for more details). Ziprent reps were easy to work with, responsive, and always follow up on our inquiries and followed through quickly. They were able to find us a qualified tenant (and 5 application and tons of walkthroughs) within A WEEK!! It took Uplift 2months +. Added bonus is that their fees are 1/4 of what other PM firms charge, and you are not required to sign a 1 year contract or any long term commitments with them! read more

If I could give 0 stars I would! Signed up with Zip Rent for tenant placement. Highly disappointed, not only did they NOT find a tenant in 34 days of using them they only provide prospects with a code to a lockbox. Never do they send an agent for tours or even have a qualified agent follow up properly after a tour. Cancelled their service and listed my own Zillow ad to have Zip Rent send a fake inquiry. When brought to Zip rents attention that we knew it was them contacting us through Zillow as a fake prospect they did a bullshit investigation as to who it was and sent a list of previous prospects. We knew it was Zip rent because the contact phone number belonged to Zip rent. They are nothing short of useless and a waste of time. read more

We were landlords and managed several properties during the past 20 years. We started using Ziprent about 4 years ago so we could travel more and be confident our properties were taken care of. They have exceeded all our expectations! Ziprent is extremely professional with outstanding customer service. Yes they actually have people answering the phone that you can talk to. They take immediate ownership of any issues that arise while keeping the landlord up to date during the process. For us, Ziprent really reduced the stress by knowing they are taking care of our properties, following all state laws, renting to better tenants all while yielding higher rent during the onboarding process through detailed market analysis. They are experts in California (most likely all states) rental laws and extreme knowledge of the surrounding rental market. In depth market analysis and state laws are something we lacked managing the properties. If you have ever managed at least one property then you know how time consuming the onboarding process is. With Ziprent they provide status of the leads, showings, applications, walkthroughs and leases on your private dashboard. They use a scoring system for potential renters unique to Ziprent that maximizes your time by not having to look at lower scored leads. The website is very efficient and updated in real time so the landlord has up to date information regardless if it is a repair, onboarding or other event. I recently signed a lease at the end of February for an apartment managed by Ziprent. My experience through the showing was good. It seemed like a great idea. Have everything automated to have 24-hour service. I found some problems with the apartment and was assured that they would be fixed prior to move-in date. I tried to push my move-in date to mid-March online but the system won't allow you to go further than two weeks. I e-mailed Ziprent to ask the owner if I could push back my move-in date since there were things in the apartment that needs to be fixed. It was granted. I signed the lease in good faith that the issues that I raised would be resolved by the time I moved in. I was incorrect. Timeline below: Feb 11 - I e-mailed Ziprent with some questions regarding the property. Feb 13 - I received a response and was told that I would be able to do a walkthrough prior to move-in. I then followed-up to ask if there would be a someone in person to walk me through the apartment during the walk-through, and I also raised that there were problems with the bathroom. There were also still items in the apartment from the previous tenant that needed to be removed. Feb 14 - Ziprent e-mailed to inform me that it would be a "self-guided" walk-through, and if I notice any problems that I should mark it in the spreadsheet that they will provide. This is when I requested to change the move-in date to March 1 to allow them time to prepare the apartment for move-in. Feb 16 - My change in move-in date was granted. I submitted by deposit. I signed the lease. Feb 17 - I had a couple of e-mail exchanges with Ziprent to determine when I can schedule my walkthrough. I requested a walkthrough on 2/20 and a final inspection on 2/28. I was told that I would receive a code to do the walkthrough on 2/20 (keep in mind you never deal with an actual human through this entire process). Feb 20 - I did my walkthrough and completed Ziprent's spreadsheet. By the way it took me an hour and change to do the walkthrough because I had to take pictures and upload it to their system. Longest walkthrough I have ever done for a rental. Feb 28 - I get an e-mail from the Co-Founder asking me if I was able to schedule the vendor to fix the bathroom. I had to do a head tilt because no where in my prior communication (between Feb 20-Feb 28) with Ziprent was it mentioned that it was my responsibility to call the vendor and make arrangements to fix the problems in the apartment. I didn't even move-in to the apartment yet! Oh and it gets better... Mar 1 - I email Ziprent to ask them how to obtain the key to the apartment (because again at no point in time have I met any rep for Ziprent in person), and they respond that I would be given a code to obtain the key from the lockbox on the door, similar to how I accessed the apartment during showing. I stopped by in the afternoon and no lockbox. Apparently Ziprent or a vendor they use had already picked up the lockbox. It is now March 11, I have still not moved into the apartment although I have paid my deposit and first month's rent. I already gave my notice to my current landlord. There have been many more e-mail exchanges between March 1 and March 11 between myself and Ziprent. It seems Ziprent has pushed the responsibility to me to "fix" the apartment because we are past the move-in date. To Ziprent - I signed up to be a tenant. NOT a property manager. You may do a great job for landlords but your execution on the tenant side is abhorrent. read more

We recently used ziprent to list our rental home. They were extremely precessional and very helpful. They made the whole process smooth and easy! They explained exactly what we needed to do to get the home ready for pictures and showings. Within a few days of signing up we had very professional beautiful pictures done. As soon as we approved the listing it went live and we immediately started getting showings. They were great about notifying us of showings and following up on them. Within a couple weeks we had a completed application which they quickly reviewed and preapproved. I've we approved the renter they scheduled a final showing and arranged payment and we were all set with an approved renter at the requested price. They really made the entire process a breeze. The whole process is transparent with involvements by the landlord together in order to select the best candidate for the tenant. Since I was relocated from Los Angeles to Seattle, I either had to sell my condo or rent it. I finally made the decision of renting it but did not want anything to do with being an active landlord. As I researched further, I decided on Ziprent's service. Wow! Talk about simplicity. I called and immediately I received a call back from a representative thoroughly explaining the process from A-Z. Communication was super easy. Someone always responded to all my questions and concerns and in a timely fashion. On April 5, 2021, Ziprent I boarding team took care of the pictures and marketing to Zillow, Trulia, and many many rental sites; took care of the cleaning and minor fixes; online showings; processed applications; and leasing. While all these were simultaneously occurring, I was able to see all the action and activity that took place in the portal they provided me. They also send me a daily report activity. Everything was transparent which I really appreciated. The portal showed me how many showings, how many submitted applications, who qualified after credit and background screening. If I had questions or concerns about their process, I can call or email and someone responded quickly. I can have complete control if I wanted to, but, they seemed to have done a great job while I watched. On 4/24/21, I had a highly qualified tenant in my place. Ziprent made it super easy and now I can breathe easily knowing someone is paying my mortgage and for a fraction of a price, $95/mo, someone else is managing my property which I prefer to be a passive investor.
