Just wanted to stop by and give Kevin a negative review based on his integrity alone. Let me explain. I found this tool at my house left by a Spectrum technician. I posted on a De Soto group trying to find the owner and Kevin told me to put it in my tool box. He wants me to keep something that isnt mine.... Does this sound like the kind of person you want showing off your home when you are not there? Telling me to keep the tool, that isnt mine, shows the kind of person he is. No integrity or morals. I will definitely not be using him or even allowing his company to show my properties for sale. I have pictures to prove it and the pictures speak for themselves! John was the property manager for a condo I rented for 2 1/2 years and he was terrible. To start with, when signing our lease, he asked my friend and I if we were lesbians. When I told him that was an inappropriate question, he then asked if just SHE was a lesbian. Again, I told him this was an inappropriate question. He was always very slow to respond to issues within the condo, often requiring numerous attempts to contact before getting any kind of response. When it was finally time to move out, he waited until the last possible minute to do everything, was egregiously condescending on multiple occasions, never scheduled a walk-through with me, and lied about the condition of the condo to the owners, resulting in 1/3 of my deposit not being returned -- all on the word of John. Honestly, maybe the company itself isn't all bad, but anyone that would hire and retain someone like John Cobb is not a company I would ever work with again. read more

Shady practices happening. So... I'll start off with after doing some research we found out the agent and seller are sisters! I know contractors and city workers so we fully did our research after the sellers and agent became very shady after the inspection. All work on done on house was never permitted and roof wasn't properly permitted. They consistently lied about when they moved in to avoid the issues at hand. Public records show they were the buyers in 2005 but consistently changed their story to "they moved in 2010 after the basement was remodeled" or "they moved in 2012 after the electrical and roof we're done". 1) House was remodeled and basement was fully finished with structural work done with no permits. Agent kept saying they moved in after it was done... Even though public records list them as buyers in 2005. 1) huge horizontal foundation crack in basement (they put foam in the access hatch to hide it) 2) All electrical work done within the the last few years isn't up to code and isn't permitted, at least a dozen unground outlets, outlets under sinks with exposed wires, live wires consisting of split wires from other outlets or hardware. (They tried to hide all of the live exposed wires up in the insulation of the garage). Story then changed to "they moved in 7-8 years ago...). 3) Roof - the owner installed a swamp cooler by himself and cut the hole in the roof themselves. They didn't properly fasten or flash anything in so moisture was collecting in the attic. They also had blown in insulation... So imagine the mold that could happen. So they cut all their own vents but instead of 1 way vents put 2 way vents. This also was illegally permitted. 4) They were really only considering FHA offers (Mainly low income or 1st time buyers, in this case all 1st time buyers). Which were assuming is to trick the desperate or naive in to buying this property. 6) Our agent called their agent and she said "Well I don't think the foundation is an important part to a house, I thought this was an "As Is" sale. Really?! Because it was never advertised as that or stated as an "as is" sale when we called her during our walk! 7) She relisted it 15k higher so they can have extra money to try and fix stuff. I'm an engineer and this is why we don't inspect stuff for direct relatives! It can cloud your judgement and lead to some shady practices. read more

I would not recommend working with this company, in particular with Steve Malaga. There is no sense of ethics here and only focused on the quick sell. The home we purchased was grossly misrepresented in photos and the agent was relief upon to be or eyes. Time constraints prevented us from making an out of state trip to view the property. Not only was the property in terrible shape when we arrived but it was so dirty that we were uncomfortable being in it. Grow lights and Marijuana containers were present and there was no disclosure made regarding this type of activity. From the beginning, the realtor advocated more strongly for the seller, rather than us. Refused to provide documentation of repairs until we threatened to withhold payment and then actually stated "he bent over backwards" for us. The house was in state of disrepair, with holes in the walls, filth everywhere, trash left throughout the property and refused to provide keys to the property upon closing. This company and in particular this realtor should not be trusted. There are some highly unethical practices taking place here! read more

Beware!!! Read the negative reviews about this company before choosing them! I have had very similar experiences to what others have reviewed. I recently purchased a home and the seller's company was Worth Clark. We found many issues with the house AFTER purchasing, that the seller did not disclose. But one of the main issues is that the seller was supposed to use a REAL company to fix the fireplace's gas leak. Instead, he used a side-jobber and the selling agent, Alan Woodhouse, helped the seller make a FAKE INVOICE so that it looked like a company fixing it. after 3 months of researching and finally finding out who fixed it and bringing this information (about the agent making a false invoice) to the attention of the seller and agent, they finally agreed to fix the fireplace using a reputable company. The seller also lied on the disclosure, stating that there was no HOA and we found out that wasn't true when we went to install a fence in the backyard. The agent never made sure that there wasn't an HOA AND is still sticking to the story that the seller didn't know, which is ridiculous because his dues are current. The seller also stole the appliances that were to be sold with the house and the agent said we are making this up and treating us unprofessionally. My agent's broker and I have been trying to contact the agent, Alan, and the broker, Ryan and get some resolution. But now they have decided to stop answering our calls. I called the company to complain and it seems that the agent's broker, Ryan, is the person in charge and I told the secretary he has been CC'ed on all emails and has not responded to any of them. She said she would have him call me. After 4 days of waiting, I called back and said I wanted to speak to Ryan's boss and she hung up on me. VERY UNPROFESSIONAL!!! Do not use this company! They are scam artists, unprofessional and will get you tangled up in their dishonest schemes!! read more

Amy Donato of Worth Clark was a rock star for me! I had to move for the second time in just over a year. I used Amy Donato last time and she was fantastic. As soon as I knew that I needed to move again, I knew just who to call. I told her what I was looking for and the area that I wanted to go at 7PM one evening, and I had great possibilities in my email when I awoke the next morning. She worked hard to get me into houses, answered all of my questions, and tirelessly showed me homes and found new possibilities. I am quite happy to say that I have a new house because of all of Amy's hard work. If you are thinking of buying, selling, renting or leasing, you want her on your team! I Wish I Never Would Have Rented From Them When I was looking for a home they were very responsive, but now that I am renting from them it is hard to get anything done. They are always passing the buck. I was without hot water for months, the heater went out twice, and anytime there needs to be a repair it takes forever to get done. A few weeks ago when our heat went out the tub started leaking because of how cold the lines got. In the maintenance report the water was not a top priority bc it was so cold outside and we did not have forever in the lease left but it still needed to get done. Apparently that meant ignore it for over two weeks to the point of the water just running. When I asked them about it they seemed surprised that it had not been taken care of yet. My water bill over doubled because of this and i am sure my gas bill will be higher to due to the heater STILL short cycling. I hear one thing from the owner of the home and another from Worth Clark and they can never seem to make it right. But I am sure if I was late on rent they would be right on top of that.... read more

Horrible realty company. We rented a place from someone else but all of a sudden the company switched hands to worth Clark and we weren't even notified at all, and didn't meet our realtor until they contacted me to say they were going to start showing our place two months before the end of the lease. The old company didn't cash rent checks until like the 20th, so there was never any rush to mail in the checks, but then this company came in and didn't notify us that there was a change in where to send the rent (online and a new address), and then charged us almost $100 in late fees because of it. Our old realtor was easy to contact and answered any questions, and worth Clark never answers the phone and takes a week to call back. Maintenance takes a few weeks to come out even when it's marked as urgent (our kitchen sink didn't work), and the people they always send are rude and unfriendly. The knob on the back door has been gone for 8 months, no matter how many requests I send, and one time they 'fixed it' and it fell off a day later and stayed on the floor ever since. The back hedges are constantly overgrown and they never take care of them even when they overtake the parking spots. The month they took over they claimed that they never got the deposit and we still owed it to them and it took months to get them to drop that charge. Additionally, when we moved in the place was dirty and not kept up at all, and now that we're moving out (mostly because of the company), they gave us a huge multiple page checklist of everything that has to be in top shape and sparkling clean for them. Awful, I would never work with them again. They could use some professionalism and a personal touch so that the renters aren't just left completely in the dark with no one to contact. read more

Steven Koleno is not the realtor I would want as a renter or owner. Here's a list of Steven's flaws- -Leased a condo he represents and the man didn't know if our payment had posted WEEKS after the initial start date of the lease. So if you're an owner and want to get paid, beware. -Never responded the emails and constantly asked us to overnight forms/checks due to his late replies. We are talking not responding to my emails or my realtors emails- it was a running joke that he only responded to texts. Not very official. -Could not give me basic information on the unit he was representing for over a month. Not even the info to schedule our move in. Talk about stressful and unnecessary. -Constantly complained about having to travel to the condo he represented. If you don't like the commute then don't take on the property! Better yet, use the time to respond to my calls. There are way too many hard working, honest realtors to have to deal with the quality of individual Steven is. I cannot even fathom why his LinkedIn states he's a mentor and coach- he's one of the worst human beings I have ever had to work with. Even my realtor had to get her boss AND Steven's boss involved to get all of his mistakes resolved. read more

Nothing ever gets taken care of through this realty company. Have to have a work order to cut the grass when it should already be getting cut, and when the company comes out to cut it they are here all of 10 minutes to try and get it done as fast as they can. It doesn't even look like the grass it cut, the yard looks horrible. Also, our landlord chooses not to be contacted so therefore we have no idea who it is and he never comes by to check on or take care of the place. I am always calling about something having to be fixed and they always have an attitude with me, it always takes about 2 weeks for someone to actually come out and fix it. And lastly, our apartment building holds 5 apartments and all but 2 have moved out in the past 3 months if that give anyone any kind of information. read more

If I could give this company a 0 I would. Sign the lease and there is nothing else they care about. Front desk doesn't answer calls, good luck reaching anyone on the maintenance team! What a terrible experience they have given me with my rental. They do not care about the customer, they only care about the money. Once you're in a lease they're gone. Awful, awful company. No call backs, no emails back, and no help. Do not rent from this terrible company. So much money wasted and down the drain dealing with all the stress. Owners beware. They poorly management my properties. They were very condescending in a friendly way. Repairs went undone or half done. The work they contracted out was overly charged and very poor quality, if done at all. And when I complained about it they stood up for the contractor's poor work or not return my calls. Pretty much let the tenants do whatever they wanted at owner's expense. Will NEVER use them again. read more

They're awful. If a house doesn't fit in the HGTV mold, they don't know what to do with it. Their people are condescending, don't follow through on things, and are terrible to deal with. A real estate company's job is to make navigating the real estate market easier for someone who happens to do something else for a living, and they just make it harder and more stressful. Completely unresponsive to home owners. We have called and texted our assigned property manager/leasing agent countless times with no call or text back. We have been trying to get our single family home online for marketing purposes and no luck there. We are not aware of any showings on our home since we began working with Worth Clark 6 months ago. There is no one to speak to at corporate that has been able to make any headway with lighting a fire under their people in the field. We have been patiently waiting for our agent to find us a tenant for our home but can't even get a return call. This company is disjointed and terrible. If the way our account has been handled since we first contacted Worth Clark is any indication of the way they handle your money, then I would run far away from them. Find another company who will actually provide customer service to the homeowners paying their management fees. read more

Probably the worst company I've ever dealt with. My roommate and I rented a home in St. Charles, MO. We had a continuous running toilet that was fixed on their time (which was obviously extremely slow considering our water bill) resulting in a $1000+ water bill. We were told the owner wasn't going to be "too interested" in paying for it so we should plan on paying for it. Since we didn't want to live with our water shut off, we paid it and are now requesting signed invoices from the plumber which states when they were there, the work they did, etc. so we can compare with the records we have and take them to court. We were told we don't have a right to those and we wouldn't be able to access them for our records. Now, we've sent several emails and no one can seem to email us back or contact us at all. Very similar to the communication process when we were trying to get our toilet fixed. Good luck to the next renters that rent our house. :) read more
