Hi I am a resident of Central Park mobile home community and just want to say Bruce finally hired a really amazing park manager, Angela. Angela works incredibly hard and was able to make Central Park a nice clean place to live. She stays on top of the field mowing which I have never seen a property manger do! she makes sure that the empty lots are mowed, trash is cleaned up, she's a really nice person helpful to all the residents, she is a great hire. The kids adore her and the residents of this park speak highly of her. Angela is by far the Best park manager this community has ever had and I have been here for 15years. I can't thank her enough for all her hard work and dedication to this community. Her passion for her job is just amazing and hard to come by. If I could rate this property negative stars I would. No form of structured management at all. When I lived at spotswood apartment back in 2017-2018 there were issues with the ac, window would randomly fall down, maintenance would randomly come into my apartment and I came home several times to my apartment unlocked. I communicated with the property management company that I would not be renewing my lease with a 60 day notice while talking to them via text and over the phone. The move out final walk through was scheduled with them and everything. The day before my final walk through they told me that they had to cancel it. They informed me that since I didnt give written notice that my lease was renewing and it auto renewed for 2 years. I was young in my twenties renting from them and found the apartment via a Facebook listing. Absolutely terrible and I was active military at the time. The Navy lawyers became involved and the property was actually blacklisted from future sailors to rent from them. They tried taking me to court for the 2 years and the judge awarded them that I was held for 60 days of rent. YPB LLC filed a judgment against me and it showed an outstanding balance. Once that amount was paid by me, they SHOULD HAVE filed paperwork with the court stating the debt has been satisfied. After that I rented from friends living in the home they owned. I now am looking for an apartment to rent in 2023 and this judgment showing an outstanding balance is popping up, making it unable for me rent anywhere. I have paid proof documents showing that it was resolved and settled. Contacting YPB properties via email, phone, leaving over 50 voicemails, direct messaging on Facebook... ABSOLUTELY NO RESPONSE!! What a terrible nightmare this property is. Stay far far away. read more

I stayed at YPB ocean condos for work reasons and paid up until the 21st of March. Was locked out of my apartment with all of my belongings inside on March 18th until I paid the remainder of the money which they changed the date to a two day later check out. I was only then allowed back into the unit and my belongings. I paid to get back in but later disputed the charges after I moved out. I never received the money, it sat as a credit in my credit card company. Fast forward 1 year later I get a subpoena in the mail saying they are suing me for non payment. I went to court showing my receipt but the person I assumed was the Attorney but was only the office manager said that she could not understand the statements as they were confusing. Unfortunately the judge sided with her and continued the case until I could find a better statement from my bank. I hired an attorney, for more paperwork and the case was dismissed but I was not awarded attorneys fees and they made me come all the way from Charleston, SC to Virginia, get a hotel and spend tons of gas money twice not to mention the cost of my lawyer...and all for no reason. I looked on the court dockets and see that YPB has sued many people and the owner had been taken to court twice personally. These are horrible people who prey on their clients and others. Please do yourself and your wallet a favor and steer clear of this business. read more

MILITARY FAMILIES- STAY AWAY!!!!!!!!!!! If it were possible to write a review with negative stars, I would do so. This is the short version of WHY to stay away from this place! A short term lease was signed, the documentation filed & the damage report was done prior to move in. The unit was filthy & had to be completely cleaned prior to moving the stuff in. Lease Termination Notice was turned in, exactly as the lease stated, and the property was empty AND cleaned before the date of move out. So clean, that the apartment had a new renter the very next day. Fast forward to 145 days after lease termination. No security deposit refund. No communication from the property as to why. I finally start looking at the laws of VA & find where they have to LEGALLY refund your deposit within 45 days of lease termination, PLUS they have to notify you within 30 days if there are any damages you are being charged for. When I start emailing this information, I am told that the check is being mailed. Now, after hearing "the check is in the mail" for 3 weeks & not getting answers to my questions about tracking numbers, check numbers, etc, I start lodging complaints. We finally received a check, MUCH less than the initial deposit. Not sure why, since there is no explanation about why it is short. After contacting various lawyers we can't afford, we do not qualify for assistance through LegalAid, we must travel from out of state to take them to Small claims court, and the BBB claims that it seems "sufficient" to receive a deposit, at all, even though it clearly violates the VA statutes. So don't move here, unless you are ready to waste hours upon hours fighting with them about repairs & about deposits. Be prepared to lose your money. read more

I stayed at the Duval property for a little under a month and I was ready to go as soon as I moved in. Management is trash and no one truly cares for the customer. Bugs are a huge problem, I have many holes in my ceiling (when it rains it leaks and gives bugs easy access). Maintenance tries to allow themselves in your home when you are not there and the place just feels sketchy. Everything needed work and the more I stayed the more flaws I noticed. I would not recommend this place for anyone unless you enjoy throwing your money away. read more

I've rented many times over the years since college and never once had any trouble anywhere from Charlottesville to Chicago and a couple other places right in Norfolk. If you are investigating YPB after seeing a beautiful Ghent apartment at what seems to be a reasonable price for the neighborhood, consider yourself warned: DO NOT RENT FROM THIS COMPANY. They will do anything they can to harm you. They are irresponsible, greedy, lying, thieving, callous criminal cheaters. Their beautiful apartments with updated appliances grow black mold and mildew all throughout, not just the bathroom. They will NOT come help. If you are thinking about renting a "hip" "updated" "modern" apartment with YPB, I urge you to do some research on the company and the owner Bruce Mimran. These people are slumlords. Bruce cannot keep any employees, we lived in our apartment for 7 months and saw 5 leasing agents come and go, and with that being said, I doubt he keeps any tenants longer than one lease. We are a military family that was stationed in Norfolk. Hearing so many horror stories about the city, we decided to move closer to the ocean. We found our apartment with YPB on Craigslist. The leasing agent at the time was very friendly. She set everything up for us to meet with the manager, Bruce, as soon as we got to town. Bruce was late to meet us- no big deal. The apartment was filthy when we moved in, definitely not cleaned after the previous tenants moved out. As the months go on, we were, for the most part, pleased with our apartment. However we had put in numerous work orders, that were just written down on sticky notes, and that took months to be addressed. And when they were addressed were poorly executed. Our AC broke in 90 degree weather and at the time our daughter was infant living in the apartment. YPB blame the AC company for not returning their calls, and overall it took almost 2 months to get fixed. All of our neighbors seemed extremely unhappy with Bruce. We would know because our apartment was right below the "office" and insulated no sound. Unfortunately my husband was deployed, but thankfully that allowed us to break our lease and put YPB behind us...far, far behind us. And by the way it took a month longer than legally allowed for us to get our security deposit back. I am SO surprised there aren't more reviews on YPB, but then again, when "one of the city's most recognized and successful figures: Ken Young, president of the Norfolk Tides and Norfolk Admirals" is a silent partner in the company it is no surprise that YPB can get away with their poor management. read more

Is there a zero score I can give? I needed a place to stay after my house was emptied and we were waiting for flights to our new home. Thought it would be fun to take my kids for a fun week at the oceanfront. What a mistake. We pulled in and there is no room for an SUV. You get one parking pass. The walls of the condo were peeling terribly. Floor was concrete and dirty. I wore shows the entire time. If you were taking a shower, the water went between burning hot and freezing. When the people above you flushed the toilet gurgled and bubbled. Which leads to the people on the second floor. There is no insulation between floors. The children above us ran back and forth constantly. The dragged stuff across the floor. I complained three times and it got worse with each call. Every space/wall needs a good cleaning. I paid 3300 for one week. At almost 500 a night, this should be an upscale condo. It is a dump. Crack and meth heads also walk on the street as well. Because we had no parking, we had to put two cars in a garage 3 blocks away. We had to pick someone up at the condo so we could walk back in pairs. Do not walk alone at night around here. I would caution anyone from renting here. read more

I liked the area, so I rented from YPB in Ghent in Norfolk, VA from 2016-2019, but I would steer clear if you're looking in the same area. They're overpriced and treat you well at first, but then you can't really get a hold of them after a while and when you do they're short and don't work with you much. It did improve because their repair guy has a strong work ethic and they hired a new property manager, but my poor experiences nearly evicting one renter after another like they're in a sort of partnership with the sheriff's office was mildly intimidating and a time and money suck. Parking in the back is good but it floods; central air, updated appliances, including a dishwasher, ceiling fan, shared w/d down stairs and a little more modern bathroom was nicer than many places in the area. I wish they offered recycling. You'll definitely get a better bang for your buck with less headaches elsewhere. read more

We checked in to a brand new unit and had an extensive list of deficiencies. Multiple items missing including ( more items that I have forgotten ) - coffee maker - kettle - toaster - dish towels - dish clothes - dish rack for drying - cutting board - bedroom garbage cans - bathroom garbage can - NO garbage bags There was NO instructions for garbage, recycle or check in/out information. We were supposed to receive a call with our lockbox code at least 1 -2 days prior to check in, never received a call or email. On our drive there I had to call at least 3 times ( long distance cell charges ) to get our lockbox code so we could get the keys. Which makes me begin to think our vacation rental is a scam. Finishings in the unit were very poorly done. - trim througout the kitchen missing or unfinished - no trim in bathroom Cleanliness was also poor. Kitchen was clean as it was brand new. ALL FLOORS WERE FILTHY and when I told them they were never washed ( no mop provided or I would have washed them myself ). The bed broke the very FIRST night. We took it apart and found that one of the FOUR slats supporting the mattress had broken and all the legs supporting the slats have fallen off. We turned over the slat as it wasn't broken right thru and the bed broke again. The next day we advised management of the bed and it was NEVER FIXED!! I did request the bed be fixed 2 times as well as the floors be washed. We slept on the mattress on the floor inside the bed frame ALL week. We also left a small one inch mark on a leather chair. They claimed it was a burn, which is most certainly was not, and we were charged $250 to " repair the chair " . They made NO ATTEMPT to remove the stain, which I would have done given ANY kind of cleaning product provided. I contacted them on 2 occassions immediately following and was advised a Repair Company was coming in that day and they would call me to advise. NO call. I called again and was told " the Repair Company was coming in any day now ". Never did hear from them again. DON'T STAY THERE! ! TERRIBLE COMPANY! ! HORRIBLE VACATION RENTAL PROPERTY! ! read more

Avoid this rental vacation property if you want your damage deposit back! It's been almost 4 months now, and despite numerous emails and phone calls, I have not yet received my damage deposit back. I have been told at least 3 times on the phone that they have processed the refund, but have never received a credit on my credit card. The worst part is they will not respond to my emails and have never called me back! This is truly a BUYER BEWARE situation. I will keep trying various means to get my damage deposit back, and hopefully I can update this review more positively... 4 months and going without a refund... *sheesh*! read more

We bought a dilapidated trailer in the Arch Mobile Home Park in Newport News, VA from Bruce Mimran/YPB Properties in October of 2013. We spent several thousand dollars rehabbing the place to make it fit to live in, including replacing the antiquated power disconnect (techincally YPB's responsibility) and replumbing the entire unit. In September of 2014 there was a large rain event which resulted in our waking up at 6:30am to 16 inches of standing water in the park because 'maintenance' had obviously never thought to keep the drainage ditches cleaned out and operable. Our neighbor, in a house with three children, had her power disconnect underwater, arcing and popping and it never tripped because it welded open causing an extreme safety situation. Our GFCI outlets were tripping due to our interconnected grounds. The NNFD arrived and then Dominion Power to safely deactivate the power to our street which was not turned back on until after 8pm. Maintenance nor management ever made an appearance that day despite numerous phone calls with the promise being made that 'Someone is on the way' multiple times. The following day after the waters had receded maintenance and owner BRUCE MIMRAN finally made an appearance, but rather than check on the lot rent paying residents they immediately began inspecting two vacant properties on site. I approached BRUCE MIMRAN to ask about the conditions in the park, including potholes as much as 10 inches deep and was repeatedly told "I'm busy, I'm busy' as he continued to fiddle with his phone. Finally at one point he turned to me and stated "I don't even know who you are' to which I replied that he took my rent every month, but that he could just call me Benjamin Franklin as I sent him four pieces of my paper monthly. He brushed me off again and got into his $60,000+ BMW two-seater as though to leave so I stood behind his car and said I wasn't moving until he talked to me. After several minutes it was apparent he wasn't getting out so I moved and he left, smashing in the front bumper of his car in one of the potholes in his haste to leave. I went back to collecting garbage and people's belongings that had floated to the back property line and ten minutes later BRUCE MIMRAN reappeared with the Newport News Police right behind him. The officer approached me and told me that BRUCE MIMRAN had told them I prevented him from leaving, which obviously I hadn't as he left and returned with the police. She threatened that if she had to return there would be problems to which I replied that I had said what I needed to to BRUCE MIMRAN so she could get on with her day. The following day we received a letter from YPB stating that our lease expired at the end of November and that 'unfortunately' they would not be renewing it. I was instructed in the letter to remove all personal property and to leave the key to the premises (legally bought, possessed and owned) with someone from YPB. We spent the next two months dismantling in its entirety the trailer and had it hauled off to be scrapped. We cleaned the lot and left it barren and empty and took photographs to prove it. We also fulfilled our end of our lease agreement and paid October and November's lot rents as well as our utility bill which is managed through a third party but collected by YPB. On December 1st I called YPB and BRUCE MIMRAN to inform them that we had paid our lot rents, cleared the lot and that according to Virginia law, described in the paperwork provided at the sale, that they had 45 days to either return my security deposit with interest or give reason why not so I would expect my money by January 16th. I was hung up on. In January we sent our last utility payment certified, return receipt requested to BRUCE MIMRAN, which he signed for. It still has not been cashed. It is now April 14th and YPB and BRUCE MIMRAN still have not returned my deposit, cashed my utility check nor provided any reason for not having done so. I call weekly and am threatened with 'arrest for harassment' when I demand my legally owed money but it's all a bluff because if they wanted to follow through on such I have given them my name and new address numerous times both orally and in writing and I have yet to see anything happen. Interest is accruing daily on my deposit and we have already contacted an attorney to pursue a claim in court, but we'll wait until it is least expected to file because YPB and BRUCE MIMRAN might be able to hang up on or ignore me but they can't do the same to a subpoena or a judge. For anyone contemplating renting any of the 'luxury apartments' at the Virginia Beach oceanfront be advised that BRUCE MIMRAN, in connection with his business partner KENNETH YOUNG President of the Norfolk Tides and Admirals sports teams, take money from the poor and destitute in trailer parks and plow it into those stainless steel appliances and fancy floors down there. read more

NEVER rent from this company, they are not professional and have no retention in their employees. We rented a place for 6 months and no one could help us when we moved out because they were all new. We dealt with 3 new people in 6 months! We also didn't get our deposit back until after the legal 45 days and they deducted a cleaning fee without telling us in advance. Legally you have to have an itemized list of deductions. We also had issue with our movers, so the moving company paid one months rent and a half to extend our lease 3 days, yes, only 3 days! On top of what we already paid for the month, and they still charged us for cleaning the apartment. We had to leave before the movers came and were unable to do the cleaning ourselves. They didn't not have new tenants lined up yet either, so time was not an issue to them. They are completely unprofessional and rip you off! read more

What can you say? Bruce Mimran is a straight up slum lord. Moved out of my over priced apartment after 3 weeks, did my walk through with whatever employee they had that day because they go through a lot. Any person with a Realtors license quits after they see how business is done. Got my deposit back late. Charged for things like new paint, it wasn't newly painted when I moved in and i was there for 3 weeks, mold in the fridge (it was vacant for a month after I moved out and the fridge was closed) , nail holes in walls (never hung a picture) stupid nickle and dime stuff you better come to expect from Bruce, zero moral compass. After I moved, half of the complex flooded in a storm and he was trying to get my old neighbors to tell FEMA their apartment was flooded to, after he wouldn't fix their front door that wouldn't look or their heater... total P. O. S. , Bruce when you die, it'll be alone and miserable you thieving slum lord. Silent partner is from the Norfolk Admirals, so I guess that backing allows him to do this, even though the city of Norfolk sued him for the condition of other properties he owns. read more

YPB properties are untrustworthy. I have lived in a share of different apartments in my adult life and never felt as scammed and taken advantage of as I do with YPB. I was on an apartment search this summer, and found an ad on Zillow with a nice place, that had an extremely low security deposit, pending a credit check. I went and checked it out, and the employee met me at the apartment with paperwork in hand. I really loved the place, but something just felt off. They assured me I was just fine, and when I went to their office, they pressured me into paying my security deposit saying "this isn't locking you into anything!" And "this is refundable!!" They assured we would get a refund... Well a few days after starting paperwork and forking over CASH (which they assured was ok, shame on me) I received an offer for a job a bit far away and needed to cancel the paperwork (I had not signed the lease, just an application). This was in August, and I still haven't heard back from YPB in regards to getting my money back. It is unprofessional, it is scandalous, and I would never do business with a company that AT LEAST cannot keep in touch with its potential business. I'm so glad we chose otherwise. And potential tenants, don't do it. I have heard so many horror stories about their properties and maintenance... Shame on you YPB for taking advantage of people in a financial hardship. read more

My family just spent the most wonderful week in the vacation rentals with ypb properties in Virginia beach at the oceanfront. The apartment was amazing. We couldn't of asked for better service. I am currently in the process of moving out of a property owned by YPB and they are horrible!!! I have lived in this park for 7 years they bought it about 2 years after we moved in. They've done no improvements and steadily raise the rent. The roads in the park are horribly unsafe and they've done nothing to fix it. There are metal steaks that have been sticking out of the ground for 2+ years that can cause injury and they've done nothing. The trees on the property are dying and constantly have limbs falling out of them but YPB does nothing. The top of a tree actually fell behind my home and crushed the back corner like an aluminum can. It took them weeks to fix it. This past month is the first time that they have had "maintenance" in the park and I believe that's because they're trying to sell the park. You can never get someone on the phone. Bruce can not get a steady staff and you have to deal with new people left and right. THIS IS THE WORST RENTAL COMPANY I'VE EVER RENTED FROM! read more
