Would not recommend for a new build inspection. I pointed out items needing attention to our inspector after he had already "completed" his inspection. After we moved in, we found more items we felt the inspector should of found, such as lopsided doors that didn't close all the way, loose outlets that would not tighten and light switches and outlets with large gaps between the outlet/light switch plate and the wall. read more

I've seen inspections in homes that I've sold and inspections performed for others where the inspector does very little and catches, quite obviously, even less. My brother, for instance, purchased a home where the home inspector missed HVAC and plumbing issues. WIN, on the other hand, inspects the home for safety issues and other issues threatening the value of the property. I shadowed the home inspector as he worked and learned a lot. Yelp review for WIN - Blackstone Home Inspection - April 28, 2023 Very expensive, very lazy and wanted to hire an electrician and plumber and charge me to repair problems that do not exist! I was charged $830 for a home inspection. That's a great deal of money, but I thought that I was paying for a professional, thorough and honest inspection. OMG! I got screwed! Rob Blackstone (the owner's son) came for the inspection, with Matteo from Rid X Termite Company, at my house in Atwater in April 2023. I explained to Rob that I was going to sell the house and I that I wanted him to crawl into the attic to check it for any dangerous insulation since the house was built in 1940. Rob looked into the attic with his flashlight and announced that he didn't need to crawl into the attic; but he would instead, write in his report that the attic looked fine for as far as he could see with his flashlight! When I reminded him that I wanted the attic inspected for the people who would be buying the house, he told me that they could pay for their own attic inspection! I also told Rob that I also wanted the foundation of the house to be inspected. It passed an earlier, and much cheaper ($500), inspection about four years ago, but I wanted to assure any potential buyers that the foundation was still solid and up to code. Rob said he couldn't fit into the crawl space and said he would have to come back after I cut a larger hole in the floor of the house. I pointed to the Rid X termite inspector, who is very slender, I asked, "Why can't Matteo crawl under the house and take photos of the foundation while he is looking for termites?" Rob then pointed to an electric wire that connects to the electric box and runs under the house through the crawl space opening and said, without checking it for current, "That looks dangerous and so I can't allow Matteo to crawl under it to inspect under the house." When I told Rob that that same wire was there when the last inspector crawled under the house to inspect the foundation four years ago and he didn't complain about that wire, Rob just repeated with an air of confidence, that the wire looked dangerous. After Rob and Matteo left, I called the licensed electrician who rewired the house and complained about the "dangerous" wire, he laughed, called Rob some very nasty names and told me to go grab the wire. Still talking to him on my cell phone, I went outside grabbed the wire and nothing happened. My electrician called Rob some more nasty names, laughed and then hung up. After I received Rob's report the next day, he wrote that he would have to charge me an extra $550 so that he could hire a licensed electrician to repair the wire that is perfectly safe! Also in Matteo's Rid X report, that accompanied Rob's WIN report, he wrote that one of the toilets was loose and required a plumber (that he or Rob would hire at a cost of $500) to repair the toilet. I was again surprised because my plumbers are simply the best and they have checked or repaired every inch of plumbing in the house over the last four years. When I checked the toilet in question, it just required tightening the two bolts that secure the toilet to the floor. I have a few other complaints, but you get my message. Rob told me that he would be taking over the family business within the next five years after his father retires. However, if he keeps screwing over customers the way he financially fornicated me, there will be no business left for him to inherit! read more

My husband and I are going to purchase a home in Coarsegold, and need to make sure that the home we are purchasing is safe for our children and worth what we are paying. After the thorough inspection we received today from WIN, I now know what I'm buying. The report I received was very detailed, and when possible provided clear pictures to show the problem/or possible problem. They were aware of companies with a history of faulty Electric breaker panels, of course, unfortunately the house happens to have one and is recommended to have a licensed electrician just check it out to ensure it's safe. They also caught a slight HVAC drain problem that someone that isn't detailed and thorough like this company would have missed. I will definitely recommend them to family and friends. read more

My house was purchased in December 2017. I've used Lee before and had been happy enough to use him on my most recent home. To say that I was disappointed this go around is an understatement. Before Lee started the inspection I asked Lee to look at the roof carefully. After the inspection, he said it looked good and probably was replaced about 5 years ago. I should have gone up on the roof and looked myself. I still don't know why I didn't. Fast forward to January 2018 (less than 1 month of me being the in the house) when it started raining...Water was leaking in the house, which began my attempt to figure out where and why it was leaking. I went on the roof and boy-o-boy was it obvious. There were portions where obvious partial roof jobs were done, most of the shingles over the garage had exposed matting/mesh. I am by no means a roofer or home inspector, but the obvious signs, well, were VERY obvious! I contacted Lee and his answer was (paraphrased), "Sorry, you should have had a roofing contractor come out." On top of all of that, after looking for other leaks I went into the attic to find that there was almost NO insulation on 3/4 of the house, even though Lee said insulation looked good. $300 for Lee to come out $10,489 for a new roof + insulation I wasn't happy and I'm still not happy about the inspection. If you decide to hire Lee, I hope you have a better experience than I had. read more
