The biggest concern is the gym. It honestly feels like the walls have not been properly cleaned since the building opened. There is a sticky, almost slimy layer of accumulated dirt on the walls -- it's absolutely disgusting. You can't even touch the wall or safely use it during workouts. The gym floors also constantly have debris and particles on them and never seem to be properly vacuumed or maintained. The hallway carpets are another major issue. They smell terrible -- very musty -- and it seems like management tries to mask the odor with powder chemicals and floor fans. In reality, the carpets likely need to be replaced to prevent mold and eliminate the persistent, toxic smell. I also had a very disappointing experience with management. After living here for two years with zero complaints, I moved to a different unit in the building and within a week received two complaints -- apparently from the same person. I was threatened with lease termination without what felt like a proper investigation. The situation was handled poorly, and it was extremely upsetting. It's also unfortunate that the building lost two wonderful employees, Chris and Nelson, who were always professional and helpful. Another concern: don't expect the concierge to unlock the door for you after 7pm -- even if your hands are full. They will often ignore residents struggling to use the app, despite clearly recognizing them. On a positive note, the maintenance team is excellent. Dayan, in particular, is outstanding -- always professional, efficient, and quick to resolve issues. He truly does a great job. Overall, the building has potential, but cleanliness, carpet replacement, and more thoughtful management practices would significantly improve the living experience.

I made the mistake of not documenting it as I figured going to the staff would be the best move. Now I am moving because of said harassment, gave them 30 days notice, but am still on the hook for over $2000 not giving them a 60 day notice. This place does not give a shit about your wellbeing and their inaction shows it. Do not make the mistake I made and move here, also the homeless people outside bother you nonstop.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

I needed something nice and quick and after much research found myself in the fabulousness of Nicholas Wild with Metro City Realty. He was able to get me into a wonderful place super quick without a lot of hassle. He's quick, direct, competent, and gets results. Everything was explained to me very well. I have never seen as detailed of a lease as this one. Since he also manages property, he visits at least twice a year to check on the property. There were some issues upon moving in that needed to be addressed. In a matter of days within moving, two different service providers arrived to follow up with the issues. I would definitely recommend Nicholas and his team for property management and any other real estate needs.

However, after pricing out the cost of rental versus ownership for the years he'll be there we began to look into purchasing a condo instead. To say that we were working blindly is an understatement. After doing some initial legwork and pinpointing a few areas we wanted to research further, I reached out to Metro City Realty in Orlando. My having found this particular real estate office was simply a stroke of luck in that we truly didn't know anyone locally. I spoke by phone to Nicholas Wild and I was instantly impressed. It was clear that he is extremely familiar with the city and the uniqueness of the areas I selected and was able to add some I'd not yet heard of. He listened intently and narrowed my search to the things that were important to us - proximity of the condo to school while being removed from high crime areas, re-sale value, overall age & construction quality to minimize repairs, financial stability of the homeowner's association to name a few. There is absolutely no doubt that Nicholas created a strategy that was based squarely on what our needs were at the time. I also challenged him with finding a property we could close on within 14 days, no small feat. Nicholas rose to the occasion, altered his own schedule to accomodate ours, and personally showed properties in every area I'd expressed an interest in. He had clearly done his homework and had prepared a dollar-to-dollar comparison of the cost of ownership of each, facturing in future income potential, taxes, HOA dues, re-sale value and anticipated return on investment. He had walked the properties and was already familiar with each before our arrival. When it came time to negotiate he was adept and skilled and we were able to purchase and we had a smooth closing in the time frame we had set forth. On a personal note, I feel I should end with this. As I alluded to in the beginning of this review, we've never looked at property or thought of buying in Orlando before this experience. I had never met nor spoken to Nicholas Wild before contacting him for this purchase. I continue to feel extraordinarily fortunate for having found the right person at the right moment, as the wrong agent could have made our stress so much greater given our time constraints. I found Nicholas to be personable and warm and yet professional and composed in every situation. He was able to adapt to our needs immediately and dedicate the time to see our transaction to the end. His support staff was ready with documents literally within minutes of their being requested. For us, Nicholas Wild was the key to our success, without question.
