    Living at **Mirador at Doral** has been an extremely frustrating and disappointing experience…read more Years ago the property was well administered and we had peace of mind and quality living - this has all changed for the worst! One of the most persistent problems is **ongoing noise disturbances**, particularly from tenants who repeatedly leave dogs unattended. In our case, the same apartment has allowed dogs to howl and bark **at all hours of the day and night**, sometimes for hours at a time. This has been reported multiple times to management and on-site security, yet the problem **continues without resolution**. Adding to the frustration, when these disturbances occur and residents attempt to report them **in real time**, the **main management office often does not answer the phone at all**. Calls go unanswered while the noise continues, leaving residents with no immediate support or response. This is not an isolated incident -- it reflects a **pattern of poor management response**, lack of enforcement of lease rules, and failure to protect residents' right to quiet enjoyment. Complaints are acknowledged, if at all, but **rarely acted upon**, even when issues clearly violate lease terms and local noise ordinances. For a community that markets itself as professionally managed, the reality is very different. Ongoing noise, unanswered calls, and lack of follow-through have significantly impacted quality of life. Prospective residents should think carefully before moving in, especially if peace, quiet, and responsive management are important. Unfortunately, **Mirador at Doral** has demonstrated that resident concerns are **not treated as a priority**. Other issues... tenants with constant loud, booking music, loud and disturbing pool parties, residents with booking music coming from their cars as they arrive in the middle of the night, trash left outside by residents... and other rude, loud and aggressive tenants.... while no resolution is offered by management!

I toured one of the Belize rooms on a Thursday morning. The place I was shown was stacked away in the corner far away from guest parking so I wasn't a fan. There was another location available on the premises but I received a quote for both just in case. Friday morning I check the site and discover the less desirable location is gone and the one I had inquired about was still available. Friday after lunch I arrive to fill an application out for the place still available online (online application was not working). Surprise surprise that place is no longer available, but conveniently there is another unit available in a week. Thanks to the fluctuating prices previously negatively mentioned in other posts; the price I had received was not valid. Bait and switch? The same exact styling would be more expensive per month. As I write this the unit I wanted is still available online albeit at the higher price as advertised. I've lived in SD, near Seattle, and NoVA so unfortunately I've encountered this business practice before. Steer clear.

    Here's an update to my last review…read more Upon ownership of the new property we were told to make a payment and that the difference (as they still did not have the system running) would show in October. So I did just that and received a delinquency notice of 130.76 on Sept 11th 10:43pm I then paid on September 12th $3k dollars to account for the 130.76 plus next months rent and emailed them Sept 13th at 11:59am with the receipt of payment and asking them why it is not showing reflected on my account. No Response Fast forward to 9/16 when I come home from work at 7pm and see the attached 3 day notice for 130.76 I call them right when they open cause of course I'm at work early and now their hours are at 10am no answer, left a voicemail no response. Leave work early to come to the office only to find them closed (see attached) no email to residents advising they will be closed and how convenient to post this on my door and not call me the day before they close right? Still waiting on a response from my email on the 13th and still showing my personal account being deducted $3k back on September 12th after calling multiple numbers today I was told by the call center I needed to wait till tomorrow. This company is completely disorganized and the fact my $3k that was paid is not reflected yet is concerning.
