Floods badly. Has serious skunk problem. Commmunity park is small, broken and in need of serious update. Roads and sidewalks are hazardous in areas. Has been through multiple office staff and management employees in a few short years. Current office staff is not friendly! I do not recommend this company or property! WOODHAVEN PLACE IS A REALLY NICE PLACE TO LIVE !! My wife and I really love it here because Dayna and Jim have really been just wonderful !! Everytime we've had and issue, it's been straight ened out. My bank account was tampered with, I did receive a notice to quit for Non-payment. I went to the office and Dayna was very professional and understanding but she told me TO GO GET THE MONEY ORDER TO SATISFY THE TENT AND WATER BILL FOR THAT MONTH. Jim on the other hand has been equally professional with his knowledge on just about anything regarding a mobile home. He is LIKE JOHNNY ON THE SPOT WHEN LITTLE OR BIG THINGS HAPPEN. Jim is a wonderful/knowledgeable Man. Once my furnace, hot water heater and stove was NOT WORKING. We were nervous, I ra n to the offic, told Jim, he comes over immediately and determined that the gas line OUTSIDE HAD BEEN SWITCHED TO OFF. Really a very simple fix in a very cold State of Michigan. Can I give it a -1? The street floods like crazy. Sometimes there is in excess of 19" of water in the street. Backyard floods shed floor is ruined. Don't get me started on the lot rent. No improvements are made to the pump system. My street was repaved. Whoppie doo. I've talked to corporate, sent photos, sent online requests, 5 years later still no resolution. I had to "paint or stain my deck" a violation was cited. Oh ok! What am I getting for $590???? NOTHING AT ALL. DO NOT MOVE HERE. WORST MISTAKE OF MY LIFE. read more

This place is a complete joke. Bought my mobile home in 2015 for 20k ...I love my mobile home...but lot rent went from 330 to 590 and my mortgage is around 300...so it's time to move. I got appraised for over what I paid for it and I went to sell back to the community...and not only did it take a month and a half of me blowing up their phones and calling corporate which no one ever answered me..I finally got an offer of 9k ...so 3 years later my place lost over half it's value to them lol! Where should I start about this place well maybe with the flooding issues. My car was complete submerged in water for two days had to call off work and couldn't even get out of the community to get to a market for food for my children. So I keep rain boots in my car so I can park my car around the corner and walk through water just to get to my home. Also the lot fee and rent is raised by $25-30 per year. There are no perks to living here no driveway you have to cut your own grass or get a $50 fine added to your rent you pay your own water which is also added to your rent you might as well have a real house. Also your pipes freeze every winter and you have to wait hours before someone comes out. You can hear every drop of rain against your walls and even hear people talking outside the walls are so thin it's like living in a apartment building. Also the new management is RUDE and prejudice against black people. When going to pay my rent the club house is nasty and smells like cigarettes it makes me not want to walk in. I tried calling cooperate and they took my number down and emailed management which had a attitude because I called cooperate. I wish I never moved here I should have listened to neighbor who was moving out just as I was moving in.
