I do not care if I have to drive the 3 1/2 hours to talk to the manager in person I will. This is absurd! How can they designate who my student will live with??? They are not a dorm! On top of that, when I moved in my apartment was filthy (I didn't do a lease takeover) it took hours to clean my apartment the day I moved in. They pushed back my move in date to "make sure everything is perfect" and my carpets were covered in dog hair and my toilet looked like it had never been cleaned once (it was black). Our dryer vent was not attached to the wall and we were unaware for at least two weeks. Walls are extremely thin and I could hear dogs barking and crying all the time even in rooms I didn't share a wall with. Pool parties are out of control and go on for all hours of the night (try not to get premium view). People let their dogs run around off leash and it has caused issues. There is a horrible smell in the halls and stairs because people let their dogs use the bathroom in the halls. There are also multiple rooms that have a horrible weed smell coming from them and cops do nothing about it. Location is not safe, there has been shootings in front of and behind the complex. Old student maintenance guy set my water heater to a temperature that "can cause 3rd degree burns within 2 seconds" because he failed to read the warning label. The new maintenance man Shannon is the best thing to happen to this place. He actually takes pride in his work and the complex.

Anyway, once upon a time, my girlfriend and I were moving out of our old (terribly managed) apartments. We came to the Californian, and while our initial plan to get one of the bungalows fell through, the management went out of their way to help us get a place of our own (a two-bedroom town home with washer and dryer included) that matched our needs and price range, almost two years later and we're still very happy with where we are. The management has always been friendly and helpful, and the maintenance team have some of the fastest response times I've seen. It's a great place to be, and being walking distance to campus and having Pecan Park as a backyard ain't bad either.

The management at the Californian has always been helpful and courteous. They worked with me and my boyfriend to find us something within our budget that had enough space, and here two years later we couldn't be happier. Anytime we've had a problem, the maintenance people have fixed it right away, and we never have to call them twice. Not only is the complex well-maintained and reasonably priced, they are literally right across the road from SFA. You won't find a more convenient location! It's an 8-minute bike ride to get to the other side of campus, which is just awesome. Considering that commuter parking at SFA is awful and not worth the money, it's great to live right next to campus.

Genuinely horrible experience. Pros: The staff is nice, all…read morebills are included, and it comes with bare minimum furnishings (table, bar stools, couch, coffee table, bed, & desk). They host events several times a month. That's about it. Cons: 90% of the time the staff has no idea what they're talking about or will give out completely wrong answers. Dishwasher broke, I contacted management, they would come in, claim it was fixed, I run it and water still leaked all over my kitchen floor. Breakers popped multiple times when nothing but my fridge and oven were running to the point that the outlet melted and had to be replaced. Provided wifi sucks. It's slow, went out multiple times so I had to use data, and took several days to fix (mostly the provider's fault but still). Here's the real con though: They asked if I was going to renew my 1-year lease a MONTH after I moved in, and constantly pressured me to sign renewal forms for Fall 2026 in October 2025! I finally gave in and said yes & signed the E-forms. Their system was malfunctioning at the time, but they said they would fix it and renew my lease. In spring 2026 (6+ months later) I found out by calling Legends MYSELF asking about moving to a 1bed that my lease did NOT, in fact, get renewed and that they were all booked out for the next year & could not fit me. Cue scrambling to find a place to stay for the next year right when most apartments were filling up. Near the end of my lease, as I returned to clean up the apartment for move out, ALL of the doors on the first floor in bldg 1 are covered in mold, the hallways are filled with dirt and cobwebs, and its all together quite disgusting. Terrible maintenance, do not go here.

Every side was of the lease was covered so no surprises were to come back after the lease is over. Maintenance was right on top of every issue. The maintenance crew was very hard-working. The apartment was appropriate while we were house hunting in a very slim market. We had just signed a new lease which worked out by giving us time during the home buying process(about 3 months start to finish). Rachel was very accommodating when we had to leave to live in our new house. The location was great for me I walked everywhere doctor, doggie park, grocery store and even to vote. Again thanks to a great apartment and staff. I also would like to thank the complex for allowing me to have my plant babies and for all the complimentss I got from everybody. They are all planted in the ground and enjoying life.

PLEASE READ…read more To begin, I started searching for an apartment complex nearby the SFA area that wouldn't be outrageous on pricing. At the beginning of May 2020, the Overlook at Nacogdoches had a special going on to where a future resident would only pay $399 a month for a lease as long as they would renew the lease for a year at the end of the summer. In my opinion, that sounded fair. I called, received plenty of information and even a virtual tour. I live in the Nacogdoches area, and I even drove around the complex and it was a nice place from the outside, so I went ahead and went forward with signing my summer and fall lease. The employees were very nice on the phone and were leading me in a very good direction to signing my lease. This process was going perfect... until move in day came along.. The application that you fill out in the beginning describes how you are as a person, in which they will match your qualities with a roommate with similar qualities as yourself.. Let me just say.. the matching is not good. The unit they assigned me already had someone living in it, which would have been fine anyway. Before I had moved in, they gave me the contact information of my roommate, and I began communicating with this person to see if they needed absolutely anything extra for the apartment. The guy was nice, and so I felt good about my decision at first, until I walked in for the first time. When I walked in for the first time on move in day, this unit was disgusting. The smell was absolutely horrible, there were very thick layers of dust on every single air vent, my very small bathroom was molded, my bed was broken, and even more. I noted on my application that I suffered with asthma and allergies, and was allergic to heavy dust and smoke. I'm assuming the part I noted was completely ignored. The roommate I was assigned with asked me via email if I smoked marijuana, and asked if it would be an issue if he smoked inside of the apartment. I said absolutely, it would be an issue due to my asthma and allergies, and since it's ILLEGAL. I walked back in to put a box of my stuff into the room, and there he was, smoking marijuana in the apartment. I IMMEDIATELY complained and mentioned that I would be terminating my lease if something wasn't done that day (In which a person that admits to doing illegal activity could be an automatic lease breaker with proof, and I had proof). The manager, KIM, being as nice as she was on the phone immediately took action. I was placed in another unit that was in immaculate condition. Even though there were a few things wrong with the sinks and the lights, ANTHONY WITH MAINTENANCE made sure I was completely set and fixed everything when I called. You will not come across a maintenance person like Anthony.. LAURA is also one to get things done and going! I really like every employee. Keep in mind. There isn't much storage space in the two bedroom units. My unit did not come with any kind of cabinets or countertops in my bathroom. In the kitchen, there is very little countertop space with only 2 drawers for silverware and for other necessities. It is still nice though, and you could purchase your own storage cabinets and pantry space, like I had to do. ALSO KEEP IN MIND. The walls in your unit will be VERY thing.. you will hear everything your neighbors do, and they will hear everything you do. Even though it is expected, it is NOT fun listening to neighbors banging against the wall behind my bed at 3 am. Kim and Anthony will make sure you are happy and comfortable.

Here is a list of my experiences at the Overlook:…read more - Gunshots were fired in the parking lot on April 7th, 2026; police were called immediately after, a search ensued and shells were found on the ground! This happened right outside my window, around midnight. - My first Roomate smoked pot indoors. The staff refused to relocate me upon my initial report; I had to badger management non stop until they finally gave in and let me move units only after months of phone calls and emails. Yes, months. Keep in mind they did this with the knowledge that not only my own health was suffering, but also that my pet Yorkie's life was actively being endangered by the smoke that filled the entire unit. Preposterous! (Don't worry, we're fine now). - Laughably unprofessional and openly disdainful emails from property manager Brighton Ehrnhardt, regarding the same request I mentioned above to transfer units. Not only did she bicker with my mother for months over email, but also blatantly refused to speak over the phone. She likes to wear all black like Megamind and has a cackle. - Multiple and constant blunt rotations outdoors in the evenings, including in the parking lot and even in the dog park which, again, actively endangers not just the general health, but life of an animal. I can't stress that enough. Do NOT come here if you have a pet. Marijuana fumes are as toxic to dogs as chocolate. - They turned the WiFi off for nearly a week, starting on a Saturday. We eventually found out that this was due to them switching internet providers. I say "eventually", because they didn't alert the residents in any way, shape or form in advance. Not over email, phone, or in person. It was switched off without warning. - They try to charge non-renewing residents one full month's rent (over $700) for being a few hours past the deadline of 10:00 AM for key turn-ins, which is totally unenforceable and illegal. Choosing 10:00 AM for the deadline is a BLATANT scam as well, as the front office doesn't even open before that. The literally chose the opening of their office as the deadline. Very classy! - Their immediate reaction to any logistical moving delay is a total escalation into illegal behavior. When my moving crew flaked on me, I returned my keys early as a courtesy to accommodate their office hours and subsequently messaged them that my belongings were still inside and I was actively booking a new crew. Instead of showing basic human empathy, they immediately threatened to look through my valuables and sell them, claiming the unit was fully surrendered the second the keys left my hands. I literally had to cite Texas property law regarding illegal conversion and lockouts just to force them to back off and give me a basic extension to get my things. If there are any positives to the situation, it's that we now officially know where Lucasfilm got their inspiration for the First Order. Extra details: I've called both the Overlook front desk and Nacogdoches PD non-emergency number to ask if there have been any more gun related incidents since April. Luckily they both answered no, but the PD receptionist informed me that they "do get 911 calls from that area often". That's a direct quote, and something I wish I was aware of before I signed up. According to the same police department receptionist I spoke with over the phone, CCTV footage showed no vehicles entering or exiting the premises around the time of the shooting. As far as I can piece together, that means either whoever checked the footage made a mistake in doing so, or that the gunshots actually came from my fellow residents rather than criminals entering from outside. I'm also almost certain that there were two separate guns in the incident as well, which is curious, because management informed us over email that it was definitely just one person involved. How they would know how many people were involved despite apparently not finding anyone responsible from the CCTV footage stumps me.
