Believe the 1 star reviews! I've rented across the country for almost 20 years now and I've never encountered a worse company. They're exceptionally difficult to get a hold of. The apartment was NOT clean upon move in and they expect you to produce cleaning receipts upon move out. Maintenance issues are slow to respond. And they're inconsistent in their communications, but blame you (with a fine) for misinterpreting their vague, if you get one at all, responses. They look for any reason whatsoever to add an additional charge but offer very little in terms of service. 0 stars to be honest. The pricing of their rental properties are affordable, but there's CLEARLY a reason for them if you visit the properties on site. Every unit I have visited has been so dirty, filled with the smell of cigarettes (even though it's listed as a smoke free property). One mother in law style of a house I scheduled a tour for had the tenant's underwear all over the front yard. USED underwear!! Makes you really question if the rental rates are even worth it. I am a property owner and I cannot believe how bad this company's customer service is. Everything is handled by overseas customer support. You cannot get ahold of anyone in the USA to help you if you have a problem. They signed a year's lease with someone without checking with me and I told them they should only rent it for 6 months max at a time. Now I cannot speak to anyone but the overseas people who have no idea what they are doing. I would never have hired them if I knew they were going to hand my property over to people overseas who have no idea what is going on. I am just about ready to contact a lawyer. read more

I would never even give them a star. They are crooks. They are AWFUL. Where do i even begin..... They tried to rent out our townhome while we still lived there and we had multiple random people knocking through all hours of night. If you try and call them, they don't have a phone line! It goes to an email, good luck ever getting a hold of them in person. They took 800 dollars from us in MOVE OUT fees!!!! We cleaned that townhome up and down, changed all the filters. They charged us 180 dollars said they had to repaint it. I just give up with them. They're horrible. They manage way too many places, so you get lost in their management. You don't matter to them, all that matters is dollar signs. They take weeks to send out maintenance. They told me to return my keys on the day when their office was closed. I have all the emails to prove it as well. Do not rent from them!!! Do not let them manage your properties!!!!! I left photos of how completely clean and perfect we left the place. I find it funny how The few good reviews were clearly written by employees of Wolfnest PM (also doing business as FRE Property Management), disguised as a client. Property Owners... do NOT use this company to represent/manage your home. For your own sake, find a new property manager. These guys are dishonest, unorganized, and lack even a shred of integrity. Do not waste your time, they are not honest to their tenants and do not make an effort to communicate or even answer their phones when trying to get ahold of them. This is LITERALLY the worst property 'management' group I've ever had the misfortune to get stuck with. DO NOT USE THIS COMPANY. they are nothing but savage vultures abusing renters in every way possible. They rented me a place that I later found out they had no legal right to do without major safety alterations. They also said it was a three bedroom and used photo tricks to make it like as such, turns out one of the 'bedrooms' was the family den- didnt even have a door and the ceiling was against legal code. I asked them about it and they replied with a 'too bad you already signed the lease which we made you do blind huh?' email. I was charged almost an extra $400 dollars per month in hidden fees- including having to pay about $200 each month for a yard service that was only in effect for five months of the year (yes you still have to pay each month for all the months they aren't being used). They yard work itself was also severely disappointing- the entire year I was at the residence, there was just a big pile of dead leaves and branches on my side, I asked both Wolfnest and their landscape company to do something about it, as far as I'm aware that pile is still there a month after moving out. There is still an entire list I could go through, but my last point will be that the entrance to my place was so bad and against safety code that the city government got themselves involved because a mail carrier effed themselves up royally in the winter. Oh and did I mention that not only did they keep my entire deposit, but are trying to claim I still owe them on top of it and I have lots of hard evidence to say otherwise and am currently taking them to court with a couple other dissatisfied patrons read more

The owner of our building switched property management companies, and when the new company took over Wolfnest still charged us rent even though they no longer manage the building, so I was charged double rent. We have had an extremely difficult and unsuccessful time getting our full amount of money back and have been given a complete run-around on the rare occasion that we were able to reach a human. Do not waste your time with this awful company, and listen to the ample amount of negative reviews. read more

They are advertising properties that are not even for rent. Here is my experience from today. I was looking for rental property, went on rentler and from there i got redirected to wolfnest website. On their website i got redirected to showmojo to schedule appointment, after providing ID and Credit Card I was allowed to schedule appointment. I received email to confirm my appointment and I did so. I went at the property address and I verified that the property is the one from the listing. Everything was matching, except there were 2 cars on the driveway and toys on the ground around the house. I rang the bell and sure enough somebody greeted me with hey how can I help you? At this point I was not surprised to find that this was the OWNER of the house who almost called the police on me .... after all I was on their property looking at their house for long time outside. SO DEAR PEOPLE PLEASE DO NOT GIVE YOUR PERSONAL INFORMATION TO THESE SCAMMERS. IF YOU TRY TO CALL THEIR PHONES NOBODY WILL PICK UP THE PHONE. Working with Wolfnest was a miserable experience from beginning to end. Abby mishandled documents during the application process which made the whole ordeal very stressful. She also incorrectly told us before we signed the lease that our unit came with an AC. Upon moving in we realized there was no AC or temperature control whatsoever in the whole apartment. After a week of back and forth communication, Wolfnest finally acknowledged that there is no AC unit and they told us false information, yet refused to be of any assistance and said we were on our own since we had already signed the lease. Other maintenance requests such as a massive bug infestation were also ignored. Finally, when the owner of our property switched property management companies, Wolfnest still charged us rent after their term had expired. This forced us to pay double for our November rent, and when we tried to get our money back they charged us an extra $50. This was but one of the many hidden fees that only exists to nickel and dime their tenants. Listen to all of the negative reviews and avoid this predatory and incompetent business at all costs. read more

Wolfnest - The Sketchy Property Management Team I don't usually go out of my way to submit a review unless the experience was "special." Unfortunately, my experience with Wolfnest was distinct for all the wrong reasons. I started to have a bad feeling about Wolfnest when there were contracts/agreements galore. I think one even said that I wouldn't say anything bad about the company. Whoops! Communication was terrible. We submitted our security deposit on Thursday, July 26th. We were told once we signed the security deposit agreement we would be in the first position with a tentative move-in date of August 1st. However, the form was not sent to one of our co-signers until around noon on Friday, July 27th. Everyone had received their agreements the previous day without issue. For some reason, this form was sent out a day later than the rest. Then on Monday, July 30th, we were emailed that the place was no longer available and that someone else was locked into first place. The email explained that the other renters had finished all requirements on Friday "around noon." Because of a delay sending out the Security Deposit Agreement, it appears that we missed out. Then, a few hours later we were sent another email stating that the other people didn't end up qualifying and they were wondering if we were still interested. We emailed back stated that we were interested and wanting to move in a soon a possible. There was no response to this email. All of Tuesday, I tried to contact the office regarding what was going on. I called 7 times throughout the day. Nobody answered. I left voice mails but no one called me back. Then 15 minutes before the Wolfnest office closed they sent this, "This email is to inform you that the property is no longer available. Unfortunately, the person locked into 1st position ended up qualifying for the property. Please feel free to come to pick up your deposit anytime." We felt very manipulated and jerked around. This delay has also sent us scrambling for another place to rent when thought that we sort of had it. It's been a very terrible experience with Wolfnest - The Sketchy Property Management team. Don't worry everyone, we found a good place after all. It is through a private owner and is bigger/better. If your a renter, I suggest you not waste your time. If your looking for someone to manage your property, I would recommend you look for a better management company. You want someone who is going to communicate and work with your renters. Do not, under any circumstance, work with these predators. The house we rented was garbage- the first time we used the shower, the handle popped off, spraying water everywhere- when we called them for emergency help, they told us we had to go online and submit a work request instead of just helping us. They locked us out of the house during a month that we had paid for, with personal belongings inside and are continuing to harass us to pay fees. It's been a nightmare, to say the least. They have zero customer service skills or ethics. If the landlord knew the state of the house and property, I'm sure they would be very upset. Just really terrible people. read more

I have lived in 4 countries and 7 states and over 20 cities all over the world. I have never encountered a worse, more deceptive, and completely irrational property management company in my life. I broke my lease after only 3 months. They had a mandatory yard upkeep charge of $100/month to mow my lawn 2xs/month. They charged me $20 after double billing me for rent. I refused to pay their fee to return my rent and they charged me $120 in late fees after I refused to pay the $20. They have so many got you policies in their contract and overwhelm you with paper work. My washer drain pipe was clogged when I moved in. At first they refused to fix it claiming I didn't know how to attach the drain hose. Once I sent video of the problem they agreed to fix it. It took two weeks to get my washer drain cleared. Do not rent from these people. They are soooo bad. I cannot begin to describe how slimy this company is. If I was a landlord I would never hire them. You won't ever find a good renter because good renters stay with good landlords. This company isn't good. read more

Our landlord just changed property management companies, and the FIRST thing I am doing is leaving a review. The fact that your lease *prohibits* you from posting reviews anywhere while you are a tenant tells you everything you should know. They are not good for homeowners. They leave everything as a tenant's responsibility, which was fine in our case, because we are responsible and have some money for repairs. But if your tenant doesn't have the means for pest control, or non-essential plumbing, or tree maintenance, it would be a different story. Their team is unhelpful, very defensive, and rude. They look for ways to charge you extra money for any reason. I'm giving them 2 stars rather than 1 star, because they do not meet the criteria for slum-lords. read more

They used to be good. Now they're either getting too big or just not caring anymore. My contract with them stipulated semiannual inspections. The first year, I got those regularly. The following two years, the inspections weren't on schedule and eventually stopped altogether. They charge a higher fee than competition promising "extra care" like more inspections and video walk-throughs. They're no longer delivering on those promises. When I terminated my contract with Wolfnest, they charged my tenant for replacing hvac filters. But they didn't replace the hvac filters, and I had to pay to have a contractor go over and tune-up the hvac (filters were filthy, not changed for years, and I was out of state trying to sell my unit - embarrassing property inspections all brought up filthy hvac system). I contacted Kurin Williams and asked for a refund to my tenant for the illegal charge - they neither refunded the charge to my tenants nor to me. Dishonest, and he stopped replying to my emails as soon as I was no longer a customer. I asked Kurin to return my condo keys to me - I offered to pick them up while I was in SLC. He didn't respond to my calls and emails. By the time he replied, I was no longer in SLC so he had to mail me keys which I had to turn around and mail back to my realtor. Annoying! I don't trust Wolfnest to take of my properties anymore - they've proven to me that they can't maintain a property between tenants, and that their "promises" to do more than the competition in exchange for a higher fee are empty. read more

They have held our security deposit well past the 30 day, legally mandated, timeline, they are totally unreachable by phone, completely unresponsive via email, and absolutely incompetent. If you are a property owner, and a total scumbag, then by all means you should use Wolfnest Property Management. If you are a renter and want to deal with people who are completely useless, have zero idea about the properties they rent out, and are totally unresponsive, then these are your people! YOU WILL LOSE MONEY if you sign with them!!! we worked with this company for 3 months and I regret not reading the reviews before i signed with them!! if you have questions regarding your property they will not answer the phone only emails and they will take there sweet time replying and when they do they will give you vague answers, they will charge YOU AND YOUR tenants. They charged me over 500$ for putting in COVERS on light fixtures that cost 10$. Along with there DISHONEST cleaning crew who did NOT do anything they said they did because i personally checked!! I addressed this to Vhea and she did not care one bit. It got to the point where i told my tenants to no long contact them for maintenance and asked them to contact me in person, they will over charge you in every opportunity and when you ask them, they will not acknowledge this. Recently moved out of this "property management" house, because of a service connected illness and being transferred to a Veteran Affairs Hospital. Upon moving in there was quite a bit of black mold, and a horrible smell of urine embedded into the floor, along with the black mold in the bathroom there were also traces of it in the kitchen which I linked to more than one sickness between my son and myself that ended up in more then one doctor visit (upper respiratory infection). The facility made it very difficult for me to move out even though it was mandatory for me to go to the VA hospital, threatening me with fines and fee for cleaning IF the facility was not cleaned properly. When moving out I cleaned this house with excruciating detail even purchasing a carpet cleaner... hoping that I would get back my deposit that I needed desperately to care for my child as a single father. This being said after going though a lot of time and effort they STILL charged me an arm and leg to move out amounting to far over my deposit. I can not stress enough how much this place has hurt my family, I would not wish this "management team" on my worst enemy. read more

Awful. They charge for everything and are horrible at maintenance. Everything is tenant responsibility and you're fined if you don't fix things. They have a non-english outsourced answering service that doesn't help or understand the tenant/ owner/ management relationship. I can never get ahold of an actual Wolfnest employee to answer my questions. I lost two dogs and have to pay a $75 inspection fee to verify they're gone (fine), a $150 lease alteration fee to take them off my lease (umm ok) AND a $100 lease renewal fee (wtf?). The worst part, I can't move because of high housing prices. So I'm stuck. I've rented various homes for the last 10 years, they are the worst. read more

I've been renting a home from the actual for a total of 3 years. This will encompass the last 12 months since it applies to Wolfnest Property Managers, and not the actual home owner. For the record, I've never paid late for 3 years now, and I usually pay 7-10 days early. The owner of the home I live in, we used to be roommates. I lived in the basement and she had the entire upstairs. The homeowner ended up moving out of state to be with a significant other so I would pay the owner through their bank. This arrangement was in place for about a year. Given the owners desire to maintain the property, it was very difficult to do so since they were a few states away. So the owner looked into some property managers to handle the maintainance of the property, process my monthly payments and so on. The owner and I agreed to look into this. Well a company was found, and I didn't particularly like their reviews, but since it was their home, I went along with it. Their convoluded application process, fees, and supplemental dumpster fire fees (applications, background, etc) were not necessary since I was already vetted by the owner. They tried to get me to pay for them anyway. So I paid one of them, and just figured this was part of their stupid process but I'll play along. I think I paid $100 for what exactly? I have no idea. I do believe another fee was waived. But I digress. I went through a divorce a few years ago, and my ex ran up a ton of debt, and I found out for years while I was working, bills weren't getting paid. So my credit was in the toilet. They wanted a credit check, I told them no. It wasn't necessary, as the OWNER of the home already had 2 years of perfect pay history without a single late payment. Not to mention, the random repairs made to the home, etc. So when I read over the contract there were some things that stood out. According to Utah law, a management property is required to give 24 hours notice prior to entry. However, in their contract, they reserve the "right" to enter with no warning and no reason. However, Utah law allows for such a thing. So be warned. But wait, there's more. In the rental agreement there was a section that added $48 a month to the rent to mow the lawn 1-2 times a month, weather permitting (if the event of rain, etc) Now when I set all this up it was August. So, I figured, I'd get at least 3-4 more mows before winter started. When August came and went with no mowing, I called, inquired, and the dude at Wolfnest told me that August was outside of their vendors cutting season. So I was going to pay for the rest of the year, for...you guessed it. NOTHING. Fast forward Spring of 2019, The first mow I got was in May. I got a mow on the first week of May, and the 3rd week of May. (May 20th IIRC) on the 21st, I get an email indicating that the cost of the mowing was going to go up $27 a month. So remember, this is MAY 21st. In the email, I get a "notice" of that upcharge, and the billing amount was $81. Well, hang on. The original increase in charge was +$27 a month, so presumably, since it was May, it was clearly a small oversight right? Wrong. I emailed Wolfnest, indicating that there shouldn't be an upcharge of $81 to the rent for June, at best it should be up only $27 for the following month since, in the rental agreement, there's a paragraph regarding increases in costs. The rental agreement indicated that they will give 3o days notice if any charges, with the exception of state taxes/fees. If any of the services go up more than 5% that they have to let me know 30 days in advance. So, let's do the math, ok so I pay $48 a month for "lawn care" I've paid so far, Aug, Sept, Oct, Nov. Dec, Jan, Feb, March, April, so far I've paid $432 for...drum roll..NOTHING. Not a single visit, it was just an arbitrary upcharge that 100% of it went to Wolfnest. When I asked, they tried to convince me that it was "so expensive" they spread the cost over a year as to make it more "affordable". Yea well I called several places, and the average cost per mow, is about half of what they were charging monthly. There were a few places that were more expensive by a few bucks, but my yard is not by any means large. In fact, most of the summer, by backyard has no grass in it as it dies when spring is done with So we're talkin about mowing a section of lawn 18'x20'w. When I inquired about the $81 charge, they said it was for the upcharge of $27 for April, May, and June, that they wanted me to pay up front. Wait a minute. I got NO service in April. I paid $432 for the privilege of getting ZERO services for 9 momths. Now they want to notify me May 21st, for service cost increases in April? Yea how about no. 1. I was notified of the increase for April, at the END of May. This is contrary to the terms of the rental agreement as the increase from $48 to $75, now I'm no mathematician, but this is slightly above the 5% increase, specified in the rental agreement. read more

They NEVER keep phone appointments. EVER. They wasted enormous amounts of our time waiting for them to keep scheduled calls. Keep all email communications as they will ignore you and then ask for evidence of your previous communication when pressed. And document every tiny little thing wrong with the house or surrounding property on the Move-In form, and send it with photos of each item. They charged us at move out for multiple items that were broken or damaged when we moved in but didn't see at the time, seemed so small as to be inconsequential, or were just broken junk to begin with (cheap plastic blinds). If you discover it after move in, email tenant support with photos ASAP and state the damage occurred before you moved in. It appears they charge each tenant for the same items when upon vacating, never repair them while saying they did, and then charge the next tenant for the same broken or damaged items. It's merely a racket to extract fees from tenants. read more

If I could give these guys a zero, I certainly would. Back in March I reached out to these guys (Ryan), I really liked what they had to offer. I am an out of state property owner and having someone help me find a tenant would be a great benefit for me. Had the company been able to follow-through on what he stated they could do, it would have been a beautiful relationship. However, execution is definitely not a strong suit of theirs. So I signed the contract. I had a few things to work on the home. When the contractor finished up and the property was ready to be listed, I had the contractor hand over the key.. this is when I lost sight of everything going on. Wolfnest nefver communicated what they were doing, when they were doing it, how they were going about it. I never found out until after the fact what they were doing, and if I wanted to now anything, I had to chase them down - they were never forthcoming with details. Basic communication I expected was: - when is the house being listed? - where is it being listed? - how does pricing work (for the tenant)? Here is where the kicker is. They took the key out of my lockbox, put it in their lockbox. They DID NOT tell me they did this. They did not tell me the code to their lockbox. So one day I go to visit the property and I cannot enter. I cannot enter my own damn property. I called the office - I called 3 people - no one responded (Ryan, Preston, and Casey) and I created a support ticket. They say they don't work on the weekends (so they can be with their families).. but business is business in my mind. You lock an owner out of their house - you respond in a timely manner! They knew I needed to get into the property (through previous conversations) and the still didn't bother to tell me details about how to enter. So that is how you get locked out of your own property when you work with Wolfnest. In addition to that, they don't even do an in-person walk-through with a potential tenant. They do a lockbox. If that is the service they offer, that is something I can do myself, and not pay a fee for. Now they want to charge me almost $1000 for their "service". Here is what they feel they offered me: $299 cancellation fee - As stated before this covers the time that our employee was at the property taking photos and performing our inspection. The marketing of the property is covered in this fee also. $200 for pictures - All of our photos are watermarked and professionally enhanced. $199 onboarding fee - This fee covers the time that Preston took to gather all of the information from the questionnaire. We have to input all of the info into our system and verify with all of the utilities. I have zero intention of paying it. I would consider their lack of communication a breach of contract.. What I committed to is not what they delivered, and they hindered my ability to take care of items on property. In summary, these are the worst property managers I have ever worked with. Maybe they have fancy technology to help with tenant management, and maybe tenants have a better experience than property owners do... I will never know. read more

We Lost $80 in application fees because wolfnest is unethical. Wolfnest never informed us that by the time our showing happened, the property was already Off the market. Wolfnest also did not inform us the property was already off the market, nor did they take down the property on zillow and apartments.com before applying for the property. They charge an application fee the is non- refundable, but it is their fault we were under the impression the property was available to apply for! It's also always a bad sign when you do not get a chance to talk to a real human being, instead when u call wolfnest, you get a automated option list. It's a blessing in disguise though. After seeing everyone reviews, no way would i want to rent through them! read more

They do not even deserve 1 star. This company has no idea what the properties even look like but they will send you a fine for everything. If you have a dirt yard you have to maintain the dirt yard. Or it is a fine. I did say maintain dirt! They will leave holes in the windows, leaks, mold, unsafe conditions. Windows painted shut. Please do not rent from them. If it is all you can do, live in your car. We made the mistake of renting because of location and thought we could live with it. It has not been worth it at all. They will charge you for utilities a flat fee but who knows what the real charge is? They will fine you every chance they can. Do not rent from this company!! I guarantee they will prey on you and try to get as much money as they possibility can. They tried to charge a fee about us not up keeping the lawn until I sent them a video of proof the lawn was literally dirt and weeds when we moved in. The house was dirty when we moved in which didn't bother me until they took our whole deposit plus 700 for "cleaning" I was the one who cleaned the place better than we got it. Our deposit was over 2k. My brothers room got flooded from a leak in the siding and they never fixed it after months of maintenance requests. We have proof of of us sending "maintenance requests" thru all the steps they require. Never got resolved the whole time we were there. I will include a picture of the black mold that grew under the carpet in my brothers room. The smell got so bad he couldn't even stay at the house. If you're unfortunate to rent from them I promise you will have a constant fight against unwarranted fees. The company is nothing but a money grab with unethical practices. This company is so evil. Don't expect to get your security deposit back. We had a professional contractor (friend) fix every little thing to ensure that we would get our full deposit back. Not only did we not get our deposit back but they charged us an additional $400. Here is what they charged us for: put master closet doors back on track, caulk master bathroom sink, put sink plug in sink because it was on counter by faucet, oil ceiling fan so it doesn't squeak, tighten master towel rack. $423.85 was the exact amount charged on top of the $700 deposit they won't return. So to fix those items it cost $1123.85! We were only in this trailer for 7 months!!! Now keep in mind this is a super old single wide trailer. I would give negative stars if I could. DO NOT RENT FROM THIS COMPANY. You will get screwed over. read more

Really good at maintaining their properties. Really bad at everything else. They inspect the properties 2+ times a month, often without notification, and are extremely bad at communicating with the tenant regardless of the situation. Any other complex I've lived in does inspections about twice a year. No weekend support, and in spite of having full access of your place, they still won't help you if you lock yourself out of your apartment. They'll make sure to charge you for every little thing too. If the building needs maintenance done, expect even things not you're not liable for to be put on your bill. I was kicked out several months prematurely because apparently the new owner to the buildings I lived in felt like making a spur-of-the-moment "drug residue inspection" and do a full remodel so they can charge double on rent. Only reason they get a two instead of a one was because I really liked the place and location I was living in, and they remained professional in their emails, even if it was impossible for them to hide their corporate, faceless, greed. If you actually need something from these guys, go directly into their Sandy office. It's hilarious to hear their stock-market-esque charades in the back suddenly come to a complete silence when the secretary lets them know a tenant is there. read more

If you're from out of state (in particular, east or west coast) be wary. What you're really up against are the laws in the state of Utah that do not protect tenants whatsoever (this goes for business leases also). Wolfnest (aka FRE and vice-versa) merely works within the confines of what the laws allow here and for landlords, it's plenty, up to and including keeping a large portion of your deposit even if you leave your place in pristine condition as some folks state. Try to fight it and you may end up with a "legacy" judge who is wholeheartedly behind the landlords here (most likely because they too own land here) and they won't rule in your favor regardless. Any company that makes you sign a non-disparagement clause as part of your rental agreement is a place you should definitely think twice about regardless of what state you live in. That being said, I'm going to target this review more towards the entire state and the laws that govern it and letting you all know that Wolfnest is merely doing what the law allows them to do, which for tenants in particular, just isn't very much. Does this make them "bad?" well it depends on your definition of "bad" once you understand that they aren't compelled by law to do anything "good" (depending on your definition of "good.") If you're moving here from a state with laws in place to stop the exploitation of tenants then you may be sorely disappointed and not just with Wolfnest but many other property management companies here also. My own experience with them was frustrating most of the time, but again, because they were operating well within what the state affords them to do. I dealt with some nice people often (thank god-it did help) but my legitimate concerns about my unit and such were met with half-measures-in part, apparently because the owner of the property didn't want to pay any money to remedy certain issues and in part, again, Wolfnest doesn't really have to address these things. The "problem" with Wolfnest isn't really with them so much as it is with a state that is filled with generational landlords who are not interested in enacting protections for folks that might rent, lease or buy from them. Some of these landlords work at the Capital and its in their best interest to keep the status quo because it benefits their pocketbooks greatly. So...to sum up...if you're from out of state (especially California) do your research on the laws here first and foremost then, if you're able, try and find individual landlords to rent from as opposed to a property management firm. If you opt to go with a firm, check their reviews and also check to make certain there aren't hidden fees in the rents they're advertising. A great deal often is not that great because many great deals come loaded with extra fees. Extra (seemingly ridiculous fees) are not a Wolfnest exclusive-other property management companies here do the same. I'd suggest trying to find a local contact if you can that may have access to the Nextdoor App or if you're able, come out in person and spend some time looking around on foot or by car. Many individuals here still rent the old fashioned way: by putting a sign up out front and those folks are most likely to have a more vested interest in being fair and equitable with their tenants as they really do have skin in the game. Do not ever work with this company. I have just recently signed a 10 month contract with them. At the end of this contract, I will be moving and will NOT ever rent a property they are managing- ever again! 1- The place I moved into was trashed. I had to re-shampoo the carpet and patch the holes in the walls and replace the broken coat hooks myself. 2- They sent an inspector- unannounced, he did not want to hear any of my concerns, and he left quickly and left the gate open- I have two small dogs. 3- In advance, I set up automatic payments through their portal, and there was an additional $5.99 maintenance fee that I must have overlooked. They are charging me $89 penalty fee, even though I attempted to corrected the same day they advised me of the error. WARNING- do not work with these folks, unless you like working with a company with a total lack of customer service. BBB is my next stop. read more

HORRIBLE! We received the bill for the apartment cleaning ($190) and carpet cleaning (3 small rooms - $110). We cleaned the place before we left (including the oven!) since we had been told that the cleaner it was the less we would be charged by the cleaning company. We would have gotten our own people to clean, who would have done it for less (care.com does it for $50 less), BUT we were too afraid Wolfnest would say the place wasn't clean enough DO NO RENT FROM WOLFNEST! We really liked the place we rented, good floor plan, quiet neighborhood. That said the place was dinged up, floor boards look like a big puppy had chewed on them. The worst though was Wolfnest. Could never get ahold of them for non-maintenance requests, often ended up driving to their office. Also WATCH! and read the small print. They really have odd clauses in the contract. Such as you pay them to find a house cleaner that you will then have to pay when you move out. You can't just clean the place up yourself, it has to be done by a "professional". read more

This is by far the worst property management I've ever seen in my whole life. They prey on the poor and desperate with low rent properties and then they rape the shit out of you financially. The apartment they rented us has mold, caving in floor, shitty pipes so the sink would get backed up from the people flushing upstairs. the fridge was broken and the oven was balanced with coasters. on top of that they took nearly all of my deposit to fix all these things and then proceeded to fix nothing. And what little money I did get back they sent a check in the mail and I still have yet to get the check after 2.5 months of moving out. These people couldnt care less about the people and only care about getting money. DO NOT work with these scum bags... they will bend you over anyway they can. All this was just a small list of all the things they did to us. read more
