    Mold they refuse to take care of in basement

    Absolutely horrible communication and they do not maintain their buildings at all ! Our basement started flooding last yr and they still haven't done anything about it .

    Husband and I have been tenants at one of their Oshkosh properties for 3 years. We paid $915/month when we moved in with a different management company. Focus bought the place and they have raised our rent to $965. Now they've raised it again to over $1,000, with no updates to the property. The amount for this tiny 2 bed apartment is absolutely not worth it. There are no amenities besides 1 washer and dryer per building, and they got rid of water and heat being included. They'll tell you they're raising rent to reflect the market prices, but I think they are comparing it to all the other properties they own in the area, and using that to justify raising the rent more. They will also charge you $30/month to park your car in the parking lot where you can touch your car from your window if you leaned out. Not sure why we have to pay a monthly service fee of $25 which is supposed to cover parking lot and building maintenance, and also a fee to park my car in a spot that was already there for tenants to park in. It's not like the hundreds of potholes are actually fixed to justify it... They also never sent an email or physical notice of the rent going up. I found out because I went to check something on the app we pay rent through, and saw a shared document that was dated 15 days before I opened it. At that point, it was too late for me to give notice if I wanted to end my lease. Communication needs to be better for such an important piece of information. I asked if they could please start giving us a physical letter for this info and got no response. There are also keypad locks on the outside doors, and half of them are missing keys and don't work. And the icing on the cake, I got an email yesterday for June's itemized charges and they're charging me $2,190 for rent, when they told me it would be $1,095. Today, I went into the app where we pay rent and saw the incorrect rent charge on there TWICE. You would think if I'm already paying them this much, they can afford staff that knows how to double check such things. If this isn't a mistake, then they completely lied to their loyal tenants that have paid rent on the first of every month every single month for the last 3 years. I spoke to a neighbor who moved in in February and she said her rent is different than mine, for the exact same unit. I also noticed a response to a previous bad review on here that says " Resident Support: Our team is available 24/7, 365 days a year for questions, concerns, and support. In addition to centralized assistance, we also have dedicated teams on-site daily to assist with property needs." This is simply untrue. They take at least 2 days to get back to you if you have questions or maintenance requests, if they ever get back to you at all. The last maintenance request I put in to have the keypad locks fixed was cancelled with no follow up. Eventually one door did get fixed after a week and a half of the latch being taped open, but now the front door keypad is broken too. And good luck if you ever need anything after 5 pm on a Friday, you will not hear back until Tuesday if you're lucky. Oh, I almost forgot about the crumbling balcony support! A few weeks ago they let us know that one of the entrances would be blocked off because the balcony support is falling apart. About 2 weeks ago I saw what looked like someone fixing it, but no they just moved the caution tape and it's still incredibly unsafe and falling apart. Stay away from this shady company!!!

    Landscaping job done backwards. Most these plants will die over winter.  No border guard rocks everywhere.

    On line renting this place was easy. Nice streamline process. I loved that. All the so called outdoor improvements are subpar.

    Highly do not recommend working with a realtor through Hietpas…read more We did not sell a home through them, but we went to an open house, then ended up working with that Realtor (Lin), to buy that home. We were very excited at first. She seemed friendly, welcoming, & helpful, as this was our first home. However, soon, we started asking questions, & she started contradicting herself. She initially told us there were no updates in the last year. Then, when we were discussing our offering price, & she told us it was too low, she was trying to sell us on "all the updates & new appliances" that were included. We said "you told us there were no updates" & she asked us if we saw the house. Also, mind you, the "new" appliances are probably all a minimum of 10+ years old...most likely 20+. She told us they had the house appraised, & it was worth nearly $10,000 more than what it was publicly appraised at last year...which, again, they're were no updates since then. However, we couldn't see that information. After an accepted offer had been made, the bank we were working with set up an appraisal. It was appraised essentially the same price as it was last year, according to the public records. Then, after an accepted offer had been made, there were a number of things we needed to get to the bank by a certain date. However, she never shared that date with us. She new full well it was our first home, & that we were not familiar with the process. When apologizing to our banker about the confusion, she told us not to worry about it & that she has worked with this realtor before & it didn't surprise her. Now, last note (& believe me, I've left a lot out), we were in the house at the start of December. The previous owner showed up to our house on Christmas Eve. She told us Lin had told her that we had a check for her for her last years taxes. Well, that was news to us! We told the previous owner we'd have to get in touch with Lin after the holidays, because we had no idea what we she was talking about. Well, low & behold, Lin shows up at our house on Christmas Eve night! Telling us the previous owner contacted her about a check, & she told her we owed her that money. We told her no one ever explained this to us & why would we have to pay the taxes for the past year, when we moved in during the last month. She said they should have explained that during closing (which she was unable to make it to, even though it was scheduled over a month in advanced). Needless to say, they did not. In fact, she was incorrect. We owed no money. We called our banker & she explained she would get in touch with Lin & not to worry about a thing. We found the last note about Christmas Eve, so completely inappropriate & unprofessional. Who shows up, without notice, at someone's house on Christmas Eve, telling them they owe someone money to pay for a year of taxes? A realtor from Hieptas Realty, that's who. What a joke.

Jordan screwed up the contract and when confronted about it saying industrial property vs commercial property, Jordan said there was not any difference in the two. when finally calling the search engine and finding out our property was never listed and never requested to be listed I confronted Jordan and Jordan cancelled my contract. saying my idea of selling commercial property and his were different. Jordan's ideas were listing the property in the Green Bay newspaper and waiting for someone to come to him. he lied, covered up and cheated me out of a sale. when asking Mark the owner about all this, Mark yelled at me like i was a child and told me good luck in the future. this is a terrible company with low ethics realtors.

I highly recommend Dave to handle your real estate transaction and would certainly use him again in the future.

HEAVY EQUIPMENT NOISE (CEMENT TRUCKS, CRANES, FORK LIFTS, ETC.)BEGAN AS EARLY AS 5:07AM WITH LOUD ENGINES AND CONTINUAL BEEPING OF THEIR BACKUP ALARMS AND ENDED AS LATE AS 6:30PM. Property "House Truths" state "nearby construction over the Summer months could create noise during weekdays" (Simple Life Mgmnt added the "Fall months" clause AFTER our stay. We rented during the Fall months). Simple Life Mgmnt was notified of the unacceptable conditions. While they expressed their "apologies" and "understanding" absolutely NO action was taken to provide a comfortable stay as should be expected from a hospitality management company. In addition to the noise, the unit's internet service did not operate as expected. Streaming services on the TV were unavailable. It appears that Simple Life manages several properties within the same complex: Holiday By The Bay A-4, Hilltop View B-3, Hilltop Hide Away B-5, Peacefield At The Hilltop B-4, and Relaxing Busy Bee B-7.

First, I'd like to start off to say that…read morethe rental agency, Simple Life Hospitality, is very responsive and great to work with based on this stay and during a previous rental at another property. However, this property is not accurately reflected in the pictures, which we learned were taken prior to a recent sale. Like the prior review, we could not get into the house with our code on check in. Getting a hold of the agency with little to no cell phone signal was difficult, but they were able to help us get a hold of the spare key. The house was not particularly clean with cobwebs around the bar, windows, and in the bedrooms and dirty and wet towels in the laundry closet. The highchair was filthy. While it was helpful to have children's cutlery place settings, the kitchen pots and pans were not well stocked. What was available needed to be washed before we used them - including the glassware. The refrigerator is old is not large enough for the number of people that can stay in this house. There was a makeshift banister to the upstairs using unfinished 2x4s with splintering edges--right where the little fingers of children would touch and could get splinters. This same appearance of unfinished 2x4s was repeated on the deck, where the deck wood is old. Multiple spindles were replaced with new pieces of wood, but instead of replacing the top railings, stacked 2x4s were nailed in place across the deck and stairs. Within one of the bedrooms upstairs, there were broken doorknobs to closets that left screws on the floor. The crib and mattress seem extremely old and worn, and the mattress didn't seem to fit snuggly in the crib, leaving gaps. In addition, most of the dressers and night tables were flimsy with broken drawers in one of the dressers that wouldn't slide and just fell out. Furniture holding lamps and other fragile items that could easily be knocked down is a hazard to all, but most importantly, to small children. There was also a significant safety issue as there is an empty wood storage box next to the fireplace that has a door on the deck and another door in the house. The outer door did not have a lock on it. Once we noticed this, we were able to find a padlock in the house and put it on the outer door, but it would have been easy for anyone to get into the house prior to us noticing this. The grounds are not adequately maintained either. There were large weeds growing up through one of the two staircases on the deck that prevented anyone from using it safely. The landscapers came by while we were there, and we had to ask them to remove the weeds twice before they eventually did. There are not enough places to sit in the main family area for a house that holds this many people. Unlike in the pictures, there is only one 3-person couch and 1 arm chair so most of us had to squeeze onto the couch and ottomans and bring chairs from the kitchen table to sit on. The chairs on the front porch were not there. The table and chairs pictured on the deck were also not there. There were only some wicker chairs left on the deck, which were shedding paint flakes. The deck had broken planters that, again, were the right height for little fingers to get injured. The Adirondack chairs by the fire pit were filthy and most nearly broken. One evening we spent over an hour killing small bugs that were all over the kitchen ceiling. The windows had been left slightly open before we arrived, and the screens had holes in them. The real highlight on this property though occurred on the fourth day of our stay when we woke up to the smell of sewage. The drains had been very sluggish upon arrival in the kitchen and bathrooms, but now the sewage had backed up into the basement shower. The rental agency was great at getting the septic tank company and a cleaner out quickly that morning. The septic tank driver commented that the tank was very full and hadn't been emptied in awhile. Unfortunately, it took a over a day for the smell to go away. Overall, this was a lot of money to spend on a place that isn't maintained properly. We definitely won't be coming back, nor recommending this location.

I had a private garage attached to my apartment, a private entryway and a balcony. That is where the good ends though. Management sucked. You wait months for a simple maintenance request to be acknowledged if it even does, and then get charged for it being broken when you finally move out because they ignored the request for repairs. I had to call my manager everyday for days and leave messages for him to get back to me because I was moving out early due to getting married and buying a house. i have yet to hear back. I contacted the corporate office and they said I had to keep trying to contact him their was nothing they could do. I gave my move out notice and stated I was going to be fully out of the apartment 2/28/22 when in reality I had been moved out for over a month before that date. Last week I got an itemized tenant ledger stating I owed Wright Weber almost $400 after they kept my security deposit. Within that ledger it said I moved out 3/4/2022 and therefore owed March's rent, and i owed for cleaning and repairs to the apartment. I called the corporate office and they said I needed to either pay it or I'd be taken to court even though my final walkthrough was all good and approved. To say this company is crooked is probably the nicest thing I can say about them. They have managers and maintenance workers who don't do their jobs and then blame the tenant. Do not move into an apartment owned by Wright Weber Management or you will most likely have the same issues. There are more negative reviews than just mine. Do your research!!!
