Genuinely horrible experience. Pros: The staff is nice, all bills are included, and it comes with bare minimum furnishings (table, bar stools, couch, coffee table, bed, & desk). They host events several times a month. That's about it. Cons: 90% of the time the staff has no idea what they're talking about or will give out completely wrong answers. Dishwasher broke, I contacted management, they would come in, claim it was fixed, I run it and water still leaked all over my kitchen floor. Breakers popped multiple times when nothing but my fridge and oven were running to the point that the outlet melted and had to be replaced. Provided wifi sucks. It's slow, went out multiple times so I had to use data, and took several days to fix (mostly the provider's fault but still). Here's the real con though: They asked if I was going to renew my 1-year lease a MONTH after I moved in, and constantly pressured me to sign renewal forms for Fall 2026 in October 2025! I finally gave in and said yes & signed the E-forms. Their system was malfunctioning at the time, but they said they would fix it and renew my lease. In spring 2026 (6+ months later) I found out by calling Legends MYSELF asking about moving to a 1bed that my lease did NOT, in fact, get renewed and that they were all booked out for the next year & could not fit me. Cue scrambling to find a place to stay for the next year right when most apartments were filling up. Near the end of my lease, as I returned to clean up the apartment for move out, ALL of the doors on the first floor in bldg 1 are covered in mold, the hallways are filled with dirt and cobwebs, and its all together quite disgusting. I second what others have said about the office staff & mgmt. It's a horrible experience. And their website is misleading at best, flat-out illegal at worst when it comes to making rent payments. Sent my second child to college in local SFA here. (hint - this is not my first rodeo... first child had no issues with 3 different apartments at other colleges). He decided to live in Legends. Setting up payments with this place is a nightmare - one of the problems is their web site leads you to believe you're setting up a recurring payment in the future, when the reality is it will take out money immediately, regardless of the future start date you set for recurring payments. I've had issues trying to set up automated payments via their site that resulted in at least three times the past year. Now to the unhelpful staff... The folks who answer the phones here - as well as the ones who are present in the physical office (they may be the same people) - are not enabled by management to really be of any assistance. Pretty much any question I've ever had regarding payments is answered with "Sorry, I just can't help you with that." Then when I ask to speak with a manager, they usually try distracting me by telling me things I already know - like a payment that was or was not made, the date, and the amount. When I insist on speaking with a manager I'm told "sorry, they're not available". When I ask when the manager WILL be available I'm told "I'm not sure. When I ask for the manager to call me back, they say "They're just going to tell you the same thing I just said. We're not able to do anything about your double-payment. It can just stay on your account here as a credit." This is the only apartment complex I've dealt with between my two kids where management consistently refuses to speak with its paying tenants or help when you have a legitimate concern. read more

We have had a terrible experience with Legends and the front office staff. They were extremely rude on the phone and would not allow my son to move in on the first the month, which he had paid for. Absolutely have had such a great experience for my child there. She has lived there for over 2 years and even with a management change a year or so ago they were so eager to help with any needs of their residents. Took an act of congress to get them to take responsibility and fix the mold issue in our daughter's apartment. they always try to hide behind the fact that we are not on the lease. They will bully your young student and make them feel an adequate. They are very unprofessional. The management is awful and does not care about the residents whatsoever. A room mate of mine decided she wanted a cat, when I expressed I was allergic they told me, and I quote "we cannot tell her not to bring the cat. We aren't her mom". Despite the fact that I am allergic, the girl had not mentioned in her lease agreement that she was going to be bringing an animal and therefore the animal was not allowed on the property. Once my mother (who is a lawyer) got involved, the management (Whitney) decided that as long as I got a note PROVING I was allergic to cats that then and only then could they do something about it. Management doesn't care about its residents. There's never parking at all. If anyone in your family is handicapped they'll never be able to have a pleasant visit because the people in the office are always parked in the handicapped spot, despite being completely able bodied. In addition to that, they split charged $12.50 to each of the four roommates to take off three brooms to the trash, None of which belonged to my daughter. Finally, they are CROOKS because the most recent invoice for $112.50 was less than the $157 they originally billed us for and filed on my credit. If I could give them a zero I would. my son lived at Legends and he loved it there for the most part. However be ware They will tag you with fees that aren't your and try to get you to pay for them. My son moved out two years ago and did a lease take over(he allowed someone to take over his lease) and now two years later they are trying to charge him a relet fee. I have spoke with other property managers and they have assured me this isn't correct. They are double dipping. read more

These people are CROOKS. The majority of the time my daughter lived there, multiple things in the apartment went out and required maintenance, which they were in no rush to repair. When she moved out, they charged she and her roommates upwards of $100 per person for no reason. We have pictures of how neatly she left her apartment, and they are still trying to say she owes them $157 for a "cleaning fee". Everyone knows that apartments are required to clean once the previous renter leaves, no matter what. This is particularly true in the middle of a GLOBAL PANDEMIC. The only time a cleaning fee is warranted is if there is damage to the space or there was an egregious offense with the state the apartment was left in. Legends was the worst place I have stayed at. They completely were rude and disrespectful multiple times. The apartment manger Whitney, dosent do anything but feed homeless cats which has lead to a cat infestation. Outside the leasing office and all over the apartment. When I moved into my apartment it was completely filthy and Whitney again was very rude and disrespectful to me not knowing I was the one moving in. My ceiling was leaking many times, there was grime and rust in the shower. Nothing looks new. Also during move out they tried to charge me over 1,000 on damage that was made by the person before me. When I emailed them it took 10 days for them to respond(Dustin) just to say I was "lying " when I have actual proof of multiple horrid occasions. Everything is great (other than parking) until you get ready to move out. BEWARE! Covid or not, insist on being present for walk through. They charge you for things that weren't present when you completed your move-out. 4" picture of carpet that could be from any of their units showing damage that didn't exist. Management is terrible. I would never recommend Legends to anyone. During COVID we paid our rent on time each and every month as per our lease only to be denied a walk-through with apartment rep at move out. And of course, both roommates get hit with a big bill that we can't do anything about because they "magically" had already changed out carpet by the time we got a statement from them. Everything was great up until it was time for move out. They overcharge and try to get over on people. I was charged 100$ for "dust" in drawers and 75$ for lent left in the dryer lent trap. Keep in mind, this apartment was shared between one other individual. Regardless if your carpet is clean or not, you will automatically pay 200$ for carpet replacement. Even when making a dispute, no one reached back out. After making a few calls, I got a call back only to repeat what I was being over charged for with no solution. I live here now and this place sucks. The day we moved in our apartment was a complete mess we had to clean the whole place by ourselves literally the day we moved in. Also from the day we moved in everything was breaking and it takes forever to get any maintenance up here and to this day every time something goes wrong they take forever. They send threatening emails and their staff is rude and will try to charge you for ANYTHING possible but they don't even have their own shit together. Don't recommend living here it's falling apart. Legends is a great and friendly community. Every issue I had, maintenance took care of in a timely matter. The management staff is awesome and they always have friendly service when I need them. The only flaw I can name is the gate being down so often due to someone running into it. Aside from that, love my room, love the study room and game room. Legends is close to campus, so that is good. It was relatively safe, so that is a plus. My daughter had a one bedroom and she is very neat person. You will see the importance of noting that by the end of this. Please be aware of all of the extra charges. Your light bill will ALWAYS exceed the limit even when you are not there. So that means a minimum of $30-$40 more per month. We paid a fortune for a VIP parking spot. It was on the opposite side of the building, an unsafe walk to the apartment, and 90% of the time, someone was already parked there. We were promised valet garbage service. That was a joke. My daughters air went out. To me that is an emergency in Texas. It took multiple calls and a few days to be serviced. Lastly, they will charge you for every single nail hole and every tiny mark when you leave. It was ridiculous what we were charged after living there for three years. read more

Took a tour recently. Loved the floor plan. Furniture so nice and functional. The kitchen has updated stainless steel appliances and they even provide a full size washer/dryer in every apartment. Legends has great amenities and that is the ONLY reason I live here. Do yourself a favor and don't live at Legends. Management is consistently rude and acting as if everyone owes them something. Since they started working with Conservice to handle all electric overages and bills it has heightened my frustration with this place. Often times you will get an overage that is almost expected now. Also not to mention that the WiFi barely ever works and of course don't call the Legends staff to report any of the outages you must call their third party business they work with. I pay you to be managers of my apartment complex, so I struggle to understand how the correct way to go about students complaining about the WiFi and electric bill isn't by trying to help them alleviate the issue. Instead they will direct your concerns to the third parties by saying "this is out of our control". Invest in a better company, because we all know they have the money. Legends will continue to thrive simply based on their amenities and their perfect distance from campus and that's extremely unfortunate. Simply because the management can continue to be rude to everyone because regardless in the end we have to pay for it. I got charged the full overage amount for two months because my roommate moved out and my new roommate moved in 19 days later. This is a follow-up to my original negative review of The Legends. Upon moving out, many residents receive a final invoice with exorbitant charges for cleaning or alleged damage to the units. I consulted my attorney regarding the invoice sent to us. Upon his advice, we are not paying the bill, and it has been turned over for collection. I received a phone call from a collection agency today. Avoid this place. I have had the WORST experience residing at legends Nacogdoches. The apartment itself is very nice however the management is a nightmare. They lack communication, professionalism, and understanding. Whenever they do renovations and upgrades the companies they hire leave a mess and damages when they are complete then the residents are charged for it. Leasing office staff will enter resident's rooms without permission or notification often. My most recent example would be property manager, Whitney, entering my unit before my designated time for move out had expired. She took it upon herself to remove my personal items from the unit such as sorority paraphernalia, hair products, and kitchen utensils. After being told by leasing office staff (Lauren) that I would be fully compensated, Whitney failed to do so ultimately STEALING my personal belongings. I am beyond disappointed and infuriated with this apartment complex! read more

I would not recommend this place to anyone! The staff acts as if you are an inconvenience when you need something, when they are giving you a tour they are helpful and accommodating but after you rent good luck. My daughter lived there and couldn't get into her apartment because the roommate's boyfriend was sleeping in the apartment (which he was not suppose to be there since the roommate had moved out!) my daughter went to the office to get someone to help her get in and told them what had happened and they could not be bothered. My daughter quit staying there because of numerous issues but was still paying rent every month and the girl that sublet from the original roommate always went over the allotted amount of electricity every month and my daughter had to pay half of that bill even though she had proof that she wasn't staying there and when her lease was up and she moved out no one would do a walk thru with her and they sent her a bill to clean the carpet in her roommate's room, when we tried to talk to someone about it we were informed that we would have to email the person over that because they were not available by phone or in person. Once these people have your money, they could care less about anything else! read more

My experience had been pretty good at legends. I've had to put in work orders that got taken care of and the student workers are always super nice (well most of them). My biggest issue is the parking. It's a race to get a spot if you live in building 2 or 3 every day!! If you lose the race you end up having to park next to building 7. The parking is very very limited for people who don't pay for covered parking, to the point that residents park in visitor parking ALL THE TIME, leaving no where for the visitors to park on the lower level. This place was awful. When I lived there, I had the problem of their maintenance staff just randomly walking into my apartment without me know about it, and the wifi never worked. Also, it took them 4 months to come and fix my door. Now, they are charging me $200.00 on top of the $100.00 deposit, saying that I had extra cleaning fees...there is no way I had $300.00 worth of cleaning fees. I advise that no one moves here. Terrible place to live, the facilities were OK for student housing, but is run by a bunch of clowns. They gave my daughter a note saying they would be installing new carpet and she wouldn't have access to the apartment for three days at the beginning of the semester. She was paid up, but still had to find a place to stay for 3 days (a hotel). Instead of doing it prior to moving in, they try squeeze every bit of money out of the previous tenant and leave no time to 'make it ready' for the new tenant. Move out one day and the new tenant moves in the next. We personally moved her out and didn't do the walk through (because they only do walkthroughs for TWO days at the beginning of the month, and she would need to a place to stay till the end of the month). Their whole game is to make it inconvenient to do an actual walkthrough, hoping you don't do it, and then rack up BOGUS charges. We moved her out, we literally vacuumed as we walked out of her bedroom. She even dusted the blinds. I thought she went overboard with the cleaning, but they still docked her with $250 of post move out damages. read more

I would suggest renters beware. They didn't do a walk through prior to moving out, but sent a bill to replace the carpet and sofa to my daughter who was only there 3 months for $580.00. Parent's renting for their child going to college in the town, look elsewhere. Do your research. They kept going into her apartment and invading her privacy leaving fliers or brochures for events, which could easily be left in the front office. My daughter was uncomfortable with someone always going in while she was out; they even left her apartment unlocked at one time. Didn't even bother to send someone over to check it out.
