Management does not do anything. No one is ever at the leasing office when you need them and they send email after email "reminding" people of the lease rules (no smoking, clean up after your pets) but don't actually do anything about it. I've stepped in pee multiple times in the elevator and no one cleans it up. People let their dogs poop in the parking garage. Hallways always smell of weed. Plenty of people smoking cigarettes at the pool area. I've had to put in multiple maintenance request for every single thing they needed to be fixed because they never ACTUALLY fix it unless you get the main service person. Management and staff are friendly but it's just too hard to get things fixed here. Service elevator is the only elevator on one side of the building and it was down for MONTHS. AC in the hallways was down for MONTHS. Fixtures and apartments are spacious and nice and ours came with brand new carpet but the cons out weigh the pros. I do like how packages are delivered to your door and you can easily manage who you let into the building. Anything service related is terrible except for the cleaning crew who do their best to keep up with peoples pets. read more

Berkshire *update* I moved in right before the pandemic and there have been several improvements since then. I've lived in houses my entire life so the transition to living in an apartment on top of being on lockdown was a little shaky. The sense of community and the cobu app certainly helps, food truck and other events are held periodically and is a great way to mingle with neighbors. The upkeep has certainly improved! Gina and her staff (including the cleaning staff and maintenance staff) have been very much on top of the grounds. The mingle room has updated their furniture/ recreational games and every so often they touch up the paint around the building. Ms. Gina has been very accessible when needed , courteous and helpful with each encounter. I'm certainly considering resigning another lease agreement :) read more

I've lived at Berkshire for over a year and am very happy here. The building is well maintained and the apartments are very spacious and a great value compared to neighboring buildings. You can't beat the location. The leasing and maintenance staff are excellent and address issues promptly. I recently renewed my lease for another 15-month term. Ralph, the assistant manager, made the renewal process quick and easy. If you're looking for a comfortable and peaceful place to live, I highly recommend Berkshire! read more

Thinking of moving to Berkshire? DONT THINK TWICE! The staff from Berkshire are the most helpful I have come across.. they solve my problems for example, in fixing my dryer/washer quick and efficient as possible! They also hold events every month for the residents which is an amazing way to get to know who you're living with in the building. Juan gave me a tour and what an outstanding one! He knew everything about the apartment down to the make of the ac (which no one ever knows). After coming back another day, Juan wasn't present and Gina the assistant property manager took over my file... super helpful and very responsive in answering my emails. Don't think twice!!! Pee smell everywhere and no maintenance or care for the building. The pool is ALWAYS dirty!!! The manager, Andrew, is very unprofessional and never available or present at the office. This building is great. The staff is friendly and attentive. I love my apartment, it's beautiful and comfortable. The building is in a great location. They are pet friendly! My 2 pups love it. Also as a plant lover, I value good lighting I find it very important and they were able to meet all of my needs! The amenities are great clean gym, spacious common area thats really nice. I've been living here for about 5 months now and I love it. The area is very convenient, the amenities are nice and the staff is always extremely helpful. Since I've been here, they've done numerous improvements to the community. There's new hallway flooring installed, updated jacuzzi, a finalized dog park, and new gas grills. My apartment is one of the smaller one bedrooms and it has a ton of cabinet space, spacious living & bedroom, and natural lighting. Would recommend this community to anyone looking for a peaceful environment. read more

Great area, close to everything. Building would get a 5-Star except the hallway carpets are filthy dirty and stained. Not maintained. Tenants leave personal trash in front of their parking stall, visible when away. During the day you would think it's a vacation getaway but at night it's a different story. If you dont mind staying up all night from noisy tenants partying on their balcony then this is the place for you. If you like to rest and get a good night's sleep then don't bother to rent here. Location is nice but we got a terrible experience. We paid the Application fees $150 x2 to see that the price increased up to $200 more per month due to a bug on their website. Impossible for the management to reimburse us or change the price. Furthermore they were unresponsive, it took us few days to get call back or visit but we were ordered to move in the day after! Horrible security. Earlier this week 3 cars have been broken into and today I woke up and my car was broken into. How can something like robbery be happening so frequently and still no upgrade on security. Also not enough visitor parking for the hundreds of people who reside at Berkshire. I'd say they only have about 20 spots or less and prior to getting broken into the front desk girl Gina towed my car for parking into a visitor space where cars park day after day, and night after night due to their small visitor capacity. Nice place but as unsafe as downtown. Things like this shouldn't be happening when people pay so much to live here. read more

I usually don't post reviews, but I had to since it's very difficult to communicate with management. 1) My assigned parking spot often gets taken by an unauthorized vehicle. I call management, It is managed by an off-site call center, who has no power to do anything but relay the message to a courtesy officer. There is no direct communication. 2)The package room is a mess-- there are not enough lockers to hold all packages. As a result, I've already had a few packages gone missing. The solution they had for me? Call amazon and report it. 3)Management is extremely difficult to get a hold of. Yes they have a number you can call, you speak to an off-site call center, leave multiple messages, and you will not get a call back explaining resolution of your concern! The building and amenities at the Berkshire Coral Gables would earn a 5-star review by itself, but the front desk and maintenance staff upped the ante as they were always kind and helpful. Maintenance requests were always fulfilled the next day and the building management was understanding with all of our needs. We lived at Berkshire for just a year, but only moved because a new job took us out of state. The transition happened within the 60-day window to give notice to move out, but management allowed us to end our lease on-time rather than pay for the extra month when we wouldn't be living in the building. I not only recommend Berkshire Coral Gables on Yelp!, but I will tell any friends moving to the area that this is the place to live. read more

My boyfriend and I lived here with our dog from June 2016 - September 2017. We have moved around a lot in the past 5 years and have lived at a number of luxury apartment complexes and this was by far our worst experience. Never before have I ever complained to a leasing office about the complex but while living here it was almost a weekly thing that there was something wrong that I felt like I had to complain. I will start off with security since I feel like if you pay $2,000+ per month to live somewhere that labels itself as "luxury" you should feel safe. My boyfriend's car was broken into in the parking garage and his back window was shattered. There are no cameras in the garage so the leasing office said it out of their control. No email was sent out, no residents were informed, nothing. Then a week later a Range Rover was broken into in the garage, now an email is sent out and residents are informed. Although they informed people no cameras were installed and no security staff was hired. They have an off duty police officer on site but he works during the day so he really isn't there very often and when he is he just walks around the community once, not really a patrol officer. There is a side door that leads out to the dog walking area that requires a key to open the door, yet for the last 3 months that we lived there it was broken so anyone could walk in off the street and get into the building. We sent videos of this to the leasing office and we received no response. Also there is a gate to get into the resident area of the parking garage that broke on multiple occasions and was just left open for anyone to drive up. This wouldn't have alarmed me except for the fact that someone was clearly breaking into cars. Fire alarms: We had at least 6 fire alarms go off the last 6 months of living here. 1 was a real fire in the garage that kept us outside for close to 2 hours. After the fire NO COMMUNICATIONS WERE SENT TO THE RESIDENTS. Don't you think you should inform your residents as to what happened so they are not scared? It got to the point of not even wanting to evacuate when the alarm went off because there were so many false alarms yet they never communicated to the residents if it was a drill or if someone pulled it or why it went off. We lived on the top floor and had to take the stairs down every time with a dog. I felt so bad for the parents with a sleeping baby who had to get them up and out for a false alarm. Deliveries: The leasing office says they don't accept deliveries but obviously they have to if things are delivered and the resident isn't home. I understand not wanting to be responsible for them but again your residents are paying for a "luxury" apartment complex and most people have to work to be able to afford to live there so they are not home all of the time. I got flowers delivered from a friend and the leasing office signed for them yet never notified me that they arrived because "they are not responsible for packages or deliveries". My boyfriend stopped by the leasing office desk 20 minutes after they were delivered and asked if anything arrived for me and they said no. I was out of town and when I returned a few days later I asked if anything came for me and they said oh yea but they are dead now. I asked why I was not emailed to let me know and they said they don't do that. They said they called me but didn't leave a voicemail. How am I supposed to know something arrived for me if you don't leave a voicemail? Also why was my boyfriend told nothing came if it did in fact come? Complete incompetence. This argument went on for weeks as I wanted them to refund my friend since I did not receive the flowers. They refused. I called corporate and spoke to a woman, Erica Alison and she said she would get back to me with a resolution yet never called me back. Terrible customer service. Leasing Office Staff: Horrendous! I do not speak Spanish, which I know is a rarity in Miami but they would speak to me and then speak to each other in Spanish behind my back. Absolutely awful. Also I lived here for 15 months and as you can see from above I made a few complaints, yet somehow overtime I went to the leasing office I had to tell them my name and apartment number. The complex isn't that big how do they not know my name yet? Viviana was the worst as she is who we signed our lease with yet she never said hi when she would see me walking my dog or walking out the front door. Also Michelle would walk her dog and never wave or hold the door open for any resident. If you work in a leasing office and live on property you need to be even more friendly to the residents! There was no level of professionalism at all. The employees if they actually responded to an email would not use an email signature or sign their name so you didn't know who you were speaking to. They never answered the leasing office phone, EVER. Just try calling and see. I promise they won't answer. read more

Management change has been disasterous for the building. The quality the building once had is gone, the pool and hot tub do not function for multiple weeks out of the year, and the place is dirty. Leadership is key for entities to flourish and it's sad Berkshire missed on placing a quality person. read more

I moved here after touring with Juan (miss you Juan!!) and lived here for 2 years in total, in two different apartments while attending the University of Miami. I absolutely love Berkshire, and miss it everyday. The aesthetic is beautiful; their lobby and study room have insane pieces of decor. Everything felt high-end and classy, especially the pool area and gym. However, my favorite part about living here was the staff. The people truly made it feel like home, and I miss their warm smiles greeting me as I walked in. Some of them lived on the same floor as me too (7th floor!) and I always saw them walking their dogs and hanging out. I recently moved into berkshire coral gables and I've loved every moment of it. Tracy helped me throughout my move in process and made it very streamlined. On my actual move in date, Gina assisted me and it was very organized. I've been here for 2 months so far. I toured all the other buildings and this community seemed to fit my needs best. The primary reason I rented was because of the high end finishes in the apartment and the service. The location is ideal and very centralized, especially for me since I take the coral gables trolly and work close by. I recently moved from brickell due to the construction and noise. Thinking about moving in? Here's the only review to consider. I lived at Berkshire for 1 year. I moved out to find a more affordable apartment. Here are the pros: - location (minutes from practically anywhere in Dade County; walking distance from metro rail; and you live in CoRAL GaBLes. :) - appliances in apartment are updated and run well - maintenance was 5 star responsive. I'm talking next day and the job is done. - leasing staff is also quite responsive and very friendly. Juan is the man. Gina is also very professional and cares about the residents. - apartments are also just overall nice an spacious. We had one of the larger 2/2s and I absolutely loved the space (and the den area for my gaming/office space). Cons: - Security. Although I never experienced anything, some of my neighbors' vehicles were broken into. I think Berkshire has been responsive to this issue as they just signed on a security company to patrol the area 24/7. - Parking situation. Many residents pay a pretty penny to have an additional parking spot ($150+). However, some residents that own two vehicles decide its more cost-effective to not pay for the additional parking spot yet still park in the resident lot. Yes--I'm talking to you Red Fiat. Its just not fair. My suggestion is you either a) truly enforce the parking for residents (and visitors) or b) you give each 2/2 apartment two spots to park in the resident lot. - $$$$$. This apartment building is more upscale than you would find at other places. But... that comes at a steep price. At the end of the day, it just wasnt worth it for me to spend so much to sleep at a place and spend my days at work. - Pool is graced by sunlight at only certain times. Because the pool is located on the bottom floor, right at the center of the building, the sides of the building block off a lot of sunlight at times when you'd think the pool would be nice. It wasn't a big deal for me as I'm not a big pool-goer but for some i'd understand is a deal breaker. - Package delivery issues. THe building has a package room to receive packages from Amazon and other delivery agents. To put it bluntly, it is a disaster. There aren't enough lockers for the packages. Some lockers are large enough to fit most amazon packages. Although that might be Amazon's fault for packing small items in huge boxes for no apparent reason. BUt anyways, i believe we had a package stuck in one of the lockers for like 3 weeks because the locker system failed. I don't know what the management office has done to fix the situation. - Pet cleanliness. Overall, the building is very clean. BUT, because the building is SO pet friendly, there are many opportunities for our furry friends to drop deuces in the hallways or leave a trial of pee behind. The carpet in front of my apartment was stained pretty bad with what i believe is pee. Gina at the management office took care of this situation and had the carpets professionally steamed and washed to remove the stains. I'd recommend the place is you value location and want to live in a relatively "nice" place, but dont mind paying extra. read more

Too many dogs in the building. Dog pee and poop stains in the elevators & hallways, pet area smells like urine and many residents do not clean up after pets. Occasionally there students running and yelling in the halls late at night. Many dogs barking or whining early in the morning and throughout the day. Problems with Amazon delivery packages. People leave trash in the hallways. Very loud building fire alarms go off about every 1-2 months and usually late at night, usually a false alarm but have to evacuate the building and wait for fire dept to arrive and clear the building before re-entering. Often will find burn holes in my patio furniture from cigarette butts & joints thrown from balconies above. Was great my first two years but in the last two years has been terrible. Rent usually raises 50-100 every year. read more

The staff couldn't have been more cooperative in complying to our needs and giving us an offer we couldn't refuse.
