They were our first Philly apartment and I'm so thankful we found them, it was a wonderful experience. Our unit was well built and beautifully finished! I loved how Sergio and Corinn were quick to respond when we reached out. In addition to that, they are very understanding when it comes to any issues that arise. We were treated fairly and would recommend them to anyone looking for a place in the Philly area. Marissa and I will miss working with you, thanks for taking care of us for 3 years!

Sergio and Corinn are friendly, knowledgable, professional and the easiest people I have ever dealt with in this capacity. No matter the issue or question I had, they would respond almost immediately, and work with me, even on a Sunday evening. The apartment I rented was finished the day before I moved in, so there was no issues on the cleanliness or state of the apartment. Sergio and Corinn were in touch with me throughout the move-in and I appreciated that immensely. They also kept in touch throughout the year to check in and keep us updated for the weather conditions and such. They truly put together a clean and welcoming apartment and it was clear to me they truly wanted to make those of us who rented from them welcome. I felt bad about leaving the apartment as I knew I would miss having such a good company to work with. If you want top quality service and professionalism, take a look at Hearthfire Holdings. I absolutely HATE rodents specifically rats and mice. My mother and I have never seen any in our 6 years of living here but out of no where bunches of them are coming into our home, not to mention when i called maintenance about the problem I don't think they took me seriously. I have also had this problem ever since I moved here when my toilet gets super clogged every two months and I had to learn how to unclog it myself because the maintenance people obviously weren't doing a good job.

Do not rent here. The apartments are very overpriced, $1,645 being the cheapest and smallest apt…read moreyou can rent. None of the apts have central a/c or the ability to control the room temperature (heat is base board and is either on or off, no temperature settings.) I was without heat for 4 days in March of this year when temperatures dipped into the teens, so I did not pay rent for 4 days, and management still insists I owe it to them (the PA state law says I don't.) They were supposed to do a massive heating system overhaul in March 2020 but instead bought another property. Every and any bit of work they do is done as cheaply as possible. Our front doors stick because they painted right over the old paint without scraping or sanding. Contractors typically show up in unmarked white vans, and I once called the police because there was a young boy in the hallways ripping out old, dirty carpet from the stairwells without any protective clothing or filtered mask. The massive pot hole in the back parking lot was filled only with sand. The management decided to contract with Comcast, so you have no choice but to use Comcast for internet. My bill went from $40 to $60 to $100 in 2 years, and you have no leverage because they know it's the only service you can get. Walls are thin, you can hear everything in the hallways and your neighbors going to the bathroom and flushing the toilet. My bedroom window doesn't close all the way because it wasn't installed properly, the fan in the bathroom vents into the ceiling (black mold growing around it,) and they even turned down the water pressure after the start or Covid to keep the water bill down! They don't hire a lifeguard for the pool, and we don't know who does the chlorine checks, so few people swim it out of health concerns. Management is greedy, rude, and there have been at least 4 different assistant property managers since I moved in. You can rent a nicer place for less money in Media. The only redeeming quality is Shaun the maintenance guy, but once he's gone, you'll be out of luck. Go elsewhere for nearly $1,700/mo.

Attached are photos from my move-in date…read more My apartment was $1800 monthly. I would place the value of domicile at around what $1200 *should* get you. As a veteran, I've lived in plenty of apartments, and I have to say that even with recency-bias, Top of the Hill is in my bottom two. **1 Washer and 1 Dryer, per building with 6 units having to fight for time to use them. $2 to wash, $2 to dry, the machines are very small, and better believe people do not set timers to pick their stuff up.** - You will NOT be allowed to use the paths for U-Haul or car. Grocery runs and move-in could be at least 150 yards, not exaggerating. - Apartments (at least my unit) were built in the 60's and it's VERY adamant. There WILL be black mold (see pictures). - Little to no cleaning or prep was done prior to our move in (pictures attached) both bedrooms had human hair painted over the walls, not kidding. - Walls are paper thin, so you'll definitely be up-to-date with the neighbor drama and vents connect units so you will ALWAYS know when your neighbors are cooking fish. - AC/HVAC units are EXTREMELY dated. In October 2024, our AC went out during a Wilmington heat advisory for 4 days. The highest temp that week reached 94 degrees F. I was told, while I was at work with my pets home, that the air conditioning would be fixed. I came home 8 hours later to an 85 degree apartment with my pets inside, with ZERO call or email from the staff letting me know about delay. What if my kids were home? The apartment was out of motors for our unit (unit constructed in the 60's, so they had 60 years to restock...) so they offered to comp us a hotel stay before telling us to USE THE POOL?!? We declined, decided on a portable AC unit, was given the OK by the leasing staff, only to be told "No" by Kerlene (properly mgmt) AFTER we purchased it (she was on vacation, lucky her.) An A/C unit is magnitudes less costly than a hotel stay. I had to provide emailed receipts from the leasing office to Kerlene for her to cave and offer me $50, which we OBVIOUSLY pushed back on, and FINALLY got reimbursed $200 (as a rent credit) after 10 back and forth emails. I even used my Veterans Discount to lessen the cost. Units are old, they had that much time to have spare parts. I have my emails of this archived and this was our reason for refusing to renew. - Trash service is abysmal and as I'm writing this the dumpsters are overflowing and it's raining. Your mileage may vary dependent on how little of the Delaware Tennant Landlord you know. Study this and your lease. Honestly I could go on and on. Some of the leasing staff employees are very kind, but man; that property manager... she's definitely the right kind of person for the job. Check out Whitney Apartments in Claymont instead. That's where we relocated and we are paying $50 less for $5000 more in peace of mind and a far less predatory rental agency. Thanks, Panco! Sam

To save most people the time, energy and money, I hope this helps. I ve been at Macdade apartments for several years now and seen it all and been through it all with this complex, from management to maintenance. I ll go through each category, so you can have a good review and idea about my information. Appearance, gym, pool: Clearly the apartment complex is very old, but for the rent amount you would think this was a gated community with a community pool. I have no idea why they false advertise about a pool and gym but I assure there is no pool on site no gym. What it was, there was La Fitness in the Raymour Flanginan plaza, where Macdade brought a couple of gym passes for a few "new" tenants. When I spoke to LA Fitness, they clearly said no not anyone can get a gym pass from Macdade and they had only brought about 50. So that means they chose who they gave the memberships to, (macdade apts) I never received one. Ok LA fitness closes down and their is a another gym that was behind now closed Rite Aid. This is where they have a pool in that gym, now once again I went to that gym and asked for my gym pass, as a resident of Macdade, and they stated Macdade only brought 10 passes. Fine, ok, but for Macdade to have always advertised gym and pool, and tenants not receiving that, I believe that was false advertisement. I actually never knew anyone at the apartments that ever had those memberships. But if you think or believe their is a gym and pool on site, their is NOT APPEARENCE: The apt is very very old. I had a lot of mildew situations in the closets. It would be so bad, that the clothing would pick up the stench. I understand that buildings get old, but for the rent amount, I think the mildew should of been taken care of. When I explained to them that the mildew was so bad, they told me sorry but the building is old, its expected to happen. But the mildew grew to the fact that it got on my clothing and shoes, so bad that they had to thrown away. ROACHES: There is a VERY bad case of roaches. I dont know if its the whole complex, but my floor for sure The roaches are bad. I had roach traps, roach sprays, roach bombs, nothing seemed to work. Roaches in the kitchen, roaches in the bathtub, roaches in the room, they were everywhere. Now Im a neat freak, and it was still a bad case of roaches. MICE: Now this is worse than the roaches. They had a lot of mice, I mean a lot. When I first seen one I went to the office to report it, the lady said yea is bad but here is some mouse food trap, she gave me something green. I looked her like wow, ok, so this is the only solution offered. The mice thing is bad, now had it been 1 even 2 ok, but they were a family of them. I brought mice traps at the dollar store, brought mice house bombs, sticky mouse traps, everything I could of think of. The mixture between mice & roaches, I was disgusted. I know rodents can happen, but this company was too cheap to pay to fix the problem. LAUNDRY: Their is a laundry room, their is about 2 washers 2 dryers in each building. And you have to pay about 5 dollars to load their laundry card. Now its not a bad thing, but of course it would of been nice if we had laundry installation units in our apartments. Most people go off site to do their laundry and I did as well MAINTENANCE: Their maintenance team are not an on call available team. They will come immediately if you have a flood in your apartment, but if something is broken, I pray you have patience. I had several issues, from flooded apartment because their pipes were broken and would flood out the apts. I had leaking roofs, and that took awhile to be repaired. Fridge never replaced, stove old, never replaced, shower heads broken, toilet broken, replaced after several months. Carpet cleaning is a headache. They do give you a cleaned carpet, but after that you have to clean it yourself, so invest into a shampoo carpet cleaner. When you call on maintenance, like I stated they take a LONG time to respond to the issue. STAFF: This is what bothered me and what was interesting about them. They had many, and I mean many different workers working the office. They changed their office staff , like they changed their underwear. By the time you got used to one face, a new one was there. PAYMENTS: They now only accept mailed payments to their NJ office or you can make a payment online. They used to have it where you can leave it in a secured box by the office, but now made it inconvenient for tenants. Their online payment never seem secured and they require a fee and if you mail it, you have to have it mailed in time for them to receive it. If you are even 1 day late of them receiving their payment, you had a noticed slid under your door. You would have a late fee, 10% of rent, most people had to pay 95.00
