I've lived in this building for over two years now, and overall it's been a decent place to live. However, there are several ongoing issues that really need attention. The biggest concern is the gym. It honestly feels like the walls have not been properly cleaned since the building opened. There is a sticky, almost slimy layer of accumulated dirt on the walls -- it's absolutely disgusting. You can't even touch the wall or safely use it during workouts. The gym floors also constantly have debris and particles on them and never seem to be properly vacuumed or maintained. The hallway carpets are another major issue. They smell terrible -- very musty -- and it seems like management tries to mask the odor with powder chemicals and floor fans. In reality, the carpets likely need to be replaced to prevent mold and eliminate the persistent, toxic smell. I also had a very disappointing experience with management. After living here for two years with zero complaints, I moved to a different unit in the building and within a week received two complaints -- apparently from the same person. I was threatened with lease termination without what felt like a proper investigation. The situation was handled poorly, and it was extremely upsetting. It's also unfortunate that the building lost two wonderful employees, Chris and Nelson, who were always professional and helpful. Another concern: don't expect the concierge to unlock the door for you after 7pm -- even if your hands are full. They will often ignore residents struggling to use the app, despite clearly recognizing them. On a positive note, the maintenance team is excellent. Dayan, in particular, is outstanding -- always professional, efficient, and quick to resolve issues. He truly does a great job. Overall, the building has potential, but cleanliness, carpet replacement, and more thoughtful management practices would significantly improve the living experience. read more

The staff was informed multiple times about harassment going on due to another tenant. They decided not to to do anything which lead me to isolate in my apartment and my general happiness went downhill as well. I made the mistake of not documenting it as I figured going to the staff would be the best move. Now I am moving because of said harassment, gave them 30 days notice, but am still on the hook for over $2000 not giving them a 60 day notice. This place does not give a shit about your wellbeing and their inaction shows it. Do not make the mistake I made and move here, also the homeless people outside bother you nonstop. read more

Long-time renter at Northland from another location. Thankfully this location seems to just be the outlier. Our experience in SWFL was wonderful. We are moving to another apartment that's not Northland in the Orlando area only because of how bad this place is. If I had never rented with Northland before and this was my first experience, I would never even consider them in the future. Management here is truly tarnishing the brand! Overall we found there to be poor organization, communication, bad attitude, and a lack of professionalism whenever speaking with upper management about even the simplest of matters. Or when they're communicating to us about projects. It's a little disheartening when management acts in such a way that's not common of someone in a customer facing role, especially when approaching them in a kind and friendly manner first. There were many things no one ever followed up with us about. And for the longest time I would recieve no replies via any online communication. This was including questions about the extremely high humidity in our 1 bedroom apartment (68-70%!)which led to electric bills up to $400. No true inspection was ever done by an outside source as I requested after the maintenance here did no more than look at the thermostat each time they inspected the unit (I was present for both times). Management completely ignored me. Air quality is also very poor. I saw on Google Reviews that someone had a similar issue with a high bill but that it was resolved for them - we wish we could say the same. There were no follow ups or action taken on sanitary complaints such as replacing the 6th floor hallway carpets soaked with dog urine where the sanitation effort did not work. All I receieved was a generic reply to a Google review, which now seems like it was only for good show. This has been going on since around March 2024 and is so bad now that I try to hold my breath walking through or else I literally start gagging. The urine smell completely consumes the hallway! I implore management to take a field trip one day and walk between Pine and Central elevators on the 6th floor. We had to experience the elevators and front gates being broken throughout most of our time here, and the surrounding neighborhood is not the safest as we all know. This location has been fined multiple times for elevator related issues - yet there are still outdated safety inspection certificates expiring in 2022 (if there's even any at all) posted in the elevators. And when residents receive passive-aggressive letters essentially blaming them as a whole for the elevator issues, yet see that management doesn't seem to care about basic transparency and safety, it definitely leaves a bad taste and is just odd. There have been many instances of people trapped in the elevators since we have lived here, so of course this is a valid concern and should take precedence over other events and projects in my opinion. read more

Want to pay $1,000 in extra fees? Then Paramount is your next great place to live! Paramount is a downtown "renovated" condo masquerading as luxury living. My first week the a/c was broken. No discount, no hotel placement, just a sorry but in Florida unless the apartment is about 85 degrees it's not considering a problem. Week after that we find out our A/C bill is $300 a month for a smaller 2/2. Our old downtown apartment was $120 AND LARGER. We proceed to spend the next 8 months chasing Paramount for an answer and more importantly help. Oh not our problem talk to OUC. Talk to OUC, oh it's Paramount that is broken. Then the old manager is fired or leaves. Then the new manager has no idea what is going on. I don't hate the people who work their personally, I pity them for working for such a shitty company. The management company is horrible. For the price take your money to Camden and get a much nicer place. Or spend a little more and live in actual luxury at Modera. But good God run away from Paramount. read more

This location is amazing. It pains me, because I love the location, to call out EVERYTHING else. Don't ever try to do something in a hurry, unless you are wanting to run up and down the stairs, because elevators are always out of service. The people that work here are great, but the management, security, and support companies are horrible. Do you have a delivery coming? Don't bother calling down in advance, because they won't write it down and they will end up calling for your permission anyways. Have a question about moving? Send an email, they won't get back to you for days, and all of your correspondences will be incorrect because they won't check their email history to know what you are asking for. Try to move out? They will assess incorrect fees because they will have forgotten that you already had the notice to vacate and confirmation for over 60 days. As many of downtown Orlando's apartment and condo high-rise buildings were hit hard by Hurricane Ian (including Paramount), the management's preparation ahead of the storm, their emergency response to any water intrusion after the storm (including our apartment), and now follow-up response (inspecting, testing, etc.) has been swift, thorough, professional and accommodating. I know of other neighbors who would agree that we couldn't ask for better service, and appreciate everyone involved for the seriousness, with which they continue to address this unusual circumstance. read more

I have loved living at The Paramount at Lake Eola for 2.5 years. They have been nothing but accommodating! Many changes, many upgrades. Even the problem that aggravated Tenants seems resolved after Management went to a new elevator company. You can walk almost ANYWHERE. Publix is a two minute walk, Starbucks four minutes. You can get to so many restaurants, theater, banks, train station and on and on. Lake Eola, right across the street, is a great .9 mile walk. I feel this is the BEST building to rent in if you want the conveniences of Downtown Orlando. read more

The elevators still break all the time though... -- The Paramount used to be one of the nicest apartments in Orlando until Northland bought the building. I have lived here for several years and loved it, but am now counting the days until my lease ends so I can get out. Now the elevators are always breaking. It seems like there is always one that is inoperable, and sometimes both elevators on each side of the building are down. If you are moving here, get ready to wait several minutes for an elevator. The garage gate is always breaking too. Northland charged us $50 to replace our garage key cards from the previous management company to a new key fob with a remote to open the gate. However, the receiver breaks frequently causing you to need to tap the key fob to the gate just like with the previous key cards. And when things break, Northland takes forever to fix them... For example, once the glass in the door on the Central Street lobby broke, and it took Northland MONTHS to repair it. That's right, several months to replace one window. With the amount we all pay in rent to live here, repairs like this should be made immediately. They had a piece of plywood taped over the door for months. Also there are flickering or dead light bulbs all over the property that Northland apparently can't be bothered to replace. When you do manage to get in the garage or elevator, be ready to catch a second-hand high since they both frequently smell like weed. This was never a problem in previous years, but within the past year suddenly the only working elevator seems to always smell like weed, and I have witnessed a newer resident on many occasions sitting in their car in the garage blasting music loudly while smoking weed (with the windows open), causing the entire garage to reek. I don't want to go to work smelling like my neighbor's weed just from walking to my car! There is no guest parking offered or allowed in the resident garage, but you will frequently find cars without parking permits parked in any open area of the garage, not in an actual space, or sometimes in a handicapped space without any type of handicapped placard. Sometimes they will even be there for weeks at a time. Thankfully my neighbors are quiet and I've never had any major noise issues. But Northland has been renovating vacant units, and for the past few months I hear construction noise nonstop. There seems to always be garbage thrown on the floor in the hallways and in the garage, and it seems like many residents don't clean up after their dogs when they make a mess in the elevators and lobbies. My unit eventually began having visible water damage in the walls and ceiling. Maintenance insists that it was fixed, but sometimes I can still hear constant water streaming somewhere in the ceiling for days on end. My electric bills are ridiculous for such a small apartment, at least 2 or 3 times what other similar apartment's utility bills are, which seems to be a common trend in this building. Also there is so much dust in this building. I change the HVAC filters regularly with the highest level filters and have a HEPA filter running constantly, but so much dust still manages to accumulate on everything in a short amount of time. Northland schedules their mandatory annual fire inspections with the most minimum amount of advance notice, maybe 48 hours before your apartment will be entered for inspection. The previous management company would often give us several weeks of notice so that we could adjust our schedules so that we could be home when staff is entering our homes. Some of the new Northland front office staff speak to residents too casually with a joking and unprofessional demeanor, and after being laughed at and made uncomfortable by these Northland staff on multiple occasions I now avoid the front lobby altogether. Why should I be made to feel uncomfortable in my own home, especially when paying such a premium to live in this supposedly "luxury" building? Thankfully, all the security staff from Marksman are great and professional. 2 stars because once I've made it to my apartment and close the door and forget about all of the above, I can still enjoy the great view out my windows. The units themselves are alright. The location is unbeatably great, the pool is awesome, and the gym is nice. But Northland's management absolutely ruined the overall experience of living in this building, and after several years of feeling at home, I am now counting the days until I can get out of here. I will never live in another building managed by Northland. If you are looking at moving here, I would strongly advise you to look at the newer buildings in the neighborhood before signing a lease here! read more

Not recommended. I've lived here for almost three years and things have progressively gotten worse. My electric bill went from $170 on average in 2016 to over $400 in 2018...and absolutely no changes on my part. Both my roommate and I are gone a majority of the week and we crank the air up to 78 when we leave and put it at 72 when we sleep. The apartment always seems warm too, no matter how low we put the thermostat. Ive called OUC multiple times and they said it had to do with the building. The management says it's due to the "water cooling" system that chills the AC in the building...but the outrageous bills are probably due to the fact that there's always a major leak somewhere in the building. It's honestly RIDICULOUS. Also, my unit is SO dusty. I have a cleaning lady come once a week. I'm BARELY home due to my job, and yet there's black dust ALL over my walls, the ceiling and the air filter. My cleaning lady said she's never seen so much dust- especially in a place where people barely stay. I've read other reviews on here and it looks like other people have the same problem. I used to think maybe it was just me! Not to mention- the elevators are ALWAYS broken. There's 4 elevators total, and on any given day only 1-2 are working. They take FOREVER to come even when they are working, and they usually always reek of weed or have dog feces/pee in them that hasn't been cleaned up. Multiple people I know have been stuck in the elevators as well. There's No guest parking in the garage so if you ever have guests over, they will have to pay for street parking or a garage elsewhere. This was such a hassle for my boyfriend who would stay over a lot- and obviously got expensive after a while! Not to mention, they nickel and dime you for everything. I do not recommend living here. The staff is pretty friendly and maintenance is awesome (most of the time). I did love most of the office staff too. The units are decent- GREAT location and nice views, not to mention having Publix downstairs is amazing- but overall I don't think it's worth the money. Adrianna was great trying to help find us the perfect apartment. We applied and paid all of the fees for an apartment that was available end of December. We were waiting to hear back about being approved. A couple days go by after applying, my boyfriend calls for an update and we are told that the people who were still currently living in the unit were allowed to resign after we've already applied, paid almost $600 and went through the ENTIRE process to move in. Not once we're we informed of the resign, so if my boyfriend didn't call would we have been told? They then offered us a SMALLER apartment for $400 over the price we originally signed the lease for. They also would not guarantee the price we were given. Good thing we weren't banking on being able to move into our original apartment we applied for or we'd be screwed. read more

They forgot my move in date, the apartment was filthy and had tons of issues ( laminate flooring popping up, scratches on doors, paint issues, etc ... ). I had to move in throughout the front doors, sharing the elevators with residents coming home from work. Elevators take turns on being out of service ( for the next six weeks now, each one of the four will be out for two weeks, taking turns)! The only good thing about this building is the location, you can do a lot better for the money in the area and the end of my contract can't come soon enough! read more

I've lived here for 3 months. Hot tub has not worked in the 3 months I've lived here. Elevators are a joke. It takes 15 minutes to get the elevator to the parking garage. Lobby was supposed to be done with renovations by mid August; it's almost October and we still cannot access the lobby to the Lake. Management is atrocious and unwilling to help with even the most basic things. The only answer you will ever get is "there's nothing we can do about it". I've contacted management many times, before and after this review. The building has only gotten worse. There are workers constantly in my apartment. The hallways always smell of pot. As I write this, a drill and hammer are banging away in the adjacent apartment. This has been going on for weeks. I work from home. I can't wait to move. This place is a dump. Don't, don't, don't live here. Oh, and my OUC bill is always around $450, but I can't get my 1200 sq ft apartment ever below 74°. Idk if this is because of the constant leaks in the garage or the stupid "chilled water" that's supposed to cool our apartments. Maintenance said I should wear less when I'm home (true story). Management said "everyone's bills are like that." Please, save yourself. Don't live at the Paramount. read more

Positives: 1) Pool. The pool area is really nice. It's large enough for laps, has plenty of lounge chairs in both sunny and shady locations, and has a few cabanas. 2) Parking. The secured parking garage is large and most spots are easily accessible from one of the two elevators. My wife feels safe using the garage and says that's a huge positive. 3) Location. The real reason to live here. Conveniently located on Lake Eola downtown, there are plenty of bars and restaurants within walking distance and a Publix supermarket on the ground level. 4) Uninterrupted power. After two hurricanes we have never had a loss of power. Negatives: 1) Cheap appliances. The kitchen appliances are low-rent cheap. Do not expect appliances that work as expected. The dishwasher and stove/range are horrible. The laundry appliances are actually good, though. 2) Elevators. I am not exaggerating when I say the elevators are ALWAYS broken. There are four cars total and there have been times when all four are down. Worse, the stairs are locked on residential levels (for security) so you cannot just walk to your floor when the elevators break. This requires escort by building staff to unlock entry in each floor. 3) Management. The leasing and management staff is difficult to deal with, never returning messages. Very difficult to find and very unresponsive. This does not include the front desk and security staff - they are always great. 4) cleanliness. The cleanliness complaint is with the RESIDENTS, not the staff. Dog urine in elevators and elevator lobbies (I've seen shit before) is quite disgusting. Also problems with litter. The residents are quite disgusting. read more

Unfortunately when I went to see the units they looked a little dark and dated, although they assured us that the building was in the middle of being remodeled I just didn't want to wait a year or two for this to finish taking place. I was so excited to move here in spite of a few issues with cleanliness, the garage gate always getting fixed, no guest parking, and a few other small hiccups. Overall, we loved the location and were willing to work with the small issues. I am not one to write negative reviews for the hell of it (you can check my history), so for me to write this, is far from my character. I am appalled by how these people take advantage of tenants to make an extra buck. I was just told my well behaved, 4.0 student, & respectful daughter cannot do her homework/study with her tutor at the lounge ...unless (of course) we pay them. I understand charging us if we were having a get together, a party, a conference, or if there were more than two people using the lounge...but this is two quiet people needing a quiet area to do school work. I even told them I didn't care to RSVP the time, if someone else needed the lounge I would gladly ask my daughter to pick up her book and leave...nope, they were not having it. Finally they told me they would give me a discounted rate for a table and chair (pretty much) at lounge room (initially charging me $150 PER USAGE!, then $250.00 per month for 2 hours a week, and finally they went down to $150 till June 5th), but really? How much of a scam artist can a company be to charge for a young quiet girl to do her homework when no one else is using the lounge room anyway. I would of gladly paid a deposit (I don't know how much damage can a book make, but I would of given a check for deposit). Apparently, if you want to study/read a book outside your apartment, there is a great chance you will be charged because it is in their "policy". Do yourself a favor, and Be VERY careful with this place! It isn't the first time they pull one like this, I just never bothered to write anything. Last time, I got written up and will be charged a fine, just for buying an item that came in a medium box, because I didn't give a check to reserve the elevator...I was not moving, I didn't buy furniture, it was one medium box (which I carried, not dragged). We've already signed a contract, not to mention invested over 5k decorating the place, so moving out is out of the question for now...but trust me, you will greatly regret renting here if you decide to take the plunge and become a tenant. If you like the location, there are A LOT of other buildings...we used to live at The Sanctuary (and absolutely loved it, but our family grew and at the time there were no 3 bedrooms available). They're a bit over priced, but with ALL the "hidden" charges The paramount has, I'm sure it would come close to what The Sanctuary charge. Anyway, I wonder if they're going to kick us out for writing the truth...or maybe they'll make our life a living hell. Maybe I should start looking for good attorneys on yelp...just in case. I truly hope this helps...I truly am not writing this out of spite. I just feel strongly about people/companies who take advantage of others just because they can. I would highly recommend the Paramount to anyone looking for a place to live in downtown Orlando. I have lived here for close to 5 years which means I obviously have enjoyed it! I moved in when I was 22 years old after touring and comparing many other places as well as visiting friends in other locations downtown. Every friend I've had that has lived here and moved out has told me how much they miss it and they wish they didn't move. Things to think about: -Location - you're in between downtown Orlando and Thornton Park - which means walking distance to everything! You're even right across from the Sunday farmer's market, have easy access to I-4 and 408, and minutes away from Ivanhoe District and Colonialtown. Oh and by the way, being right above Publix has spoiled me SO much! I don't know what I'd do without it! There's also a Starbucks in walking distance as well. -Condo Specs: Building was originally built as condos which means you are WAY less likely to hear your neighbors than if you moved in 90% of the other places downtown. Concrete walls versus particle board. (I can hear neighbors in the common area if they are talking and walking past my apartment but that will be in any condo or apartment you ever move in. It's a quiet complex so it's something you rarely even notice.) -Amenities: The Paramount has the best pool downtown - just ask anyone who has ever visited. The pool is huge, has a large deck with cabanas and chairs around it which means you will get sun throughout most of the day. There's even a hot tub around the corner and a grill in the area as well. The gym also has a great deal of all the basic necessities to be able to get a solid workout in and they now offer yoga on Monday evenings which has been a great addition! -Parking: I really appreciate that each person has their own parking spot and you only go up to 4 floors. No winding around having to find a parking spot at the top. Yes, it's a bummer that there's no guest parking but check out 90% of the other buildings downtown. I bet they don't have guest parking 'for free' either. There's a garage across from the PNC building that only charges $5 a night or guests park for free after 6pm on the street. -The people: Everyone in the office is so incredibly friendly, including the maintenance staff. Any time you need help, they're quick to react and make sure they're doing what they can to help. The entire community is always so clean because they all work so hard. -Pet friendly: There's always something to say about pet friendly complexes. It changes the dynamic of the residents and makes for a much more enjoyable place to live. (Yes, I do have a small dog but even when I didn't, it only made me want to get one that much more!) As for addressing the angry post below, it's silly that she's complaining about a flat fee. I guarantee you if you go to most other buildings, they will have a similar or pricier rate. There's a library right down the street she can walk her children to or I'm sure there are homes with much more space than her unit where she can get plenty of 'quiet space' for her children to study. It's the price you pay to live in a downtown high-rise! Hope this review helps! There's a reason why so many residents continue to renew year after year here. read more

This used to be a wonderful place to live. Great location and varied floor plans. Within the past six months, a new company, Northland investments, bought it. Since then, it has gone downhill. It is a piece of crap. At any given time, maybe one to two out of four elevators are working. Once, we had none in operation at all. They focus on superficial things like power washing the outside of the building (so it will look pretty to prospective residents) while neglecting the needs of its current residents. It has become a party spot, with the one working elevator usually smelling like weed most of the time. The garage doors are constantly broken along with the elevators. Management is completely unresponsive to resident needs. We have sent no fewer than nine emails, all of which have been ignored. It breaks my heart, because I used to love living here. Now, it is a nightmare. You can't even call down to the front desk because they're having phone problems. They tell you to go down in person if you need something. That is not very convenient when your neighbor is making noise at midnight. There are many new, wonderful buildings that are going up all around in this area. I would encourage you to look at them instead. I would think that this company should step up its game in light of this competition. Instead, it feels like they are trying to push residents out. read more

I've really loved living here. As they say, location location location and I think it's the perfect location. I've had friends living in several of the other high rises in the area and this is easily the best, and not just because of the location. Of course there's been little gripes over the 4 years or so that I've lived here but they pale in comparison to the issues I've heard from my fellow downtown dwellers in other buildings. The staff has always been easy to work with (the few times I've needed to). I would certainly be staying here if I weren't buying a house. I'm really, really, going to miss being able to walk downstairs to Publix or across the street to world of beer :(. DO NOT MOVE INTO THIS BUILDING. We've lived here for three years and the place has been run down the last year to where it's hard to believe it's the same building. Anything that gets broken stays broken here. Elevators are constantly down. So it's not rare that you are carrying publix groceries to Central side, both elevators are down, so you go to Pine side, where the other two elevators are down, as well (no kidding, zero elevators were working in a 17-floor building). Lights are constantly flickering, gym is always out of hand sanitizer and disinfecting wipes. The cabana that was broken last September is still broken (the roof is missing), whole pool area is filthy and moldy. We are moving out of this this building first chance we get. read more

I lived here for three years and am leaving because I'm moving out of state, otherwise I would stay on. The management and staff are excellent and the people in the building are very friendly. You cannot beat the location as it is close to downtown, but not so close that you have to hear all the noise and traffic late at night. Close to Thornton Park and all sorts of great restaurants, and you can't complain about living on top of Publix! My favorite part might be the construction. The floors are concrete, meaning no complaints or issues of hearing footsteps, problems with music, etc... I listen to music and movies loud and late, and I have never received a noise complaint, nor have I had to call about one. The place is just well put together, which is rare for apartments. I highly recommend The Paramount and would absolutely move back if I came back to town! read more

Living at the Paramount on Lake Eola is like living in a resort everyday. We can walk to many restaurants, movies, library, Amway Center, and soon the new Preforming Arts Center. We can exercise in the fitness center or outside around Lake Eola. We can have a swim in the be beautiful pool or have a drink by the outdoor fireplace when dinner is cooking on the grill. Having Publix in our building is icing on the cake! It's a great place to live! read more

This is the worst place I have ever lived. The building is run down and filthy. The hallways are disgusting and their solution is to replace a few carpet pieces here and there. They won't tell you what poor shape this building is in. The is typically only one or two functioning elevators at a time and they are the only way to get to your vehicle. I've waited 15 minutes to get to my car and I live three floors above it. They also have major plumbing issues. Every time I fill the bath tub up with more than three inches of water it leaks through into the bed room. Each time they say they have fixed it and haven't. I can't imagine how much mold is in this building. If you or a loved one is considering moving here-DO NOT. I just received another electricity bill for 800$ from the building. Third tome this has happened. Each tome they ask if I have just moved in- I've been here almost 2 years! How could one person rack up 800$ in electricity in one month??? I'm having to break my lease it has become so bad. I would warn anyone to stay away from this place. read more

I was so excited when I moved into the Paramount on Lake Eola last year. The management told me about all the great amenities, like the hot tub that has been broken for the past FIVE MONTHS. They told me about the great security like the locked doors to the lobby on East Central Blvd. which have not been locked due to being damaged FOUR MONTHS AGO. And, the gates to the parking garage are wide open EVERY WEEKDAY MORNING AND EVERY WEEKDAY EVENING. They told me about how clean they keep the place. Well, they vacuum the hallways about ONCE EVERY FOUR MONTHS, they never steam clean the carpets, and the parking garage is a dump. If you are thinking about moving to this place, be sure to REQUEST A COPY OF THE ELEVATOR MAINTENANCE RECORDS. The elevators break down AT LEAST ONCE A WEEK. Bottom line, the location is great but the the GENERAL MANAGER should be managing a Motel 6 franchise, not a high-rise apartment complex in Downtown Orlando. #timetomove read more
