He scheduled the inspection for the following day. He called us immediately afterwards and submitted his inspection the same day. He was very knowledgeable and identified minor issues other inspectors might have missed. He also didn't pretend he was a structural engineer, but instead pointed out places where such expertise might be useful. Would definitely hire him again.

He proceeded to flush up a litany of issues there as well, all with merit and all any buyer would want to know about. The sellers are currently mulling over a healthy list we presented that require remediation if we are to buy the property. We highly recommend Caliber Home Inspections for potential buyers…read more Darin was prompt in responding to our request for a quote, very communicative and flexible when we were setting up the appointment and was very easy to work with through the entire process. The inspection report was done very well and was extremely thorough, with clear photos for each point. His attention to detail impressed us and we know from friends' stories of other inspectors, you don't always get such quality work. The report was well organized and well detailed and will benefit us in our to do list as we go forward in our new home!

I was told there was water in the crawl space that could be fixed with a sump pump. This was not true. The problem needed a comprehensive drainage system to be resolved. I was told the roof was in good shape and all that needed to be fixed was cracked vents. Now, I have learned there are shingles falling off, the adhesive is failing, there is organic growth on the underlay and in the attic, nails are popping out. I could go on, but the roof needs to be replaced. I would not have purchased this house if I had known about these problems 6 months ago. Whatever you do, use another inspector.

We are very unhappy with the home inspection he provided. The garbage disposal had several holes in…read moreit caused by rust and water flooded below the sink on its first use. The dishwasher did the same thing and it is not even installed properly. The doorbell rings only outside, but not in the house (though I don't know if he even checks to see if it works as part of his inspection). While he was professional in our dealings with him, the problems with the inspection speak for themselves. When given the opportunity to reimburse us for the garbage disposal, he indicated that there were no holes in it when he inspected the unit and he failed to make it right. Funny, though, no one was living in the house subsequent to his inspection, so we question that accuracy of his statement. I expected more from him for the $600 that the inspection cost us. I can't, in all conscience, recommend him to anyone and will not use him again.

During the inspection, he educated me a lot. He showed me how the insulation material should look like, he told me how often I should check the crawl space and what to watch out for, etc. Also, he was very clear what I would have to worry about (i.e., things that I should try to have the seller fix) and what I don't have to worry about (i.e., minor cosmetic issues and nothing structural). He was very thorough too. For example, he found small screw holes on the roof (presumably from a satellite dish) and recommended that those be filled with sealant. Thanks to John and my agent, Shannon, I was able to put in a very reasonable offer and successfully purchased my very first home! ****************************** If you found something useful in my review, please hit "useful" so that I can improve my reviews.
