In February 2025 we renewed our lease with Munz through February 2026 at $1,325 plus $25 pet rent. After Focus assumed management, we were repeatedly asked to sign a new lease and were regularly billed for charges that were not part of our existing agreement, including utilities. Almost monthly we had to contact management to correct our account and remind them that our lease with Munz was still legally in effect. We provided documentation multiple times, yet the same issues continued to reappear. At one point we were told our lease had expired and were even told by a legal representative that utilities were agreed to under a Focus renewal. We never signed any lease with Focus. To resolve the confusion, we ultimately had to contact Steve Munz, the former owner, to confirm our lease renewal ourselves. After four years as tenants, the repeated billing disputes and lack of due diligence created enough stress that we chose to move out. Even after vacating, Focus attempted to withhold our security deposit for utilities that were included in our rent. Only after raising our lease agreement yet again was the deposit returned. The maintenance team and community were excellent, and we would have gladly stayed longer if not for the management issues. Property management companies have a responsibility to review tenant documentation and honor existing leases during ownership transitions. Unfortunately, that did not happen here.

Within 15 days of their passing, we returned the keys to the office (after my parents were told 2 days after the incident that if we won't clear out everything out of the apartment by the end of the month they'll charge them next months rent). But when asked when can we hear from them about the security deposit or itemized list of what it was used for, my parents were told that 30-day notice was not given (stating it's a state law). In their grief, they did not have the energy to argue with the landlord. However, when I've searched for said law, I found that under our state law, the landlord is required to return the full deposit or provide an itemized list of any lawful deductions within 21 days after a tenant's death, with no exceptions for lack of notice. While it's not too late to recover the unlawfully withheld funds, my parents opted not to pursue further action. The additional stress was too much to manage on top of their loss. However, I do not want this unethical behavior to go unnoticed. The landlord disregarded the statute and took advantage of our grieving circumstances. I caution others renting here to know your rights, as landlords may not follow proper procedures, especially during difficult situations. Do not let unlawful deposit withholdings go unchallenged. I hope by sharing this, other renters can better protect themselves when finalizing a lease after the loss of a loved one. Landlords should treat tenants ethically and lawfully during these times, not make them harder.

The condo was beautiful, except for the scary clown artwork. The condo seems to be a new build, with great appliances. The beds were comfortable and the condo was clean. Communication with Simple Life was good. I received several emails with instructions for check in, garbage service, and check out. The condo is centrally located in Door County. The indoor pool is nice but they seemed to be making improvements to the outdoor pool, which was closed. It claimed to have a fitness center but it only had 4 pieces of equipment. The only negative things I can say about the condo was that is wasn't stocked with many necessities. I would suggest bringing your own towels. We were given 6 for 7 people. We couldn't find any dish towels. They had plenty of dinnerware but the coffee cups were tiny( more like espresso cups, so bring your own). There is a limited amount of serving dishes. We were given two dishwasher pods and laundry pods( once again, bring your own) and one roll of paper towels. There's no Kleenex provided. So while the place is lovely, just know that you will have to bring in some items. And the previous guests left there garbage in the garage. I communicated this to Simple Life and they responded immediately. I didn't want to be blamed for that. Overall, this is a clean, comfortable, centrally located condo. We would stay again and use Simple Life in the future.

So, the problems started with terrible communication before we ven stepped foot into the door. I called, and called for 2 hours. No one mans there phone system, or lets say there is NO phone system. I was literally in tears, as we were hostiung a family dinner that was being catered. The caterers and I stodd outside, waiting and waiting. Finally after two hours someone called me back with a new code. Cimmunication is non existent, and I have asked them twice since our departure to have a management person call me, so I could address these problems verbally, rather than writing a negative review for them. . I tried emailing them twice after they kept asking for me to review them and the house..and no one has gotten back to me.. I never write reviews, but 7400 dollars for three nights. and no response, I need to warn other families.. Because it was our daughters wedding, I decided to splurge, and it was not easy to do so.. I had high expectations, And were very disappointed. Upon entering, the house smelled horrible, the entire place smelled of dust ad dirt, and very unpleasant. The caterers started to light the oven, upon opening the oven, it was FILTHY, looked like it hadnt been cleaned it 5 years. It was horrible to warm up our lovely food under these conditions. When we opened the cabinets to bring out glassware, there were dead flies and insects all over. The very very bad smells continued all over the upstairs too. There were old dirty wet towels in one of the showers. There was a mans pair of shoes saturated in DOG POO sitting outside the third floor balcony. Which was really gross to have to deal with . We were initially drawn to Cypress by the high quality of their work. We worked with Josh, who was truly exceptional. We appreciated how responsive he was to our questions and concerns. He worked really hard to get us the home we wanted for our unique lot. The frustrations began when we transitioned from sales to project management. The project manager rarely responded to questions, and when he did, it was often with inaccurate or misleading information. The months of poor communication continued right up to the final walk through. It was visible that the excavator did not do a proper job of grading on three sides of our house. The Contract Specifications state, "The grader will slope the terrain to provide drainage away from the foundation...The finished grade of the soil shall slope away from the dwelling at a rate of at least 1/2" per foot for a minimum distance of 10'..." In multiple spots, the grade actually slopes toward the house and the foundation by about five inches, leading to standing water against the foundation. It's been an entire year of calling and emailing, and Cypress has still not met the contract language. Initially, I emailed, called, and texted the project manager about this problem. He never responded. I spent thousands of dollars fixing the drainage problem myself on two sides of the house shortly after we moved in. Because the house is under a one-year warranty, I expected to work with the office staff this spring to resolve the remaining issue on one side of our home. I was right to be concerned. Thawing snow and early spring rain quickly revealed the sloping grade toward the house. Water pooled against the foundation, leading our sump pump to cycle every two minutes for more than a week. For more than three months, I have emailed and called to explain the issue and seek resolution. The lack of response has been stunning. One year after we moved in, the issue is unresolved. Final recommendation: If you want a quality new home, Cypress Homes will likely deliver. But if you want a quality new home and seek a positive building experience (contract upheld, professional and timely communication, etc.), take your business elsewhere.
