I lived at Almond Terrace from, like, '97-2008. I had a blast at Almond Terrace growing up. I remember runnin' around/gettin' into trouble, playin' basketball with the boys (before they tore the hoop down). MAN, those hot summer days and nights havin' a GREAT time in the swimming pool with Marcus, Karina, Jose, Roy... too many to remember; way back when I was a sk8ter (idiots should've kept the pool). They now make you pay for parking that isn't under the roof and if you don't pay, you get towed. The laundry rooms are supposed to be open at 9am. They are rarely ever open at that time. It's currently 11am and the 2 closest to me are still not open. You send in a maintenance request and they never get back. I have sent in at least 4, they have fixed 1 and ignored the rest, one of them including the roach problem. They are raising rent already after the first lease. We will not be staying here past our lease. Very, VERY disappointed and disgusted

I called to express the fact that they were not, I went back and forth with Jackie then got referred over to Cynthia and she was extremely rude, as always. She said we put tape on the blinds to fix whatever the felt was broken. I asked her for the picture of the image with tape and she did not provide that. I then shared pictures of the inside and outside, and she was instead that they were broken. Then Jackie proceeds to hang up on us and refuse to answer the phone calls. Those two ladies are so unprofessional and rude. They just want to charge you for everything that isn't even broken. They also threaten to charge the whole complex if "big furniture" keeps being dumped on the trash bins.

I started out as a tenant at a property in Modesto. Adrian did both the move-in and move-out walkthroughs. There were zero surprises on either one. While we were tenants, Adrian and her staff were always exceptionally helpful and responsive. When we needed maintenance on the property, there were no delays. At move-out time, we left it as we received it, so there were no unexpected fees. For the renters complaining about things such as being charged for a AC filter...try learning to adult. Replacing burnt out lights, dirty filters, etc. are all normal expectations for tenants. If you have mold in bathrooms, try opening a window or running an exhaust fan. The complaints on here are childish and petty; some of these tenants need to grow up. About a year after we left our rental, our relatives moved out of a house we owned. Upon seeing the dismal state in which it was left, we realized we needed a property manager so we did not have to deal with that again. We called up Adrian, and in very short order we were now on the other side of the relationship as owners. Since then, NBM has done an excellent job at every turn. When the AC stopped working last summer, NBM was quick to get a repair service out to our house so the AC could be fixed ASAP. The online portal makes accessing our statements quick and easy. For minor repairs, NBM takes care of them just adjusts the funds to us as needed. Nothing could be easier from an owner perspective. It provides me great peace of mind knowing we need not worry about our property as NBM has it covered. Finally, during the COVID-19 crisis, Adrian and team have been stellar. They have provided timely and informative updates on rental situations as federal, state, and local government laws are constantly shifting during this time. If you are a responsible, mature adult, looking for a rental, NBM is a great agency. If you are a property manager looking to avoid the headaches of being landlord, NBM is just what you need.
