TLDR version: I'm very glad I chose Green House Home Inspection (GHHI) and was incredibly impressed…read morewith Jared's thoroughness during the walkthrough. Highly recommend him if you need a home inspection as a buyer! Now, for the lengthier review. My agent provided me with a list of home inspection companies, and after reviewing each company's website, GHHI stood out. I quickly understood what the inspection included, that the team had the necessary qualifications and certifications, and that they were a BBB accredited business with an A+ rating (I verified!). My husband and I had a laundry list of inspections we wanted done, and GHHI was able to provide most of them for reasonable, additional fees; at the time of this review, they also offer wood destroying organism inspections, radon air tests ($150), and comprehensive water tests ($250, includes water quality and radon). The total cost of the home inspection + all add-ons for a 2-story home with an unfinished basement was $1,125. This felt incredibly reasonable, and it was also very convenient to schedule so many inspections with one company. I've only had one other home inspection experience as a buyer, and while I remember that report being detailed and somewhat helpful, the inspector did everything himself for 3+ hours, so we had no context for the details he shared and we felt quite disconnected from the process. Jared (the owner of GHHI) takes a totally different approach, and I'm here for it. Jared arrived early and started to walk the property, and once I arrived, he explained his style and how he prefers for folks to walk with him. I was impressed with how thorough he was and his multi-tasking; not only was he performing the inspection, but taking photos and notes, educating me, and answering my questions. As an aside: I'm interested in learning about my future home but this is absolutely not my wheelhouse, and I think Jared did a great job of explaining things in layman's terms. The inspection took roughly 4 hours; I had a septic inspection at the same time, and Jared was very accommodating (and helpful!) when we needed to stop and chat with that inspector. Jared conducted our home inspection in the morning and we received the report that night! I appreciated that photos were included (for evidence purposes but to also jog my memory) and a rating system was employed. A Table of Contents made it easy to jump around. I think the report provided helpful general information as well as notes about recommendations and issues. While the amount of text was more on the concise side, I felt it was adequate and professional. Jared really went above and beyond during the inspection itself, so I think a review really needs to take that process and those conversations into account. I will take Jared's combo approach, which includes a thorough inspection with the client + conversations + a report with photos, over another inspector's approach that is quite removed and only includes a report. Again, I highly recommend Green House Home Inspection, specifically Jared. He was incredibly personable and ensured the inspection process was educational, and dare I say, enjoyable!

He told us what to do and who to call for the little things we will be doing after closing. He got into what I though was an inaccessible attic space and found valuable information. I never felt like I was wondering if and when he would get back to me. He just did. When Evan shows up he is ready to go, his eyes are scanning. While his takes lithe steps to and fro reaching behind things and checking at the widgets, he is also asking questions that I probably should have asked the realtor. I learned soooo much. And this is not my first purchase just my first time using Evan as an inspector. Here's a tip: even though he is going to write everything up for you in an official report, bring a pen and paper and write down those little questions he brings up, cuz while you are busy looking at the sea glass backsplash, you need to ask the selling realtor some follow up questions, and if you don't write it down you might get distracted and forget...' what..wait... is that Italian marble in the master bath'? Evan is thorough, it is literally his job to find stuff that is wrong, malfunctioned, poorly installed or sneakily covered up. He is like a little house detective and he's gonna make that house talk! You will know the whole story before it's over. And he is a nice guy, on the whole being a good human, socially responsible person scale he is topnotch on that too. You can feel good about hiring this person.

He went into a hot attic and a wet crawlspace without hesitation and really gave all of the property his undivided attention. He explained everything along the way, answering all questions and providing great detail. He wasn't an alarmist, but he was honest and clear about what we really needed to think deeply about before this important purchase. He had a report for us the same day and it was just as detailed with great photos. He also texted and called that evening to see if we had further questions and to give us guidance on how we might follow-up on some of the concerns. He was professional, kind, and responsive. We highly recommend him!

First off, he explains everything (he should be a teacher based on all the knowledge he has, IMO) - from what a GFIC is to how the systems work. He tells you what you should and should not do in the future; he is fully aware of current revisions in home inspection codes (he knew that our new construction home should be plumbed for radon mitigation, for example). He's friendly, he's AFFORDABLE, and he does a nice thorough job. Even though our house was brand new, he didn't miss anything that didn't need an adjustment or inquiry (we never would have noticed a few items he pinpointed). He provides the report (photos included) within hours. The report is clear, concise, and laid out beautifully. Our inspection took approximately 2.5 hours for a brand new house! Cannot recommend Tony enough. He should charge more!

Each time (but the last one, obviously), we had to call them and cancel the visit. Each time they were incredibly easy to reach despite one being at 7pm and another with less than 24 hours of notice! The voices on the end of the phone each time were sweet and caring and offered just the right amount of sympathy for the lost house every time we had to cancel. Finally, we didn't have to cancel! We've had the pleasure of working with Mike and Karen, and we talked to Mark a few times. Mike and Karen did the actual review and we couldn't be happier. They were on time (though we were not...) and immediately got to work taking pictures and taking notes. We had scheduled four hours for the inspection and we used every second. They both showed kindergarten-teacher level patience with us as we followed them around and tripped over our own feet asking questions. They walked us through everything and provided context to their points to make it easy to understand. I feel like I can actually read a boiler now! They answered questions we didn't even know we had. We expected the report the next day, but it arrived at 11:01pm that night. I'm not sure if that's always the case, but our house was in great condition, so there weren't a lot of things to elaborate on, but it was still a thorough 53 pages. Having that report and knowing exactly how each aspect was examined gave us the kind of confidence that we needed to buy our first house. I really can't express how pleased we were with our treatment and you can bet that when we buy our next home, if Hawkeye Home Inspections is still around (only because we don't plan on buying another home for a while), they'll be hearing from us again!

Within a couple weeks of moving in we went to clean the tub. Filled it and began running the jets only to see the water level dropping about 1/2 inch over 10 minutes. They are the lowest quality of inspection you can find. It was haphazardly rushed so the inspector could leave to meet up with his wife in NY that afternoon and we are paying the price. I have tried to work with the dishonest Mr. Male. He refuses to take any responsibility or offer any reasonable remed. He is also refusing to provide license #s. That in itself should tell you what type of business they run. They collect your money, show up and look around like it's an open house showing and then when there are issues they will deny all responsibility. Had they done a thorough inspection we would not be in this position. hell, if Mr Male could find a plumber capable of doing the repair he thinks is needed we would not be in this position.
