Lived here for a few years, and moved out a few years ago. It is fair, but honestly since they got sold it has gotten less desirable. Package room is always crowded, and confuses a lot of delivery people. Have to pay for a parking pass and no one wants to pay for the premium spots that cost a lot more leaving unused parking in the lot. Had to put covers over HVAC vents on first floor for AC to reach 2nd floor in townhome in the summer. Overall not bad, but just some cut corners that become more annoying over time. Also a move out cleaning fee despite our unit reeking of dog when we first moved it. read more

If you want an apartment where you have to send your clothes through three 90 minute cycles just for them to be clean. This is the place. If you want constant mold that grows in your bathroom. This is the place. You want a microwave that takes 4 minutes just to warm something up? This is the place. You want a place where your car gets towed even though it's registered to the apartment complex? This is the place. You want a water heater that can't even get your bathtub a quarter of the way full of hot water? This is the place. I lived at the Willow Bend apartments in Rolling Meadows for 3 years. At first they are friendly, but it doesnt take long to see that none of the "on campus" rules: smoking, picking up after your dogs, no unattended children, etc. are actually enforced. The other tenants are mostly respectful and friendly, but like all other apartment complexes, the rule breakers ruin it for everyone as the rules are not at all enforced. This is also true about parking, which is disrespectful to everyone who does pay for parking. After 15+ sound complaints and several calls to the police department, Willow Bend has taken no action against noise violations that have been constant for over a year now. Drunken neighbors and both, supervised and unsupervised children, are regularly peeing on the dumpster, between the fences, on the laundry rooms, etc. All of that being said, the apartment itself is nice. The air conditioning was great in the summer, the dish washer and in-unit laundry is always a plus. The maintenance crew was efficient and friendly enough. The online portal and paying rent is easy. But... all of those things are par for the course. That is the bare minimum when you pay so much for rent. I constantly feel like I am living on a college campus. I am almost always ignored. Willow Bend is corporate America at it's finest, you are income to them and nothing more. Join at your own risk, watch where you step! read more

By and large, my wife and I enjoyed our three years here, but unfortunately they felt particularly scammy after our move-out - squeezing every dollar out of our initial security deposit & then some. They brazenly charged us $300 to "replace stovetop" which simply needed to be cleaned (for which we had agreed to a $100 cleaning fee already) Cons: - Charging additional $ each month for parking - Charging extra for reserved spaces, which go largely un-used which nevertheless forces you to park on the street or further away from your apartment. - The secure package storage offered is beyond frustrating. They made it seem like we had to enroll ($50/year) to receive packages. After a year of annoyances we opted out - though our packages would then randomly be delivered to our doorstep or the club house. - They switched to a brand new service portal without any heads up and I was left scrambling to ensure my monthly payment went through since the new portal was not working. - The townhome style apartment's kitchen is quite cramped. - Awful dishwasher model Pros: - Speedy maintenance - I gotta hand it to them that they're quick to reply to and fix reported issues. - Overall apartment was in good condition; no issues with hearing through the walls. - Sidewalks throughout complex provide good opportunities for walks with your dog. read more

Nice apartments. I am not a resident, but we toured the property to determine if we were interested. Here's what I think you should know. They have several different styles of apartments here. They have your typical apartment, which is in a larger building. These don't typically have a walk up entrance, more like shared entrances or stairs. They are also usually on 1 floor level...so you won't really see 2 story units. The buildings themselves may be multiple stories but each unit is 1. The layouts are nice and they do a pretty good job of keeping them clean. I wouldn't call these luxury apartments, but I believe they do call them that. I would consider them average. They have some nice upgrades that people like, such as stainless steel appliances, granite countertops, and wood flooring. Another type of apartment here is more like a townhouse. They look like townhouses, and have their own walkup. These are usually 2 story units, and also have a small back yard. These are great for those with pets that need a small area of grass. Good for families too if you want a play area for the kids. I don't believe any of the apartments have attached garages. It seemed like it was mostly street parking and assigned parking, but I believe garage spaces are not attached and you pay extra. Worth checking out. read more

This complex is basically strictly geared to young families. Loud kids unsupervised everywhere. Completely ruins time at the pool to have inattentive parents standing by as their kids are spraying strangers with water guns and generally acting totally out of line. They say there's a dog park but there isn't. Absolutely no place to let your dog off leash. Overpriced for amenities. Scam you at move out for the typical things such as stove tops that were scratched when u moved in and they don't replace it after they charge you. I had problems with my Heating going out non stop through the 2 winters I lived there. On the plus sides I enjoyed having the townhome option with the fenced yard. Also, Michele in the office and the maintenance guys were literally the best customer service I've ever had. Super kind and attentive. And you might not mind screaming unattended kids everywhere if you are also the parent of one. I get that there's not necessarily much they can do about some of the above mentioned, but this is a review of my experience living there and I'm listing things I'd like to know before move in. Also, saying there's a dog park when it's just an open grass area unfenced that you have to have leash on next to a playground of, you guessed it, screaming unattended kids!!!! isnt a dog park and shouldn't be advertised as such. I lived here for a little over 2 years, and while the townhouses are a nice draw they have become way too overpriced for the area. First, on top of rent you are charged each month for gas, hot water, trash, pest control, etc., which was a first for me. I have lived in many apartment complexes throughout college and after and have never had to pay out of pocket for these "amenities" as they are always included in the rent. Paying $10/month/space for open parking that isn't guaranteed in any way is ridiculous -- good luck if you come home after 8pm. I would imagine the $10/month/resident/space would go toward upkeep for the parking lots, but the only thing I ever witnessed in 2 years was repainting the lines (never filling the potholes or recovering the asphault). The fee would be acceptable each month if I wasn't being nickeled and dimed for every amenity and utility. Second, in 2+ years this complex has had at least 4 different managers. Whenever I have had to contact the management about anything it takes days for them to respond (I realize that they probably receive a lot of emails, but a courtesy email saying that you are looking into my question wouldn't hurt). I recently had a billing issue where they took significantly more money out of my bank account than was owed and it took over a week to get it resolved (and I ended up contacting the corporate office). Everyone in the office will give you a different answer to a question. The office hours are not convenient if you work. You are better off buying a house and building equity than wasting your money in this community. read more

Had ants in the spring and they took care of it. Ask them to let you listen to furnace as mine was loud when the heat kicked in. Expensive. No community events. Willow Bend is a great community to live in. From the first day we toured the grounds with Payton we were impressed at not only the area but also how the residents knew the office staff. The grounds are generally clean and they do a great job in clearing the snow and ice when needed. They are timely on completing any repair or service you submit by phone or online. They are pet friendly too. The parking availability is pretty good. Our guests were able to find parking no problem. A tip about deliveries is having them deliver to the office instead since the delivery person may put your box in a different apartment building (happened to us a couple times). And the office has convenient open hours. read more

This place is like the mob. How is that you may wonder. After you sign the contract, you have to give 60 days notice even if your contract is expiring otherwise they will charge you an extra month $300. You are charged for parking, trash, water, services (even if you didn't ask for one)... there are a lot of mice in every apartment and nothing is done to that issue. When you want to check out, they will create something from the air just so they won't return your deposit. In my case, it was the carpet that didn't need cleaning, they charged me $200 to clean it after I moved out. The staff was rude and arrogant at times. DON'T EVER MOVE IN HERE!!! read more

Lengthy review but moral of my story- not the place for pets and take photos of EVERYTHING when you move in. I moved in July 2017 and am moving out 6/29/2018. I loved the location of the complex, the neighbors and the two story townhomes with a backyard. It was not a horrible experience but it was not the best. During my year at the property, I had mice. It was a very unpleasant discovery one night and when I called emergency maintenance, they didn't show up until the following morning. It may seem excessive that I would expect someone there that night (9pm) but then again, no one wants to go to bed knowing there are mice in their unit. They only put down sticky traps and told me the exterminator would come to lay snap traps that following Thursday. They didn't do anything about where they might be coming from. After catching 4 mice over a number of days, they finally came and moved the dishwasher to seal behind there. No more mice. Be warned that you will have to pay at least $10/car/month to park on their property, but the town of Rolling Meadows can still come and ticket anyone who didn't pay for a Rolling Meadows parking sticker. I have heard this was explained as "well our parent company charges for parking so that's just how it is". You end up paying double for parking. The pet situation: I had a $700 pet fee ($350/dog) and then an additional $50/dog/month (over 35lbs = $75/month). The past 2 places I have lived there were dog parks, they do poo DNA (so they can charge the jerks who don't clean up after their pets) and supply an ample amount of dog poop bags. Willow Bend doesnt have a dog park, they don't charge negligent residents who don't pick up their dog poop and they could have done a better job at keeping up with the poop bags (especially during the wintertime). They claim that city of Rolling Meadows denied them the permit for the dog park because it's "too close to water". There are plenty of other spaces to create an off-leash dog park on the complex. In total, the last year I have paid close to $2,000 for my pets, more or less just for poop bags. Lastly- make sure you check your refrigerator doors and stove top before handing in your Move-In inspection sheet. There were the tiniest "scratches" on the fridge door that I never thought would warrant noting. Maintenance came through and just did a double check for me and wrote down the ones on the fridge for me. I vividly remember this because I was shocked they were noting that. Upon moving out, I asked what type of cleaner I should use to get everything back in "move-in" order and they sent maintenance out to see if it was covered in cleaning fee they charge when moving out. Immediately they said they would need to replace the freezer door ($135 + $25 install) and the glass stove top ($268 + $25 install). I honestly could not believe that they were charging for "normal wear and tear". The freezer door was covered the entire time. You can see a defined outline of where the papers were because I did not move them to wipe down the refrigerator. The "scratches" are in the covered area! But the range really kills me. I can buy a brand new unit for Home Depot for $449 + $50 in tax. So they are trying to charge me 60% of a brand new unit for cosmetic scratches. The reason is "if we show a prospective tenant new appliances, they expect that in their home". I do genuinely like the staff that work there. They do try to work with you and make living there a good experience, however I am leaving Willow Bend looking at over $500 in appliance "damage" that I would argue as normal wear and tear. Michele is looking into when the appliances were installed and if there is any possibility that some damage was there when I moved in and I do really appreciate that, but I will never rent an AIMCO apartment again. read more

Lived here for over a year now. The apartments are very nice from inside, slightly more expensive but over all not too bad in rent. The amenities are nice and the community is small so the management remembers you by name which is pretty cool. The maintenance is prompt and the community is overall quiet. Only one issue that the floors are very thin so sounds pass to apartments above or below your apartment. Not a problem with next door neighbors since walls are pretty sound proof. read more

I loved staying here for 15 months. Very good staff and good apartment as well. We are staying in a townhouse with private patio which is a really good addition to the unit. Before moving in I read some bad reviews like rat problems and unsafe situation around the place, but personally I never experienced any of these issues. Unfortunately - Decided to move to some other place as they increased the rent by 15%. Already the apartment is on the expensive side. With 15% rent increment each year and all utilities paid by the tenant, it is not affordable anymore! read more

The only negative thing is staying on the ground floor as winter is approaching. I was told they don't provide additional insulation but it's not a big deal. My husband and I just moved into the 'Conord' 2 br 1.5ba apartment and we love it! It's such a beautiful family friendly complex. The units are newly renovation with stainless Steel appliances and beautiful hardwood floors. AND there is in-unit laundry! The leasing office is a nice clean place and the leasing agents know their information and are so friendly. They also offer such a wide array of leasing lengths, very accommodating. I will preface with I am not a resident here but viewed the property and apartments. Gorgeous apartments - area seems well kept. With the townhouse, the living room is incredibly narrow. They do not show occupied apartments but it would've been interesting to see a furnished apartment to see if furniture can actually fit there. With the town homes you get a small backyard as well. The apartment layouts are weird- bedrooms are pretty small random sink that is not in the bathroom and just solo. My biggest issue is we confirmed the apartment at the price point listed was still available right before our drive out to the apartment and of course as soon as we got there that apartment was unavailable. However, the listing for the apartment that was in our price range was re added to available units the next day. It's how they get you to come in for sure and then tell you the only units available are the ones above your budget. Not worth the extra money. read more

Love it here! It's exactly as advertised. I have a 2 story, 2 bedroom apt with a little fenced in backyard. Beautiful granite counter tops in kitchen, nearly new appliances and brand new microwave. Real-looking laminate "wood" flooring throughout (except the stairs for safety). I've had to contact maintenance for a few minor things and have been so impressed with the response each time. They're prompt, work around my schedule, and wear shoe covers to keep my floor clean :) I haven't used the fitness room in the clubhouse yet (cause I'm lazy) but it looks very nice! There's always parking close to my apt. What else can I say...I'm happy! read more

I just happen to stop in here on my lengthy apartment search. I had a list of questions to ask and was looking for all the right answers. I'm a single mom so play grounds, security, open areas to play all mattered to me. I spent 10 minutes in the office asking questions, was given a set of keys to check out a vacant townhouse. I didn't have an appointment and Dana was so incredibly accommodating! I spent another 30 minutes here walking the grounds, looking at the vacant unit, etc. In less than an hour, without an appointment, I had everything I needed to make my decision. I hadn't been impressed with the previous 12 complexes/units I had checked out prior to Willow Bend. I applied later that evening and signed my lease within the following week. This is the perfect spot for myself, my little guy and our furry friend. read more

It's so sad that I have to say but it is a scam. I should've trusted the other reviews. Basically they charge you more and more fees without any explanation. Don't get me wrong, This is a nice apartment (with super skinny walls that you can hear a neighbor's cat walking.) We moved from Michigan. Since we needed the place right away, we signed the lease from the earliest available date for a year and didn't get the key till the actual move in day which is a week after the lease starting date. (Which everybody there could've explained to us about all the fees. They all knew at this point that we can't move in a day or two.) They charged us the utilities from the lease starting date to the day before us moving in which obviously we didn't use. We didn't have the key, so I don't know even how we can even use the utilities. I get it, if the electric is running in the house, of course you have to pay even if you don't use it. SURE. (But without any bills from those companies? plus "water bill", the whole month, We moved on 20th, btw.) They charged us $25 because we didn't set up the utility account and they paid for us. Which they knew that we wouldn't be here till the moving day, they could've told us about the fee. Of course we set up the accounts from the day before move in date! I'm pretty sure from the other reviews, they will charge us more later especially when we move out! If you can avoid this place, you should. If you can't avoid this place, well, prepare for the fees that they don't even explain or warn you! I should've researched more and on BBB as well! And someone like me, a foreigner, would pay if they charge because we are easily convinced, right? Hope this won't happen again to anybody! read more

Great place to live and call home! I have lived in Willow Bend since July 2014 and have no complaints at all. We are fortunate to have greats neighbors, well kept grounds, and great service from our office when needed. Recently I had an issue with paying rent due to a banking error and was extremely frustrated with the situation. Willow Bend worked with me to resolve the issue and get my payment made. I usually I'm not too fortunate when it comes to financial issues, but I felt the office and billing department provided great customer service regarding this issue. All in all, I would recommend Willow Bend for anyone looking for a nice place to live, that is pretty quiet, but close to loads of places for food, drinks, shopping etc! read more

My husband and I are beginning our 8th year at willow bend apts. we looked around for new apts in the spring. We could find any that measured up to the grounds,the attention to maintaining and updating the grounds, hallways as well as the interior of the units. Michelle and her staff are always pleasant and helpful. John and his crew are responsive to requests for service. I don't think we have ever wait more than 4 hrs to have something fixed. Stress is placed on being good neighbors. We are happy here. read more

I recently requested for fixing blind near kitchen area because the blind is not working at all but I have no idea how to fix it. The maintenance came to my apartment on time and figured out why it happened. Finally he replaced it very quickly and I was so satisfied with the way he did to fix it. I've lived here for about three months. I've had questions that were quickly and correctly answered both in person and on the phone. This week I also had an emergency when my hot water pipe stopped working due to the cold weather. My maintenance call was taken very early in the morning and the only sign that the work was done when I got home was the report on my table detailing what had been done. I have moved to Willow Bend apartment in August 22, 2015. My apartment is great: rooms are bright and clean. All the appliances are at good condition. It is a well-maintained property. I've had a chance to use the pool once, and it was a good experience. I guess you get what you pay for. As soon as I moved in I was told to check my apartment for anything that needs to be fixed and paid attention to. I asked to replace the window tints in our living room, and it has been taken care of immediately. That definitely was a great experience. My only concern is with the information the personal provides you with when you are moving in. It is not like that they are not willing to listen to you or not willing to help. But information on the same subject (e.g. Point-of-lease (POL) insurance) you get from one personal is different from what you get from another personal within the same Leasing office. My husband and I moved into the Willow Bend community in September (2015) and we couldn't be happier! It's been such a refreshing change from our previous renting experiences. We moved into a clean and very well maintained apartment. The grounds are well kept and the neighbors are quiet and friendly. One of the reasons we chose Willow Bend was their policy on dogs and it's so nice to see big and small dogs on walks with their families (the complimentary waste bags are great!!) Recently, we had an issue with our heat and with in minutes of my husband going to the office to complete a work order... the maintenance man was there to fix it! It's so nice to live in a community where you feel appreciated and respected! read more

Worst company ever. Lived there for long enough to know the ins and outs of their buisiness practice. Great apartment, but come time for move out, watch out!! I did everything they requested of me and they're still keeping my security deposit, and in fact they charged me $61 over my 500$ security deposit! Oh did I mention one of the fees was for carpet cleaning, when in fact they replaced the carpet with hardwood when I moved out as my unit (#110 building 11) was the last unit in the row that hadn't been updated. So...why charge to clean carpet they are ripping out anyway? Are they recycling it? I don't think so. Secondly, YOUR SECURITY DEPOSITS SHOULD BE PAID YEARLY, NOT WHEN YOU MOVE OUT, PER COOK COUNTY LAW. Thirdly they charged me 25$ for a soda cap in the yard...what?? I've picked up so much garbage from people tossing their garbage in my yard, but now they want to charge for that..nice company right? Wait, it gets better..I paid a considerable amount of money to have my place professionally cleaned and they charged me 150$ for a cleaning fee, good thing I took pics after it was cleaned, also, they like to charge for doors apparently too, 200$ for a 39$ door from hom depot..the building engineers must get paid handsomely to hang a door! Did I mention also that I've had my water shut off numerous times as I had a corner unit and they didn't want the pipes to freeze, understandable, but maybe a little notice would be nice as I still needed to shower and get ready for work or bathe my son, with zero help from the management office. IMPOSSIBLE COMPANY TO DEAL WITH,do yourself a huge favor and go through a broker with mls access. This ordeal is ridiculous and I wouldn't recommend anyone live here. read more

I have had very little to complain about since I moved here in June of 2016. The maintenance staff is quick to respond and always calls as soon as they are finished to update me on the work they did. Staff is friendly and on top of things, they keep a close eye on everything and I love the new electronic locker system for package deliveries. So convenient. read more

Great community. Beautifully kept. Homes are bright and open feeling, and just the right size for us. You can hear heavy footsteps once in awhile but overall there is not too much noise passing through the walls. (You can't hear people's conversations!) We've only needed maintenance service one time so far because our dog ran through the screen door - they were very quick to check it out and fix it. It was fixed within the hour. Very pleased! Overall the home is beautiful, bright and cozy. It has an open feel and although it's not massive, you have plenty of space. The kitchen is a little on the smaller size but it does the job. Appliances are in good working order and clean. Air conditioning and heating work well. I love that our home is all wood floor except the stairs. So easy to clean which is great when you own a dog. They allow giant dogs and welcome them with open arms - this really is unusual. We looked at several properties and this one was the only one who genuinely welcomed very large dogs (135lbs). Also the fact that they have a little dog park is cool however it isn't fenced in so I would only take my dog there on his leash. And they have dog poo bags on all the trash areas which is definitely handy if you forget to take one out with you. There's always one nearby. This community also has a pool and fitness center. They do a good job keeping the entire pool area and fitness/business center well kept and clean. The staff here have always been super helpful and welcoming. They really have gone out of their way for us at times and have been such a support, plus they always remember our dogs name which is sweet. Overall, willow bend community is a great place to live. It is definitely more on the expensive side but we have enjoyed our time here so far. Definitely would recommend you checking this place out if you have the money to. Great location too being right near the expressways. read more
