I have lived here for several months. These are multi-story condos that are 4-5 miles from the Atlantic Ocean. There is a management company on-site at the clubhouse and I have heard several positive comments. These are fairly new condos and many of the units are vacant.
For the most part these are well constructed units with high ceilings. We have had problems with outlets and light switches (easy fixes). Back in January, an engineering firm called and made an appointment to look at our HVAC system. Now there is another company to come to look at it. Our HVAC works fine but I understand now that there is a lawsuit regarding the construction in the community. I guess the 2 companies have been hired by each side of the lawsuit.
The hallways between the units have puddles of water sometime. This is very strange considering they are covered. I have heard this has something to do with the roof material sweating.
This is a gated community and is next door to a Walmart. Living next to a Walmart is a double edged sword. It is convenient for shopping but they allow camping/RVs in their parking lot overnight. In general, I am not a fan of gated communities, it is just a hassle. The front gate has broken down multiple times. For one breakdown, the management company posted that the repairs would cost $100,000 and was caused by vandalism. The buildings have elevators that have been reliable.
Overall, this neighborhood is semi-walkable. There is the Walmart, PDQ, Miller's Ale House, a movie theater, Copper Top, and walkable sidewalks down Hodges Blvd.
From what I have heard, the local public elementary school is good but the middle school is not.
There is a clubhouse that can be reserved with a refundable deposit. There is a nice pool with many rules (no glass/alcohol, 2 guest limit, no radios) and a workout room. The HOA is active with a newsletter and I have the impression that there a number of activities with older adults.
There is plenty of parking outside of my unit (#4), about 80% of the spots are vacant. There are spots for residents and separate spots for visitors, but the spaces are not clearly marked. The management company regularly tows vehicles that are not parked properly. Visitors are required to have a bright orange tag hanging from their rear view mirror, in my opinion this is unreasonable.
There is a car wash port with vacuums, a big plus. And there is a single trash compactor at the front of the community, residents are not allowed to keep a trash receptacle outside their door. It's ammusing to watch residents take their trash out to the compactor. Some residents keep the trash in the trunk of their car, some drive while holding the bag out of their window, and I like to put the bag on the roof of my car. read more
